Our experience from start to finish with Northwood and no one else but Cameron Mayo has been nothing but outstanding!
After a casual stroll we saw our potential dream home, requested a visit and a few days later Cameron greeted us on a Saturday morning.
We felt an instant connection and appreciation with Cameron, the service and care he provides is outstanding and makes you feel looked after as a potential new buyer of the property.
We swiftly made an offer which was accepted after a few days of negotiations and again, Cameron dealt with it in the most professional way, keeping in mind we were the buyers, so not his clients!
After we agreed on a price, we had a huge task to get our property on the market, quickly..! We were given a 6 weeks window and had to make quick decisions - well, after speaking to my wife and the confidence and trust we felt having met Cameron, our decision was made quickly and so we offered Cameron to sell our property for us to get things moving even faster and to have everything in order from start to finish.
Cameron gave us the trust, confidence and appreciation any client is looking for and he ensured us that our property will sell fast.
Of course we were in a lucky position that we had a wonderful penthouse type flat to work with, but given the time frame and pressure we were under, things aren’t always that easy but with Cameron’s help and guidance, and having both parties under contract, what could possibly go wrong.
Long story short, we had our property on the market due to Cameron’s exceptional coordination and guidance within a week from our offer being accepted - and were “under offer” within the first week our property was on the market.
From this point, Cameron guided us through the legal bits, he knew our solicitor by name from the beginning we made our offer with which made us feel even more confident and looked after.
All in all, every single step, from start to finish, and it took us “only” 11 weeks to conclude, was absolutely amazing and worth every penny.
Cameron has done an incredible job of keeping his clients happy, understood and supported in any way.
Last but not least, meeting us at our new home to congratulate us whilst moving in on the day of the keys being handed over was extra special and you really felt how much care he had for us.
We truly appreciate the journey and wouldn’t believe that it would have been so smooth without Cameron.
Moving homes is as everyone says one of the most stressful times you can ever face, but if you have someone by your side who you can trust and rely on, that you know, no matter what happens, you are being taken care of.

I had a fantastic experience working with Jock as our property manager. He was incredibly responsive and proactive in resolving an issue with our washer dryer. Once the problem was identified, Jock arranged for a replacement quickly and had it installed without delay, just in time for winter!
His communication was clear and friendly throughout, making the whole process stress-free.

From our very first interaction, she has been incredibly helpful. With all my million questions, she has remained patient, polite, and always friendly.

I had an excellent experience with this letting agency. They are very professional, easy to deal with, and incredibly fast in their responses. There were no complications at all from viewing the flat to receiving the keys. They even provided me with a welcome box that included discounts for furniture, which was a nice touch.
Communication with the landlord through the agency has also been smooth and very convenient.
A special thanks to (Meriel) for her kindness and great support.
To be completely honest, the only thing that I found slightly uncomfortable is the inspection every four months. I fully understand it is their right, but it can create a bit of unnecessary tension between the tenant and the landlord. I hope this could be reconsidered in the future.

I actually wanted to continue letting with this agency since they are so on top of everything and any time I have had any questions or concerns it’s been handled immediately! Moving home is never an easy time, but Lena and the team at Northwood made the moving out process as easy and stress free as possible. The advice and guidance given was accurate and reassuring. All communication was clear, and timely. Advice was given, and an open dialogue was maintained throughout to ensure each necessary step along the way was achieved by the required dates. It has been an absolutely joy to live in a property managed by Northwood. Throughout our two years there any issues (which were few and far between) were dealt with promptly, professionally and to a very high standard. If we are every in need of renting a home again we would definitely consider a Northwood property over any others first.

If I could give this company 0 stars I would. Genuinely don’t understand how this place is in business. Had a viewing booked for today which was CONFIRMED through email, turned up for the scheduled time and rang the buzzer, no answer…waited 30 minutes for someone to show up and rang the buzzer multiple times, eventually left because I had other appointments. No call or email just complete radio silence. I called the office only to be meet with automated responses and directed to online resources, eventually called the selling line only for the line to ring for several minutes then an automated message saying sorry no one was able to answer the phone. Talked to another man waiting to view the flat and said the same thing happened to him at an earlier viewing. SUPER unprofessional, will never be using this company EVER again, will be informing everyone I know to avoid as well.

