AVOID THEM. They will rob you blind of your deposit and withold legal documents they "swear they'll get tomorrow" to avoid giving you your dues. Like many others said they will make dizzying claims about needing professional cleaners. Especially when you hired your own out of pocket to avoid these things. They are rude, dismissive and will trick you into doing everything over the calls to avoid leaving evidence of responsibility before gaslighting you wildly. Mohammed told us to sit outside in the peak of winter overnight when the lock which the locksmith WE had to hire said was "a decade out of date". Took days of arguing to get them to pay us back. It was -5 and mohammed knew full well I was asthmatic. Disgusting business with no morals. Watch your backs, avoid this lot.... Read more

I was an MB-PhD candidate at the University of Manchester. I was with Sam Properties for 1 year, and my time with them was nothing short of utmost professionalism and probity (a rare sight among the letting agencies I consulted when searching for properties). The prices they charged were reasonable, and their maintenance team (especially Man Wai) responded to any repairs extremely quickly (1-2 working days). They are reasonable to the tenant's requests, concerns, and explanations. If you didn't break anything and you're honest in your explanation, they won't blame you and will fix it free of charge. Just make sure you do your bit as a tenant and document any evidence you can. If you missed a few spots as you return your room/flat to them, they will let you know during the final inspection and let you clean it on the spot. Their staff (Cherie?) even helped me clean a few bits. No deposit was taken from me in the end. Just genuine people doing genuine business. Although not directly related to Sam Properties, the landlord generously offered an early-bird discount for renewal, which my flatmate took up. It is unfortunate that Sam Properties has such a low overall review across several platforms. Whilst I don't think most people would take the time to write a false review, the legitimacy of a few recent reviews does sound questionable. I certainly can't comment on Sam Properties' conduct before my stay, but I can say their current conduct is exceptional, and I hope they continue this practice for my former flatmate, my friend who took over my tenancy, and other tenants. I’ve been with Sam Properties for the past three years. They were very responsive and quick with any repairs and replacements. Every time I had an issue with anything, they resolved in a few days. I never had any issue with the team and they agreed to every request I had. And in the move out time, I cleaned the property as best I could, they checked and noted that a few spot was missing so I cleaned and fixed thise spots and after that I received my deposit money in full in less than a week. Overall I was happy with the service they provided, and I believe if you are clean and responsible for the property you are renting they also respect and appreciate you.... Read more

I rented with Sam Properties for a year and would strongly advise others to think carefully before doing the same. The staff were often rude and unprofessional. On one occasion, a colleague actually shouted in my partner’s face when he was calmly trying to report a leaking outlet. The building itself felt unsafe. There were multiple fires during our tenancy, one of which required evacuation and fire engines on site. A Sam Properties staff member who lived in the building refused to evacuate despite alarms going off, and appeared to have their own personal alarm system installed that other residents did not. Serious safety issues were ignored. Our oven broke repeatedly and we later discovered it had been wired through an extension lead - a major fire hazard. Towards the end of our tenancy I was even electrocuted while using the mains oven switch. We later had a professional electrician inspect the electrics, and he described them as some of the worst he had seen in his entire career. When moving out, we were charged £100 for an “end of tenancy clean” by a company I could not find any record of existing. We were also told to return used mattress protectors, which they admitted are re-used between tenants. Overall, my experience with Sam Properties was unsafe, unprofessional and exploitative. Charlatans. We left our flat spotless and handed the keys back weeks before our tenancy ended, only for them to charge us a £50 cleaning fee for a cobweb (?) During our tenancy we reported that there were watermarks appearing above our bed, so they came round and painted spots on the ceiling (different paint colour) and in the process painted our bedsheets and carpet???????? We received the property in much worse condition than we left it - so they clearly charge for this “cleaning fee” with no cleaning actually taking place. As a word of advice, when moving out take a picture of every single nook and cranny so you can contest any charge on your deposit after you leave. Dust and cobwebs will result in a £50 cleaning fee from a cleaning company I don’t believe is real. Weird backwards estate agents who treat your deposit like it’s their own money. Moved into mould in the corners of rooms even though during the moving out process they highlighted they will be checking behind beds and cupboards to determine our deposit. Awful communication, me and my partner reported our kitchen sink filling with murky water for months with absolutely zero response bar sending someone round to fix it with no email to confirm they would be turning up. The issue continued and more emails were ignored, resulting in our kitchen flooding (which we later learned was waste water from other flats in the building). The 1 star is only for the compensation we received for our now contaminated towels and pans(attempting to stop the flood). Ended with sarcastic emails during the moving out process when we informed them we were away on holiday(this was the only time we received consistent communication was for a 130 pound charge for a missing key)... If you want to stay in a place filled with mice, landlords who don’t care about you and only your money, then this is the place! If you’re struggling to pay rent every month go to another landlord as these ones do not care at all they just want your money. I was £1 short and they told me to pay it within the next 24hours or they’d start banging my door down, 1 single pound are you serious. If you’re looking at flats on the top floors, all you can hear is mice running around the ceiling and down the walls. My calls and emails about this were ignored. The only good thing about this place is the bus stop down the road, makes it easy to get in and out the city centre. But that’s it, I’d strongly recommend finding another estate agent. Oh and all the reviews are right, you could clean your flat absolutely spotless and they’ll still take your deposit for no reason. Shoutout to Tony though... Read more

