Absolutely shocking service. Ringing multiple trying to get answers, so many times the phone cuts off without answering. Emailing countless times without any aknowledgment. Leaving a young female Tennant with mental health in need of resolutions for the flat & causing health deterioration due to no heating in property since when we had snow this year. WiFi being down for weeks. Draft through bedroom window. Paying rent for a service not provided. She even travelled from Dudley to the Smethwick office to seek answers, to which they still haven't resolved. Much better when landlord managed his own property. I don't know how they've won awards if this is the service they provide to the masses.

This was my worst experience ever! Very unprofessional bad mannered lying vile people! I’ve waiting so patiently for my date to move In but was mislead and lied to everytime! I was treated very poor, they took money of me very quick but delivered very nasty words and service to me, I was in tears! Im now homeless because of them! Never rely on these idiots! The ceo named balheer was nothing but nasty to me, a bully!

I would like to say this was a waste of time, I had my family and myself dealt with no professionalism’s, the team had no clue on what’s going on, would not recommend the service, very disappointed the fact that the staff members knew what was going on but still constantly argued with us if you want the work done you should go somewhere else, overall a bad service.

Look at the bad reviews that says it all when you get your family to leave you good reviews to boost you score. It funny how people leave bad reviews and the reply is we never had dealing with you instead that is all lies I would know I am a ex employee who got treated unfairly and had rasict comments made. Even after leaving tried to make my life hell. And another employee got treated the same even though they did everything by book. Well karma will come.

Bal Heer takes advantage of people who cannot speak English fluently and leaves them in financial debt. She makes changes to the contract AFTER it has been signed. Read the reviews from the employees because they know what she does.

Fantastic, efficient and very professional!
I had an issue concerning a tenant with large arrears and no communication. I contacted Regional Homes to get this matter resolved and WOW did they resolve. Within days of my enquiry, they sent me all the required information and had a senior member of their team out onsite. They ensured all legal requirements were adhered to and by their second visit JOB DONE. All issues have now been resolved and we can look forward.
This was my first experience of Regional Homes, and they are now my go to management company.

Be carefull guys scam artist in the making.
All smiles but plotting type.
The second they get your money, you are on your own. Dont expect repairs or any services.
They are sly likes snakes and if you argue with them, then they will try unlawfully evict you.
All im saying is i lost a double deposit hopefully better luck to you.

If you are interested in a property with regional homes, please read all paper work they provide you with carefully and question anything before signing. Very misleading as to whether they manage the property or not. Through out paper work it indicates them. But when it boils down to it you will probably I've to deal with the landlord. I left the property after weeks of trying to arrange a check out inspection with both landlord and regional homes to no avail. This resulted in them holding my deposit. After 6 months of sofa surfing through a pandemic I have finally been awarded the best part of my deposit back as no one did the check out inspection and there were no signed / dated pictures. Avoid this company and their landlords at all costs

Not only do they lie but they rob you too. If you're a landlord or a tenant, be prepared to be scammed because they target the vulnerable and manipulate you to give them more money. This Bal women lied about how much she is going to cut and then processed to say we agreed on it, when we DIDN'T. Then when we confronted her, she threatened us with legal action. You scammed us, we made a verbal agreement which you changed when you gave us the contract. They made my life hell, they will make yours too.

They have a fantastic maintenance team who are very skilled in what they do and are always quick and reliable in sorting out any issues. Im always recommending Regional homes to everyone. As a Landlord,after being discontented with the customer service and the lack of knowledge we received from another Estate Agent, we decided to move the management of our property across to Regional Homes. At the time, our property had Tenants who had been neglecting the property and also the terms of their contractual agreement. Neither of which were being addressed effectively by the previous managing agent. At this time, we met Bal from Regional Homes and discussed the situation and she agreed to take over the management with this plight. Then, within few days,Bal had effectively communicated with both the parties and took the steps legally to ensure that the situation was dealt with.
As a landlord, it can be very stressful if your property is not in right hands.I am extremely at ease and am very pleased with the professionalism i receive from Regional Homes. Thus far, we have found Bal and her team to be efficient, professional and well organised. It has been more than 3 years and we do not have any concern with the service Regional homes provides. Their staff is so forward-looking , they notify you well in advance for any issues. The communication from their side is inimitable. Being living in different city, it is important to us that we are able to trust our Estate agent to do the correct thing. Very good team! I rented a property using them but Landlord decided not use them to Manage the property. Ive had nothing but trouble of the Landlord due repairs,eviction etc. Regional homes Nicole & Caroline have personally went out there way to help me with issue they are not involved in illegal but still done all what they can to advise and help me. all staff Very polite and understanding if spoken to on correct way. They charge for checks but they stand are checks to ensure your be good tenant so very responsible with the way conduct there business.