My husband and I have been renting through Northwood for over a year now in Edinburgh. We are very pleased with their efficient and clear communication. When we had an issue with a radiator it was fixed within days. Their inspections are never invasive and we are always given proper notice. Having had a bad experience with another agent managing my 2 flats in Edinburgh it has been a pleasure and low stress to deal with Northwood, particularly Lewis Mallen and Lauren Hay. I would not recommend renting from this agency. I had mould in the flat that i was renting from Northwood. The mould was affecting my physical health so I notified the agency and they did nothing about it. Really irresponsible given that they are under legal obligation to treat the mould in the properties they rent.

Recently let a property with Northwood and they have been a great help throughout. They were able to let us move in promptly but still made sure the flat was painted and cleaned. They provided a thoughtful box of upon collection of keys with a few items to get us started in the flat -cleaning supplies, vouchers and a couple of treats- and they set us up with tenant shop who you can choose to use for free or not use to find the best utility deals. They were also very pleasant to communicate with.

I have been letting my property with Northwood Edinburgh for 28 years now. It’s been a good partnership. It’s taken the stress out of letting a property.
Their service has been great throughout the years. And with their guaranteed payment plan contract it means you are going to be paid even though the property could be empty due to the tenant leaving while a new tenant is sought. The service includes periodic property inspections, quotes for work required on the property with invoices and statements for accounts. They also make sure the property meets all on going and new regulations by the council and government.
Overall, a good company to entrust your property with knowing that it is well looked after.

All good reviews from landlords. They are terrible to tenants.
When we left they just took big chunk of deposit for repairs and cleaning. We had hired professional cleaners but they said it hasn't been deep cleaned! A week after we moved in we found a dead mouse under dishwasher and a squirrel in the attic. We had to look everywhere as there was a terrible smell. I suppose deep cleaning is only for when you are moving out.
They charged us for garden cleaning and neighbours swear nobody has come to touch the garden, they made fake invoices and said grasses were long. I had mowed the lawn before we left but grass grows in the summer. I think they expected us to come every week after move out to mow.
The check out lady sent pictures of tiles outdoor that were more than 2 decades old and asked us to pay for repairs as they had cracks in them!
During our stay, repairs would take months. Mold was everywhere in the house. When we moved out they just painted over mold and gave it to someone else. Zero care for people living in the house.
Absolutely terrible people they do everything for more profit. They made our move a nightmare.

Bad customer service and incompetent - their rental properties are overpriced (obviously).
I was paying £750 a month (now being let for £870) to stay at 97 South Gyle Gardens in Edinburgh. The building was more like a drafty caravan and it has a really bad damp problem. It also has rats which chew the waste pipe of the toilet which floods your bathroom creating more smell and damp..
The damp smell ruins all your clothes and belongings as it is near impossible to get rid.
The staff are 'mostly' very arrogant useless pepole.
Having to deal with the incompetent estate agents and staying in that property was genuinely the worst experience of my life.
Please advise void at all costs.

The boiler is closed to bedroom and extremely noisy. I have been waken up for many times and cannot turn on the boiler in such cold days. The door to boiler which can block some volume of the noise have been fallen off for months. I keep chasing the letting agency. No one cares until I left the review last week. The engineer only came for once and cannot fix the door. Then there is no response. Thanks for this professional letting agency, finally I got ill today.

This agency is unprofessional, disorganised, and dishonest. My partner and I had to leave our previous hone right in the middle of lockdown. Flats were scarce and when we found what we thought would be a nice place to live at a nice price, we moved in
For a general review- this agency is extremely strict and regular with inspections but incredibly lax and passé with maintenance. They seem to care about bad reviews as I once had an agent call me within 6 minutes of me posting a negative comment about them in a private Facebook group after they had been ignoring my emails for about a week. You might notice that the overwhelming amount of 5* reviews are from landlords and property owners, which makes sense as Northwood’s number one priority is squeezing every last dime out of tenants while providing 0 service.
Unprofessional-
This agency has been incredibly condescending to me on several different occasions. They have laughed in my face when I asked where my TWO sets of keys that they lost were. They have responded to emails I sent with “oh alyssa” and implied that I don’t know how to read an attachment when they in fact….didn’t attach it.
Disorganised-
Northwood letting Edinburgh attempted to schedule flat inspections within weeks of previous flat inspections on numerous occasions. They lost two sets of our keys and refused to take seriously the associated security risk. It took them SIX MONTHS to initiate repairs on our roof that was leaking water and causing mould in the middle of winter. This was six months after we were able to convince them there was a problem and we couldn’t just dehumidify it away.
Dishonest-
Northwood lied to us about the state of the flat when we moved in. As we moved into the flat in the middle of lockdown we did not have the opportunity to view the flat before we moved in. We asked point blank if there was anything wrong with the flat that we would need to know, specifically in regards to mould and damp, and we were assured that there was not. We got in contact with the previous tenant who confirmed that our roof problem was ongoing and existed during his time in the flat. They also shamed him and his family for not maintaining the flat properly instead of fixing the leaking roof. In addition to this- we were assured as per their check out protocol that if we used one of their recommended cleaners there would be no deduction from our deposit for cleaning. This did not stop them from trying to claim cleaning expenses against us. They also tried to claim money back for bedding left in the flat that was in the flat when we moved in.

