My flatmates and I had a truly awful and stressful experience with rhw estates. They were consistently unresponsive, dismissive and were poor at handling serious maintenance issues.
We were left without heating for approximately three months during winter. Although contractors were sent on multiple occasions, the issue was never properly resolved during this time. We were not offered any compensation and it was even difficult to obtain temporary heaters.
We also experienced a roof leak that caused visible water damage and warping to the ceiling. We attempted to call several times with no answer, and on one occasion were directed via voicemail to an “out of hours” number, only to be told that the person answering no longer worked with the agency.
In addition, the property suffered from persistent mould and damp, with walls flaking in multiple areas. These problems were reported but never permanently addressed.
Contacting the agency was consistently difficult — phone numbers are not clearly available, calls frequently went unanswered, and when contact was made we were often met with irritation rather than support. In emergencies, being told to rely on email is simply not acceptable.
Overall, we felt dismissed and unsupported while dealing with serious habitability issues. These issues were shared with the other tenants living in the building indicating these were not isolated events.
This has been a very negative experience and we would not recommend RHW Estates to other tenants.

Our experience with Scott with RHW Estates has been so wonderful! My partner and I recently relocated to London and were very nervous about the letting process as we have heard horror stories of letting agents and the flat search. However, we were lucky to find Scott and RHW Estates who calmed all of our fears. Scott was so helpful and responded quickly to our queries regarding the property. He was also extremely patient with us, as we had many questions about the process as this is our first time renting in the UK. He encouraged us to ask questions and has gone above and beyond in ensuring we were comfortable during each stage of the process. Only putting one star because you can't put zero. I don't think I've had a worse experience with a letting agency in my years of renting. From withholding information about the plumbing system not being functional until after the lease was signed, to then taking over 3 months to fix the non-functioning toilet, they clearly did not take us seriously as tenants and this was obviously reflected in their response time.
Considering the lack of properties that they currently have tied to their agency, one would think that they might prioritise the few tenants they have actually managed to sign on.
No clue who this Scott is that every AI-generated review left on here in the last 3 months mentions, but I can tell you for a fact that Justine, Will, and Spencer all lacked any semblance of professionalism or duty of care to their tenants.
Could not recommend this agency less. Don't waste your time, no matter how nice the place is it's almost guaranteed that they won't be telling you the whole truth.

extremely poor experience, left without functioning toilet for 3 months despite relentlessly emailing / communicating the severity of the situation. Ignored and spoken to in a very unprofessional manner consistently throughout the tenancy. Withheld information about issues within the flat until after the lease had been signed. Truly awful experience. It is glaringly obvious that the frequent 5 star reviews are AI generated - very deceitful.

The best estate agents I have ever dealt with!
Normally when dealing with moving flat and estate agents you need to be on your guard for unscrupulous sales tactics and a general lack of professionalism - believe me as that was my last experience moving into a new place in London.
I cannot recommend Scott and the team at RHW more highly. When you work with them you are dealing with honest and professional estate agents who not only have a genuine interest in helping you find a new place to live but also making sure there is a right fit between landlord and tenant.
Having worked with Scott to rent a new property, I would praise his friendliness, reliability and honesty.
If you are looking to rent or buy in the Hampstead area - RHW should be your first point of call - and you will likely realise they are 'THE' agents you want to be dealing with.

I cannot recommend RHW Estates enough. They are the best estate agency that I have dealt with in London and I was incredibly impressed with the service that I was provided. They really are like no other agent because they are personal, flexible, kind, and considerate and UK tenants rarely experience any of these qualities. By far the best real estate agency I've dealt with. Very professional, responsive, and efficient.
Our agent Scott was very friendly, answered all of our questions, and secured the property for us in record time. He also made sure the tenancy agreement signing process and move-in went by smoothly.
Edit: I've actually had the pleasure of working with RHW Estates and Scott a second time as I was looking for a new property. Scott's responsiveness and efficiency never cease to amaze me. Within less than 8 hours of my offer being accepted, the rental agreement was confirmed and signed. The online portal provided by RHW Estates makes the process quick and reassuring.

