Given the many trepidations and dangers of finding a place to live, especially in circumstances that are less than ideal, it is reassuring to know that there are kind and efficient professionals available at Richard Kendall to help guide me through the labyrinthine lettosphere.
I dealt with Alice Duckett, who was genuinely lovely, hardworking, diligent, and thoughtful. I was able to get things sorted in record time, and they helped me resolve a couple of minor paperwork anomalies without it causing undue disruption. The offices were very welcoming, though on that particular day, a gin and tonic at the door would have been most welcome. But apparently, it's against company policy (especially at 9:00 am).
I struggle with my neurodiversity, especially in times of difficult transition. This tends to make me more scatterbrained than usual, and so a calm and guiding voice was most especially welcome. Alice was able to keep me on track and help me get everything done in time with kindly and very welcome reminders.
Thank you so much for your support Alice, and of course your team. I am now starting to settle into my new home, and I will hopefully speak to you at some point in the future.

Recently I have purchased a property in Featherstone, which I intend to rent out. As part of the process, I arranged to meet Matthew, a letting agent from Richard Kendall, at my property.
Matthew knew that I had arranged for Hunters estate agent to attend the property later to provide a letting quote. Due to this, Matthew offered me a discounted rate to encourage me to use Richard Kendall’s services, beating Hunters price and therefore this secured my custom with Richard Kendall.
Now that my property has tenants in, Richard Kendall has sent me their final bill. The amount I have been charged is higher than the amount that Hunters were going to charge me (I used their services 4 months prior and had the exact same service as this time).
Richard Kendal have not applied any discount, as agreed, and I have also received a shortfall of £255 still left to pay - this should not be the case because the fee was meant to be less in order to compete with Hunters fee amount. I have raised this with Richard Kendall and they are not acknowledging my response to the bill received and my query on this topic.

TERRIBLE agency worst one i have ever dealt with. They expect you to pay your rent on time and to leave the property in 5 star immaculate condition but they don't give you an immaculate service. If any problem arrises you will be the one chasing them on the phone, they don't want to know when it comes to dealing with any issues. Horrible customer service and in particular one of their staff ALANA has got a terrible attitude when asked a straight forward question she answers in a cocky manner and is completely unprofessional. I think your staff Alana needs to take a course and learn some basic manners first before she talks to any customers. Her attitude is absolutely vile. Never ever had this experience with any other agencies. When i spoke to Whitegates they were extremely polite and professional this is the first time I've ever had to write any review like this. Do better Richard Kendall and maybe start monitoring your staff more

Update in response to Richard’s Kendall’s reply to my first review!
How dare you insinuate that My “personal circumstances” ( and what your referencing was my mum being on end of life care at the time ) had anything to do with my poor review of your company.
Regarding finding the moving out process hard.. I actually couldn’t wait to leave due to all the problems listed below!
Also to note that what you’ve put about the photos being independently reviewed by the deposit protection agency is a bare faced lie because it never went to an investigative dispute case because the DPA said that looking at evidence and negotiating between both parties could take up to 8 weeks and so with my mum on end of life I decided I had more important things to concentrate on and accepted the deposit back minus the £520.
My opinion of this company was low but whoever wrote the response to my first review should be totally ashamed of themselves!
Just had £520 taken from my deposit after renting 2 Hawthorne close in kirkhamgate for a year.
Firstly as far as the landlord and that property is concerned avoid.
My toilet kept blocking landlord came round twice with his jetwasher to unblock on the 3rd time I was told I had to pay for a plumber as it must have been me putting too much toilet paper down. In 42 years I’ve never had this problem before. My plumber advised me and sent Richard Kendal an email explaining it wasn’t me and that the drains were collapsing due to him jet washing them.
I was also blamed for the mould on one external wall. For putting my furniture up against a wall?? So I moved it all and guess what still mouldy.
Many more things.
When moving out I’ve been charged £520
Untidy garden ( one picture zoomed in on the one thistle that I couldn’t get out of the front garden )
The grass in the back garden that was all cut but browning cause of the dry weather. Deemed untidy
Unclean toilet ???? with the evidence .. a zoomed in picture of a closed toilet lid. ( which was clean may I add) but how can you see the toilet with the lid closed! So many things and Richard Kendal helped tha landlord by taking photos in a way that did not show a true representation of how I left the property. I tried to fight it throughly the deposit scheme but this would take weeks and I’ve got my mum on end of life care so need all my strength for her. But below is how I left the property.
Yes there was a couple of scuff marks on the wall but nothing a lick of paint wouldn’t solve ( general wear and tear ) I’m house proud it was my home. Absolute con artists.