I don't recommend at all this agency. We've paid before leaving our apartment a professional team to clean it and even though they took us an incredible amount of money to do a "proper cleaning". They took advantage of us because we were foreigners and young. We really needed our deposit at the time and we didn't get it. The house was cleaner when we left than when we entered. I even wrote a comment at a time about this and they kind of "gently ask" to retire the comment from here before giving us a part of our money. We were extremely shocked. Also, we didn't even chose it. Our tenant changed agency when we were living there. Really horrible experience.

When I turned up for my viewing (which had a set time) many other people for different times were queuing outside. Enquired about a property I had found to rent, used the website to enquire about a viewing however asked about dogs since they're advert was poor and didn't state this. Specifically mentioned in my initial email about dogs and if they don't then I don't require any further viewings.
Recieved a email following day about viewings and if I wanted to go ahead with one. (Didn't answer my dog question) so presuming this property would consider my dogs. So replied saying yes I would like a viewing.
No reply, so phoned to see if they got my email to get a very very rude man on the phone, saying this property doesn't accept dogs!!!!
No apology , just a sorry our adverts are shocking and don't state about pets, or sorry this property doesn't, in a more customer friendly way.

Northwood Edinburgh took over the management of my rental flat after my last agency badly let me down. The property was in a bad state of repair and Lewis Mallen project managed the refurbishment before sourcing new tenants and receiving any management fee. It is now several months later and moving to Northwood is one of the best decisions I have made. I am not resident in the UK and have total peace of mind that my property is in good hands.

Having recently put my flat on the market then, for personal reasons, pulled it from the market and decided to rent it out, Northwood have been brilliant throughout. Lewis Mallen was professionalism personified as he seamlessly dealt with me, my flat and the situation. Not once did I feel like I was causing him trouble, although undoubtedly I was!
If you are thinking of either selling or renting out your precious home, there is no other company I’d recommend. They have done me proud and I’m just delighted my intuition guided me to Northwood.

Was a very poor service from day one
My agent who gave me the keys to the property had no clue about the property itself, you would think they would know some basic facts about the property before letting it out, didn't know where the communal bin was, didn't know what key was for what and didn't know there was a private parking space !
Was left without a couch for 3 days whilst waiting on a delivery of a new one
Allowed a contractor to enter my property illegally, who then moved around a lot of my possessions in the middle of a pandemic!!!
Then leading towards the end of my tenancy did not agree to the arrangement we had made and I in turn had to pay for 2 properties almost completely ruining me !!! Then they had the audacity to ask me questions on the property so they could feed the information back to the new tenants, that's your job Northwood not mine !!!!!
They are currently charging £725 for a one bedroom flat with fixtures and fittings over 15 years old

We moved our flat letting to Northwood in late 2020 having just fully renovated it. We had become tired of impersonal service and a lack of response from our previous agent. From the start the Northwood team have been very attentive to our needs despite the whole Covid 19 lockdown situation.
Prior to letting we had very helpful discussions with Northwood including regarding the rent. Subsequently, following their advice when there seemed to be little acceptable interest in the property, we set a lower rent we were happy with that recognised the difficult state of the market in the Covid 19 climate. Within a few days we had an application, our tenant had moved in and rent in the bank.
The office staff are extremely helpful and quick to respond to emails and requests. For example: we needed to provide a new vacuum cleaner for the flat and the office were happy to receive an Amazon order we placed and put it in the flat. When the new tenant moved in and asked for it to be removed as they had their own, Northwood collected it, labelled it and dropped it off to be returned to Amazon. That's a responsive and confidence building service!
It is early days yet as we have only been with Northwood since mid-December and the first tenant has only been in place for under 2 months but we are very happy with the service and convinced that we made the right move to switch our letting agent and join Northwood.

