Scott and his fantastic team at Novus special mention to Kay, went above and beyond in their capacity as managing agents. We had an issue with a tenant that they actually inherited rather than found for us and without their valued support, including supplying detailed logs to use in court, which must taken them tens of hours (which they did for us unpaid) we would have not been anywhere near as prepared. They also do their managing agent job incredibly well and thoroughly. Total professionals in the property game.

I am a director representing 51 leaseholders. Our estate is managed by Novus Residential. We have always found Novus and Joanna Wade very professional. They draw up yearly budget's and arrange for any health and safety inspections that are required.<br>They respond to any emergencies that arise, reacting to any issue promptly and resolving them. They have been managing our site for the past 7 years. Very happy with the service they give.

More than happy with Novus they have managed to maintain the Tysoe Estate well whilst keeping service charge increases reasonable They have been able to undertake large projects (internal Decoration)using the sinking fund so no for one of payments from lease holders (lease holders nightmare). This has been mainly due to there flexibility to work with current residential Directors to look at ways to cut cost and save money i.e. Directors doing the fire alarm and emergency testing and using a local resident to act as an onsite caretaker/gardener.<br><br>The five stars are mainly down to our block manger Joanna Wade. I'm a long term resident and former Director of Tysoe Avenue and I've worked with her for many years. Jo is an actual pleasure to deal with. Very efficient and organised and she really knows her stuff and always willing to help. Really feel like you get a personal service, makes you feel like she only manages Tysoe Avenue which I know is not the case as she has a crazy work load. GOOD JOB JO!!! extremely rude,most aggressive and unprofessional agent Julian Harris. He is incapable to solve Health and Safety problems in communal area. High maintenance budget without proper explanations. Poor quality service and awfully unhelpful.

I own a freehold terraced house in a managed estate,. I pay service charges to managing agent annually and attend AGM to raise our opinions on maintenance budget. When I sat in the AGM I queried the high budget for gardening maintenance where the gardening work only carried out in the remote apartment block area while there is no communal garden in my terraced houses area. Julian Harris of Novus Residential suddenly got mad with my query, may be he thought that I was trying to use this query as an excuse to avoid paying service charges. He then insulted me in front of all attendees of the AGM by saying I was wasting director's time. He ordered me to write to my freeholder (but I own a freehold house) or to look at my title deed or to consult my conveyancing solicitor to confirm that I am liable to pay service charges. In fact I have no indication nor intention to avoid paying service charges and have always paid in full. I was so shock at his madness. It was very unprofessional and aggressive of him.<br>Most important of all, this managing agent is incompetent to manage Health and safety risks posed by individual household in the middle of the communal area. Julian Harris only cares about collection of service charges.

Called up today spoke to Julian who as extremely rude, unhelpful and aggressive!! I had 1 question for him which he couldnt even help me with. Throughout the conversation all he did was slag off my plumber which is unacceptable as Julian has no clue about plumbing so who is he to judge?! He was complaining that its a saturday afternoon and why is he having this conversation with me? Then to top it off he deliberately hung up on me!! Terrible customer service absolutely shocked and disgusted!!!

We sold our house through Novus in Oct 19 and it was the most straight-forward sale we've ever had. From the moment their photographer came around (he made our house look amazing!) through to pricing advice to maximise viewings, we were extremely happy with the service we received. They took the stress out of the whole process, communicated promptly the whole way through and when you throw in how competitive their rates are, I wouldn't hesitate to recommend them.

When we planned to sell our flat, we had a couple of local estate agents round to have a look including Julian from Novus Residential. We went with him as he impressed us with his enthusiasm for our flat and his approach to selling it. It is a lovely flat but not an easy sell as it is above commercial premises; Julian found the right buyer who loved our place and wanted to move very quickly. Would definitely use Novus next time we move.

There are so many reasons for my bad review regarding my experience. It started off very pleasant until I actually moved into my old flat managed by Novus. Julian the Director is an extremely aggressive, rude and pushy man. I would go as far as saying he is a utter bully. Even to the point where he verbally abused me. I definitely wouldn't recommend Novus.

I have used Novus Residential a couple of times for renting my properties, both times I have dealt with Scott, he is very efficient and straightforward to deal with, any queries are answered quickly and the whole experience has been positive so far. Both properties where rented in good time with no void periods gaining the full rental asking price. Scott takes the time to make sure I got quality photography and floor plans and this really helped to show my properties in there best light.<br>I have recommended Novus Residential to another friend and I know they had a similar positive experience so don't hesitate to give them a try,<br>Vince Dunbar

Had the worst experience of all time with Julian. Rudest agent we've ever met.<br><br>We just had a viewing with him for a flat to let. He was fine in the beginning but started acting angrily when we were asking questions about the flat, especially after I asked if it's possible to see the attic. How rude of me to ask to see part of the flat I'm planning to move in, right?<br><br>Anyway, he still offered to show us the communal gardens involuntarily. We go out on the garden, he shows that we have a storage space in the garden, I asked if it's possible to see it and he became upset, grumbling about why I would need to see it.<br><br>Finally, I asked if we could put a slide etc on the communal gardens for our son to play (and for other children) of course after consulting all the other residents. To our experience, we had asked the same question for 2 other flats with communal gardens, one said there's a strict policy against it but the other one said it could be ok if the other residents agreed to it. But he just raised & waved his arms in the air & walked away grumbling about us asking too many "silly" questions!<br><br>This isn't acceptable behaviour for a human being let alone when doing your job. Awful!<br><br>We called the agency to complain about him, the person we spoke on the phone nicely apologised to us and let us know that they will speak to him about it. So our complaint / review is actually about the individual that represents the agency.
