Sammy was honest around actual sale price of the house from the start, to manage expectations well, and was able to give market updates regarding other sales to give an idea of whether or not we should or shouldn't reduce.

We recently bought our home through Open House Burton & Swadlincote, and overall, our experience with them was positive. They did their job well, and everything moved forward as expected.
The only thing that could have made the experience even better was a bit more proactiveness in communication. While we had a sales progressor, it sometimes felt like we had to take the lead in checking for updates. It would have been great if they had been more involved in keeping us informed and reassuring us throughout the process.
That being said, they were professional, and everything went smoothly on their end. If you’re buying or selling, they’re a solid choice—but a little more hands-on support could take their service to the next level.

I cannot praise Sammy at Open House Burton & Swadlincote too highly. From the very beginning Sammy was totally honest and transparent. He initially came across as too good to be true and therefore unfortunately caution made me go to a well know National agency. 12 Weeks later with no results I decided to go back to Sammy. My home had sold within a week.
His photos were totally superior with no fuss made. The description was very accurate and attractive. We're not at the finish gate yet but I have absolutely no hesitation in recommending Sammy at Open House Burton & Swadlincote.

I was contacted by Sammy after completing an online comparison for local estate agents and initially, I was skeptical due to them being a small company, and one I was not overly familiar with. I originally thought I should probably use a mainstream, large company to have the best success with a stress-free experience when renting my house. However, after reading the reviews I found online about Sammy and Sarah at Open House, along with their highly competitive fees, it was a clear decision from the start that I would be using these guys to market my house and find me a tenant.
Sammy accommodated my limited availability and came to provide an estimate when it suited me. He confidently quoted £75pcm more than what Newton Fallowell had done and I had no issues achieving large amounts of interest and subsequent applications with his suggested monthly rental charge. This only proves that Sammys knowledge and experience in the industry is to an excellent standard, and he clearly knows what he's doing with the market.
The pictures captured the character of my house and really did the property justice. The whole process start to finish was as smooth and easy as could be. Great communication, any time of the day, any day of the week.
I very quickly found tenants and within a week or so, all checks were completed and keys were handed over ????
I would not hesitate to use Sammy and Sarah for any rental or sales processes in the future, and I cannot recommend them enough.

The communication both on the phone or by email was really professional and efficient. They understood the difficulties of trying to sell a house whilst working and endeavoured to make their communication fit around us as sellers. They made us feel that we were important to them which is something we haven’t experienced with other estate agents.
They organised a high number of viewings on a couple of days which made it easy for us to live around but it also created a “buzz” which I am sure is why we achieved offers over the asking price.
This then enabled us to chose a high quality buyer.
I have never experienced such a flexible estate agent where viewings at any day and time were accommodated.
To sum up they are a small Estate Agent that really care and go the extra mile.

When selling your house it is a really stressful experience but Sammy has helped us every step of the way from selling but also buying of a property.
Communication is spot on, and is very quick to answer all inquiries to from viewers to get them through the door.

I would 100% recommend Open House - Burton & Swadlincote to anybody. If I could give more stars then I would. Excellent value for money as Open House was significantly cheaper than the other agents we spoke to. Local knowledge, second to none as Sammy grew up in this area. We were very happy with the final sale price and I honestly believe that no one else would have been able to achieve better. Sammy is knowledgeable about the local market and priced our house correctly. We had several viewings within days of putting the house on the market and we had accepted an offer on the 5th day.

Sam was nothing but amazing from our viewing right up to completion day!! Nothing was too much trouble, he spoke to us even some nights at 8/9 o'clock at night and he even answered the phone while he was on his honeymoon in Turkey!! ( we of course didn't realise he was on holiday or we wouldn't have bothered him!!) I would recommend open house to anyone their service is really personal and they definitely care more than your average estate agent!!

I can highly recommend Open House to sell your property. Even though access through the tenants was limited an offer was in place quickly. Landlords if you have a property to sell then go to this Agent. !! There was minimum disruption to the tenants with care taken on viewings with appointments to suit. I was also very pleased with the marketing details. Sammy was very creative and discerning with the photos and description. Don't go anywhere else you will not get this round the clock service.