I have never felt so neglected as paying tenant, during my tenancy I experienced a gas leak at the property, i rang the emergency gas board and they arrived promptly and capped off the main supply, during the engineers visit he identified that the landlords pipe work was at fault, due to poor craftsmanship, an insufficient weld at the outlet elbow had likely become compromised and as a result over £350 pounds worth of gas was wasted, not a penny of this was ever recovered from either the Landlord or Richard Kendall
I've had no help from anybody on this matter, it seemed to me that Richard Kendall where quick to take the landlords side, i asked polity if the landlord would help me cover the costs, by either covering the full cost or meeting me halfway, I was denied any financial support,
While milking me nearly a grand a month for an Apartment which was for a lack of better words quite literally made of cardboard, on the outside the apartment appeared to be luxurious after moving in you could tell after a few days that the craftsman ship was poor throughout
Finally on move out day i was charged for the most ridiculous things,
1) TV wall bracket, was poorly installed by the last tenant, it was mounted to a plasterboard wall with plastic wall plugs, the bracket was dangerous so i left it off the wall because its literally a health and safety hazard (that backfired on me, I was charged me for not putting it back on the wall)
2) The front door handle cover was loose, because the threads on the screws would not longer catch the door because its cheap as chips I got my screw driver out and tired to fix it no luck the screws where just spinning and not grabbing anything (charged me for it)
£105 In Total deductions, I was actually shocked they didn't charge me for using Oxygen while i existed there for 6 months
Ive never been happier now, and il probably never rent again from this experience
Finally the cherry on top was the Urgency they created when i told them i would be vacating the property i was literally hammered with phone calls, while they filled my empty calendar with appointment after appointment for viewings for the apartment i was still living in, bearing in mind i suffer deeply from anxiety and i was chronically depressed and grieving the loss of a close family member, however i despite my struggles i carried on "people pleasing" put a fake smile on and went above and beyond with every appointment i sold the apartment and the area,

After several unsuccessful attempts to get an accommodation, I came across Richard Kendall's Rental service, Horbury's branch in Wakefield. It was quite a process due to all the checks required. Jessica Judd whom my spouse and I worked with was very assistive, polite, friendly, professional and helpful during the process of acquiring the property in which we're living presently.
Indeed, I am pleased Jessica's input to facilitate the rental process as she pushed to get everything sorted for me. She's a great agent and I'm certain I would use her services as well as the services of Richard Kendall again in future.

Horrible experience with this company specifically with their employee Alice, she misguided us in so many things. Not cooperative at all. We took her help to rent 27 finkin lane in wakefield but that place is full of molds, damp walls and a very rude landlady alex owns it. We asked them for repairs and in return she handed us a notice to vacate the property. Not going to recommend anyone to take help from this company. They never repaired anything and just handed over the notice to vacate the property. When we complained to them, they said that we have repaired everything, if that was the case then why would we leave the property if everything was okay?

Terrible Liers, Especially Alice From Richard Kendall Horbury Office for 27 Finkin Lane, Wf3 4NJ.
She with the landlady tried to hide so many issues, like chimney leak and put a blame on us that the walls are wet because of you guys. Later one, the water starts dripping out of the ceilings we had to live in the damp property for months. Now they are trying to claim money out of my deposit.
The House also has bees issue, loads of bees coming out from the Abandoned chimney into the living room and Alice and Richard Kendalls never cared about it and landlady took 3 months to resolve it.
I am sure one of their representatives will come and paste a same response saying, we have resolved all the issues. Truth is, they don't even keep record of the issues and in the end, they will put everything on tenants and will do their best to rip you off.

It’s been a first time experienced for myself in the rental of a new place via Richard Kendall’s at a local branch at Horbury in Wakefield, which was quite a process due to all the checks required by a third party. Jessica Judd who I dealt with was very professional, polite, efficient, friendly and helpful during this process.
I was really pleased that Jessica also pushed to get everything into place before I went away on holiday, taking away any anxiety about having a property to move into on my return to the UK. If you want to be fobbed off, verbally talked down to and even experience attempts of extortion all whilst trying to live in a house that you pay a lot of money each month for then Richard Kendall estate agents along with staff Carol Roger’s, Allanah Kelly, Isaac Brocklehurst along with landlords Zosimo and Anne Kathleen Vietes are exactly who you need. Slow and ignored repairs. House full of mould and damp. Report withheld. Move an adult son in which is allowed by the tenancy agreement and they start trying to extort you and only stop with a legal demand to stop. When house condition is so bad you demand rectification they issue a retaliatory Section 21 notice. Now having to have property inspected by council and independent damp people. Then when trying to oblige their illegal section 21 they block you viewing other property. I am not a nut job I have rented for over 20 years in 5 properties (this is my sixth). I have never, ever experienced such malpractice by an agent as I am now. What’s worse is they have got themselves in a position where they won’t reach out for remedy and are digging the hole deeper and deeper. Still waiting on the handy man Allanah. Bedroom 2 now the living room it’s so bad and no lounge. But. I will keep paying the rent