Our experience with RHW Estates started off great. Will at the agency handled the initial process really well, and we were very happy. Unfortunately, things went downhill from there.
During our tenancy, we dealt with a persistent leak and dampness and multiple things that lasted over a year and was never fixed. Despite reporting it multiple times, there was a massive lack of communication from RHW Estates about any efforts to address these issues, which was incredibly frustrating.
At the end of our tenancy, we were suddenly informed on the last day that we were supposed to have the property professionally cleaned. This was news to us, adding unnecessary stress to our move-out process. And upon seeking advice from the property ombudsman, this is not a legal requirement for any Tennant.
When we called to discuss our concerns, we spoke to the manager, Spencer. His response was shockingly unprofessional and aggressive. He called us "high maintenance" and said, "the quicker you guys are out, the better," all because we had complained about living with a leak for over a year . Spencer shouted at us, made us feel extremely uncomfortable to drop the keys in, and then hung up the phone.
Throughout our tenancy, we always paid our rent on time and reported any issues with the flat promptly. Sadly, not all of these issues were addressed. The way Spencer spoke to us and handled our concerns was unacceptable and disgusting.
I wouldn't recommend RHW Estates to anyone all due to Spencers. The way our tenancy issues were handled was terrible, and we plan to take this matter further.

RHW have been without fault during my 3 year tenancy with them. Easily the most 'human' agents I've dealt with. Always professional, timely and any process comfortably streamlined.
I was working with Will Surtees throughout my tenancy and it has always been pleasant and easy to interact with him. I felt like I was treated like a human being without any compromise on professionalism on his part. I can tell you Will is one of the best out there.
Both my move in and move out processes were extremely smooth, straightforward and transparent. When moving in they used an automated online platform which really sped up the process with utmost transparency. Upon moving out, they wasted no time doing the inventory check and returned my deposit within a week! This is record timing in my personal experience as typically agencies or landlords have taken months to return deposit which can be very anxious as a tenant when you have to immediately put down deposit on a new tenancy.
Any maintenance issues that came up were always immediately acknowledged and dealt with swiftly through the tenancy app they use to manage their lettings.
I'd highly recommend RHW to landlords and tenants alike beyond a shadow of a doubt. I have nothing but endless praises, but I have to end this review at some point!

A bit of a belated review but we were very pleased with our experience with Scott at RHW. Back in October last year we were asked by our previous landlord to vacate their property after six years spent in our flat. It meant we had to find a new home right around Christmas at a time where the market was unusually tight, as people who were in our situation would probably agree, especially for a family of 5 with young children. After viewing many properties with no luck, we found Scott who was extremely useful in finding the perfect property for us. It was a bit pricier than we were initially planning to spend but that was a result of the market at the time and we couldn't otherwise have been happier with a property. The children love the large garden and already feel so much at home they probably have already forgotten about the old flat!

Ok... Until, past the legal notice period, and after we already confirmed that we were happy to renew for another year ((before the beginning of the notice period), the agency mentioned to us that the landlord was asking for a 20% raise on the rent. When we said that it was potentially a bit much (and also late to ask for it), their answer was that they needed to put the need of their client (the landlord) first. We then learned that the landlord was also a (or the?) director in the agency... Then while we were thinking about it, some other visits were organised, without us knowing. Which meant that, when we were ready to give an answer, they told us that it didn't matter as the flat was already rented to someone else at the end of our contract and we would need to vacate... All of this past the notice period, so we had very little time to find another place (with our 6 month old baby!). Agency was nice until this whole situation, when they stopped communicating and gave us the cold treatment. Not a terrible experience (to be expected unfortunately in these times, money is the rule), but quite dodgy... They clearly counted on us not knowing our rights and not making waves. Do not recommend.

