I have been a client of Padarn Property for ten years as a landlord. Their management of my property has been faultless. They have selected and vetted tenants, dealt with all aspects of maintenance and kept a close eye on the property. They have suggested improvements for me to make to ensure that tenants get a fair deal and that the property meets the increasing number of requirements for letting.
When we decided to sell the property they also dealt with that as an estate agent. Again they were meticulous in keeping me informed of progress, reporting back after every possible buyer visit and chasing perspective buyers when necessary. They liaised closely with my solicitor to ensure a smooth and relatively swift, trouble free, sale.
I cannot recommend Padarn Property highly enough. In addition all the staff were lovely to deal with, always very friendly and nothing was ever too much trouble. A genuine five star company. Thank you.

Terrible experience with this business.
They were selling a neighbouring property and didn't even ask the seller what was included with what they were selling.
We literally heard the estate agent saying that they weren't sure if this piece of land was included with the house. When they were told otherwise they because very defensive. Neighbours heard them after being told telling other viewers that they had heard the land was not being included but that we could be wrong.
Why would we lie, it's obvious someone wasn't doing their jobs right. If an estate agent can't even do the basic part of their job by checking things like this with the seller then what else have the done wrong.

I do not recommend padarn property and if I could, I would give them no stars.
Padarn property was well aware there was a blockages in the flat causing it to leak in our kitchen and flood when we plumbed our washing machine in. We was left months on end with no oven that worked and they was fully aware. Still to date no new oven was replaced. No hot water that worked properly making it very hard to wash baby bottles. The storage heaters needed replacing and as did the oven. Padarn was aware for months and still no action was taken, so this left us in the cold months with a baby to have no proper heating and leaving us with no choice but to buy a gas fire.
We had thick, black mold above where our pram was kept. And in the flat where my daughters toys was kept. Still no action was taken and the advice by lynne was just wipe it down. I struggled bathing my daughter in our bathroom as downstairs was smoking weed and it would come into our flat. Health visitors came to visit and noticed the smell and put a letter in. Yet nothing changed. But because of a few crumbs they are charging us £140 cleaning fees. It’s absolutely ridiculous and I’d be very careful.
They stated our payment period is the 12th on our tenancy. We paid our first months rent before before the 8th. And agreed after the first month we’d be able to pay from the 15th now they are charging us two weeks rent. We’ve lost £333 on this basis. But this won’t be the end because I will now seek legal advice with all this distress and non working appliances we had to face. For my daughter to be exposed to mold, and there excuse was wipe it down. It just keeps coming back and wasn’t safe. Or we couldn’t cook properly or stay warm properly. Yet no compensation was paid is ridiculous.

Padarn was recommended to me by a friend who had used them and was super impressed and I have to say, I am too! Padarn dealt with the sale of my late mothers house and they were so kind, friendly, understanding and so helpful when it came to chasing solicitors etc. They even gave me a framed photo of the house as they knew how much it meant to me. These guys go above and beyond, definitely recommending them to everyone I know!

I must confess that the our initial moving experience as uni students was not particularly smooth due to the condition we found the flat in when left by the previous tenants, but I could not commend Lynne highly enough for her excellent communication and support with resolving any issues we encountered this last month. It made the transition into a new home a lot easier and I feel far more settled knowing that there are reasonable and helpful members of Padarn who will be quick to address any further concerns.
Update: I’ve just finished my tenancy with Padarn and my whole experience with the agency has been positive. Any issues have been dealt with within days and communication with the team has always been easy. I’m very grateful to have been able to live so comfortably and assured. Thanks a bunch!

Students Beware
We are 6 students who rented a property from Padarn for the 23/24 semesters. Padarn seemed extremely professional in the viewing and deposit placing period of our tenancy. In our viewing we were told that changes would be made to the house in terms of issues being fixed such as broken windows, a door and just general fixings around the house as it wasn’t in the greatest of states when we viewed it. We were also told that the private parking was allocated two spaces for our house and one for next door (as they were a smaller property). Upon arriving at the house after summer none of this had been fixed and the most that had been done to the house was a slight clean, the private parking was on a first come first serve basis and when we inquired we were told “it has always been first come first serve” and “I’m sorry for the miscommunication - I believe parking shouldn’t be much of an issue on the street”. We had no proof of what was said in the viewing as it was said in person so all we got back from Padarn were unprofessional messages about how none of the things were ever said to us. Moving onto the issues with broken windows and a broken front door lock as well as many other issues which we were told would be fixed on the initial viewing all the way back in December of 2022. The main stained glass windows in the hallway and stairway had been smashed in, with multiple holes and cracks all being held together by tape, as well as the same issue on the front doors stained glass window, this obviously created a massive draft when we moved in coming into the winter period, this made some areas of the house freezing cold and was obviously our first complaint when we moved in. We went in store and went through the motions of getting this fixed which is when we were told that a specialist would need to come down from Swansea due to them being stained glass windows, I suggested that all the window needed was a Perspex cover for the time being so that the draft would stop and was told the specialist would be down over Christmas whilst we were all back at home. Fast forward after Christmas break it wasn’t done, when it eventually did get done they simply covered the windows in Perspex as originally proposed months prior. We went without a working boiler for a week in which Padarn had the cheek to say ‘we’re not forcing you to stay there’. The outside area out the back where bins were kept, had a collapsed drain in which rats would come up was only taken seriously when action was threatened. We had so many issues with our property in which we didn’t find padarn helpful or professional in the slightest. The person who dealt with our complaints would send winky face emojis along with almost passive aggressive comments about ‘looking after it’ as it’s an old place. Other issues included, toilets leaking, shower leaking through to bedroom, front door not locking, carpets sliding under our feet on stairs and in living areas, furniture being disgusting and broken, and no hot water for prolonged periods of time. As a collective the six of us were paying £1,980 a month to this company for rent alone, the way we were treated does not reflect this price at all. I would urge anyone who uses this company especially students to get everything they say to you written down on email and to take pictures and videos of everything. As students we were not treated as these other reviews state.