I have to say that after I saw the flat, I checked the reviews for this agency and some of them made me sceptical if I should proceed to rent with them. However, the professionalism of Lewis, who showed me the flat and really helped me to get it quickly, made me think that I should give a chance (the flat was amazing too), as mistakes maybe were made in the past, but the company is trying its best to get better. If anything changes, I will update this review as I believe reviews are very important for everyone.

By now I have spoken with almost the whole team at Northwood Edinburgh. I have nothing but only gratitude towards them for guiding me with my move to a new rental. This was done just in 4 working days and that wasn't rushed, all the procedures were followed from the online viewing, reserve the place, arrange in person viewing, getting the references checked, contract signed and finally a well cleaned place to enter with the problems noticed at the property being rectified.
Normally we have to collect the key from the office locker or at the property, and due to certain personal circumstances I had to cancel my key collection. Luisa Petretti, property manager, kindly delivered it right away to my house, while Hugh Logan really supported this right away.
I'm very thankful to the team and highly recommend Northwood if anyone is looking to find a good letting agency.

Terrible experience as the other tenants rating 1 star.
Here're some anecdotes we had with them:
- Prior to us leaving the flat, they suggested a cleaning company that was meant to be the same that cleaned our flat before our tenancy. Turned out the lady has never been in our flat before, so we asked again for the real one. Turned out the second was ~£150 cheaper.
- Dump issues all over the flat (floors, skirting, walls) were referred to lack of ventilation from our side, until they finally decided to fix it.
- Dump contractors shared keys with the painting contractor accessing our flat without notice. Thought we we're being robbed!
- Boiler was not working properly since day 1, but all our requests for fixing it were denied until it exploded. Installation date: 1997.
....
Our tenancy lasted exactly 2 years, and we still rage when remembering one year after.
A general arrogant attitude and despise for the tenant is all you'll get from them. AVOID at all cost.

I have rented a number of properties in and around Edinburgh and as a tenant, I can honestly say that Northwood have been my preferred letting agent.
All the staff I have dealt with at Northwood have been very friendly and their level of service is excellent. Eden (my letting agent) has been suburb. She's been extremely approachable and responded quickly to any queries I had.
Northwood were never intrusive while I was renting from them, they let you know weeks in advance if there are any scheduled inspections and were incredibly helpful if any maintenance work needed completing in the property.
If you're looking for a friendly, reliable and trustworthy company to rent from... I recommend you choose Northwood Edinburgh!

I can't believe how little this agency cares about clients. Last November we were interested in a flat to rent and we stayed to see it and nobody showed up, we wasted our time and they didn't even pick up the phone afterwards. A few days ago they called me to see an apartment today and they told me that the same morning they would call me to ask if I would come to the appointment. No one has called me so I decided to send an email myself. I asked if the appointment was still standing, to which I was answered that the property was no longer available. I don't have to be behind an agency, I don't have to waste my time when it's its job. At the time the property was no longer available they should have contacted me to cancel the visit. I am not interested in any other property of this agency and more reading the opinions of other users managing problems in the apartments.

Absolutely disgraceful company. I've rented for the past 8 years and in all my experience of reasonable and difficult letting agents, Northwood UK is by far the worst.
Where to start?
-As not all the tenants are UK Citizens, we were charged double the standard deposit.
-A handyman was given the keys and entered the property without notification from Northwood UK. So my partner came home alone to find things moved and thought the place had been robbed.
-We were charged 50 pounds because the outside of the windows had not been cleaned. This is absurd given the state of the flat when we rented it, but as we didn't have photographs to prove otherwise, we has this deducted from our deposit. When I asked for the third time for the receipt, Claire simply re-sent another image of the 'dirty' windows, without any accompanying text. I expect this sort of petty behaviour from a teenager, not someone who is supposedly a 'professional'.
-After our lease ended on the agreed date, Northwood attempted to charge us 78 pounds because the flat was not filled for three days after our lease ended. They had 7 weeks notice to fill the flat, and were attempting to charge us for their own inability to find a suitable tenant!
-We were told we HAD TO take out insurance for the furnished property (with the expectation that we would use the company they supplied the details of). Surely the landlord is required to insure their own belongings? It certainly sounds like Northwood will be making money from unsuspecting tenants through referral money for a service that is not compulsory.
My tips for dealing with Northwood Edinburgh if you are already unlucky enough to hold a lease with them and have any problems with return of your deposit:
-Clean outside of windows and take photos after you've cleaned them.
-Check the tenancy agreement for details stating they can claim (whatever price they want) to have things such as the above addressed.
-Take them to the Property Ombudsman.
-Take your grievances to their Director.
-Leave reviews here and on alltenants.
My tips if you're looking at renting from Northwood UK.
-Don't.
##Update. By contrast we have just finished a tenancy of 18 months with DJ Alexander. They have been nothing but helpful through the entire process and I have zero complaints about them. Find a house with them if you can! Brilliant for tenants and landlords alike!

