We cannot recommend Perry Bishop highly enough. Several years ago, they helped us buy a home in Cirencester and the experience was so positive, we didn’t hesitate when we had a property to rent out. There wasn’t a moment where we didn’t feel informed and supported throughout the process by Cathy Sinnott. She guided us through what we needed to do, and once everything was ready, had someone ready and waiting to move in. I have been completely satisfied with the attention Perry Bishop sales staff have given to the sale of our house. We were informed of the progress of the visits and once an offer was made the staff accompanied the client when they had additional visits to the property.
Perhaps the most important asset was the assignment of a "sales progressor" who kept us informed of the details of the sales process. Having her available to answer questions and liaise with the buyer meant that we were saved additional costs by not having to liaise with our solicitor.
All in all a very satisfactory experience.

Selling a house is not fun for anyone! Perry Bishop, for the most part, were incredibly helpful and conscientious in dealing with my property sale. It was not easy with tenants in the property and an ever-changing world with the flux in interest rates and the UK government invoking constant changes to policy. The sales team led fantastically by Lynne were brilliant at keeping me up to date with viewings etc, providing feedback and also providing valuable advice as needed. Once sold STC, delays were frustrating and Perry Bishop were a little slow off the mark to keep things moving and keep me updated, however, I simply can not fault them when, at the seventh hour, my solicitors did not comply with the agreed exchange dates and Jade and her team worked tirelessly to keep the process on track.
I would highly recommend Perry Bishop in Cirencester.

When moving to the UK from the US, there are a lot of difficult tasks to navigate in order to settle in. One of the largest of those tasks is finding a house. Thanks to the benevolent, selfless and genuine help and work from Cathy Sinnott at Perry Bishop, we’ve been able to find not only a house, but a true and perfect home.
Through multiple viewings, emails, and phone calls, Cathy and Perry Bishop have worked nonstop to answer our questions, find us multiple options and get us in the right position to make an offer on the letting we fell in love with.
Without Cathy and Perry Bishop, I can confidently say that we would not have yet found a house. Her welcoming and personable energy made us feel accepted and welcomed right away. Her answers always provided clarity and help as we needed it and we never felt like a burden despite our housing needs and “new to the UK” questions.

This lot used to be Cirencester Sales and Lettings. It must be said that a more professional, communicative and helpful team you will struggle to find in the sometimes murky world of letting agents. Bev and Emily are super-helpful and made negotiating, onboarding and contract exit at the end of the term very easy indeed.
The company is big enough to have appropriate and effective management procedures in place whilst still retaining a personal touch.

We rent a property off of Perry Bishop in Stroud. I reported a couple of faults with our toilet and shower via their fixflo online fault reporting system. A lady called Pippa called me within the hour from their Cirencester office to get more information on the problems. I then received a call from a plumber asking for some photos of the faults. This was Wednesday 24/07. The following day two guys from Mark Pollard plumbing and heating turned up and fitted a new cistern to the toilet and a new shower head riser. Thank you so much Pippa fantastic service very polite and helpful and all fixed within 24hrs. Fantastic customer service of the highest level. :)

Rental issues
The lettings team in Cirencester have been very disappointing and at times frustrating to deal with. Repairs to our rental property have been neglected for months on end. The quality of repairs by their workmen is of low a standard and will ultimately cause more damage to the property we pay a premium to live in. The rental team are very defensive and reluctant to take feed back. They have literally driven me to tears on a number of occasions
Perry Bishops office is based two minutes from the property and their staff could see the damage for themselves or ask their workmen do so. Nobody from PB have ever taken the time or effort do so. We have plenty of email to evidence us sending both photos and emails to the staff at Perry Bishop. The property inspector also provided photos of the faulty floor we have to live we and confirmed this by text. We have only ever contacted the landlord out of desperation and embarrassment for example having guests to stay and a broken guest toilet for 5 months.
Pippa and Cathy are unpleasant to deal with and often manipulate the truth. I have uploaded photos of a property that costs nearly £2500 a month to rent that they is acceptable.

I recently had my property listed with Perry Bishop and have mixed feelings about the experience. On the positive side, the photography and floorplan were excellent, and the house was put on the market very quickly after the photos were taken.
However, the overall process was disappointing. There seemed to be a lack of genuine interest in selling the property, with the entire approach feeling very clinical and impersonal. Communication was particularly poor, with infrequent updates and only informing one party when a viewing was booked, which led to confusion and inconvenience.
Additionally, I felt the advice given on the selling price was not well-judged, impacting the interest and offers on the property. The estate agents were also frequently late to viewings, and feedback from viewers indicated that the agents lacked knowledge about the property. For instance, one viewer complained about the walk from their car to the property, clearly not being shown the convenient back gate entrance.
Overall, while the initial presentation of the property was good, the lack of proactive effort, poor communication, and subpar advice left much to be desired.