They will take as much from your deposit as possible, including for dust. When I moved in there were multiple issues with the place being left slightly dirty, and the lock falling off the door the second day, leaving me locked outside of my own flat. When I moved out they charged £250 for cleaning, with the majority being dust and specks of dirt left over from the incredibly hasty exit I had to make from the flat at the end of the tenancy. They even photographed dust that was on the telecom, which was dusty precisely because it did not work when I move in. When we asked for an invoice from the cleaning company they gave us an address without a house number, but by this time I urgently needed my deposit money back and could not delay the repayment any further. Very dodgy sign though. Additionally they charged me £80 for leaving bin bags beside the outside wastebin when they were so full that tossing them on top of the bin would have been impossible. I had no choice, and yet they claimed £80 from me anyway. They only found out I did this in the first place by playing back the CCTV, which is very strange behaviour, citing damage from foxes as being the reason for the charge. The fact that I had no choice but to leave them next to the bin was not considered - had I left the bin bags in the flat no doubt would I have been charged. I would not recommend this agency (and their building named Tatton House) at all, it’s overpriced (good thing is bills included & it’s warm to be fair but they keep increasing their prices unjustifiably!), noisy & the management team has zero knowledge about customer service. I didn’t feel I was respected during my stay & had a hell of a time for these reasons: 1-No SOUNDPROOFING system whatsoever in the building. It’s many flats in a small building. You often have people above, below you and on both sides. With the ridiculously thin walls of the building, you can hear everything from music to walking! I was very unlucky to have a tenant above me who was leading a nightlife (and I work 9-5 full time), always up in the afternoon & staying up till 5-6am, using dishwasher & washing machine late at night. He used to stump walk all the time & I could hear every step and it was just a nightmare. I could not sleep & always had headphones even while sleeping because the way he stumps makes me jump. The management were not cooperative at all and never took an action against him. It took them 5 months to request him to stop using machines after 11pm. I also had a tenant below me would play loud heavy music at 9am and 12-1am and all they did was talk to him on many occasions and that lasted several months. All the agency could offer is that they terminate my contract free of charge and the irony is that I spent lot of time and effort just to secure this tiny expensive studio! They know they can replace me within hour of putting up an advert! 2-The property manager in Tatton House Mei Mei is unpleasant and lacks professionalism and good manners. She is patronising and the way she treats tenants/ people is very degrading, as if we are not paying customers and that the place was given to the tenant as charity! Because I was standing up for myself and reporting issues in the property (nothing of my own fault), I was accused of being threatening and was asked not to contact her again and go for the main lettings account for any maintenance issues. I had so many maintenance issues, mostly leaks in the bathroom and living room sinks. The kitchen sink leak took them 3 months! I took photos of the leak, and she still would not believe me and was using silicon around the sink, then realised it was the faucet that needs changing! The worst was when the boiler stopped working in the evening of a cold Feb day. I called their emergency line at 6pm cos I can’t wait till next day as I was leaving my place early and needed hot water, but she kept challenging me that I should wait for the next day. 3-For the 2 months before my move out, they were sending me reminders about my move out almost daily/ weekly, asking me to provide date and time of my move out although I have already replied to them previously – very annoying and unprofessional. 4-They arranged 2 viewings before my move out date and the communication was rubbish. In the first time, I was told the day before that there is a viewing next day & that I should expect them anytime between 10am -6pm! I thought they would email me again to give a specific slot as I didn’t think they would be this rude not to respect my time/ schedule. Then, I was shocked to see the LADY DOING THE VIEWING WALKING IN ON ME while I was sitting working with my headsets on. I was so angry & told her I should have been given me a specific slot. 5-Their end of tenancy report is laughable. They take close photos (while they took general, far ones for the move in inventory) of a hair or a speck of dust or a smudge on the far high end of the mirror - just to deduct money off the deposit. I have spent almost a week cleaning the studio, making sure it’s in the same condition it was given to me. However, they still wanted to charge me 50 pounds for cleaning. The report notes are very petty & distasteful. Who would go to the extreme of taking like 100 photos of every corner just to deduct money from your deposit, what a total waste of time & resources. I've been a tenant with them for 4 years, the flat in the beginning was really good, obviously with time it gets worse so maintenance from them wasn't really good. Also communication was slow sometimes takes more than a week to sort out issues. At the end of the tenancy we made sure that the flat was super clear because we don't want to cause any issues but as mentioned from other people we also got charged 90£ for cleaning services. Apparently they found some spider webs in one of the rooms and a bit of dust in the other. Tried to explain that after 4 years in there that is a very good condition flat but no one listens, our cleaning standards are low and don't match with theirs. Be aware of this agency as everything looks ok in the beginning but after a bit they care only for the rent payments every month.... Read more

