Reply to Pennington: Incorrect. This absolutely was your tenancy and it’s shocking but not unsurprising that you haven’t bothered to check your records properly. I rented a property in Trimley (Dawson Drive) via your agency — I also hold written correspondence from East Suffolk Council’s private housing team and documentation relating to formal action taken. So your public implication that this “wasn’t you” and that no authorities were involved is false.
If you continue posting denials and lies I will publish redacted evidence (agreement + correspondence) so others can see exactly what you’re doing here.
Second update: we moved in august 2022 and still don’t have a working bathroom, shower or anywhere to bathe - so we’ve had to involve a housing officer from east Suffolk council private housing team, a solicitor to claim compensation and advocate for our reasonable reduction of rent AND the ombudsman service, plus others.. They are all now involved due to Penningtons neglecting all of their responsibilities, basically destroying our lives and our will to live- not to mention treating us terribly.. they’ve destroyed our health, our hygiene, put our careers and jobs at risk, basically they have wrecked our entire lives, and not only do they not care even remotely care, instead they choose to make no effort to fix their endless mistakes or even apologise… more updates to come!
We are also still waiting for them to fix the front door, the garage door, the front gate, the summer house, the radiators, the broken electrical sockets, the leak in the toilet.. the list goes on. DO NOT USE THIS COMPANY OR RECOMMEND THEM TO ANYONE.
1st Update: been over 4 months now and still no response or action from anyone on the property maintenance department. They even moved up the 6 month property inspection to 2 months, they claimed this was to sort the problems but they’ve not done anything since or even contacted us, so I suspect it was actually a sneaky move to try and get us evicted over something small and petty. Didn’t work though! End of update.
Initially helpful and friendly when moving in, but since then it’s been a very different story. Getting anything fixed or speaking with the property management department has been a total nightmare. Been over 2 months since we reported the problems and still we have had gas leaks, leaking roofs, broken toilets, no working bathroom or usable shower for months, doors that won’t close, radiators still broken, we had maggot and mould infestations in several places, neighbours letting themselves on to the property day and night, rude and patronising contractors, not to mention incompetent - they have broken more than they fixed.. And nearly every email, phone call and voicemail message to property management gets completely ignored. Really unhappy with the recent service, wouldn’t recommend. Tried to raise the issues with the director as per another staff members suggestion but the director refused to speak with us, meet with us, or even acknowledge the shockingly poor service we’ve had to deal with, even though it’s had a serious affect on our physical and mental health. Feels utterly hopeless now.. I cannot in good conscience recommend these estate agents to anyone suffering chronic illness, long term sickness or physical and mental disabilities. I have felt very ill, exhausted and my health conditions immensely exasperated since dealing with Penningtons.

Tried hard to arrange a viewing on a rental property. Wouldn’t answer the phone. Directed me to their online portal to which eventually allowed me to arrange a viewing. Then they didn’t confirm the viewing nor turn up. I should add they also did not ever respond to voicemails when originally trying to arrange viewing some of their rental properties.

I can honestly see why Pennington have a 3.7 star rating, in fact even that is too high! An office full of people and yet no person ever answers the phone. Trying to get people to rent a property without even viewing and then dealing with a bot on line. Ridiculous system. Not for us thanks! Poor communication all round.

Very poor experience of Penningtons. When exploring renting a flat and enquiring about all the available options the tone of Robert, the agent was absolutely unacceptable for any “professional”. Their manner was sufficient to put me off of signing up to a flat with them, especially after seeing lots of polar reviews (either 1 star or 5stars).

Disappointing Experience with Poor Communication and Unfair Charges
I had a very disappointing experience with Penningtons as managing agents for the last year or so of a tenancy that lasted 5.5 years. Initially this was okay although communication was a bit hit and miss. Despite my efforts to maintain the property to a high standard—including professional cleaning, regular carpet cleaning, and paying for full redecoration at the start of the tenancy due to its poor initial condition—these efforts were not acknowledged.
Communication was consistently poor throughout. Maintenance requests were routinely ignored or inadequately addressed, and important follow-ups during inspections were either not passed to the landlord or miscommunicated entirely. Emails often went unanswered, and attempts to resolve concerns were met with silence.
At check-out following a 'no fault' eviction notice due to landlord apparently wishing to sell, I faced several unfair charges. For example, I was charged for the removal of a dishwasher that remained in the property and was even advertised as an included appliance when it was listed for re-rent with Belvoir. I also offered to return to the property to resolve any cleaning issues but this was due to being informed by Penningtons and the Landlord that the property was going to be fully redecorated and marketed for sale. This request was ignored. Items like wear and tear from normal use were marked for a charge, despite the long duration of tenancy.
Reason for the 1 star is that overall, I found the experience unprofessional and poorly managed. Tenants deserve clear communication, fair treatment, and recognition of their efforts to care for a property and not left feeling that they are not worthy of respect. Penningtons especially towards the latter part of the tenancy failed on all aspects of this.

