This lettings agent should be the gold standard for all sales/lettings agents. The team is incredibly friendly, polite and respectful. Tonia & Libby were the two team members I dealt with the most and they are very professional, patient and really did their best to make sure they responded to all my queries. They went above & beyond and if felt like such a breadth of fresh air. On my first day, I went in my flat seeing all my requests having been addressed and they absolutely made sure everything was as welcoming and as friction free as possible. They have such refreshingly good manners too and always make sure to open the door for me as I am about to leave the premises. These little things stack up. The property managers also call ASAP to address any maintenance issues, I am very pleased with them. Thank you for making a stressful Christmas/New Year move as friction and stress free as possible Libby & Tonia!

David has been really helpful recently with renewing my Tenency agreements, so that has taken a lot of stress of my shoulders .

Martin & Co have breached our tenancy agreement in multiple places, taken some of our deposit illegally (at the very least with no discernable reason why), breached the data protection act, never validated our right to rent, tried to manipulate me into doing their footwork while I had difficulty walking and when I refused, Libby came to collect my key to get a copy made and after my asking for assurance it would be returned the same day replied "I will get the key cut and we will take it from there" I asked several times for her to confirm it would be returned the same day and each time she responded with the same answer until she finally gave in. I then had to threaten to deduct a days wages from the rent for each day it was not returned as I would have to miss work, before it was finally returned many hours later. Rent is always increased regardless of the state of disrepair the property has always been in. It took ten days to replace a fridge in the height of summer leaving us without in the meantime. There seems to be no communication between staff as after being told the property would no longer be available due to the landlord selling, a week later we were offered a new contract, after my querying this it was decided the flat was unavailable, a further week later I was asked to prove my immigration status to renew the contract, even though I am not an immigrant. Now with less than a month of our tenancy remaining they are silent on the future of the property and we are left clueless.
Would give zero or negative stars if it were an option as even 1 seems too generous.

Our Experience as Tenants with Martin & Co
Unfortunately, our experience as tenants in a property managed by Martin & Co was disappointing and frustrating overall.
Starting with the negatives:
One of the major ongoing issues during our tenancy was a persistent fox problem in the garden. Throughout our stay, foxes frequently dug holes, brought in rubbish, and left faeces, making the garden completely unusable. It was clear this was a long-standing issue—evident from the presence of ineffective, low-cost deterrents and corroborated by neighbours who confirmed the landlord had dealt with this before. Martin & Co’s response was to suggest we sprinkle sand, chilli powder, garlic powder, and pour boiling water under the decking where the foxes nested—none of which resolved the problem. We eventually informed them that we would not accept responsibility for any garden damage caused by the foxes. Sadly, this issue left us unable to enjoy the garden space at all.
We also experienced mould in the built-in wardrobes, which ruined several items of clothing. The mould was clearly due to poor design—wardrobes placed against a cold external wall, directly in front of a radiator, causing condensation. A simple solution such as installing ventilation grilles was not permitted, so we were left with no option but to keep the wardrobe doors permanently open. Martin & Co’s response was to send us a generic leaflet on managing mould, which felt dismissive and unhelpful.
Additionally, we found interactions with one particular staff member, John Frost, to be consistently unprofessional. We requested that communications from third-party contractors be done via email, not WhatsApp. Despite this, John repeatedly insisted that “WhatsApp is a common form of communication” and even told us we’d need to WhatsApp to notify the third parties that our contact preference is email. At one point, our personal number was shared with an unknown international contact, which felt like a violation GDPR. The dismissive attitude and lack of basic customer service skills were incredibly frustrating and made communication unnecessarily difficult.
At the end of our tenancy, we returned the property in better condition than when we received it, as confirmed by the checkout report which showed improved scores compared to check-in. Despite this, Martin & Co attempted to withhold £150 of our deposit for a bush that slightly overhung a path—exactly as it had when we moved in—and £20 for light fittings that required a qualified electrician to replace. As tenants, we are not permitted (nor qualified) to carry out electrical work, so this charge felt unreasonable. While they claimed the landlord had made these requests, Martin & Co should help landlords apply some common sense toward fair and reasonable deductions instead of facilitating exploitative predatory practices. Only after we indicated our intent to escalate the matter to the Tenancy Deposit Scheme (TDS) did they accept a £20 counteroffer, which still felt unjustified. Thankfully, schemes like the TDS exist to help tenants push back against these ludicrous cash grab attempts.
On a more positive note:
There were a few occasions where maintenance issues—such as the oven wiring melting, the bathroom sink breaking, a leaking kitchen tap, and a loose front doorstep—were addressed promptly.
We also appreciated the professionalism and kindness of a couple of staff members, particularly Kerri and Libby, who were polite, helpful, and respectful throughout our interactions. They were a refreshing contrast to the overall experience and are a credit to the team.