Northwood have been managing our flat for a number of years now. The Edinburgh team are spot on, friendly, professional, we always get our rent on time, inspection reports done regularly. They sold a flat for us last year which took all the stress out of selling for us.
We’ve been with a few agents over the last 20 years, none have met Northwoods standards!

I am extremely happy with the way Northwood manage my property. They take away all the hassle, and are very friendly people to deal with. They always consult with regards to any spending, and provide their own contractors unless you want to use your own (I've always used their people, as I know they do a good job). I receive regular reports on the status of the property, which is great. On occasions when I have decided to upgrade the property (e.g. installing double glazing), they make all the arrangements for that, too. Fantastic! I love the service they provide.

If you have the bad luck to meet these guys, be aware: first they will request you to pay the deposit and one month of the rent in advance and after they will do a "check" of your personal details; if there is anything wrong, you will be not refunded and you will stay without tenancy contract.
If you pass their check, note that they will increase the rent price as soon they can (property owners are not even awarded of it).
A very rude woman will visit your accommodation every 2-3 months and take pictures in every room. Even if this inspection is not mentioned in your contract, they will do it and ignore if you complain.
Also, they will give you problems to do any reparations or solving any issue in the property.
Be aware that they do not pay landlord license. Please check the property is on the landlord registration website or ask in Citizens Advise.
When you finally end the tenancy, even doing a deep cleaning, the will charge you £80 (+ £20 of administration) for cleaning any signs of dust, searching in the most hidden objects.
I would not recommend this agency to my worst enemy, stay away if you are still at time.

DO NOT USE THIS AGENCY. I have now been a tenant of this company for 2 years and throughout my tenancy Northwood have proved themselves to be completely incompetent landlords at every opportunity. Within months of our move-in our property manager turned up at our door with the landlord with no prior warning that they were coming. When this happened I was concerned but understood that accidents happen and merely requested that in future my mobile was the best form of contact when accessing the property. I have never been contact on my mobile since, not only this Northwood don't ask for permission to enter the property - they e-mail you telling you they are coming and pitch up even if unconfirmed by tenants. Following this, the only toilet in our 2 bedroom flat broke and it took Northwood over a month to repair, leaving us with essentially an inhabitable flat for an entire month. Further to this when I reported an issue with the internal mechanism of our UPVC window Northwood just send us a large bill for braking the window (before a professional arrived and advised me that this was 100% a wear and tear issue). Northwood have also sneaked an illegal notice period of 3 month/60 days on a new PRT lease and only provide 24 hours notice before viewings - both of which are against the letting agents code of practice. This agency is full of cowboys who will attempt to wing every situation and overcharge for shoddy work wherever they can get away with it.

Northwood have always been highly professional in providing an excellent service. Hugh and Stuart always kept us in the picture regarding our rental property and informed us about any change in legislation, market conditions and were always available for guidance.
We have worked with Northwood since 2012 and with living overseas took out the premier service which gave us peace of mind that our investment was being well looked after and maintained, something that we could not do from a distance. I would highly recommend this service to those who cannot or choose not to be hands on.
Northwood seemed very circumspect in their choice of tenant and judging from the condition of the flat seemed to have made good choices. We were notified without delay of any problems that occurred and where necessary profession, vetted trades people were utilised to solve those issues.
We would not hesitate to recommend Northwood and will definitely use their services in the future.

