Summary: They're a bunch of clowns in manky suits.
While arranging a tenancy, they threatened to pull our contract if we didn't agree to pay within 24 hours, stating the past tenants wanted to remain in the property. We were in contact with the past tenants whoever, who were all moving out of the city.
They made a meal out of every situation we encountered them in, and had a horrid smarmy attitude which made any interactions draining.
Steer clear unless you're also an energy vampire.

Would genuinely give -5 stars if I could. Worst letting agents I’ve ever had to deal with - Muniza especially is one of the most awful people I’ve come across. Used manipulation tactics and threats to get us to hand our deposit over and told us we would lose the property to the previous tenants if my guarantor didn’t sign within 24 hours - when we spoke to the previous tenants they told us they all were leaving London and had no plans on staying. Avoid this place at all costs if you don’t want to be emotionally terrorised by narcissists.

I would not recommend going with this estate agent. From massive delays on documentation to miscommunication and general lack of response our experience with this estate agent had me questioning how it's possible for them to still be in business. After over a month of back and forth we finally had movers ready to go into the unit and the estate agents promised to have keys for us and they were missing and the agents simply disappeared. We needed to reschedule our move at great expense and have lost so much time and money all due to this agents lack of competence. I would recommend any other estate agent over Nelsons.

I have rented my place with Nelsons - I would say I was not the most usual case they have seen :D
The apartment I first chose was cancelled because the landlord change his mind in the last second and said it was no longer available for the time period! I had a bit more time till I arrive at London so I didn’t make a big deal about it and Aston was super fast to find me a new one. The catch is the same thing happened again! I actually remember asking Aston how often does this happen and he said usually once a year - so I reserved this year for you guys so no one else goes through what I have been through. At that time, there was only 2-3 days till my arrival and it was very stressful that day. I had already paid for my deposit so it was actually not nice from the landlord at all. But I’d say the real estate company kinda can’t stop these from happening but can penalize the landlords. And that’s what they had done at the time so I can’t speak negative about the agency here. Also Aston found me a much nicer house the next day - explaining my situation and my good records to the landlord - he actually negotiated with the landlord and saved me 100£ per month. He was actually very open and communicative with me at all times so although what I have experienced might not happen to anyone else - he was pretty good with crisis management.
And just today, I had my jacket stolen with keys inside, and Aston arranged a new set in few hours and sent it to me through someone. So this is like a thank you message for Aston for his helps today and back when I first rented the place.
So I’d recommend you work with them - even if undesirable things might happen they will never hide it from you and be very communicative to you at all times. As I said, they also work quite fast - faster than any agent I have worked with in my last times. And if you are slightly more lucky than me you’ll have a very smooth experience :D

It was a good to see our estate agent Aston again today. A genuinely friendly, warm and helpful estate agent is a rare thing! My current flat has been the only positive experience I have had with an estate agent in London. The agency has a ‘no offers over’ policy which made a huge difference in what is always very stressful situation of finding a new place to live. The offer process was smooth, felt secure, and having him take viewings to find new tenants today was no fuss at all.

Avoid this company!
If you must deal with them, record your calls.
During check-in of a rented flat (never seen the tenant be present for these), I was given keys and asked to sign, which turned out to be approval of the inventory list without seeing the flat.
Prior this, I was initially told I could remove some furniture, which I was assured of during the viewing. However, a few weeks later, I was informed I couldn’t and had to specify what I wanted to stay at the viewing. How can I test a mattress at that time? When I called again, I was told I could at check-in, but then they insisted it should have been done at the viewing. When I pointed out this inconsistency, they claimed they don’t record calls, so there’s no proof.
Their solution for me was to book myself a self storage which added 2k£ on my yearly rent.
Great customer service, eh?

such poor and deceptive behaviour by this company. We provided work over a long period of time and were not paid for our services. Had to write off thousands. Their partner office were ok but then syubsequently did the same thing. As a small business this is so crippling when agents treat suppliers so badly. We’ve had to chase and chase to get some payments made and still this year writing more money off as I've given up. Thanks Muniza.

Hello,
I've attempted to reach out to your company via email but have not received a response. I understand you have purchased my neighbour's property, and there are several complaints I’d like to raise with you:
1. Treatment of my neighbour: I am unhappy with the way my neighbour, an elderly lady, was treated during the process of the sale. In my opinion, it appears that she was taken advantage of throughout the process. I also understand from her that you attempted to pressure her into leaving the property early so that you could begin construction, despite her still owning it at the time. This caused her a great deal of mental stress.
2. Lack of communication: There was no prior warning given to the residents about the construction, which is unacceptable.
3. Construction work on prohibited days: It is important to note that Southwark Council restricts noisy construction work to specific hours: Monday to Friday from 8:00 AM to 6:00 PM and Saturday from 9:00 AM to 2:00 PM. No noisy work is permitted on Sundays or public holidays. However, your work is being conducted on a Sunday, which is not allowed.
4. Impact on my property: The dust from the construction is completely covering my apartment, which is causing significant inconvenience.
I am deeply disappointed by your attitude towards the people affected by this situation. I would appreciate your prompt attention to these matters.

