Terrible terrible letting agency. We lived in a nightmare house for a year with a leaking ceiling, uninstalled downstairs bathroom, collapsing floor in the kitchen, dangerous hole in the upstairs bathroom floor, broken mattresses and blinds alongside black mould. The house was in no state for living in, however even worse we had to contact the HMO license office for any repairs to be made. Paddy in particular is very rude and dismissive. Absolutely disgraceful letting agent. Avoid like the plague! My sons landlord sent an instruction to these clowns on 5th September 2025 to return his full bond. I have rung numerous times, no one knows what is going on, they don't return calls when they say they will and a month later we're still without our money back. My suggestion of giving me a cheque whilst in Durham was turned down and my poor son has sent his bank details more than once to no avail. They can now enjoy the red tape associated with a formal complaint under the deposit protection scheme as I have no patience left. Wonder how they'd feel if the boot was on the other foot and my son's rent was a month late. No one seems too keen to respond to that or to outline what recompense he'll be given for all the hassle and delays. They were also subjected to threats of bailiffs and court proceedings this time last year on moving in, due to over £4,000 of unpaid bills from a previous tenant. I managed to get that sorted but it was painful. All in all generally rubbish where admin is concerned.... Read more

Kelsey is great. Very easy and fast service receiving the keys and moving in. Moving out is another story. I was dealing with a different estate agent, Paddy, when moving out. He went out his way to make sure I wasn’t going to see that deposit again. I got professional cleaners in but because I didn’t do the garden he took the whole deposit. Doesn’t cost £625 to get gardeners in but I’m glad I didn’t bother because he made sure I wasn’t going to get it regardless. He has also added 4 months electric and gas on to my bill even tho I’ve been moved out for 5 months now. Paddy is a relentless, condescending, sad guy who seems to get a thrill out of causing problems for females renting on their own. Keep this in mind if you live on your own and rely on your deposit in the future.... Read more

My experience with Rise has been nothing short of dreadful. From the very beginning of our tenancy, dealing with Rise was a constant struggle. They were difficult to reach, rarely picked up the phone, and often seemed completely uninformed about the status of issues we raised. It became increasingly unclear what anyone at Rise actually did, as they consistently failed to communicate or provide any support. Maureen, who was supposedly responsible for property issues, often seemed completely out of the loop. During our tenancy, it was common to be redirected to different people, none of whom had any real information about our concerns or seemed able to offer solutions. This disorganization was particularly evident when we tried to resolve discrepancies with our deposit. Other team members continually told us to contact Paddy, yet none of them could provide any assistance themselves. Paddy, in turn, was often condescending and dismissive, making the entire process feel unnecessarily antagonistic. I found myself sending more than double the emails we received in return, just to get basic responses on matters that should have been straightforward. Overall, I would strongly recommend that students look elsewhere for housing options. In the year prior we had a great experience with Loc8me. Although they may charge slightly more for some properties, the responsiveness, professionalism, and care their staff provide is worlds apart from what we experienced with Rise. Our time with Rise felt like a lesson in poor property management, and I would advise others to avoid them if they’re looking for a smooth rental experience.... Read more

I spoke to 2 estate agency companies and much preferred Paul Rickaby's plan of action. He obviously has a lot of knowledge of the local area, even mentioning the benefits the new housing estate is now bringing. I thought he respected our family home - it wasn't easy selling it when we it was bought in 1964. There were lots of memories in the house. He kept us up-to-date at all times and I thought his advice regarding reducing the price was sound. Probably the worst company I have ever had the misfortune of encountering. From cancelling a viewing due to the weather and not informing us (leaving us waiting in the snow), to making false promises and accusations against us as tenants, my experience of Rise over the year I was a tenant was nothing but terrible. They were wholly unprofessional, forcing us to sign an inventory before having moved into the property, only for us to find that the inventory was for an entirely different property or perhaps made up (it covered 3 bedrooms and the property was a 7 bedroom student house and the furniture described as being present was not there at all!). They weren't able to provide a key to one tenant for a week after we had moved in. They took over 8 months to fix a dangerously loose plug socket with half a broken plug wedged in it that I notified them of on the day we moved into the house. They had no shame in making deposit deductions for damages that were already present in the property when we moved in, and for a lack of cleaning, despite us leaving the house in an infinitely cleaner condition than when we moved in (there was a rotting large piece of unknown fruit, perhaps a watermelon, on top of one of the kitchen cupboards when we first moved in which had caused a fruit fly infestation). And also I am still waiting for a refund of £3.49 for a repair I had to carry out myself - I was promised by Kelsey I would be reimbursed but my hopes are low given that this was about 20 months ago now. If problems like this appeal to you, then I wholeheartedly recommend Rise, they can probably help reduce your life expectancy by a good decade just from stress. Otherwise, I would recommend avoiding the company at all costs.... Read more