Overall, I had a good experience with the team at Perry Bishop, I mainly interacted with Pippa and Cathy.
They kept me regularly updated, were enthusiastic and in the end helped me secure a lovely rental property in Bibury.
Thank God I hadn’t yet started my job though because the referencing stage became a full time job in itself.
For the best part of the 2 weeks, I spent exasperating hours going back and forth between my estate agents, future employer and guarantor - continually told to 'chase' for information without any visibility on what they'd been asked for or already submitted. The stress of it eclipsed the enjoyment of getting a new job.
Perry Bishop use an external referencing system called ‘Goodlord’ which ironically prides itself on being ‘hassle-free’.
It was the first time both I and Cathy at Perry Bishop had used the software - we both worked around the clock to get the process done.
This required daily calls - from both our ends - to the Goodlord customer care team: manually reopening portals for extra information to be submitted, and often having to go via chatbots (and inputting every detail of the case before getting through to a real human). The software appears user-friendly on the surface, but doesn’t allow for any edits to be made, or additional notes or guarantors to be added.
I really would have appreciated more support and for the process to be more straightforward. To give an example, when it came to the final piece of information (the same information I’d submitted twice my end, relayed to the chat bot and customer care), Cathy told me this was something which could be confirmed verbally.
- To save yet more back and forth, I put my employer in touch directly with Goodlord so they could liaise - thinking this could be handled in a quick phone call.
- Instead my employer couldn’t call Goodlord without a special code which required creating an account, and - exasperatingly - Goodlord couldn’t call my employer because it ‘wasn’t their policy’ to call for this type of query.
- I was told afterwards that the referencing complications weren’t my fault, but I was made to feel to blame, and was fearful that this was all a bad reflection of me in front of my new employer and landlord. It was very frustrating.
It was stressful for me and I’m sure also for my landlady for things to be cut so fine: the night before I was due to move in, my bags were packed but I still wasn’t sure my referencing had gone through, and Cathy was unable to complete the tenancy agreement until the morning I moved in.
There’s definitely more the Perry Bishop team can do to ensure they have a full grasp of the Goodlord software when advising their customers, and take a more active role in ascertaining exactly what information is required, and sourcing it directly from the referees with the contact details at their disposal - rather than putting all the responsibility on the tenant to act as an agent. I really hope the process can be made easier for future tenants.
I am grateful to Cathy and the team for their assistance with every the steps of the process, and also for an extremely thorough inventory.

As we had most of our dealings post-sale, I can't speak highly enough of Mark Thompson, the Sales Progression Guru. His patience and professionalism is absolutely first class and top drawer; he had PLENTY of scenarios which would have had a Saint in tears!
I'm not a regular house mover (last time was 30 years ago!) but when it does finally happen, Perry Bishop in Cirencester will be the only name on the list!

Welcome to your new home, unfortunately the main front door key is not included...
Couriers in tow, I went to pick up the keys for a property, only to discover that no keys to the main lock were provided, neither were they inside the house as was a suggested possibility. Perry Bishop later advised that these keys were not available.
Naturally, without a proper lock any insurance would be invalidated, which meant I had to return all valuables at further expense, then pay for a new lock to be fitted. £550 additional expensive, before I can now actually move into the property almost a week after completion. Disappointed.

This is a company that I would have no hesitation in recommending to act on a sale --and I speak as a purchaser.
What has really impressed me in purchasing a property through them is their sensibly and pragmatic approach. They clearly support and stand by their client's position(the seller in this case) yet recognise the position of the purchaser. They tactfully negotiated to a successful conclusion (6 months in this case!).We had some complex and difficult issues with the seller.
Perry Bishop recognised this .They discussed the matter with the seller and a compromise was sought and negotiated through them and agreed.
The bottom line here is that I would readily instruct Perry Bishop on any sale , confident -unlike many estate agents,that they would protect my interests and respect my instructions ; negotiating with my interest their clear priority and not simply doing whatever they could to achieve a sale at any price.
In my experience-they are a rare company in their profession that puts integrity above profit. Well done Perry Bishop.