I stayed at Tatton House for 4 years and I had a lovely experience. Tatton House was in a great location which was close to the University of Manchester and Oxford road. The building manager Mei Mei was really friendly and helpful. She went above and beyond to help me from recommending a local dentist to telling me where to buy cheap petrol. All maintenance issues were fixed within days. I remembered when I accidentally dropped my keys in the gap between the elevator and the elevator door and she immediately asked someone to help me retrieve the keys. Mei Mei also helped me packed when I was moving out. Tatton House was always clean with good security. There were CCTV on every floor and the car park was very secure with shutter doors. My studio was very comfortable with a double bed, washer/dryer, dishwasher, microwave oven, a large fridge/freezer and a large TV. There were lots of storage within the room including storage under the bed. The internet connection was very good and fast. It also really helped with my budget that all utility bills were included in the rental price. I would be happy to stay in Tatton House again should I move back to Manchester. 5 stars!... Read more

When I asked for the receipt from the cleaning company they only provided a receipt by them not an external company. Last time I checked vacuuming doesn’t cost £100. Also they have always been very rude to me every time I went to the office and especially during the time I had to prove my right to rent as a pre brexit eu immigrant. The heating I did have a problem with where central heating wasn't warm enough at max and they couldn't change it for me. My dad lives in the building that houses the Sam Properties office. It is a secure building in a wonderful area. As part of his tenancy, I have had a lot of phonecalls with the office staff, and they are always friendly, professional and helpful, no matter the issue. I was delayed in making appropriate arrangements for renewing my dad's tenancy, when I called and talked to Sam Properties about this, they reassured me saying that I don't need to worry. When they send the reference form to my dad's workplace and it wasn't filled in properly by my dad's workplace, they offered alternatives on how to get this information across. I am extremely pleased with Sam Properties, both the flat their offering and their customer service, and I would recommend them, without hesitation to anyone.... Read more