Rise Estate Agents are absolutely horrible to students! I’ve detailed just some of our experiences with them below. First of, they left us waiting in the snow for 30 min for a viewing, without telling us the viewing had been cancelled. They only told us after we rang them up multiple times. Another viewing, they had given us a time of 5pm; but they had turned up at 4pm (supposedly), and when we weren’t there, just left again, without calling us up to ask us why we didn’t turn up. A few days before we were set to move in, me and a housemate when down in person to their office to check everything was set for us to move in (we’d been confused about some of the information we’d been given etc), and we were told explicitly by one of their agents that we were ready to go and move in on the day, and there was no outstanding issues. Great! Except the very next day, first me, and then my housemate, were called and told we could not get the keys because our standing order was set to pay on the first weekday of the month, and not the Sunday we were moving in. However, all the information we had received had told us to do just that and had not informed us that we had to pay differently than we would any other month, and they had just confirmed to us in person the day before that everything was alright. It was a Saturday so it was too late for us both to change our payments, for multiple reasons; after a long discussion with their agent (in which I told them they had not informed us this was something we needed to do, and that they should’ve informed us earlier so we had a chance to fix it; if we could not get the keys the next day we would be effectively homeless, as we needed somewhere to move all our stuff from our current house; and their agent in response told me our discussion was “going in circles”) they ended up allowing us to get our keys on the day anyway, thankfully. When we moved in the living room/kitchen had not been professionally cleaned despite their promise that it would be so. Furthermore, the previous tennants stuff took up 6 bin bags worth of stuff, that we also had to clean out of fridges, freezers etc. We had to clean it all out ourselves after multiple attempts at getting Rise to do something, but they didnt respond to us in time and we needed the space so we did it ourselves and just asked them to get rid of the bin bags w stuff (which they didnt do either - after a month or two we got rid of it ourselves). About the cleaning, we received £50 in total as they said this is what they would’ve spend on professional cleaning if they’d paid someone to do it (for reference, this was a 7 person house). In December our fridge malfunctioned; they send a guy out pretty quickly and he said he’d inform Rise of what needed to be done. After the Christmas break, however, still nothing had been done. We contacted them multiple times and they send another guy out around end of January (approximately), however it was the same guy as last time, and he remembered us! He asked us why Rise hadn’t fixed what he’d told them to, was there for 2 minutes, and left informing us that he would be charging Rise for this visit... It took until the beginning of March, and many emails, text messages, and a visit to their office in town, before we finally got a new fridge (so 3 months with a deficient fridge). First off, we had pictures to prove we *had* cleaned the house to a professional standard, secondly the house hadn’t been clean when we moved in (and what they tried to charge us was more than the £50 we got for cleaning the ace for them), thirdly the marks on the walls were there when we moved in. Those of us who disputed the charges to our got our full deposit back from our deposit protection scheme. After these experiences and many others with Rise I would very much discourage anyone from signing with them.... Read more

Rise Estate Agents are absolutely horrible to students! I’ve detailed just some of our experiences with them below. First of, they left us waiting in the snow for 30 min for a viewing, without telling us the viewing had been cancelled. They only told us after we rang them up multiple times. Another viewing, they had given us a time of 5pm; but they had turned up at 4pm (supposedly), and when we weren’t there, just left again, without calling us up to ask us why we didn’t turn up. A few days before we were set to move in, me and a housemate when down in person to their office to check everything was set for us to move in (we’d been confused about some of the information we’d been given etc), and we were told explicitly by one of their agents that we were ready to go and move in on the day, and there was no outstanding issues. Great! Except the very next day, first me, and then my housemate, were called and told we could not get the keys because our standing order was set to pay on the first weekday of the month, and not the Sunday we were moving in. However, all the information we had received had told us to do just that and had not informed us that we had to pay differently than we would any other month, and they had just confirmed to us in person the day before that everything was alright. It was a Saturday so it was too late for us both to change our payments, for multiple reasons; after a long discussion with their agent (in which I told them they had not informed us this was something we needed to do, and that they should’ve informed us earlier so we had a chance to fix it; if we could not get the keys the next day we would be effectively homeless, as we needed somewhere to move all our stuff from our current house; and their agent in response told me our discussion was “going in circles”) they ended up allowing us to get our keys on the day anyway, thankfully. When we moved in the living room/kitchen had not been professionally cleaned despite their promise that it would be so. Furthermore, the previous tennants stuff took up 6 bin bags worth of stuff, that we also had to clean out of fridges, freezers etc. We had to clean it all out ourselves after multiple attempts at getting Rise to do something, but they didnt respond to us in time and we needed the space so we did it ourselves and just asked them to get rid of the bin bags w stuff (which they didnt do either - after a month or two we got rid of it ourselves). About the cleaning, we received £50 in total as they said this is what they would’ve spend on professional cleaning if they’d paid someone to do it (for reference, this was a 7 person house). In December our fridge malfunctioned; they send a guy out pretty quickly and he said he’d inform Rise of what needed to be done. After the Christmas break, however, still nothing had been done. We contacted them multiple times and they send another guy out around end of January (approximately), however it was the same guy as last time, and he remembered us! He asked us why Rise hadn’t fixed what he’d told them to, was there for 2 minutes, and left informing us that he would be charging Rise for this visit... It took until the beginning of March, and many emails, text messages, and a visit to their office in town, before we finally got a new fridge (so 3 months with a deficient fridge). Attempted to take a part of my deposit for damage they claimed I had done, saying that they had cross-referenced with the photos taken before I had moved in. They obviously did not realise that I also had those same old photos which clearly showed the damage already there. When I told them this, for the next two weeks they failed to respond to any emails, and when I called they lied about the person who had made the claim not being available. Eventually I got the deposit back, but no apology, only a ridiculous claim that they were still somehow in the right. Avoid like the plague.... Read more

Be very wary using Rise if you are a student. We put a deposit on a house which we were encouraged to do asap to get it. We were later told the landlord decided to go with other tenants despite us paying our deposit. Not only is this an extremely rude and malicious practice but it took almost 3 weeks to get our deposit back despite repeated attempts and the fact that they took it so quickly. If you are a student go elsewhere, these practices should not be tolerated.... Read more

In this time we had many leaks and faults which were “fixed” by people who clearly didn’t know what they were doing as every time it would break again.