When it goes wrong, your left high and dry. The owner Bal is a sharp and selfish person. When a tenant left my property in a mess she was told to make a claim to DPS, could not even type the letter they filled in a form in by hand. When I asked for proof lots of excuses until I turned up in person. The check in form is the same as check out form, no pictures nothing, what a joke. They use personal phones to take pictures of the property and do not store them. Staff turn around is high, so you never get the same person. Ex staff have told me that she makes up invoices and lies a lot so not to lose any money. If something breaks your left to fix it on your own and sort it out between the you and the tenant. They will tell you they have a maintenance man, his not great by any means, his not employed by them by is a handy man working off the books!

This company does not have a good customer service policy. Forgets to put you in the diary so you arrive at a property waiting for them to arrive then you chase them . You give them the benefit of the doubt and rebook same property have it confirmed.then they call sorry cant make then ??? Why are you taking viewings if you know you dont have the staff to make it. Very unprofessional . Dont waste your time and effort .

me and my partner are looking for somewhere more permanent to live, we came across an add in spareroom and found an ad for rooms with £400 no deposit, no admin fees, one of the agents rang me stating they don't have any properties for £400 but they do have one for £530 going on to state that they're £400 properties included rent upfront, deposit and admin fees, this was not stated in the ad we applied for at all! upon paying £160 deposit for the £530 room i went on to read reviews about the company and did some research, i came to the conclusion that the company and people cannot be trusted, i therefore asked for my £160 deposit back, i spoke to the manager who seemed nice at first but as the conversation went on it went more and more skeptical, the manager claimed that the landlord of the property had "just so happened" to be in the office that day so took the deposit, this is when the manager went on to say,
"there just so happens to be a place coming up at the end of the week, just so happens to be the same landlord and could ask to have the money transfer to that room instead"
and went on to say,
"we only accept deposits of £250"
i found this a little odd as when i spoke to the managers colleague they said a deposit of £160 would be fine and did not at any point in any of our conversations mention about the deposit being non-refundable, so as and when i requested the money back stating my financial stress, that the deposit was supposed to be £200 but half that went missing and my partner had to source the other £60 to make £160 this is when they mentioned the deposit being non-refundable, I went on to say the £200 was the last of my money for the next 3 weeks and now i personally have to find £60 for the next 3 weeks for service charges, as well as for day to day necessitates, to where i live or i could face eviction and was faced with blatant ignorance and a disregard to my financial situation, most of the other offices of this company have "Dissolved" and now i can see why, i would ignore any 5 star ratings from anyone claiming they are "good" or "excellent service" as these are probably people paid to write reviews to counter the poor 1 star they should get! if you look at the reviews of the people that have left 5 stars you will notice a pattern as i did, DO NOT use this company or they're services, they will take your money and leave you with nothing!

Completly unprofessional, rude aggressive and abusive. I rented from this 'estate agency' never missed a payment and was an honest tenant who kept to myself and worked. Only to be shouted at, called a liar, called rude and pathetic by the staff, which I did unprovoked. This including the manageress. They also do not pay your deposit back, or only part as it is not part of a deposit protection scheme. STAY CLEAR from this poor excuse of a company unless you like being treated worse than a dog. The rooms/homes are not fit for inhabitation either.

Complete waste of time absolute idiots and amatures my land lady has used this company to do work on my home they give her a very cheap quote because they use foreign labour it should have taken a week maximum this was in November there still coming to do work which is poor quality shoddy and dangerous they expect a non gas safe worker do disconnect a gas cooker to replace a worktop iv rang em and spoke to them there half asleep don't know what your saying to them there not interested I urge everyone to stay away from them they are real cowboys. It is now February and this work was startedinnovembershouldofonlytook a week maximum there still supposed to be turning up I had an incident last week with them saying to my landlord that they turned up and didn't they even claim to have asked a neighbour to prove for them that I wouldn't lose them into the property I have got to the end now these cowboys and liars ruin peoples lives I am now contacting trading standards to resolve this problem please stay clear of these so called professionals believe me you will regret having any kind of dealings with them

they advertising my property on GUMTREE without my permission. copy all the details and picture from my GUMTREE account . really dogy company and dogy people .WARNING. DO NOT WORK WITH THIS COMPANY .

I liked a house Regional Homes Ltd posted on gumtree. Booked it. Paid deposit. The house was nowhere to what the pictures showed on the gumtree website. The staff was unapologetic. Unprofessional. They charge you astronomically for missed calls. Can't get my deposit back until they've collected enough interest on it. Get different stories from staff. Not reliable. Worse estate agency! Stay away! (if it were up to me, I wouldn't give any stars! However, google won't post if no stars are chosen. shame!)

Awful experience with this company trying to dupe me out of £250. I'd love to know who is now supposedly renting 24 Carmadale Avenue!!! ...Or who the landlady who suddenly became a landlord is. Financial Ombudsman contacted; I hope I can report on a reasonable response...