I have been meaning to write a review for a while.
We moved to Wakefield 10 years ago. We rented our house through the Horbury office. Always helpful and get back to you.
Then we started looking for our 1st bought home 7 years ago. When viewing, Richard Kendall always get back to you. Other agents don't always. I would say 50/50. But Richard Kendall without fail. The buying process was smooth with them.
When we came to sell, we didn't go anywhere else, because above all customer service is king. We didn't even compare prices as we knew we would go with then whatever. That is what a great brand does.
Bought our 2nd house with them and Catherine, Lucie and especially Melanie were always helpful and understanding.
Richard Kendall are not just a great estate agent. They are a great business with customer service at the heart. This is why they are so successful.

Do not rent through Richard Kendall. Me, my partner and our new born rented a flat through Richard Kendall, our fridge broke within the first couple of months and it took them over 3 weeks to sort this issue out leaving us with no where to store our food. It had to take us to contact the landlord directly, who was really good and helpful and sorted the issue within a couple of days. Furthermore, we had a mould issue in a bedroom, this can be harmful for newborn babies and we reported this when they came to do there inspection, nothing was ever done to resolve the issue and we had to buy dehumidifiers at our own expense. Not only that they had the audacity to then charge it from our deposit and we are currently going through a dispute with them regarding this. Please avoid using this agent to rent, there staff are not interested in you as tenants and I feel for the landlords who pay them a fee to look after their properties for them.

Initial experience of viewings etc with Richard Kendall were OK. However I was shown a property that was filled with rising damp which I hadn't been warned about before the viewing. Once I had found a property and was going through contracts I dealt with Amy who was extremely professional, punctual and friendly so the experience improved at that stage. Amy did a great job and was a pleasure to deal with.

This is the second time they have found me a tenant and it takes away all the pressure of doing it yourself plus you know it is all being done to the correct standard. At first they were helpful but when we viewed the property their representative didn't know anything about the house, very unprofessional. When we went to sign up they didn't have any answers ready for standard questions like where the keys were for the windows, instructions for things in the house like how the heating system worked. They omitted to say that the gas fire in the house was capped off because it was dangerous until I specifically asked the question and that the landlord would not repair or replace it. They only seemed to be interested in getting the place rented and it was very much buyer beware and just get it signed for and stop being a pain by asking questions or expecting them to work for their fee.

If I could give 0 stars I would. They don't address problems reported to them that arise with the property during a tenancy and then try to take the money to fix it from the bond upon the tenant vacating the property. Renters beware!

It started well, dealing with them pre signing was good all the way to actual signing. Sadly as with many places this is where the service seemed to stop. We were told we needed to supply details and photos of the property if we felt there was damage that we could be held accountable for, of which there were multiple cases in our opinion. We emailed but got no response from them for weeks, we approached them on multiple occasions to have someone visit the property to view these issues since they had given us no response verbally or by email and on both occasions no one turned up. When speaking with the company about my disappointment in how they had handled our request, the person I spoke with was totally unapologetic and even tried to suggest it was our fault. Since then the few times I have spoken with people over the phone I have been surprised at how poor their customer relations seem. It's a shame that so many places seem to lose all interest once you signed on the dotted line.

Came in to value our property. Valuation provided was around £35k less than 3 other valuations and we sold our property for well over their valuation. Unsure whether the gentleman doing the valuation was useless or felt he could get a quick sale on our property. Would not use in the future and would not recommend to others. Valuation was done very promptly which is why the 2 stars rather than just 1.

Rented with Richard Kendall for around 18 months. Due to work commitments (which I previously stated my concerns when signing a lease) I had to relocate in end of January (21st) 1 month before my rental contract ended (1st March).... I have since been charged for a re-listing fee for the property, a full month rent, they kept my deposit (which was my monthly rent + £100 - for a penalty of moving out early). Left the premises with no physical inspection/check out, was instructed to post the keys through their letter box! Then got billed an additional £110 for cleaning, despite the fact that I had already done that job with dated photo evidence. They were uninterested to say the least and continuously hounded me asking when will they be getting the money for the cleaners.
A quick google search has pulled no results up for Lynne Cleaning Services of Lofthouse and the invoice genuinely looks like a quickly put together Microsoft Word document with some clipart of a mop!
What turned out to be a positive by getting a promotion and relocating to another part of the UK, unfortunately has cost me greatly financially from Richard Kendall. Based on this, I would be very unwilling to take up another lease with Richard Kendall, nor would I encourage anybody to do so.