I was with another letting agent previously and I did not have a good experience at all. To the point that I was extremely apprehensive in choosing another agent.
My first contact was with John (Director) who was so patient with me as I needed reassurances that I was making the right choice this time and would be in safe hands going forward. It took several phone calls before I finally took the plunge. It was the best choice I have ever made.
Since then I think I have spoken predominantly to Luke and Kerri, although to the other members of staff too being Steven, Jodie and Kim.
They are all so lovely and work closely together so they know what the other person is doing, which is rare in this day and age. It is also rare for a company to contact you when required, rather than you having to chase for any information.
The whole process has been smooth from start to finish and I actually feel like I'm part of a family unit.

I was struggling to find a right property for a while and some other agency was treating me in a rude way as I’m a foreign nation with not much knowledge about properties. Martin & Co Chelmsford is by far the best. Their response is very quick and accurate. They are friendly and yet very polite. The system they use to follow up outstanding issues at property is on point. I am overall really happy to find Martin & Co and their people. Luke, Kerri, Fred, Jodie (sorry if I missed names) all are very lovely people.

I have nothing but praise for the team at Martins, specifically Fred Shortridge who was my first point of contact when I decided to sell my cottage. I also must mention Steve Frost & John Frost. All contact was made via email as I live abroad & was efficient & prompt replies all the way through. Through their marketing the first person to view my cottage has made an excellent offer which I have accepted. They have also found me a conveyancer in super fast time. Before I put on the market Martins were my letting agents and Emma was excellent also. In summary , I highly recommend Martins to anyone looking to rent or sell their property. Totally professional & personable in every way. I am delighted with the whole process. I am very happy to confirm the prompt and professional team got me a buyer in the first viewing who offered £22k above minimum price I would accept and now I complete shortly. I can’t praise Steve Frost and his team highly enough and would urge anyone wanting to sell their property go directly to Martins !

I had few viewings last month in Chelmsford where I believe and experienced some sort of racism. Some of the Lettings agencies and their staff in Chelmsford are rude and behave like they don’t care.
I did my first property viewing yesterday with Martin & Co and found that staff of Martin and Co are brilliant.
The gentleman (Luke) who showed me the property was very professional and friendly. The communication and the ability to tour around the property was extremely smooth and fascinating.

The times we have had to have works done in the property, we are always kept informed of when repairs will be carried out. It has always been prompt, we have not heard any issues or reasons to lodge complaints, .
I must heap some praise on Charlotte the Property Manager, she is ever so supportive.

What an amazing team at Martin & Co. Chelmsford! After a short but busy period of home hunting and getting no where we stumbled across a property being managed by Martin & Co. Chelmsford. The best thing that could happen for us are the right time! From the moment we showed interest in the property Terry was on hand to see us through to the next stage with professionalism and his personality making everything less daunting! Throughout the process I've been in contact with the office many times, mainly to Terry and Fred. At no point on many phone calls to Fred was I made to feel that I was an annoyance and always handled with a friendly manner. Charlotte has been amazing too, on moving say giving us a call to check everything was OK, to assisting me with yet more questions! Mary and Michelle were both fantastic in all their work during our recent house move into Chelmsford. Thanks to you both.
Acting as the vendors agents, they were infinitely better than the agency we used for our own property and I'll definitely be using them when we choose to move in the future.
Things I liked:
- Sending weekly updates to solicitors and copying us in to keep up to date.
- available on mobile so we always had simple access to speak to them
- friendly, no fluff and personable attitudes throughout
- fast responses to requests for additional viewings and queries on property
Things I'd love to see tweaked a bit:
- for the viewings, give people a bit more space. I don't know if it was the vendors request, but when viewing the property with Lewis, I couldn't picture myself in the house as it felt like he was a shadow following me into every room. I realise it's a personal preference I should have commented on at the time, but it would have been nice to have been able to explore the space.
- be clearer on the transaction handover stages - While Michelle was great to deal with, initially I was unsure who she was (sales progressor for Swift Exchange). The affiliation with Martin & Co could be clearer :)

As a tenant we had a pipe burst on the Sunday at about 6:00pm when we tried to phone the out of hours line we got put through to a glorified receptionist that said she had sent a email and we didn’t hear anything else from them and the emergency leak number went to voicemail with no call back after we left a message. When we first moved in I found multiple issues with the flat which had been missed by the inventory checker such as water damage and sealants that had failed simple things that as a professional should’ve been spotted. Overall they have helped us to remedy issues when reported but if I owned a flat I wouldn’t trust these to care for it they don’t seem to have the knowledge of general building maintenance to be competent enough as small issues such as sealant replacement go missed until it causes heavy damage and costs a lot of money.

