4th Feb 2026 (6 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

They are unprofessional,talk about clients to other dubberley branch at Great Bridge.They dont keep things confidential.They dont keep you updated.Please avoid them!

Emmie has been incredibly supportive and kept in touch with us throughout the process. I can’t recommend her and Scriven & Co enough!!!

2nd Mar 2026 (16 days ago)By far the worst estate agents I have ever dealt with, particularly Callum Dipple and Christopher Kirby. I have received little to no information from them despite paying a holding deposit. I consider their practices to be unprofessional and quite frankly unethical.

After leaving work early and travelling for 30 minutes I arrived early and expected to see him in the lobby. I tried to contact him but got no response, I went up to the flat and no one was there. He made no effort to contact me to tell me he'd arrived or where we should meet and either didn't actually show up or just left without trying to find me. The next day he had the cheek to email me to ask if I "was sure I was at the spot?". He was totally unprofessional and lacks any common courtesy. Thanks for wasting my time. And judging by the other reviews, I can't wait to see the AI generated response to these comments or a claim that "my name isn't in their system". Avoid.
27th Feb 2026 (19 days ago)Hi, Davidson Estates have rented out my properties well over 10 years. I have dealt with a number of staff over this period and always found them to be very professional. Over the years, I have mainly dealt with Mel who is a very down to earth person, easy to talk to, has a full understanding of the rental and sales market. I am more than happy to follow the advise from Mel regarding suitability of tenants and a suitable rental figure. On occasionals when I have contacted Mel at the office she has always been able to forward me to the correct person within the department, if my enquiry cannot be dealt directly with her. A very capable person which any company would be delighted to have in their team.

2nd Mar 2026 (16 days ago)We are trying to buy a property and put an offer in over a week ago. We had no contact from the estate agent after sending e-mails, making calls and leave messages. We can see that e-mails were read, but was not replied to. Very very poor!
24th Feb 2026 (22 days ago)The team at Oulsnam have been great throughout the buying process. Kat initially took us on some viewings which resulted in us making an offer. She was friendly, welcoming, and informative. Debbie was also very helpful during negotiations and later down the line to help get the purchase to completion.
15th Jan 2026 (9 weeks ago)I had a very disappointing experience with this letting agency. Throughout my tenancy, they showed a complete lack of responsibility and professionalism. I reported a serious leakage issue multiple times, but they failed to respond or take any meaningful action. The overall maintenance was extremely poor, and communication from the agency was slow or non-existent. Issues were ignored rather than resolved, which made living in the property very stressful. After the end of my tenancy, the agency has also been unfairly holding my deposit based on wrong and unproven allegations. This feels unjust and highly unprofessional, especially considering the poor condition of the property and their lack of maintenance during the tenancy. I would not recommend this agency to anyone. Tenants deserve timely responses, proper maintenance, and fair treatment — unfortunately, this agency failed on all counts.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

27th Feb 2026 (19 days ago)Avocado have been a pleasure to deal with throughout. Their marketing was superb and customer service has been exceptional throughout. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