I have been renting in the UK for about 12 years now (Thankfully this was the last rented place) and while none of the agencies I have dealt with are great as most of them like charging exorbitant amounts of fees, Northwood are the only ones I am leaving a negative review for a multitude of reasons. When we moved into the property 9 months ago the kitchen and bathroom were really really dirty (horrible deposits in the toilet which we cleaned and really really greasy hob and oven). None of the extractor fans in kitchen worked(One of them was fixed by Northwood after 6 months of continued chasing). Agency fees are illegal in Scotland but Northwood make sure they get money from you somehow and I will list the ways they do it. To start with the first month's rent was 150 extra. When I asked why they had no response to it other than that's the way they do it. Also, they have a fixed term contract which they force you to renew and never convert to rolling as the contract says it would turn into if you don't renew it. That means if you try to move away at any point other than at contract end irrespective of the notice period, you will be forced to pay the exorbitant 330 pound advertising fees. Their suggested cleaner charges super high fees too compared to other cleaners you can hire yourself and refuse to give an estimate and say they will charge between a range on the day of cleaning depending on how it goes. They even sent the wrong meter reading and date to my electric/gas company which now I have to get a proof to if I want to fix it which I cant be bothered with. There were several other problems with them and this is just the top things I could think of. We were in a hurry to get a place as we were moving cities but if you have a choice then avoid them.

Absolutely ABYSMAL service, maintenance issues need reported several times before anything is done and staff are utterly rude and instead of offering any kind of sincere apology they shirk away and deny all responsibility shifting it to the tenant, avoid them at all costs

Very poor service. Could not recommend Northwood as letting agents to deal with as tenants. Be sure to scrutinise any proposed charges/deductions very closely. We challenged the basis for a cleaning invoice to receive a job specification which was dated after the date of the cleaning invoice. Quite remarkable.

We have rented out our home through Northwood for the last 5 years and the service we have received has been exceptional. We are overseas and rely on them completely to keep the property safe and I have never had to worry. Their communication is prompt and always polite, nothing is too much trouble and they have a "can-do" attitude which is vanishingly rare. The 4 sets of tenants we have had have all been well chosen and the property has been looked after well.
I feel fortunate that we made the decision to rent through Northwood, I trust the team there, and find them to be a class act in every respect.

I would highly recommend using Northwood. I have rented property through them for almost 12 years now and have just moved into my 4th property with them.
The staff have always been lovely any time I have needed to get in touch. They are friendly, always helpful and have sorted out any issues as quickly as was possible. Once when my heating broke down in winter and there was a slight delay with the contractor/repair company, Northwood offered to buy me some heaters and drop them off personally, until the issue could be fully resolved.
I have never had any problem with them as a company and my experience has always been positive.
Tenant and owner are protected from potential deposit/refund issues as Northwood take photographs of any wear and tear over the years and I have always had any deposits returned in full. I would say that if you are a decent tenant, you look after the property well and communicate with them when you need to, then you can expect a great service in return.
I would recommend them to anyone.

Owners and renters beware
My partner and I rented with Northwood for 8 months and they were simply terrible. We were able to get out of what should have been a 12 month lease as Northwood broke the terms of the lease by allowing people to come into the flat without our authorisation (terrifying and violating to come home and find your things moved). After speaking to Citizens Advice, we found out that in addition to the unauthorised entry, they had also illegally charged us a double bond and illegally forced us to get renters insurance. On moving out they charged us £50 for a window clean (despite the windows not being clean when we moved in) but struggled to provide a receipt for the clean when asked. They finally did provide a receipt however it seems unlikely that it was genuine. They also attempted to charge us for additional days rent and it was only after
a number of emails and calls they withdrew the incorrect charge. Advice for renters: check and challenge everything they charge you. Advice for owners: high turnover of tenants due to poor estate management ultimately costs you rental income.