my partner and I tried to rent through penningtons, we were receiving 10’s of emails and phone calls from property’s which work with them stating we received the property and to set up bills ect, later on penningtons’s told us we hadn’t got the property due to my partner not having been self employed for 2 + years but we were informed that this would in fact not been a issue before we paid the holding fee, penningtons tried to trick us out of the holding fee by trying to get us to withdraw when in fact as they rejected us we were fully entitled to the holding fee (we had email proof of this which we got before paying the holding fee). not impressed at all

We are currently renting with Penningtons, and are leaving a review in the hope that they will actually contact us, as we have been ignored by them, Jemma and Clare, for months.
Our experience with Penningtons has been nothing short of a nightmare. Since moving into our property in June 2023, we have faced numerous serious issues, including severe mould, lack of hot water, a non operational oven, and electrical faults, among many others.
Despite reporting these problems numerous times, Penningtons has failed to address them.
As you can see from attached photos, the mould problem is extremely severe. My fiancé has asthma and a severe mould allergy, which Penningtons are aware of and still have done nothing to rectify this.
We have a hole in our bedroom ceiling which leaks everytime it rains, again Penningtons are aware of this and still have done nothing to rectify. We also have a broken gate, and Clare made us aware of our unstable front door during a visit in December 2023 (the only time an agent has visited our home regarding issues) which could easily be kicked in. We feel unsafe in our own home.
Promises of resolution were made, yet here we are in July 2024 with no progress or communication. The lack of care, communication and continuous false promises is unacceptable. We are deeply disappointed with Penningtons and are currently taking this matter to local authorities for further action.
We strongly advise against renting from Penningtons. Their lack of professionalism, disregard and disrespect for their tenant well being is appalling.

If you are considering renting with Pennington Properties, I suggest you think twice.
If you are renting with Pennington Properties now and your landlords decide to sell, I suggest you be aware and alert of how they go about moving tenants out of their rental properties.
When the house we were living in was confirmed to go up for sale, we were devastated. Mainly because this was the second time in 11 months this had happened to us. At least, we knew the drill this time around!
I asked the managing director Robert Ulph, via email, NOT to take photos of our belongings when he asked to come and take ‘an assessment’ of the house before we moved out. Not only did Robert go against this clear request, but he waited until I left the house to take the photos, I asked him not to. Fast forward 1 month later, I found our home on display on Rightmove. The listing went up on May 19, we had not stopped our tenancy until May 22- when I emailed to ask why he did this + asked for the photos to be taken down, I was met with zero reply, totally ignored.
The photos had our personal belongings in them, there were photos of my children’s faces, photos of our last name in a frame, clear as day and overall a total violation of our property and privacy.
It was not until I had taken additional time to seek legal advice, who confirmed the marketing photos for the property were taken when we were in occupation of the property and not permitted to be there, that I emailed back to threaten legal action - were the photos taken down - within 20 minutes of the email being sent!
Going further beyond this, Robert Ulph never replied to my emails, and to this day has completely ignored any correspondence with me.
The agent that replied to confirm the photos were taken down, also did not provide any sympathy or explanation for their wrong doing, but instead quoted "this however is normal procedure to take up to date pictures to give a good representation of a property – however I will apologise if this caused distress to you and your family – this was never our intention.”
It is flat-out disgusting to see that;
A) I asked for my personal belongings to be excluded from sales photos, in advance of us moving out, in writing and still this was ignored and done while my back was turned.
B) 1-month of our personal belongings helped the sale of the house
C) photos of my children were in the photos and not even blurred out
D) the managing director of the company, the person who is meant to be leading by example, did not even have the curiosity to reply to any emails following the hardship endured
E) Legal action was the only way to have the photos removed - a threat basically, what was to happen if I had not had the means to seek legal advice? Is Pennington strong-arming more tenants, for their benefit?
F) Even after the matter, not once could they explain or apologise for the emotional damage done, but provide a passive-aggressive reply that this is standard and they are not sorry but sorry for my 'feelings'.
G) It is a simple fact that personal space is to be asked for, not taken. Not once did anyone ask me to take a photo to list on Rightmove or use my belongings as a sales pitch.
To complete, it took over 1.5 month to receive our deposit back and even within that time frame, I had to again threaten a complaint to the TDS in order to move the process along. It took the agent 1 week to reply to one email, asking for further detail.
All-in-all, I’d say that working with Pennington Properties, as a tenant has been one of the worst decisions I’ve ever made and will be sure to learn from this experience, as I hope it will help you to learn too.
Do not trust Pennington’s, as a tenant, I felt used, taken advantage of and not treated with respect from the managing director - which is flat out wrong.

Amazing agents when you start renting from them and leave you alone when renting. Had an amazing lady come out to my last inspection also who fought my corner against a ridiculous landlady who didn't like the fact that the grass was dead from the kids pool. Not great at dealing with issues such as a Gardner who just let himself in whenever or legal issues like not having the correct safety glass in the front door or back windows. Reason for the 1 star though is fully down to their check out team. Two months and still waiting on my deposit. Good luck trying to speak to anyone or anyone without an attitude problem when they owe you money. What a shame, as it really let the rest of your team down.

