NEA have been very helpful throughout our process of finding our first home. They have regularly been in touch to gather our views on what we have liked and disliked about the properties we are considering. Although they could do more in being proactive with identifying further suitable properties for viewing on the back of our feedback. Our experience with a viewing conducted by Emily Smeaton was very positive with lots of ideas presented on how we could make the most out of the property we saw and lots of helpful detail on the property's history and the neighbourhood.

Rented a property via NEA in June 2024, the property didn‘t deep clean before handover to me, especially the oven ?photo 1-5 took on 2024, photo 6-7 took on 2025? and shower ?photo 8 took on 2024, photo 9 took on 2025?.
I had raised to NEA once I moved in and the propety team said the property already cleaned before I takeover. Now I can see all stains removed after I hired cleaner for tenancy end cleaning.
They want to deduct my deposit as they said I put some hooks on the door, luckily the hooks already appeared on the check-in inventory report. I raised it to them to show those hooks already there before I move in. The experience is extremely bad, not recommend as their service is really poor.

This has been the worst estate agent experience we’ve had so far.
During our tenancy's final weeks, they began showing the flat to prospective tenants while we were still living there. On one occasion, they entered the flat while we weren’t home and walked around with shoes on, dirtying the carpets.
After we moved out, they tried to deduct £305 from our deposit for damages we did not cause.
- They claimed the toilet seat was “broken” when in fact it was simply loose due to wear and tear. It was a cheap model that couldn’t be tightened properly.
- They claimed for “paint marks” despite us never having done any painting.
- They charged us for "scuff marks" which were there when we first moved in.
We disputed these charges through the deposit adjudication process. Although the adjudicator ruled that £115 should be returned to us, we still had to pay £190, which we believe is unfair.
Overall, a frustrating and time-consuming experience. I would strongly recommend avoiding this agency.

House viewings are often quite stressful and they involve many critical decisions, however I'd like to give a shout out to Gareth. He's a really knowledgeable and approachable person, he definitely knew the facts about each property he showed us and never spammed my inbox with any property that didn't match what we were after.
We ended up buying a different property from another agent in the end, but it was nothing to do with anything he did wrong, and I'd certainly reach out again in the future.

We have had a great experience with NEA lettings. We had been looking for a property to rent for a while, and found a property with NEA. From this instance, there was great communication about visiting. Although that property had been snapped up, Charlotte Ashley worked out what sort of properties we were interested in and continued to keep us updated about any that may interest us.
She sent us a great property and we had a viewing very quickly. It was all seamless and she was very helpful at the viewing too with all our questions. The rest of the process from putting in an offer to paying the final deposit was super easy, using some really great platforms that made the job very simple. This included streamlining broadband, council tax and water in one place.
NEA and Charlotte have been amazing. They have always responded to emails and calls promptly and answered any queries we had. We were glad it was them that took us through this journey.

We had offers which I was told to take which I declined I held on and on and eventually got my asking price
Once sold it all felt a little pushy the week up to the moving day a lot of phone calls all needless about what time are you basically getting out the contract said 2pm
On the day some old Rubbish about logistics ???? actually wanted to know at 0930 what time we are leaving several other calls followed in the end I said I would drop the keys of when I had finished moving
At 1330 I took the keys to NEA on going into the shop I got greeted by a lady asking what do I want I said to drop keys
She said he is on a call and is it rental or sales I said Sales she snatched the keys of me with out even a thank you
Once they have your Money it seems they don’t care I have emailed Mark Peto which I still haven’t had a reply
I was warned about NEA but thought I would give them a chance

We sold our house last year with Nicola Estate agents and we didn’t have a good experience. We didn’t appreciate the way Mark talked to us, no friendly or helpful during the selling process at all. We felt the valuation was very low and we regretted choosing them. I would not recommend their services. Absolutely appalling. Moved into the house to find so many issues. Blocked drains . Draughty windows. No hot water. Wardrobes falling apart. Holes in floors.hole in the back fence. Heating didn’t work for months. Accused of causing damage to house that is not in the best condition . Asked them to come and talk to us. They refused. Definitely do not use if you want a professional service.