If zero stars was an option it still wouldn’t be low enough. WARNING : DO NOT USE THIS COMPANY! Honestly quite possibly the worst experience using this company. The service and the way the staff speak to you over the phone regarding any issues from THEIR END is quite appalling. They try to cover up problems and then when they are brought to light they are not given the appropriate resolutions. The manager is so rude and does not help tenants when they have reported serious problems that have been caused internally within the space. WARNING! DO NOT USE. Worst estate agents I have ever used. I would not recommend Sam Properties to my worst enemy. Left the flat in a brilliant condition and was charged £135 cleaning fee for a few minor areas that apparently needed extra cleaning. The staff are unresponsive, I took us a month to get a replacement vacuum cleaner because it had broken. There was a hole in my window that never got repaired, I ended up having to tape it up with masking tape to help stop the draft. They sent someone over to measure the windows with less than 24 hours notice - which is not in accordance with the 1988 Housing Act.... Read more

This company will rent you flats that look like the insides of a cardboard box. Don't try to complain about about mould, broken toilet seats, door handles falling off etc. as the communication skills of the employees make neanderthals look advanced and they will just dodge you at every turn. BE WARNED: After cleaning the flat we were told that we would have to pay a £45 cleaning fine and a £55 'standard' oven cleaning fine. In addition to this they charged us £5 PER lightbulb for 5 bulbs. Total charge: £125. On the day of moving out one of the staff from the property agents came in with his camera and photographed every nook and cranny of the flat. This included (and no I am not joking) single crumbs in inconspicuous and totally out of sight places, minuscule amounts of detergent in the washing machine drawer, and dust that was left under furniture. If anyone is currently with SAM Properties I highly suggest you contact them in advance about these charges because they will photograph the most inconceivable and ridiculous places. After reading other google reviews it's apparent that other tenants have encountered the same issues and some have apparently challenged these charges and have been discounted. PROS: Excellent online maintenance system, rent not too pricey. CONS: Seriously extortionate 'cleaning' charges.... Read more

The worst estate company I've ever encountered. Like many reviewers here, they deducted my deposit for no reason. They sent me photos claiming that this and that areas are dirty. But the fact is that I could not see anything wrong and I could not find any difference between the photos I received during move-in and those taken during move-out. When I asked for explanation, they kept saying "as shown in the photos" without explaining what is being shown and where is the dirt in the photos. Obviously the message is that "I say it's dirty then it's dirty". This is primary school-level way of practice, which is akin to fraud and scam. Of course, they referred me to the dispute resolving scheme provided by the deposit management company. I gave in and agreed the deduction only because I need the deposit back asap. The message is very clear, this estate company either take your money for no reason or burn your time. Don't let a single pence go into the pocket of this company or the landlords associated with it.... Read more

I just tried to book a flat viewing and was refused because I am on disability benefits. This is blatantly illegal. They blamed it on the landlord's preference, but it is also illegal discriminate on behalf of a landlord. I am a good tenant and have enough money to pay the rent. This does not not happen with most letting agents, it is specifically this one that seems to have a problem with disabled people.... Read more

Appalling. Had my bike stolen from one of their properties which they advertised as being secure and having CCTV. They took weeks to arrive to check the footage, whilst being passive aggressive the entire time. One of the only positive reviews, was left below by the receptionist who actually works for SAM Properties. If you're moving into a property Clyde Road, beware of the mould problems. It was in every room, in every corner. They left a de-humidifier in our flat but gave us no warning of what was to come. Despite living in the property for just 2 months, we were left with a £135 cleaning charge and a £200 charge for mould. The mould was an clear issue from day 1 but apparently it was our fault as we didn't keep on top of it. My partner had clothes/shoes ruined from the mould. Judging by other reviews this is common practice for these guys. Also, when moving out, don't bother cleaning, they state on the website you'll get charged the full amount regardless of the condition it's left in (unless it's absolutely perfect). Communication is awful, they won't speak to you on the phone and will send copy and pasted emails as responses. It's annoying as Claire who we initially dealt with was very helpful and good to us. But, be very careful and check previous reviews, they're spot on. We certainly won't be using them again.... Read more

