My experience with this agency has been extremely disappointing.
I moved into the property and found it in an unacceptable condition. Despite being promised professional cleaning, the property was exactly as it was during the viewing dirty floors, filthy curtains, dirty fridge, unclean windows, weeds outside, and a very difficult door lock.
The kitchen blinds were broken and left in a terrible state. The walls and kitchen surfaces were dirty, and even basic maintenance like the radiator valve was not done.
When I raised these issues, I was told that no works had been agreed, even though I had been assured before moving in that cleaning would be completed.
This situation has delayed my move-in and caused unnecessary stress. Based on my experience, I would not recommend this agency.

I had an excellent experience with this agency, especially thanks to Kyra. She was warm and welcoming, which immediately put me at ease. I really appreciated how kind she was to my son — unlike other agents we met from different companies, she treated him with genuine friendliness. Kyra guided us through the property viewings, answered all my questions effortlessly, and was always quick to respond over email. When the first flat didn’t work out, she suggested another option that turned out to be perfect and is now going to be our new home. Doesnt even deserve 1 star tbh. I must say the most useless and annoying estate agent to work with is james mulder. My gosh the amount of times he would confuse me and make me panic without even checking on any updates from other parties is such a joke. Anytime i would ask for advice regarding the sale for the property he didnt want to “disturb” the seller/ buyer with simple questions. But he has no issue calling you to ask a million questions. And also would make up such silly lies about things to do with the property which all got revealed during the survey. Honestly pls do not go with martin and co. And especially do nottttttt even bother with james

This agent really helped me to find my first rental after over a month of looking. I was in contact mainly with Kyra Smith, who was very nice and very helpful. Her communication and she was very helpful with any enquiries I had. When I moved in, I got a box of goodies as a Welcome Pack, which was very sweet. Any issues I have at the flat, they're very quick to answer and sort the issue. They're a great agent and very easy to work with.
I had to deduct two stars simply because of how bad the handyman they decided to work with is. You're much better off hiring your own handyman as MSBuilders half asks jobs and never fully fixes it just seals it for a couple of months. I've had ongoing issues with the shower since I moved in, and every single time, the handyman temporarily seals it for 2 months just for it to happen again. I couldn't live in my house that I paid rent for, FOR 2 WEEKS due to the incompetence of this handyman. And when he did eventually come after 2 weeks he didn't fit any of the issues and instead spent the entire time moaning about the state of my house and how I apparently 'don't clean it'. This incident occurred on Monday, 23rd September 2024, at around 11 am.
This seems like a marketing con to keep my deposit, so I've kept evidence just in case. This handyman is just losing the agent more and more money. It really sucks because the agency itself is so good.

One day we locked ourselves out mistakenly on a Friday night; the team received our email and Parma was on his way to help us with another set of key. Very high standards of customer service, appreciated.
As we went through the months of our stay, the team was always there to listen to our maintenance issues and got them resolved quickly. The place itself was not the best, however, because of Martin & Co., our time there went well and smooth. So, overall a big big thumbs up to the team, especially Jaidan, who is highly professional and responsive, his efforts are deeply appreciated by myself and my wife!

First time in 8 years I had the opportunity to rent a flat through Martin &Co Agents. Sinced the beginning from the first viewing Kyra was showing the flat and explained everything perfectly personal and thu the emails aswell making things clear.
Jaidan who took over later, he past us thru the referencing process,(wich was,rapid and efficient)then completing the process and the contract,everything went smooth and efficient and this agency they really impressed us when we went to pick up the flat keys they were attached with a company logo key holder not to mention a beautiful welcome ???? box with sweets and a lot of discount vouchers to different retailers.

The Reading team are very professional but friendly and I couldn't recommend Martin & Co Reading more.
They helped me with finding a property very quickly when I sold my live-in narrowboat, and supported with the search for the next property. I had such a great experience with this company, they care about both tenants and landlords and they are very fair.
The system they use for contracts/ referencing etc is all online, so practical, as there is no need to print anything. All very transparent, cannot fault them: they are a great team, businesses are really about the people who work there.
I strongly recommend this company.

Total sham. Lost £8000 from lost rental income due to Parma’s recommendations for a tenant. No sense of responsibility, apology or regret for his negligence. He is lucky I did not take legal action. No proper background check was carried out. Do not believe these fake reviews. Go with these incompetent people if you want to lose your money. They sent a barrage of clients who couldn’t afford the rent then sent someone who declared bankruptcy and has an extensive criminal record

They are very proactive in looking after my properties, finding excellent tenants for them, looking after the management of the houses. Any issues that arise are dealt with quickly & efficiently. Great service from an extremely knowledgeable, professional and friendly team. I personally appreciate that there is an office presence for both me and my tenants to visit, with staff available to answer calls and respond to emails. This is important to me having tried to work with an on-line letting agent for three years and throughout this time struggled with receiving communication back from them.
With Martin & Co, Whitley Street, Reading I have experienced great communication and a helpful service. The process in carrying out right-to-rent checks and drawing up / signing tenancy agreements is extremely efficient. The content in the tenancy agreement, the style and content in the inventory and periodic inspection reports is the best that I have seen, and I can compare against two other agencies in Reading.
Martin & Co agency provide top quality documents / reports, a first class service and I'm so glad that I made the decision to rent my properties through them.