Oh dear, Pennington’s used to be a good agent. We bought a flat for rent from them a few years ago and they were great. Something has happened. Now, they are very poor. Complete lack of communication, complete ineptitude and a couldn’t care less attitude to their customers. Please beware if you choose to use them. They will play a game to keep you on the hook, pretending to have potential tenants when they hadn’t and consequently wasting everyone’s time. use at your peril.

Beware of the fake positive reviews. They are not true, and likely created by Penningtons themselves. This is not a good company and they treat their tenants like dirt. Scamming customers with fake cleaning charges whilst providing inadequate accommodation, that is filthy and in disrepair. Avoid at all costs!! Unless you enjoy being put through hell and robbed of your hard earned money. They are outright liar’s who will con you anyway they can.

Phil Peartree in lettings is a consummate professional as well as a thoroughly nice guy. He always seeks to make both landlord and tenant happy. I was helping a friend of mine to move. This was forced on her due to her current rental being sold. Phil moved heaven and earth to ensure that my friend was moved by the proposed eviction date. He even did some work while he was on holiday abroad to ensure the success of the deal. My friend and I are truly grateful. I also had some dealings with Phil's colleagues who were also charming and professional. If I could I would give 6 stars. Full marks Pennington - Simply The Best.

That's probably one of the best agencies. After couple of months in this country when none of the others wouldn't gave me "credit" managed to find this one and was very simple. Forms done online and emailed after viewings and decided for a property to rent and they don't try to make things looking better. In 5 years we had couple of minor issues as living in a flat but everything was solved very quick and I'm very happy for the moment. Had a baby and had a thought we might need a bigger space as living in one bedroom flat but after so many complaints heard about others won't gave the "gold" away. I have and i will still recommend them even if they've moved to Woodbridge and not in Ipswich anymore

Rented with Pennington in 2021/22. I've been renting for a number of years and as far as lettings agents go, Pennington is one of the decent ones. Nice team, polite, responsive to maintenance issues, good communication, inspections are carried out quickly and non-intrusively, with respect to the tenants. Renting is a touch and go business for private tenants, but Pennington are good apples and actually do treat their tenants with dignity. I've rented in three different cities as well as Ipswich so I've seen the full spectrum more or less but Pennington are one of the best lettings agents I've been with. Shame I couldn't transplant them to Nottingham!

I have had a 5 Star service so far with Penningtons. I had quite a few queries when I first started out, which were answered promptly, even on a Sunday by Phil Peartree and upon taking the keys, any further questions I had were also attended to. I was given a nice welcome gift box upon moving in and I would highly recommend Penningtons for their attention to detail.

Pennington has the best team to help us. After we viewed the house, they quickly referred us to the landlord and started the renting process. On their side, referencing, contract and payment procedures went relatively painless. They helped me contacting the landlord when negotiating the rent. Especially Paula and Robert helped me a lot. Definetely recommended!

11 years now I've been a tenant under Penningtons and they've always been brilliant with me. Allyson in particular is amazing, understanding, caring and as I suffer from anxiety she has made me feel at ease and shown she truly listens and cares for her clients. A credit to Penningtons and sums up the company. Being a tenant in these times is scary and uncertain, but I trust Penningtons, Allyson and my Landlord and I love my home. I'll recommend them to anyone looking to rent.

Do not use these estate agents! Avoid them and do not recommend to anyone. We moved in to our place in august 2022 and still do not have a working bathroom or anywhere to shower. Its been 5 months now, we have complained so many times and are constantly ignored. They have neglected all of their responsibility and made our lives a living hell we cannot escape from. Worst estate agents in the world! Only after your money and do not care at all about customers whose lives they have ruined.

Poor experience. 3 months to get someone out to fix the toilet and even then it didn't work properly so we didn't have a properly working toilet the whole tenancy. Forced into a payment plan to pay back £350.00 we couldn't pay due to loss of wages when we were recovering from serious illness (I was literally dying in ICU) bearing in mind we had just paid £2,000.00 odd to move in a month ago. Kicked out after 10 months of tenancy but did not care to call and tell us, instead we received a random letter on a weekend when we couldn't speak to them about it. Could not provide simple things like a general reference to help us when we explained that we were struggling to find somewhere to move to and they knew our personal situation (vulnerability). Tried to take nearly all of our deposit, proposed to leave us £100.00 of £900.00 originally for trivial things until we disputed it and ended up getting circa £400.00 back which took over a month despite saying we are in financial hardhsip due to being forced to pay up front costs to move by them, we suspect landlord wanted to use it to do up the house for the next poor people as it was up for rent again within a week of us moving out (Glad laws change soon and they will no longer get away with that). They basically care more about the Landlord than the tenant and their customer care needs a lot of work.

AVOID IF YOU CAN. Every time I interacted with them over the last 7 years, it's always been a problem. I've been waiting for exactly 6 months now, just to get my tenancy agreement updated. It's an email chain that literally goes back 6 months and I don't get a response from anyone for weeks. Disaster customer experience.

I was looking for a house rental and my aut recommended pennington lettings cause according to her they have a lot of good properties for rent and her first rental house is from pennington as well. Their sales agent alex is very accommodating and polite during our property viewing. He guided us throughout our application and always kept us updated.