I have never known an estate agent to compile and send a 63-page long ‘report’ (consisting of 2 photos on each page) of the rented apartment to justify a £75 cleaning charge. They literally zoom into and take close-up photos of every nook and cranny of the apartment. You can make anything look unclean when you take photos at such microscopic resolution. They even took a photo of the handwash bubbles which were left in the bathroom sink after I had washed my hands for the last time following cleaning. I will admit that I missed a few spots (such as behind the sofa, the rubber seal of the washing machine and the shower drain lid) as moving my belongings over to my new place took slightly longer than expected, and the hoover broke on me halfway through so I couldn’t properly clean almost half the floor. To that end, I expected a minimal cleaning charge to be levied but I did not expect it to be excessive as I otherwise gave the whole apartment a good clean. The vast majority of photos even look clean, even in that level of detail, and I doubt that the cleaning company (which presumably bases their quote on this report) would quote so highly if they actually came and inspected the apartment in person. In the interests of fairness and balance, I will say that communication with them prior to moving in went smoothly, though I didn’t have to deal with them much directly since the apartment I was renting was in a block with an on-site team. However, save your money and find a decent, trustworthy private landlord or landlady who won’t try and extract as much money as they can out of you. If you decide not to heed the warnings from the many previous reviews, make sure you take photos of every single part of the property…..heck, go the full hog and compile your own 63-page report because you sure will need it when you move out.... Ignore the positive reviews on here, they will be done internally. Notice the frequency of people having their deposits partially or fully stolen despite leaving their properties clean. They will send a cleaning service round that they are clearly in kahoots with and take a load of ridiculous photos to paint you as if you let the flat filthy, regardless of how clean you left it. What makes it worse is they are stealing this money of students and young professionals who can't afford to lose deposits as they usually need them for the year after. Go with someone else unless you can afford to have money taken from you. Also I recommend you make no effort to clean your flat as it was clearly time wasted on our part bothering in the first place. We rented our flat in Maple Gardens from Sam Properties for three years. Although we initially jarred a little bit with perhaps my naivety and them sticking heavily to their own rules, they actually turned out to be a good letting agency. The maintenance ticket system is very efficient and Zac at their Withington office has been incredibly helpful throughout our tenancy. They were clear about the standard of cleaning they wanted at the time of moving out, and made it obvious what constituted wear and tear and what needed repairing. We got our full deposit back both times (we moved from one flat to another after the first year) within the specified time frame. We only moved because they couldn't offer a property that suited our changing needs. In short, decent letting agents. Zac Baker is an invaluable asset to the business, as are the maintenance team.... Sam Properties have been a really good letting agents for the past year. They have been responsive to any issues we have raised, proactive when fixing them and transparent in their processes. I really can't fault them! A few examples: we had to call the emergency number once when one of us got locked in a room before work due to the latch mechanism breaking in the door handle, a staff member from Sam Properties and a maintanence man arrived within 15 minutes and fixed the door. Additionally, one of our bikes was tampered with in the night due to the bike storage being unsafe, Sam Properties/the landlord built new bike boxes to fix the issue straight away. I also really like that they carry out the move out inspection with you present, so you can discuss any issues with them in person. I would recommend them! Thanks Sam Properties!... Read more

I will give Sam Properties credit where it's due, as it's only fair. They were usually very helpful throughout the 2 years my other half and I rented with them, especially when we were having problems with noisy neighbours. They dealt with the matter very professionally and were clearly willing to help. A shout out especially to Zac as he was usually the one involved here. The move out process went fairly smoothly. The inspection was completed in a matter of minutes, then they came back to us about 4 days later saying they were returning our full deposit to us with no deductions. I thought this was very good of them, as the gentleman who carried out the inspection mentioned some dust that needed cleaning, so it was nice that they didn't pass the charge of this on to us. The deposit was then returned in 7 working days, which is within the time frame they advise, so that's certainly very fair. I think it's also great that they no longer ask for copies of final bills as part of the deposit return process. I have memories of doing this with other letting agencies in that past, and I had to wait ages to get my deposit back because of this. My negative feedback, and I have to side with most of the others who have written reviews here, is on the condition of the flat. It clearly has had very little work done to it. The décor was very poor, there were marks and scratches in many parts when we moved in, things were broken, and it was very cold during the winter. We had a huge problem with damp and mould. It certainly wasn't worth the £700 a month we paid in rent. It's a shame really. The flat was a good size and in a nice area, and it could have been a nice place to live if only the landlord had put some work into it. Judging by a lot of other reviews, sadly it seems like this is a common thing amongst the properties Sam Properties let. It's very clear that there's very much a student focus here, since the properties are pretty bog standard, and since landlords know that on the whole students don't look after their flats, they don't do much work with them. Sam properties advertise as student and professional lettings, but really they should be advertising as just student lettings. Our flat certainly wasn't somewhere we wanted to go home to after a day at work, especially with the noisy students who lived in the flat above us (who I mentioned earlier). Again, this goes back to what I was saying about the properties being focused on students. In sum, I give Sam praise for their help and support. I have seen an improvement from a service perspective during our time with them. The properties on the other hand are poor, and as we've found out since moving out, with other letting agencies you can get a much nicer place for less money. My advise is do some serious research. Don't make the same mistake as we did, which was signing up straight away for the first property we viewed without considering the pros and cons.... Read more