So we moved into this house to rent 1 year ago and thought it was stable to live in, until we saw it in person, its like this house was untouched for 20 years, broken wallpapers, lamps, creaking floorboards, uncleaned shower head, insects everywhere etc. The only reason we decided to rent the place is because we had to vacate our old property by JRM. After we settled here, even bigger problems started occurring, bed bugs, this really explains the taped up wallpaper before we moved in, we rent this house, its not ours, so we didnt have any professionals take care of the problem. Around a month ago, we had an inspection and we told the inspector that we have a bed bug problem and decided that we caused the problem when we saw insects in here before we moved in. We're not paying £200+ to eradicate them.

Had huge problems with their referencing company being useless and the house being given to us in a deplorable state, but the guys in the reading office did try to help to be fair. Overall, I think the issues are most on the agency they use, their bad landlords, poorly maintained houses with non working keys and rubbish contracts. We went with them from lack of choice being time pressured after the house we wanted got pulled off the market just hours before we were due to be given a contact. If we were not pressed for time, we would have chosen a different house. Shout out to stephen and Anita from the reading office who did their best to help. Would not have given the experience even 1 star without them

I've managed my own rental properties for the past 7 years so I was nervous about handing them over to an agent. Stephen filled me with confidence from our first meeting and I haven't looked backed. Tenants were found for both of my properties very quickly and the whole experience has been great. I would happily hand any future properties over to him to look after.
I have also been dealing with Anita since the tenants have moved in and her service and communication has been great. It's such a relief to know that our properties are in such good hands.

The agency should have managed their landlords effectively and efficiently. Avoid RG1 2SW as the landlord took 3 months to reply our requests for repair and another month to fix "ONE" of the problems (gas). We had no gas for almost a month..... Now it's taking over a month to return the deposit and to be continued....

Terrible customer service avoid if possible. Don't be mislead by person who show you property they are generally good. Its when you take property nightmare starts. If you call them for home maintenance they person who pick phone will say the property manager is not in office. They never reply to emails. When we checked out inventory clerk write in notes 'property left in clean and tidy condition. They charged us £100 for cleaning. Poor staff with no training to speak to customers. Avoid if possible.

Never ever go with this letting agent .. They didn't any inventory check when I checked in . When I reported the issued with the apartment ( water leakage in the washroom , crack on the glass in the rooms , broken sofa ) they didn't take any action after multiple emails and phone calls . Lastly , I had to dispose their faulty sofa and bought a new one . Also , had to survived with the other issues like water leakage in the washroom , crack on the glass in the rooms etc. The water leakage in the washroom deteriorated during the snowfall during Feb/March'18 , I had to vacate the flat and moved to a new flat . I am still paying the rent as the contract is till Apr'18 .
Lastly , the advertisement mentioned that there was a car parking available . However, I was charged additional £25 per month when I purchased a car and asked for the parking space

Do not go through Martin and Co. to find a place to rent here in Reading. I dealt with Stephen and I told him I was interested in an apartment, he showed it to me, after showing me the apartment I told him I wanted to rent it, I just wanted a list of all the agency fees (Which they have a ton here) he told me he would email me them that night. Never heard from him, waited until the next afternoon, I called he emailed them over in the late afternoon. Knowing I wanted the place, knowing I had the money to pay the entire lease upfront, I called the next morning to figure out the next steps and the lady that answered the phone said everyone was busy and she would leave a message. I waited again no call no email. At 2pm fed up with waiting I called, and he tells me someone came that day with the money to get the apartment. Which is confusing since I told him I wanted it, I tried to call numerous times. I sent emails and I saw and talked to him in person. I made all my temporary living arrangements based on moving into the place that I thought I was going to move into. Stephen was not remorseful, not very apologetic, and not at all organised and obviously overworked and they are understaffed since no one delivers messages, calls or emails you.

Nice people but pretty useless, every year when renewing our contract we had to make the same amendments which would be promised to be incorporated into next year's contracts, but never were. Inventory check was I think for a different flat (bathrooms were listed as white emulsion but were infact fully tiled from ceiling to floor!) which was fine - it was a different company that comes in to do inventories, but when we wanted it changed 'we don't re-sign on inventories'.
They didn't manage to find anyone to take our place when we left in 2 months (which would have saved us 2 months rent!) yet another agency managed to fill the flat in 24hrs. You have to be on it like a hawk, but we've yet to find a decent letting agency - maybe as a business there's not enough money in it to make it worth the effort, who knows. At least humans work here though.

I had a very pleasant experience with Martin & Co Reading. My move in process was really smooth. It was a Monday morning and I was at the office by 9. Signed the agreement and picked up the keys. Inventory check in was booked for the same day and the check in clerk was very professional. I was given a very detailed inventory which I received by post about couple of weeks later.
The process of early lease breakage and terms of the agreement was clearly explained by Simon and Parma.
After giving the notice of move out, Lochlann was again professional and would always give sufficient notice before any viewing.
At the time of check out, the whole process was again smooth. Simon came in himself and he said just clear all the bills and mail the receipt to get the deposit back.
As soon as the final electric bill was cleared, I got my deposit back in a week's time and Lochlann was patient throughout whenever I made any enquiries on the deposit.
I would highly recommend this branch to everyone.
