It was a newer house that came with a lot of legal complications on the purchase due to documents not being available or never issued in the first place when built. Alice and Brandon’s constant communication between myself and my sellers solicitors and seller made an extremely stressful process a lot easier. Sometimes they are hard to get hold of on the phone at busy times but are very responsive to emails and I always had an answer to a question within the same day.

I can't thank Amelia Bland for all her help and support. We have given up and almost lost hope. After asking Brandon for help with the mortgage she made time in the same day and we had the appointment. I cannot recommend Frank Innes in Burton-Upon-Trent at all and would give them no stars if I could.
My daughter has recently rented a flat through this branch. I have dealt with several letting agents previously as I have properties which I rent out myself and I can say this is the worst letting agents I have ever come across!
When I picked up the key from the office (the agent actually gave me their set of keys as well as the tenant keys which I had to return to the office), I went to check the Inventory as my daughter was working and could not gain access due to the door lock not working, so had a wasted 3 hour journey from my home.
I went the next day with my husband and, with a lot of jiggling of the lock we managed to gain access. We found that the smoke alarm was expired by 2 years and the carbon monoxide alarm was expired by around 9 months. This was particularly worrying as there is no fire escape, only one staircase with a door lock that didn't work properly, and the boiler was in the bedroom!
On ringing the letting agent, I was told that the alarms weren't the landlord's responsibility and I could buy one from Wickes for £6. It is definitely the landlord's responsibility, and these should have been checked and replaced on the inspection before check-in. I had to quote "Landlord's Responsibilities" to the property management team.
After much debate and quoting the legal responsibilities to the lettings team, a member of the team installed new alarms with blue tack, which did not hold and the alarms fell off the ceilings. It is advisable, when alarms have had a sharp knock, to replace them, but Frank Innes would not replace them.
After a few weeks of complaining about the front door lock, the agent at Frank Innes insisted that I cover the cost of the call out for the contractor, otherwise they wouldn't send anyone out to look at it. I agreed, as I knew that the lock was definitely faulty. When the contractor took the lock out, he said someone had taken the lock apart and put it together incorrectly and it would never work properly! Considering this was the only fire escape, it was extremely worrying that my daughter would not have been able to get out if there was a fire or if the boiler was faulty and emitting carbon monoxide. I was told that the door lock was not the landlord's responsibility and again I had to quote "Landlord Responsibilities" to the property management team.
My daughter complained about mould in the bathroom and was told to clean it off herself. This should have been dealt with before check-in as it was not her responsibility.
No-one at Frank Innes knew where the water meter was, so it was impossible to take meter readings. The water company overcharged my daughter quite considerably for water used, and we finally managed to find out from the water company where the water meter was, in order to sort out the overcharge (it is in the pavement outside the property, next to one for another property so was not immediately obvious).
After my daughter had moved out and prior to check out being done, we were informed that a contractor had been let into the property, who could have caused damage to the property that my daughter may have been charged for. She was also not invited to be present at the check out inventory.
We were told different stories by different people, and one of these instances was that the landlord was difficult to contact. It later turned out that he actually works for the company!
It seems that the letting agent and landlord would not care if my daughter had been burnt alive or poisoned with carbon monoxide whilst she slept!

Absolutely awful experience with Alice (Senior Branch Manager), rude and no customer service skills, same as Amelia. Company also has no idea how to investigate a complaint, don't waste your time with these agents, shocking!
The customer service must be passed down from Nick Miller, Regional Director, rude and not wanting to assist with any concerns or complaints with the Burton Branch, shocking and disgusting experience ????