I really don't like to complain, and I don't want to rate just one star or 2 because I am at the end so happy I have got this flat!! The good thing was I've never had any issues with the flat so I didn't have to much to ask from the agency so I cannot say they are good or bad at customer service as I didn't have too much to communicate with them. Those I spoke to were nice and polite. Fiona in particular was really nice, she was the one who showed me the flat and processed my application. A lovely person. Stuart was also nice and released my deposit very quickly. But I feel I also have to say the negatives:
1. When I moved into the flat the intercom was not working and I was told it would be fixed. 1 year and a half after and the intercom was not fixed.
2. I have had several times when I was sleeping and I woke up with someone in the house. Apparently there were gas engineers and someone to change the smoking alarm who were given a master key to enter the property but who didn't bother to knock the door. I am a light sleeper and always hear when somebody knocks the door so it wasn't that I was sleeping like a log and I couldn't hear them knocking. I heard when they turned the key to open the door and when they came inside and I was in my pyjamas, imagine how awkward. One time a lady from the agency phoned me after the gas engineer came into the house like that and she apologised that they had forgotten to mention that the gas engineer would come and do the routine inspection to the boiler. Not very nice to be invaded like that. Has never happened before with private landlords.
3. Apart from sending us notification letters with them undertaking routine inspections every 3 months, I have had almost no communication with them for 1 year and a half. Initially we have signed a contract with them for 1 year. 2 months before the end of the lease they phoned asking if I wished to extend the lease for another 6 months which I was more than happy to do because I really liked the flat and I didn't want to move out. HOWEVER they have never ever mentioned the owner WAS SELLING THE FLAT!!! No mention of that. Well after that no communication at all with Northwood. After a few months they emailed me telling me the owners would come and measure up the windows. Nothing more. Well the owners came and asked us where we would go next, what our plans were. We were kind of astonished..looking at the owners not knowing what they were talking about... .Eventually they told us: "Well we are selling the flat, did the agency not tell you that?" Well...no, they didn't. That was the most awkward moment. The owners were lovely people, I liked the flat so much that I decided to buy it. Towards the end of completion of purchase I have found out that Northwood actually wished to CHARGE THE SELLER a percentage from the selling price because "THEY INTRODUCED THE OWNER TO ME". What a joke. So they have HIDDEN from me the fact that the owners wanted to sell the flat (they were aware of that when they asked me to extend the lease for another 6 months), made me just extend the lease (it would have probably been more difficult to find a tenant for just 6 months) and gave me and my boyfriend I was sharing the flat with a notice to REMOVE ourselves FROM THE PROPERTY one week before Christmas...that's when the letter of "REMOVAL" came. Our lease would have ended on the 4th of February and they sent us that letter before Xmas. Again without mentioning anything about owners selling the flat. I was already in process of purchasing it but imagine if the owners had never come to measure windows. We would have found out one week before Xmas that we had to evacuate the flat at the beginning of February. I would have never had the chance to buy the flat if I hadn't met the owners. It was just my luck I met them. And they want PERCENTAGE from the selling price. Fair enough if they had told us about owners selling the flat, they would have deserved the money but they haven't so beware what you sign as they will not help you sell but only charge you.

Never had such a horrible experience renting.
Had 2 properties with Northwood. Nothing but issues. In the first property for 6-8 months before they moved us out due to owner wanting to sell. Not their fault, but we were faced with more hassle than it was worth thereafter.
The property was not clean when we moved in. Cleaners equipment still in the hall. When I mentioned this to Northwood, they simply offered to send cleaners back to finish the job, while we were living there. The oven had dirty trays covered with tin foil , the oven door did not have a seal on it and we couldn't use it for 2 weeks until they sent an engineer out. Not a great experience for people moving in to a new home.
When it came to moving out, things only got worse. In both properties they found things to pick out that were not checked on move in to charge for. Like dust on top of the skirting boards behind the couch. When we moved in, there were no pictures taken behind the couch. When we moved out, they did things like pulling the couch back and noting the dust on the skirting behind it.
They were looking to charge us for a burn in the carpet that was hidden under the bed when we moved in, claiming that it was our fault. When I asked them for proof in pictures of before and after, they sent me pictures of 2 different spots on the floor. When I questioned this, they then changed the tune and started talking about us not amending the inventory for the burn when we moved in. The burn was hidden. That is why.
Terrible experience overall and there isn't enough time to go through everything but it's all documented in pictures and emails. I'd be interested to hear their public response to this.

