As a first-time buyer I found the solicitor at Ralph Sayer extremely cold, lacking in human communication or warmth, just throwing legal jargon at me, and when I asked why missives were being concluded so late or why I had not been asked for this information back in April when I first completed my online form, my questions were completely ignored and the focus was all just on making sure I had sent the fees and pushing me to send things quickly with no response to any of my questions. It just felt like interacting with a robot and made the whole thing extremely stressful and confusing, so disappointing. Even ChatGPT would probably be more personable.

We were referred to Ralph Sayer by our mortgage broker and I am very glad that it happened. They were great through the purchase of our first home and made sure everything happened on time. We got our keys before lunch time on the day of completion and couldn't have been happier. There was very little stress and the team made us feel like everything was under control. We barely had lift a finger.
Thanks to Angie, Maggie and everyone else who worked on our purchase for answering our questions, keeping us updated and for making sure nothing went wrong. We have heard a lot of horror stories about solicitors and purchasing a home, but I can confidently say that we didn't face any of those issues whatsoever.

We have recently used Ralph Sayer for the purchase of our new home and sale of our old property (both in Edinburgh) and we would definitely recommend them for both buying and selling.
Ralph Sayer are very good at explaining the buying and selling procedures at the beginning which we found useful as we had not bought or sold for a long time. Their negotiation skills to get the best price with the seller of the property we eventually bought; and also the buyer of the property we sold, are excellent. They communicated quickly with us by phone, email and post on the negotiations and also timings for viewings with interested parties.
They organise the inspection of the property we sold for the Home Report (Shepherds); the marketing brochure - photography, floor plans, property tour (Property Studios); the sales board; and the online visibility (ESPC, Rightmove, ralphsayer.com etc). The legal team is good at concluding missives and they dealt with any issues efficiently.
The various professionals we dealt with at Ralph Sayer are very efficient, polite and we always thought that they were acting in our best interests.

Do not use Ralph Sayer as your solicitors to buy your house. Firstly, they kept getting my email wrong and sending my personal information to some random email address which is a huge issue and something I asked them to rectify multiple times. We also were asked if we wanted to buy furniture from the owners, we said we did. But our solicitors didn't pass on our email so the furniture was already sold.
They are expensive, useless and you have to keep chasing them to make sure they are doing the work. They made a mistake on so many forms and tried to overcharge us by adding the first time buyer discount, instead of subtract it!. So incompetent.

I would like to say that as a first time buyer this experience was really frustrating, stressful and embarrassing at times. I was dealing with at some point 3 solicitors.
Pros.
-The Solicitors are very good at proactively finalising all the documents required for purchase of a home.
-They were able to secure a property for me - the property was on a fixed price and even tho seller wanted more, they advised me not to proceed and in the end I was able to get the property for an original price.
Cons.
-Very poor communication, you can appreciate that when you are in a waiting period even the smallest email of an update saying 'this is what is happening, this is what we have done, or we are waiting on this' is very important - unfortunately I was the one that had to follow up and I constantly felt like I am being an inconvenience.
-As a first time buyer, you have no idea what is going on and what is expected and what isn't, I didn't know that once you agree on a moving date until your solicitor sends you a list of agreements, with jargon you probably won't understand and say that this is now legally binding - it will not be legally binding. So if you have been left hanging because someone in the chain messed up and you need to keep paying for an accommodation there is nothing that will protect you at that stage. This was not clearly explained.
-When I moved in and noticed that part of the door is broken and I had 5 days to disclose any issues with the house, and they had to exceed £400, I have been told that this repair will unlikely be £400 worth - which is fair. But then I got a transfer of £20 from Ralph and you could say that 'oh that's nice' but there was no email being like 'we appreciate this inconvenience the seller willingly wanted to pay for the broken part, or we are paying that off' I just don't know what that was, just money thrown at you.
-I had different solicitors contacting me with information, at the very end I just had one solicitor that I have never spoken to sending me some list, which I didn't know what to do with, what is it for, who that person is.
-Finally when everything is completed don't expect any 'congratulation', 'thank you for choosing us', 'good luck'. Nothing just, no contact and that's it.
In summary, efficient (kind off), no communication, no empathy, no support, no personality, no not even customer service but just being a human to another human. I felt awful during the whole transaction.

If you use these guys don't expect them to pick out all the most important aspects of the agreement. I have been lumped with a huge annual insurance cost that they hadn't highlighted. It's true I could have seen it myself, but a better lawyer would have made sure I was aware of it.

Chris was very helpful and friendly from the beginning. The quote came back within hours and was clearly broken down.
Despite hold ups from the mortgage provider, Chris kept everything to the timetable that worked for us. Always very quick to respond to email and there was always someone who would pick up the phone even on the weekend.
We would recommend Sayer Burnett and we will use them again.