Aston has helped me with all the process in renting my new apartment.
The only problem that I had was poor communication during the viewing process (It was not clear that the previous tenant was waiting in the apartment to give as a little tour of the place hence we waited bit longer outside the apartment)

So here we go…turn away if you are thinking of renting through Frank Innes. All started off ok with an enthusiastic young member of staff obviously interested in commission . My life changed overnight and I needed to secure a rental property asap, I already own my own property. I viewed the apartment and was told I needed to pay £180 deposit that would take it off the market, the £180 would come off the first months rent. Perfect! I booked a second viewing to show my children around and signed the application form in the property and was told he would fill out the rest back at the office. I was then emailed to say they had lost the application form and I needed to go into the office to sign again. I didn’t fortunately! .Fast forward and the property never went through so I called said staff member to ask about my deposit being returned. I was told it was non refundable? So I asked for the manager. I was called back by the manageress Friday 14th June to say the were going to honour the refund this one time, I had paid it on 7th June. I was told it would be authorised that day and would be back in my account in 5 working days (although it left my account the instant I paid on my debit card) To date Friday 21st June not thing has been returned. Ive chased Aston twice not and promised a call back with update but as you can guess no response back! Awful service awful business unless you are buying I suppose then I’m sure the service would be second to none ???????????

Really presentable, punctual and on time, follow up was good but we decided they were not the estate agent for us for the reasons below.
- when asked on the phone they won’t tell you how much it is for a normal sale , on viewing it’s actually £2000 + VAT as a minimum for all houses even the low end for a traditional sale.
- they’re very pushy for auction sale, you can tell them on the phone and in person you’re only interested in traditional but they will push you towards auction regardless of your views
- because of the pushing towards auction I found that compared to other estate agents they will under value your home and hope it to push’s you towards a quick sale via their auction path
Advice - listen to your customers don’t push them towards something they’re not interested in and don’t charge £2000 + vat for a £100k house when others charge max 1%, be up front about the charges on the phone, apart from that your comms were spot on, very friendly and if I was going to go via auction I would have chosen you!

Absolute joke during 7 years of tenancy communication has always been poor when contacting landlord about things need doing to find months later the landlord wasn't even told about it but if it favours them contact is made straight away been told a couple of weeks ago landlord is selling up and told we are top priority for anything that comes up not heard anything since no help or sensible advise at all. The way they have been acting is that of they don't care if me my wife and 2 kids could end up on the streets if we don't find somewhere in time

Last year I on behalf of my aged father let his bungalow via Frank Innes Burton upon Trent, dealing mostly with Mr Simon Parkes. The tenant moved in on 20 March 2020 which coincidentally was the very first day of the first lockdown. Unfortunately my father passed away the following May and by April this year we had to put the property on the market. Initially the Burton office staff were furloughed which created problems communicating, but once the Burton office reopened a couple of months later the support I received was again excellent. Throughout the last turbulent year the service from the Frank Innes staff has been first class and having used a number of agencies in the past, I would strongly recommend Frank Innes for anyone wanting to lease property.

Don't trust this agents, real thieves they are. Talk very nice while taking advance deposit money and when it comes to returning the money they make millions of damage excuses which you have made in the property which isn't the truth. Their inventory agent needs to be jailed who writes all the lies in the inventory report. I would never recommend these guys. Its been two months now and i haven't received my deposit back.

Absolutely disgusted, I called on Tuesday to arrange to view a property and was given an appointment of 12.15 today (Friday) drove all the way over from Coventry and arrived at the property 5 minutes before the appointment time. Knocked on the door of the house and it was answered by the current tenant who informed me the block viewings had taken place yesterday afternoon and that it had gone. FI never bothered to turn up or even notify me to save me a wasted journey. I am absolutely furious, when I phoned they said I weren't even in the diary.... well Frank Innes you need to listen to your calls as I have proof of the call. You will receive a bill for my wasted fuel.

Nobody called me to say "hey everything is ok, here is your deposit" or " we are taking this much of your deposit because of.." whatever reason.
I email them and nothing came back to me, I called them and someone said that they didn't let that house, "the last time we let that house was two years ago" of course you did to me.
A joke that costed me 500 hundreds pounds, never again with this agency.

Wow...after years of dealing with several unprofessional agents, I finally stumbled across this team, they handled my rental portfolio of properties in a professional manner (especially Lucy), balancing the need to keep me informed throughout the process whilst ensuring the they removed the day to day stress of liaising with tenants. Luke was fantastic start to finish. The most prepared local estate agent in terms of understanding the local market and helping to set the price for the house. He was always available to talk through any concerns and provided regular feedback on viewings. Could not rate him or the branch highly enough, the whole team were eager to help if I needed to talk to someone!