I have been renting all my life and this is the worst agency I have ever dealt with. I had some issues with them for entering the property without notice? Can you imagine you're sitting in the living room with your little ones and someone suddenly shows up and say 'hi'!? She even did not bother nock on the door or using the bell. When my husband called to tell them that they can't enter the property like that without prior notice as in the contract, the manager shouted at him over the phone. Again, unbelievable!!!
After moving out, an employee from the agency sent an email that the property needs more cleaning according to their standards. When I asked to clarify what areas exactly need further cleaning (as her email was unprofessional and lacked details), she replied few hours later with some photos, with one giving us her middle finger!!! In addition, asked to replace freezer drawers and carpets. Why this was not mentioned in first email? Don't we have rights as tenants, or humans, to ask for clarification? Oh, she is punishing, basically scamming, us by asking to replace some stuff, amazing!!!! Luckily, the last inspection report which was done 3 weeks before we moved out didn't have any of that. When I sent an email to the manager after that, he agnored it.
Don't know if they do this to all tenants who are foreigners!!! All the people with negative feedback here didn't mention clearly where they come from, but me and my husband decided to stand against their malpractices, and will take this issue seriously further.

Absolutely appalling service. We have been in our property for over a month and despite being broken when we moved in, the oven has still not been fixed despite numerous e-mails. The bath was also broken (the seal on the drain needed to be re-sealed) and only after numerous e-mails and they only fixed it after I mentioned that they were legally required to fix it due to my partner's disability.
When we moved in the flat was extremely dirty despite being "cleaned" and there was even a blood stain on the bedding provided! I had to wash all the utensils provided as things such as cups were visibly filthy and there were urine stains on the toilet seat.
The furniture provided is not in good condition, the inventory they gave us was for the previous tenant and had not been updated and despite being on the ground floor they have still not replaced the too-small and filthy curtains provided. We also just discovered that the property is also infested with mice (and this was clearly an issue before we moved in as we found mouse traps)
If this is the experience we have after just one month, I dread to see what the rest of the tenancy is going to be like.

I have used Northwood for a number of years to rent out my property and have always been highly satisfied with the service they have provided me with, from working with the tenants to ensure repairs are done to keep my property in top condition and also working with other tenants to ensure common repairs are done they have taken these burdens from me and I would highly recommend them to offering recommendations when new legislations introduced for landlords. The staff are always pleasant and respond quickly when I have had queries and to ensure I have full paperwork for my tax returns. Will certainly be staying with them for my duration as a landlord.

Overall Northwood was easy to deal with. They were professional at the initial viewing and conducted individual viewings rather than group ones which shows they actually care about the tenants they choose. The agency was generally quick to respond to emails and phone calls, but there was no particular person assigned to my property so I never knew who to call. Also, when there was a maintenance issue with the boiler, I was required to call the insurance company, which I would have thought was the landlord's responsibility. My main issue was that an initial 150 pounds was added to my first month's rent to cover the landlord's "expenses" without any warning. Northwood framed it as the landlord's decision; however, as a letting agency I don't think they should allow their clients to be taken advantage of in that way. Other than that, however, there were no unexpected charges.

When money is involved they'll be straight on it but when you need a repair, don't hold your breath.
As my tenancy period was due to expire in 2 months time, they would constantly contact me asking if I wanted an extra period. After the non-stop calls I confirmed I would. Fair enough I should have notified but I was hoping to move out, but couldn't find alternative accommodation.
However, in the last month or two, I've had two problems with my flat. Water pipe burst and broken fridge.
All they did with water pipe burst was take a few photos and broken fridge still has yet to be fixed after 6 days.
Very poor service, unless your money is involved.
Very dissatisfied given every rent payment has always been on time.

Brilliant letting agency, I'm happy to rent another flat with them. Fiona (our agent) is incredibly nice and quickly handles all of the problems (like electricity shortage). When there were issues with the flat they have quickly arranged for people to fix stuff like oven, shower etc. And now she found us a really perfect flat - I couldn't have been more happy!

One of the worst experience since I'm living here in uk has been dealing with this agency, we have been living with mice droppings and loads of problems in our flat asking them to fix them, they always really kindly replied "we will do that".. obviously most of these problem have never been sorted out. we ended up having to escape due to a leak in the ceiling which developed in to something really worst and a lot of water was falling into the kitchen, this water was coming from the roof cause we were top floor. and so full of birds droppings. we had not choice but to leave, the agency didnt care at all of this situation and so they ended up keeping our deposit because we broke up the contract which was going to end in two months anyway.. again the worst people i never been dealing with, I really reccomend NOT to use this agency and their services.

Worst service from a letting agent I've ever experienced. Lethargic attitude to fixing issues and when they do finally get around to fixing them, it's a half-assed job. Damp problem when we moved in us now blamed on us, despite our expense regards buying a dehumidifier. Contractors that they use are useless and unprofessional. Do not agree a lease with Northwood.