Unprofessional & unethical practice at this agency.
Kept more than 1 active buyers on a property past the issuing of the memorandum of sale.
I made an offer on a property in the reading area via Mr Gareth Walsh.
I was informed verbally & in writing that my offer was accepted by the seller.
This offer was the accepted with a signed memorandum of sale by Mr Mark Peto.
My Solicitors were instructed.
I have received further emails asking if my solicitor is conducting the needed.
I made clearly; I was not here to waste anyone’s time & my offer was made on this basis.
Suddenly I get a call 8 days later. That a ‘previous buyer’ has now come back on the scene & now completing on the property the next day.
I received a call from Mr Peto basically swiping his hands of any fault from his side. When I questioned why you have miss lead me & no informed me of another active buyer; he was unable to answer.

My partner offered to buy a property through you and we never got an opportunity to negotiate despite being told that we would. All offers on a property must be acknowledged in writing, and I am confused why this also did not happen. Who knows if you even put the offer forward!
Edit: AFTER I submitted the review we did indeed finally recieve written confirmation of the offer almost a week later. The requirement is to submit offers promptly AND in writing. If you have nothing to hide, we would like an email from your company confirming the time and date that our offer was put forward in writing to the vendor.

As a landlord of 15+ years I can honestly say I’ve never met an Estate Agent that comes anywhere near as good as NEA. They are basically brilliant in every way.
They helped me gut and re-do a house that was in dire need of some TLC. Finding excellent tenants was a smooth and easy process. They are upfront, 100% honest and are always easily reached on the phone. If there is an issue in a property it is always dealt with quickly, efficiently and for a reasonable price. I honestly wouldn’t look at any other agent in Caversham and think the only shame is that they don’t have offices nationwide!

We would like to express our sincere gratitude towards both the NEA Sales and Lettings teams in managing the rental of our property and its subsequent sale.
Having gone through a failed sales process the year before with a different estate agent, we decided to rent our property and engaged NEA Lettings to market and manage it for us. Roz and the Lettings team were very enthusiastic and professional, they made us feel at ease even though it was our first-time being landlords (and overseas landlords to further complicate matters). They were superb and managed to find great tenants for us within a couple of days.
Given our great experience working with NEA Lettings, we decided to work with Mark and his team at NEA Sales on the eventual sale of our house. Mark is very knowledgeable and gave us great advice in terms of marketing strategy and pricing. The team managed to get dozens of viewings within the first week and multiple offers on the table. Mark is an excellent negotiator and was able to get us a higher price than what we thought was achievable. He was also very proactive and frequently followed-up with the buyer and buyer's solicitors to close the deal as quickly as possible.

I have not put a 0 because that is not an option ! This agency is letting two mid terrace houses with pets adjacent to my house (one cat and two dogs). Both let properties have broken perimeter fences and NEA agents insist that each landlord states each fence is not theirs taking no action. They rented a property to tenants with two dogs without a secure boundary and parts of the fence lacking proper wooden panels and having a wire mess that allows the dogs to see and bark at the neighbour in their own garden I have made clear that I am happy to repair one fence but not two, and asked them for confirmation that they will arrange repair of the other fence. Despite me informing them of the health and safety risks to their tenants and myself they have not made any attempt nor indication that they plan to fix either fence.They have not tried to come to a solution to ensure the let properties have a secure boundary either. There are several other issues with left garden waste, overgrown trees /shrubs uncared for and history of poor maintenance that we had to dea with through time. Avoid lettings with this agency as a tenant and landlord if you can. They will not look after the property!