Been living in one of their properties for over a decade. I don't speak to them that often, mostly because I've had so few issues, but on the occasions I do, I've always found the Padarn crew lovely to deal with.
Had a water leak in the bathroom a few weeks ago. I rang the emergency contact number at around 7:15am. Lynne rang me back immediately. Plumber arrived within 30 minutes, and an hour later everything was fixed and back up and running.

I am very happy to recommend Padarn Property, both as a letting agent that I used to let my former house for 13 years during which I time I never even needed to visit. It had no voids of more than a few days, and all repair and maintenance issues were managed with minimal involvement from myself often by Padarn's own maintenance man at very reasonable cost.

We rented from Padarn property. Before signing the agreement I asked is there any issues with noise to which they replied no. From the moment we moved in we have nothing but problems with noise and they just didn't deal with the issue. 5 months into our agreement the person above us (the one making the noise) flooded our flat. Padarn didn't want to find us alternative accommodation and we were left with no other option but up move in with my mother. They forced us to pay the final month rent and bills even though we couldn't live there due to the damp and damage. We made the decision to move out after 3 days without anything being fixed, a wet bed, water through the electric. When we moved in the radiator was hanging off the wall, the kitchen window wouldn't close. Terrible service keep well away. It cost us over £1000 in lost property and about the same in rent, council tax and bills we had to pay even when not living there as they wouldn't let us leave even though the flat was unlivable.

Horrible agency! I was in a shared contract with 6 people they only charged deposit 5. In addition after the contract finished they charged us over £400 in cleaning fees even though the house was clean. Plus because they forgot to charge one of the tenants they deducted his chare from our deposit. After confronting the agency they said it wasn't their fault and that I had to pay even though it said on the contract that all 6 tenants had paid the deposit.
Very rude, not helpful and not very transparent.

I've rented in Aberystwyth via Padarn for years, seeing both Beth and Sheila as delightful and helpful management. Sheila shows what it means to work hard and deliver fabulous customer care whilst doing so. I'd highly recommend turning to Padarn if you're a student, new to the area or a local. You feel looked after by Padarn, I know the office is just a call or text away for anything at any time (within reason). An example of how fabulous Padarn are is how I contacted them yesterday about something I could have dealt with given the right direction and Sheila had some lovely workers come round and sort it for me, with good notice and even better service. Give Padarn a try, you wont regret it ????????

What a sham do ot trust this letting agent, they let tenants down after they handed in there notice with last landlord .leaving tenants homeless after booking removals people and packing all of house very unprofessional and uncapable of working in a letting agent .lacking communication with everyone.

The agency is great at cooperating with students and priceworthy in my experience. The employees are friendly and understanding. I have now lived at a house handled by this agency for 2 years and one semester and currently in the action of moving back to Sweden. They allowed my stay during the quarintine when I was unable to move and needed a place to stay. The services such as repairs and such are slow, but the employees are understanding, caring and empathatic towards customers. Therefore, is the Pandarn Letting Agency a strong recomendation from me.

Had a fantastic experience renting with Padarn in Aberystwyth. Managed to find a great room on short notice and was one of the nicest places I have rented. Never had any problems and Sheila was always fab at responding and filling in details regarding moving in/out, dates, payment etc.
Fully recomend Padarn for both student rentals and anything either side of the Uni life. Have recommended to friends and family during my tenancy and will stay in touch moving forward.

I'll be honest here. I've been a student and I've been a "professional adult" in Aber. While living in Aber in what now approaches 6 years, I have never had a letting agency respond to my issues faster that Padarn.
As I consider myself a quite tidy and responsible person, Padarn has the perfect approach to letting residences. They hold a more hands-off approach where they trust the residents to look after the tenaces they hold.
The contrary to this is when I have personally raised an issue with the accomodation there had been a professional at the location to resolve the issue before the end of that day (including bank holidays!).
Padarn Letting is one of the few accomodation agencies that I recommend on Aberystwyth. The only issue that I may have it's their small staffing situation.

After looking for properties for some time with no luck, I was so pleased to find this agency. They really couldn’t do enough for me. Took me out for a viewing at a time that suited me which was out of office hours, they made the process of being able to rent my first home seamless and explained everything every step of the way. Would not recoomend, or take caution if plannimg to live here.
Had an awful experience with this letting agency, I have had no heating in my room since September, no heating around the house for sevel days. We had been advices not to use the boiler and was promised a new one more than two weeks ago. We are paying bills for this, and including the washing machine that we having been able to use for over a week. We have had a lot of problems with the house in which they haven't made any actions to take this seriously. They are happy to breach their contract when they please, for example not giving you the 24 hours notice for a house viewing, and that's just one out of 20.

AVOID OR PROCEED WITH CAUTION
Couldn't have had a worst experience with this letting agency, deeply disappointed with the service we have had. The company breached the contract made, on several occasions. One particular example being the lack of sufficient heating within the property for a number of weeks along with a boiler that was ill advised to be used. I would highly recommend using a different letting agency unless you want to risk having the same experience myself and my housemates received this year.

I have been with another two Agency's in town and I have found Padarn Letting to be the best by far especially in the last month where we have had problems with the house but they have sorted it quickly and efficiently causing no hassle to me or my housemates.
