We came into this having very limited knowledge on how this process works, with not moving house in over 40 years. It's fair to say that there are many more factors to consider and the 'hand hold' we received from Ryan, Gill and Lauren was greatly appreciated. From the very start of ringing Ryan, who was also extremely supportive and helpful. Things were handled very quickly, Ryan came out and did the photos the very next day. Although issues were often encountered as a result of poor communication from some parties involved, Gill consistently ensured I had the most up to date information on the progress, and continued to chase all parties to keep the transaction moving forward. Where to start with Ryan James Estate Agents. If you ever want to sell your house this needs to be your estate agent. The service I received from the team was amazing. A special shout out for Gill who would call me weekly regarding the progress of the sale and her level of knowledge was outstanding. Lauren who would arrange for the viewings on my property and even did some of the viewings on my property. I only wished I bought a property via Ryan James as safe to say I didn't receive this level of service with another estate agent.

I have found the Ryan James agency to be very competent, quick to respond to queries, in possession of all the facts & figures necessary & genuinely enthusiastic about their business. They are both professional & personable, which is not always the case with estate agents & I've been very impressed with their communication & the rapidity with which they carry out all the relevant tasks. The only slight criticism I would have relates to the photographs of the property which I feel could be more appealing but this is probably quite pedantic of me! I have other properties, one of which I plan to sell next year &, providing all goes well with my current sale, I will list the next property with Ryan James' agency also.

I spent a few months researching the local market in an effort to find the right people to market our grade 2 listed building which because of its quirks, and set up would need a business who understood and appreciated the property and what we were trying to achieve.
I approached a well known business who have branches in Darlington and Aycliffe and a nice gentleman came out, spent an hour looking around the property, he was impressed by the quality of our restoration and the fittings, but would need to consult with his colleagues before being able to confirm a valuation.
A week later I chased them, and he confirmed a valuation of less than our investment into the project, which wasn’t really our plan, so at this point I contacted Ryan James Estate Agents.
Within 24 hours Ryan arrived, he was straight talking, obviously knew the local market, spent an hour appraising the property and we discussed what our hopes were financially, timescales and Ryan was so much more enthusiastic about selling our home, and after we agreed terms he gave us a valuation which was in our opinion much more realistic, so we agreed to appoint Ryan James as our agents, no fancy contracts, we prepared and dressed the house for photography, and when Ryan arrived to take the photos, he quickly stripped each room back to basics, but the photos were brilliant and captured the many features of our home.
Ryan and I drafted the detailed history of the property, it’s description and specification and once on the market Team Ryan James came into their own, and over a 5 month period we had 7 well qualified leads & viewings, some 2nd and third viewings and we accepted an offer above the asking price before Christmas 2023.
The buyers had 2 properties outside the area sold STC, but on exchange date on one property their buyer dropped out, but through the whole process we could feel the support from Ellie, Lauren, Lexi & Gill who were always ahead of the game, and despite a few queries and hiccups along the way, they recognised how stressful the process can be, and were very supportive and empathetic not only to us, but to our buyers too.
I wouldn’t hesitate to recommend Ryan James Estate Agents to anyone considering selling their home, or indeed “switching” to Ryan James if your current agents are simply not performing, but in our case they achieved all, and more of what Ryan said he would, which in todays world is a very rare occurrence.

From our initial meeting with Ryan, it was clear he understood the housing marking inside out and it was a no-brainer to make the switch from our original agent. Despite the house taking longer to sell than either of us anticipated, Ryan and his team worked relentlessly to support us with bringing people through the door and provided regular insights and updates on the market and our own position within it. Though we didn't use it personally, the supported viewings were just one service that set Ryan James apart from their competitors - it was evident that the importance of customer service was paramount to both Ryan and his staff. That is where (I believe) Ryan has excelled, he has recruited a team with the same growth mindset and who understand his vision perfectly. There is no doubt that Ryan James is a brand that is a serious contender in it's field and one that I am grateful to have had the pleasure to deal with. Although I have no desire to move again any time soon, I look forward to watching this company grow from strength to strength and wish them every success in doing so.