Nelson’s is the worst agency in my opinion. I have had a horrible experience renting with them. The agents don’t care about their tenants only money and top of that are very rude, annoying and disrespectful. I pay an extremely high price for a flat that is not worth the price. In a 2200 pound flat expect many issues with Nelson’s. I had no running hot water for many weeks (this happened twice) the agent don’t care. The boiler was very old and broken and it took months of begging for a simple right to replace it. Moral of the story they care about money not about the tenants rights. Properties are expensive with many issues that are not disclosed .

I used Nelsons for the 2nd time in a few years This year has been a nightmare to find a flat and after multiple offers and endless bidding wars we were still without a place! I contacted Aston and he immediately remembered me and took down all of our requirements and was in contact with me every few days with options that met our requirements....he has truely been a breathe of fresh air. We offered on a flat and had an answer within 2 hours. Nelsons and Aston have been a ray of sunshine to work with and are hands down the best by far!

As I see, they deleted all negative reviews...
They are not estate agent, they are deposit hunters. Please be careful, do yourself a favor and avoid them. They pushed us to send a holding deposit for viewing. We offered 1 year rent in advance but after deposit, they said you can not afford for this flat. Are you kidding? I am saying, 1 year in advance and cash! We have guarantors, 3 companies in England, references... After sending the deposit, they said we gave the flat to someone else and did not refund our money.
If I could I would given them a lower rating. Absolute waste of time and your money...

My friend and I were really excited about this two-bedroom flat above Nelson’s office in Southwark. Aston, the estate agent, pushed us to send over a holding deposit post-viewing, only to later claim bank issues. It’s obvious that it was a lie —especially when he mentioned the landlord's sudden aversion to renting to students due to unrelated past issues. Despite our relentless inquiries, communication was pitiful. As hardworking students, we stressed our reliability and commitment, especially with us working 4 days a week and having uni 3 days, yet the landlord couldn't even be bothered to speak to us directly, exposing the sheer disdain some landlords have (obviously they aren’t going to give a crap because they see tenants as money making machines). Despite Aston's promises to help us find another flat, we've been left high and dry, with no assistance in sight. If we were told from the BEGINNING that there is a problem with us being students, we wouldn’t have continued to push for this flat, but Aston kept reassuring us anytime we chased him up. It’s a shame, mostly because we are students… if we wouldn’t be at uni and were the same age and did the jobs we do, we would have gotten the flat. We both can afford it, we have guarantors and references that prove we are excellent tenants, I don’t see the problem? It really has irked us. In the end we found a way better flat, with a better agency that keeps us in the loop and had absolutely no problems with us being students. For your sanity, avoid Nelsons or the landlords in that specific building ????

Really unhelp when it came to disputes with the landlord and tenants needing advice and support on difficulties. Zero effort from their side. Would encourage people to look elsewhere as this has been a nightmare experience from start to finish.

I rented a flat from Nelsons and they lied about how much the property would be improved (they promised the flat would be cleaned, various things would be fixed or removed etc). When I complained they said I'm in the flat now, they're not the property manager and it's not their problem. When I moved out they let themselves into the property for viewings when I had clearly told them they couldn't come, and they thought I wouldn't be home. Obviously it's against the law to break into someone's home. Really dodgy behaviour at every step, as a tenant I absolutely would not recommend.

They do NOT care about customer's experience, very poor interpersonal skills and overall very low standard for an estate agency.

Nelsons was swift & easy to work with. Furthermore, Aston was a breath of fresh air from the other Avaricious London estate agents. Genuinely helped me in getting a fantastic deal. Made the process as swift and simple for me as possible, being a first time renter. He Had no problem answering all of my obvious and silly questions. There aren't many with that level of patience...

What can I say.........above and beyond service by Estate Agents, Nelsons. They have been letting property for many many many years and have always secured great tenants and provided a fantastic service all round. I wanted to test the market in May and decided to put my flat up for sale. We officially closed today and I must say that I am most impressed with how proactive Aston was in moving things forward every step of the way, all with a positive energy. It made the process seamless and stress free! Thank you again and thanks to all at Nelsons.

Mike Junior went above and beyond in finding a flat for me. After working with others for a year Mike listened and found two flats that met my needs and I am now the proud owner of my perfect flat. He kept me informed on the process more than my own solicitor did and without him we would never have been able to exchange and complete in under two months. Parking is a bit of an issue here.
Especially parking a large vehicle on the pavement, over double yellow lines, in a cycle lane near a school, whilst charging said vehicle with a trip hazard of a cable.