I’d like to try and write as balanced and fair a review of Sam Properties as possible, so I don’t come across as just an awkward, angry customer as many others do. Please note I am a current resident so I cannot comment on moving out procedures. Also, this is my first time moving away from home. There are certain things which are probably expected of tenants which I didn’t understand or know about, which may be why I’ve had issues. For example there are appliances which don’t work and I didn’t know I should report them. Pro 1. The on-site maintenance man (called Tony) where I live is absolutely lovely. Very friendly, willing to help and is fairly prompt at doing things. He definitely has a lot of things on his plate so I don’t blame him at all when things take a little longer than they should. 2. The employee called Zac who often deals with emails is also really lovely. Definitely has brilliant customer service skills and is great when I have a complaint. 3. Sam’s have always been relatively quick to answer emails, I’ll give them that. 4. There seems to have been a change of hand or something in the past year, which has lead to a new set of staff whose customer service skills are all far superior to the previous staff’s. Cons 1. Price: The rent on my flat is extortionate in my opinion. I was pushed to get this flat by my parents because it’s in a gated compound which means I don’t have to park my car on the road. Which I do appreciate. However the total cost for this flat is £700pcm. This is a very small, two-bedroom flat which is not modern, has poor insulation and some fairly questionable appliances. Now bear in mind this flat was £660pcm when I originally signed up, and over 2 years has raised to £700. While this does come to £350 per person, which is not unpayable for one person, the actual VALUE of this rental price is poor to say the least. I’m leaving this July however the renewal offer was for £726pcm – a completely exorbitant price. I have friends who live in semi-detached houses with several bedrooms who pay less for rent. I fully believe my flat is worth ABSOLUTELY no more than £600pcm, and this takes into consideration the on-site maintenance and car park. 2. General condition of the flat: As I have mentioned, the flat is not modern. It is extraordinarily cold in this flat as it does not retain heat well. I do not believe it has double glazed windows (though I’m not sure for definite), which are an absolute must in any flat. The quality of the kitchen is very poor also. It is all laminate, which I have no problem with however the laminate is peeling away in a lot of places. The countertop has been burnt away from a previous tenant and there is a large hole in it. This is both an eyesore and unsanitary and is something which I believe should have been replaced before I started my tenancy. The extractor fan above the oven does not work (has been reported, nothing has been done). The oven has no numbers on it. The carpets are pretty disgusting in my opinion. Don’t believe they were cleaned at the end of the previous tenancy. Everything is just generally a bit old. Which would be okay if my rent wasn’t so high. 3. Management: As I said, I believe there was a change in management or a system update, and this was around renewal time. I was given a contract which had the wrong rent price and the wrong tenancy start date (I admit it was a strange scenario where my previous flatmate had to extend her tenancy by a month, however nobody I spoke to after this was agreed upon seemed to know this happened). Really shows the importance of reading the contract before you sign, as I could have ended up paying more than was agreed upon! A lot of these things could have been avoided if I had been more on the ball, however Sam deal with a lot of students so their practice should be tailored to helping young people who have never rented before. We didn't exactly chose or wanted to be with this agency, our contract was transferred with them. We are extremely disappointed by the condition of the appartment. When we moved in the place was completely dirty and we found a lot of disgusting things, so we were forced to spend money on trust me plenty of cleaning stuff. A lof of things are broken and need repairing, not even mentioning that the ground floor window is completely insecure and they are ignoring for more than a month our request for things to be fixed. It's hard to keep a good manner while describing all the problems we have and the multiple emails and even visits in the office. Very, very poor service and I personally regret any single pound that goes to their pockets. We were initially told that we would have our deposit returned 5-7 days after the flat inspection. 