From the moment I met Ryan I knew he was going to be, by far, the most suitable estate agent to sell my property. His knowledge of the local area, friendly manner, honesty and integrity shone through compared to other estate agents that I had met with. His enthusiasm on how we should promote and when we should market the property was spot on and within 24hrs of it going on sale we had several offers.
Ryan, Ellie and Lexi make a great team and kept me informed throughout the whole process. There were a couple of hiccups along the way with our buyer but this in no way fazed any of them and they remained calm and confident that the sale would continue. They delivered everything, as promised, and more. Extremely impressed.
They are a lovely, professional, local firm that deserves to be recognised for their outstanding efforts. We could not recommend Ryan and his team enough. They were very thorough, supportive and informative - Ryan and Lexi were both so friendly and helpful from start to finish! They made the process of listing straight forward and stress-free, including appointments for viewings. Although our sale didn't work out (our buyers pulled out just before Christmas), both Ryan and Lexi offered a lot of support with this sensitive news, each still being committed to help where they could.

Ryan and Lexi worked extremely hard to get my sale through in 8 weeks, there was a substantial amount of pressure from my buyer to move quickly and Ryan and Lexi handled it all with professionalism keeping me informed and going above and beyond to ensure my sale was successful.

Just wanted to say thank you to Ryan & Lexi, I know that the sale didn't end up being as straight forward as it should have been due to the buyers solicitors and I probably pestered you more than expected about it too.
But just wanted to say that you guys are great at what you do. I was really impressed with the whole process especially at the beginning. Ryan came in confidently told me what he thought we would get for it and then went off and exceeded that within 24 hours. Unbelievable! We had other's come around to do a valuation and they just didn't fill me with confidence and I just felt they were given me sales patter.
Ryan was up front, open and honest and just got on with it. Everything after that from yourself Lexi has been brilliant too. Communication has been excellent and you did everything you could to keep the process moving.
I've dealt with a lot of estate agents over time and can hands down say you have been the best!
Would not hesitate to recommend Ryan James Estate Agents!

After a very unproductive period with a local franchised estate agent we contacted Ryan James to help sell our home. The difference was instantly apparent with numerous viewings within days. This resulted in several offers which exceeded the asking price.
Consequently, I instructed Ryan to sell a second property. Again several viewings were arranged within hours and the house sold for the asking price after the first viewing.
Once the sale of our first property had been agreed, over the ensuing weeks several difficulties arose with ours and another property in the chain during the conveyancing process. Throughout this Ryan was always contactable and did absolutely everything he could to keep the process on track. We believe he went above and beyond our expectations of the service expected of an estate agent. As he says, he offers a truly bespoke service.
The second property completed last week without any difficulties along the way. We would also like to thank Ryan's team particularly Lexi who did a great job and kept us informed along the way.

A long review so apologies but I want people to know just how good Ryan James estate agents are.
From the very start I could tell Ryan was more professional and would provide better customer service than previous estate agents we had tried and failed with. He spent over 90 minutes arranging the house for the best photos and said upon leaving ‘I can’t see you not getting a lot of interest here’. He wasn’t wrong... 25 viewings in total, only 1 cancellation and they rearranged for the following week. I put that down to the fact Ryan did every single viewing himself, showing the house and chasing the clients before and after for feedback.
When the house had lots of views but no offers, Ryan was proactive, suggesting alternate marketing strategies, adjusting the price, weekly reviews with his team (namely Lexi who was also excellent for us), coming to take different photos when the weather was better etc. He did this both times a dip happened (no views/interest for a week). In stark contrast to an agent we used in 2019 who managed us 3 views in 4 months, Ryan James managed 25 in 3 months.
Finally the offer came, sold, fell through. Ryan got us back on quickly and sold again. Just when it seemed plain sailing a few ultimatums from our purchasers came, ordinarily this would be dealt with by the solicitors but the purcashers solicitors were poor. Ryan stepped in, he saved the sale by making the surveyor consider numerous things with his valuation, causing a revaluation at sale price. He then acted to save the deal weeks later when an ultimatum came of (the deal has to be done and moved in by Monday 17th... this came on Thursday 14th). Again Ryan stepped in, worked with our solicitors to save the deal. His commitment to us didn’t stop there, faced with a mad panic of what we would do as our new house wasn’t ready, he found and negotiated a nearby 1 month rent for us on the Friday night, getting the keys immediately so we could begin a move.
Throughout this stressful experience Ryan and his team have been nothing short of outstanding, I have already and will continue to recommend them to any of my friends/family selling a property.
When all other estate agents stop working, you can be certain Ryan and his team will be still plugging away to get deals done. I honestly can’t express how grateful we are and express our gratitude at the unbelievable levels of professionalism, work ethic, knowledge and customer service we experienced.

I had my house on the market for almost 4 months in 2020 with 2 major Estate Agents and had a handful of viewings (most of whom werent in a position to even be looking). I took it off the market and readvertised with Ryan in February. House went on Rightmove on the Sunday night, I had 4 viewings on the Monday and three asking price offers on the Tuesday.