I called RHW Estates in the morning to view a property I was interested in and Scott quickly arranged a viewing for the afternoon. He did introduce me to a very nice landlady and followed up on the repairs / paints before my move-in. He even talked to the previous tenant for me when I had some questions / requests and followed up on those as well. There were parts of the contract I wanted to modify, so we also went through the contract several times and they always responded positively. I would recommend them %100. Last but not least, unlike most properties I looked at in London, the property was EXACTLY as advertised which was very refreshing! Overall, they are very fast, responsive, attentive and honest.

Scott at RHW estates is amazing. He is honest, efficient, consistent and a wonderful person. We rented a 3 bedroom flat from RHW estates and he has been wonderful from the time we signed the lease to present. If we have any issues with appliances he is always there on hand to make sure the problem is resolved. E.g our washing machine door was broken and he had the engineer in and had the washing machine fixed in a day. Really an absolute pleasure to work with him. Not your typical salesperson real estate guy you come across! He is truthful, helpful and a friendly person who is an asset to RHW estates.

After a really frustrating time interacting with some rude and uncooperative letting agents, we had a really pleasant experience of finding a property when it came to RHW. It is almost entirely due to Scott who was extremely professional and polite but also very direct and honest. The whole process was very efficient and Scott got all the hurdles moved in order to complete the agreement and it made the whole experience very pleasant. Would recommend RHW and Scott very highly.

Looking for a place in London can be overwhelming. That is until you meet Scott from RHW who made this process easy and smooth. He kept us in the loop at all times with full transparency. Finding a new flat is always a painful experience, especially in London, but not with RHW. My wife and I recently moved and had nothing short of a phenomenal experience with Scott, who was honest and transparent throughout the whole process. We seriously couldn't have gotten luckier.

My room mate and I came across RHW when looking for a flat. Anyone who lives in London can understand the stress and frustration of finding a decent flat.
RHW are not only helpful and kind, but are genuine and reliable. Scott in particular stuck with my room mate and I over the summer despite us not being in London and found us a wonderful flat. RHW have agents who genuinely want to help and believe in a trustworthy relationship with clients.

We were looking at properties with a number of agencies at the time and found the service rhw estates provided far and above any of the others we interacted with. RHW, and Scott in particular, were friendly, super-efficient and went the extra mile to get the deal done and had me into a place in next to no time. All the legals and regulatory aspects were spot on, clear and upfront. And even though they aren't managing the property, their after-sales work ethic continued anyway, which has been greatly appreciated. Since the first day Scott was very professional and kind until the end of the process. He told me everything I should know and supervised all the steps. On the other hand, Laura was very professional with some small issues that appeared on the beggining of my tenancy contract. All the process was very fast and after 5 days I can said that I am living in my new flat where I am very comfortable indeed.
I feel that I am lucky to had have been working with this company and to know that if I need something during my tenancy contract I can ask them because it is very clear that the RHW Estates have a very good relationship with my Landlord. Spencer was very helpful - even though he was acting for the other side! Definitely not your usual estate agent - who are often pushy and aggressive in their sales tactics while making you feel you're taking up to much of their time in a 10 minute viewing. But with Spencer/RHW Estates everything was no trouble, and he was happy for me to spend as much time as I wanted viewing the flat as well as being very helpful when discussing the flat. Would definitely recommend.

I've had a really great experience dealing with RHW Estates and Scott especially.
I originally contacted them about a property, which wasn't available anymore unfortunately. But Scott showed me a new property that just became available, which he said was a very good flat, well above the usual properties available on the market.
I was a bit apprehensive obviously, but I have to admit he was entirely right and honest about it: the property is superb and I haven't found anything of that quality during my flat hunting prospects till then.
After that, Scott was always super helpful, keeping me up to date and helping me through the renting process. I have nothing but praise for his work.
So I'd really recommend RHW, they are a small agency that really cares, with very appropriate rates and fees. It's refreshing given the horror stories you hear about estate agents in London.