11 days later we were told 5 working days. 9 days after that they won’t give a timeframe for the return of our deposit because they are ‘busy’. It’s obvious from the reviews left by others that this is common practice. I feel very disappointed to have to come to something like this, but I feel it is only just in warning others of the poor business practice which is Sam Properties. Firstly, I am very upset to hear of excessive charges brought against us in the final assessment of our house. A further cleaning charge of £250 is ridiculous. In the move out form completed by the Sam Properties representative the oven, outside of cupboards, floor, washing machine required cleaning in the kitchen. In the 1st floor bathroom the sink, sink taps and toilet required attention. In the master/ensuite the shower screen, tiles and radiator needed further attention. In the 2nd floor bedroom the wardrobe required attention as well as dust under the bed. A similar theme followed in the top floor bedrooms with dust being found under the bed and around edges. I know for a fact that my housemates and I put in a great deal of time and effort cleaning the house thoroughly for the whole last week. We went to the lengths of renting an industrial floor cleaner and buying cleaning materials specific to each area of the house. For the final couple of days we did not live in the house because we felt it was in such a fantastic state we dare not spoil it. The whole experience was very stressful but I can truthfully say that house could not be cleaned any further. The details picked up on, I would describe as ‘pettifogging.’ On the whole, I find the cleaning fee baffling. The materials required for the areas pointed out would be oven cleaner, a duster, bathroom spray, antibacterial cleaner and bleach. The most I think these materials would cost is £20. That therefore equates to £230 in labour which is unfathomable. Throughout the year, we have endured an incredibly poor customer care. On one occasion, the lettings agency’s emergency number would not answer to us for a whole three days in which we forced to move out of our house. A power cut had broken our fuse box to the extent our house alarm was constantly going and we had no electricity. We rang several times over the weekend but our calls fell on deaf ears. When they finally answered there was little sympathy for the position we had found ourselves in and the financial losses we had made through the loss of our food and being forced elsewhere. They blamed us for not being able to reset the fuse box which was clearly not as straightforward as they made out. On other occasions, we had called maintenance out to address problems in which they failed to adequately address. We were made to endure a leaking sink and shower door which did not close properly for a whole academic year, because of stop gap measures. I am very disappointed to have to leave such a review and it truthfully is a first in my lifetime but I would not want for anyone else to have to go through such a scenario. Very poor letting agency and landlord for their own properties, they will give you the apartment in an unclean state. This along with their inability to meet their own contractual obligations or admit fault without going through court hassles and the office avoiding all complaints whenever possible. I would recommend you stay clear of this agency as they will not look after you and provide the bare minimum even when making large claims particularly on developing properties and sometimes even fail the bare minimum due to not employing enough staff being constantly behind and inconvenient while avoiding all complaints as best they can. Luckily she stayed with a friend whilst I was left to consider 'what to do next'. I emailed the 'Sam Properties' contact address on the website but realising it was the weekend, fully expected to wait until Monday before she could gain access. At 06:15 the same morning, I received a phone call from a member of staff called Pete who had checked his email and had the initiative to ring me immediately (and the empathy to realise that as Katy's parent I was probably distraught!) He immediately set about sorting the situation and Katy ended up back in her flat by mid morning on Sunday. The duty of care shown to my daughter in this respect was commendable. I rented with Sam Properties for 4 years whilst I was a student and for the first two years of my working life up until I was able to buy my own place and found them friendly, helpful and supportive even when issues arose. The deposit return process was very easy (just a bill liability form) and we received our deposit back within 10 days of moving out. I found the staff professional and personable throughout my association with them and found that they always went above and beyond if there were any emergencies - regardless of what day of the week. I did have one late payment on my previous property, however this was payed in full and was due to a family matter.