This was one of them that took much longer time than expected but Mike showed resilience and patience all the way through helping things to move forward when there was no light at the end of the tunnel! With the market as difficult as it is, we weren’t expecting to find a flat so perfect for us within our budget. Aston completely understood the difficulties of finding a flat when not physically in London for viewings and sent us a video just before he carried out an in-person viewing to make sure we had the best shot at making an offer. After months of viewings and disappointment we called up regarding a property listed by Nelsons, only to find out it was already off the market. However, the estate agent on the phone, Aston, immediately offered us the opportunity to view another similar house the same day. The house turned out to be an even better match than the original, and Aston gave us a very informative, friendly and professional look around, even showing us around the surrounding area and pointing out a few recommendations. Very different to the experiences we had had with other estate agents around the time, who had always been very rushed and barely gave us the time of day whilst we were viewing the house; let alone before and after.
Throughout the process of obtaining the contract and references, communication in general has sometimes been a little slow and confusing. However upon chasing up, issues were normally clarified quickly, particularly when we contacted Aston specifically.
Now we are very excited to move into our new house and overall would recommend Nelsons as a professional yet relaxed and personable estate agents. Thanks to all who helped with our move - in particular Aston, who has been a real help along the way.

I own a portfolio of properties in the London Bridge and Borough area. Over the years, I have worked with 7 different estate agents in the area. Foxtons, KFH, Gordon & Co - all of them.
I am happy to say that Mike on sales at Nelsons is the best in the business. Better offers, amazing transaction handling and a fantastic personality.
Offers. He brings in more offers than the others and they are better offers. Better prices and more qualified buyers. Just take a recent transaction I did with him. He brought in 5 offers. All of the other agents combined brought in 4. And nearly all of Mike's offers were better. Incredible. If I hadn't been referred to him by my excellent rental agent, I would never have found him.
Transaction handling. My recent sale was especially tricky because of all sorts of delays generated by third parties: lease extension, Land Registry errors, managing agents who made mistakes and caused months of delays and solicitors who were sometimes asleep. The buyer, who was hoping to move into the property within a month got dragged into a process that kept her waiting for 6 months. Understandably she nearly dropped out many times. Mike handled all the parties like a true pro and kept all of the fragmenting pieces together until closing.
Personality. Mike is an incredibly friendly, jovial professional who is a pleasure to deal with. When I'm available I always pick up his calls because he's so great to deal with. I actually look forward to returning his calls. Is business supposed to be fun? For me, it is with Mike.
I'm looking forward to selling another property so I can do it with Mike.

Looks like they have deleted all negative reviews so here we go again! Btw, not the only one with this kind of a experience about this agency. Shame they are too shady to be transparent.
Guy didn't have keys for the flat. Told me to pay holding deposit so they will reserve place to me and that this will be fully refundable.
5min later got text that someone offered more, am I willing to raise my offer. I wasn't and requested my money back.Took almost 2 weeks and multiple calls and texts. Eventually the agent stopped answering my calls and had to speak with accounts directly.
Do yourself a favour and AVOID.

Terrible estate agents. They appear to have cleared off all of their negative reviews spanning back the last few years...
We were shown the incorrect flat, once we'd put an offer in and given notice on our current flat they informed us with only a few weeks until our move in date that the flat we'd wanted wasn't going to be ours. The flat we ended up with was in terrible condition. Constant backwards and forwards on what they were offering changing every time, slow communication. Hands down the worst estate agent I've encountered.

I cannot describe how grateful I am to Michael--I got trapped by extremely incompetent lender and solicitor and Mike spent good six months to help me to go through all these! He had made numerous phone calls and sent numerous e-mails to all parties on my behalf pretty much on daily basis! He had been very proactive in trying to propose solutions to all kids of scenario, from mortgage complications to legal questions. He is truly experienced and very knowledgeable. This purchase had been incredibly lengthy and complicated, despite this Mike did not lose confidence in me and had been extremely good in communicating with the seller to work out solutions beneficial to both parties. He only charged one fee but had done ten times as much work! I got the keys today, completely happy with the new purchase and will surely instruct this firm for any future business?

My husband and I had been searching for our home for close to three years, it's of course an important chapter in life. We had been through countless agents and it was by great luck we met Mike Junior at Nelsons. Mike had shown us a property and my husband and I knew it was the one. This is heavily down to Mike at Nelsons understanding our budget and criteria, he takes great pride in understanding the importance of a home as well as as creating a professional relationship with his clients. Mike and Nelsons were extremely easy to work with, took our calls all the times, replied to emails and went out of their ways when certain things needed to be done in time for completion and even assisted us past working hours and on weekends. Mike kept us reassured at all times and his communication was fantastic. Nelsons is great and if you are looking for your home we absolutely suggest Nelsons (ask for Mike Junior)
