When we were showed the house, we felt we wanted to put in an offer and were able to do so very quickly - this was great and gave us a huge sense of peace of mind that we were doing everything we could.

By far the best agency I’ve had the pleasure of being in contact with in my experience of someone who has been a home renter in London for the past 7 years! From the moment that the viewing was booked in until the tenancy agreement was finalised, Dean from the Lettings Team was nothing but polite, kind and responsive, and went out of his way to keep us updated on the referencing checks to ensure the process went as smoothly as possible. Even after the move-in, my partner and I felt able to reach out for support and to directly raise minor repairs issues, which were addressed promptly. *Update - I did want to share this privately and constructively with the agent but they've blocked me on whatsapp bizarrely. Since relisting with another agent i've had 8 viewings booked in 48 hours, whereas I had 1 in 6 weeks with Rooted*
Before I start, I want to caveat that this is not a reflection on the wider property market, which is clearly challenging at the moment. This review is purely about my experience with Rooted.
I originally approached Rooted about letting my property, but they persuaded me to give them a month to try to sell it instead. I agreed.
Throughout the entire six weeks of working with them, I never once met or spoke with anyone from Rooted in person or even on the phone. All communication — including negotiations and legal matters — was handled exclusively through WhatsApp messages. At no point did they proactively call me or arrange to meet. The only time they ever came to the property was in June 2024 and I as sole homeowner wasn’t there.
I found myself chasing them for updates, asking about sales strategy, and pushing for changes. As a small organisation, they seemed unable to stay on top of enquiries. On one occasion, a potential buyer’s interest was not followed up quickly enough, and by the time Rooted responded, the buyers had already secured another property. This all happened between a Friday and a Tuesday when rooted told me they were away from London, it made no sense.
In three weeks, they managed to arrange just one viewing. When I gave notice to terminate the agreement, I was told I hadn’t given them enough time — despite them being the ones who had asked me to commit to a month. With several days left on my notice period, I suggested ending the contract earlier, and they immediately accepted, which reinforced my impression that they had lost interest in the sale and also completely contradicted their email saying that I hadn't given them enough time... very confusing.
Overall, I found the customer service poor. It felt as though once the property hadn’t sold within the first week, they disengaged. The fact that I never received a single phone call from them over six weeks sums up my experience.

Once again, the team were able to get me what I was looking for in a tough market, the process was seamless and more personable than the experiences I’ve had with some of the larger agencies. I wouldn’t hesitate to use them again in the future and recommend anyone else in East London to do the same.

As a landlord, I really appreciated how hands-on Max and the team were. They found great tenants quickly and secured exactly the rent I was hoping for. I am not sure what opinion I had on estate agents prior working with Rooted, but safe to say it was fairly neutral, if skewing a little negative. Happy to report that I have come out the other side of the home buying journey with a positively transformed view, though I will caveat this with the fact that I think Max & Scott are doing something really unique here, and making the home buying process human rather than transactional. You hear a lot of nasty stories of estate agents not being "on your side”, whether that's pushy, uncommunicative, or otherwise without your interests or concerns as a buyer in mind. I’d say Rooted are turning these stereotypes on their head. Max couldn’t have felt more like an ally in the process. His communication was more than efficient. I had the additional stressor of the stamp duty changes looming, and felt he very much made my own urgency his. I could go on but will wrap it up here - Rooted are doing great things, and I wish them every success!

Scott and Max from Rooted gave a very personalised service, refreshing and unlike what I usually associate with Estate Agents. I loved the boutique feel and friendly service. They were always a phone call or an email away, they replied promptly and totally gave me space to crack on with my side of paperwork. As a freelancer trying to get on the property ladder involved many extra challenges, which were incredibly difficult to navigate at times, but they were very patient and understanding. I thought I was going to lose the property at one point as the seller was keen to sell but they managed to placate his concerns and my own and really managed that relationship between us both. They worked on my behalf to try and make the process as seamless as possible. Buying property is often stressful and very admin heavy but from the initial viewing to the exchange and completion they were brilliant and supportive. I would highly recommend their company to anyone buying or selling.

About Rooted: I can't recommend this estate agent more!!! As everyone knows finding your dream house/flat can be a dreadful process. Buyers tend to be just a number for any big/commercial estate agents. On the contrary, the service at Rooted is very personalised (even for the buyer who does not pay the agent fees). Max helped me to find my flat with the "must have" characteristics. The process until completion, which can also be very painful, was done in a really diligent way. I am (and will be) forever grateful to Max & Scott for their help and amazing service. So if you are reading this feedback don't hesitate to get in touch with Rooted to buy or sell a property. Eventhough I am not their tenant yet, they are so friendly when dealing with enquiries. They don't make you feel like you're a loser because you don't qualify for the property. They will call you back as soon as you ask for details. I hope I can get a property to rent from them soon.