They are not professional, rented out an illegal shed as part of a HMO for accommodation.
The draft contract they send you is incorrect and they do not tailor it until last minute... but if you signed and it is legally binding.
They say all bills included, even TV license, later when you rent a room they say it is your responsibility... why can’t they just say that it is per room to declare and pay?
They arrange house checks too early, didn’t let us know if someone comes around to do some work in the communal area (which should be best practice).
They wanted to charge me check-out fee, which they then said is a badly worded fee, but for some other admin. Managed to wave it...
they refused to mitigate with landlord about early termination and misrepresented law about my tenancy rights just to please their landlord.
They need professional training for sure.

AVOID AT ALL COSTS. Nea have specifically written clauses into their contracts to maximise the amount you have to pay at the end of your tenancy. I received calls every couple of month saying I had not paid rent when I had, which then turned out to be a problem with their billing system. At the end they say you have to give notice from payment date, not from when you tell them. I essentially ended up paying for almost 2 months, even when I was not at the property. Keep a record of everything if you have no choice but to deal with them, as they will 100% try to squeeze extra money out of you. The staff will act as though you are always in the wrong and are very arrogant.

I just want to say what terrible service we had from Emma, me and my girlfriend wanted to buy a property and we really liked it but there was a sycamore tree right by the house and we were worried about that spreading under the house. So we asked Emma to find out and at first she was like " oh it will proably be fine" and we told her how bad these trees can go you need to find out for us who owns if we can remove it etc because we need to conisder that before buying and she could not be bothered! She said she will, she sent me an email asking my thoughts about the house and i said well i want to find out about the tree did you manage to find if we can remove it, she never replied another day later she sent same email and I sent same reply and she did not reply and then she sent 3rd email asking what my thoughts were and i gave up in the end. If your sales staff cant be bothered to find out imporant information you wont get a sale! Shame because I did like the house but not going to buy without finding that imporant information out. Also she kept telling us she didnt have much time as she had to do another viewing somewhere else, well sorry but I am not buying a loaf of bread I want to spend time looking at a house before making a big commitment to somewhere.

My experience was absolutely amazing. As soon as I took interest in the property, I had a viewing the following day and desperately wanted it (even thought there were other estate agents viewing at the same time) but they made it happen for me...and within 2weeks at most , I had the signed tenency agreement in my hands!
The service was professional but friendly, efficient but not pushy, and they have answered all my follow up queries the same day I've asked them!

They are very good when it comes to trying to get in contact and sort stuff around the house, but they aren't very good on a personal level. When I first viewed the property they told me all bills (including tv licence) was included and when I moved in I found out I had to pay for tv licence myself! They didn't even bother correcting their error, just waited for me to figure it out and email them! Also on every inspection I had a review that I take a good care of the room, yet when I moved out and left a little bit of dust behind the bed (needs hoovering that would take a second), they charged me for it and didn't care about how I took care of the place. All together they are good to get replies, but all they care about is money.

10/10 Kept me in the loop and I never needed to ring them to find out things were going. Every agency I have ever used have been very distant but the sales team kept in touch after every viewing, and gave me weekly updates on how my property was doing.

I am surprised by the review's I have read about Nicholas Estate agent's and NEA lettings.
When I sold my property I had 12 viewings the weekend after putting it on the market, and they gave me feedback from everyone who came to have a look. I walked into the wrong estate agent when I was meant to meet Mark Peto as there is another company in Caversham trading as Nicholas Lettings.
I would highly recommend using this company as the staff have always bent over backwards to accommodate my needs, and they got me a great price for my house.

From my experience, NEA Lettings have been brilliant, they are a small team and they are very professional. They tend to let properties quickly and have an excellent property manager. I would highly recommend.

Only dealt with this agency for 6 months but our experience was awful. The administrator called Maureen is the most obnoxious, unhelpful and lying individual. She told us that the property benefited from resident parking, which was not true. When we queried that she was rude and did not want to discuss further as the agency did not manage the property. I suggest employ someone young who is enthusiastic, sympathetic and know how to treat the customer. Unfortunately, if you rent through this agency you can't avoid this individual but my advice is find another agency.