We highly recommend Martin and Co Chelmsford Branch who sold our house. John Frost is professional, efficient, very good with communication, and gets the job done.
They do not waste time, know the business inside out, and you don't have a long contract with them, i.e. you can give them a weeks notice...This puts the pressure on them hence they sold our house straight away, when it didn't work out they sold our house again within a week. Needless to say they are brilliant.
Whenever we contacted John he always answered our call or returned our call the same day. Throughout the sale we were kept up to date with progress. When we appointed them they didn't waste time and they took photos the next day, and put the house on the market straight away. John listened to us and used his expertise to advise us. We have found a lovely property to rent through Martin & Co. Masum has been very helpful, quick to respond and easy to get hold of when he is not in the office as he also has a mobile to contact him on. He even researched what broadband and TV providers we could have (sometimes sky or virgin media aren't available in certain property buildings). Masum has been in regular contact with us, even though we don't move in until the 1st of October, which I believe is a nice touch (normally you hear nothing once you have committed and handed over some money). We were very quickly sent through a link to PropertyFile which I have looked at and am very impressed, no more phone calls and personal emails going back and forth. This is great as I can log everything that I need (like repairs) on there. Very happy with the service I have been provided so far. Can't wait to move. I am extremely disappointed of Martin & Co Chelmsford. They've managed to overcharge me for unexisting check out fee and they overcharge every tenant with cleaning fees plus all type of charges they could posibly get.
You cannot reach them when you need them and they are not correct when promised to resolve a problem as they do not even try, they just want your money pretending they care.
I was happy when I start my tenancy, however Martin & Co bulied me and cost me tremendous amount of stress at the end of my tenancy.
Be careful when you buy or rent any property with them as they seems very nice people ready to take your money and not listen to your requests or needs at all. They are changing staff every day and you will end up not knowing who is dealing with your property.
Did I say they took almost all of my deposite and they do not do Inventory check corrcetly so when you enter your new home make sure ypu have evidence of everything.
Do not trust them!

I don't normally leave reviews because if you are paying for a service then good customer service is expected. On this occasion though, Alison Orchard at the Danbury office went above and beyond. I couldn't praise Alison highly enough. Alison ensured that a sale went through quickly, she dealt with solicitors both sides pushing for updates and provided dedicated excellent customer service until completion. All the staff were friendly and helpful, made moving very simple. Emma was lovely at helping with the initial stages and viewings, and Laura was helpful and efficient at sorting out paperwork side of things. They use an online system for lettings and signing documents which makes everything much easier too. Only needed to visit in person to view the property, and scan ID / collect the keys. 5*

I needed some information about possibly letting my property when we emigrate later this year. Steve and Emma were quick to give me loads of information without even the promise of getting my business which is a big plus in my book! They made loads of helpful suggestions about things I hadn't even considered like putting furniture into storage, emergency contacts etc. I wouldn't hesitate to contact these guys when we do come to moving now and they'll definitely be hearing from me when the time is right! Martin & Co Staff was very knowledgeable and understood all our needs. Many aspects of the service experience stood out positively. They were flexible to understand our needs from the begging to the signature of the contract. On moving day, we were blissful to see that everything was ready for us. After that, we realized their partnership would also allow us to optimize bills and keep maintenance up-to-date.

Was a tenant with this agency twice over a 3 year period. A couple of the staff were excellent but most were rude, unhelpful, and arrogant. Often spoke to my partner and myself in a derogatory fashion. I remember one morning where my partner had locked me out of the house and gone to work (don't ask), so I had to shiver in the garage in my pyjamas as it was winter time (my keys were all inside the house). I called martin and co as I knew they had a spare set of keys but they point blank refused to come by and help me out (the property was around 1-2 miles away from the office). My parents kindly drove 90 odd miles to pick me up, with some spare clothes, and take me to the martin and co office to pick up the keys. No sympathy or concern offered, just "get the keys back as soon as possible". Every time we went to the office, was a very awkward and hostile experience. No warmth or customer service to speak of. Would definitely not recommend them. EDIT - I thought I would leave a review as I was reviewing another letting agent and I can see the response from martin and co highlights that it was a few months ago (not really relevant, the service we received was still awful), and saying that they didn't have a spare set of keys (effectively calling me a liar). This sums up in a nutshell martin and co - poor excuses and placing blame for poor service anywhere but on themselves. Proving my point perfectly.
