Showed up for a viewing and stood in the rain for 10 minutes waiting only to be told that it was cancelled. They rung me once to try tell me and because I didn’t answer they left it. Didn’t bother trying to ring again to let us know. No email, no text message but they’ve had no issues emailing us in the past. Apparently a voice mail was left however I don’t have it as I assume my voice mail box is full. Don’t waste your time with this agency! Not even a sorry or an attempt to re schedule with us or anything. Just ‘yeah it was cancelled we left you a voice mail’ ridiculous

To anyone reading this agency’s good reviews be warned that they are asking people for good reviews after student house viewings to increase their average rating. This happened to us after our viewing, however once we looked beyond 5 star reviews from viewings on Google we saw loads of 1 stars saying that this agency refused to deal with pests, mould, and all other maintenance issues. Beware which agency you go with for a student house and make sure you do thorough research!!! This agency should be asked for reviews based on how they act as actual tenants, rather than how they act showing potential tenants around their properties.

rented a student house for 2nd year with this agency, was the worst experience we have ever had. we had mice and cockroach infestations to a horrible extent that were already prominent before we even moved in, and after the whole year being falsely promised compensation, the only thing they returned in the end was a rubbish apology. there were only 1 or 2 decent attempts to mitigate/kill off the infestations for the entire year, which is absolutely unacceptable.
thankfully our property manager Tim was fired for his completely irresponsible behaviour, but even with new staff to help us, we were still left with almost complete lack of communication and sympathy. really don’t recommend.

The way they treat tenants is disgusting, especially knowing they are students and cannot afford the charges they are dishing out.
After deep cleaning the house to its full ability, my daughter was still charged an extortionate amount.
These charges are not understandable or fair and are only legally possible due to loopholes.

This is by far the worst letting agency I have ever dealt with. They are lazy, unprofessional, and completely uninterested in the wellbeing of their tenants. Once they have your money, they do absolutely nothing. Basic repairs are ignored, complaints go unanswered, and any attempt to get help is met with silence. It genuinely feels like they exist only to collect rent and avoid all responsibility.
To make matters worse, at the end of the tenancy they try to invent charges and make up reasons to take money from your deposit. It’s dishonest and shows exactly how little integrity they have.
This agency is not just bad, it’s toxic. They waste your time, your money, and your patience. Renting is stressful enough without being trapped with a company this useless. Save yourself the headache and go literally anywhere else.

This agency is an absolute disgrace. They take tenants’ money but provide nothing in return — no support, no communication, and no responsibility. When problems are reported, they are ignored for weeks or simply brushed aside. They will happily sign you into a contract and then vanish the moment you actually need them.
To make things worse, they seem to delete or hide any negative reviews instead of fixing their shocking service. That tells you everything: they care more about their image than the people who actually live in their properties.
I’ve rented through different agencies before and never experienced anything as unprofessional, careless, and dishonest as this one. If you value your time, your money, and your sanity, avoid them completely.

I would strongly advise anyone to avoid this agency. They show no care whatsoever for their tenants and fail to deal with even the most basic issues. Communication is almost impossible — emails and calls are ignored, and any problems raised are met with excuses or no response at all.
What makes matters worse is that they appear to remove or hide negative reviews, which says a lot about how they operate. Instead of addressing serious complaints, they try to cover them up.
In all my experience renting, this has been by far the worst agency I’ve dealt with. If you value honesty, professionalism, and even the slightest level of service, look elsewhere.

DO NOT HAVE ANYTHING TO DO WITH THIS COMPANY. My son, with 3 friends, moved into student accommodation at 29 Brailsford Road. Landlord promised, before tenancy, to replace the 4 filthy mattresses, but refused after tenancy began, and at end of tenancy, this company passed tgexdebt to Reposit who then HELPED THEMSELVES to money in one student's bank account in order to replace the filthy mattresses which were only good for the tip when the tenancy commenced, and this happened even though debt was disputed.

Should actually be 0 stars, this company is disgusting. Black mould growing behind the beds, Sick on mattresses, rats running around. To top all of this off they took their time in sorting these issues. They had arranged house viewings without our consent while these issues were actively taking place. After we have moved they are trying to charge us an extortionate price for damages and cleaning after we left the house at a good standard before we left and spent hours scrubbing and cleaning. It is unfair and they are trying to con us. Do not go with this company !!!!!!

Absolutely shocking. House was a tip, when we moved in. There was chicken wings under one of the beds, damp all over next to plugs (they moved wardrobes in front of the issue instead of fixing it),a smashed window (that leaked in water every single time it rained, stayed this way for 3 months), broken tiles, showers didn’t work (flooded the downstairs bedroom, soaking the mattress and lights twice), blocked drains (a streets worth of toilet waste was flooding our garden). And not one thing got fixed when we requested. Tried to take us to court but BULLIED us to pay. I had to go to hospital due to the mould poisoning. DO NOT USE THIS COMPANY. All evil individuals who are lazy and money hungry.

Worst agency experience in 5 years of renting. Never answered calls, came into property unannounced leading to harassment by maintenance they hire, never fixed maintenance issues, gave us a property with the front door being broken and almost causing a break in. Had a radiator issue for the entire year causing me to have to sleep in the living room and they never fixed the issue or gave me any financial compensation. DO NOT RENT OR TRUST THIS AGENCY THEY ARE THE WORST AGENCY IN MANCHESTER!!!! Especially as a student they will give you absolutely zero respect or humane treatment

Terrible service. My Daughter has just taken on a house with this agency, the house is disgustingly dirty and unliveable. After complaining to the agency still nothing has been done. Nicholas Humphrey’s have a bad reputation sometimes and i’m sure others have a bad experience but I just wanted to share mine. I lived in caminada house for 2 years with Nicholas Humphrey’s and they were amazing for sorting out maintenance issues. They replaced my bed frame when it split, they replaced my en suite toilet floor when it started getting gross, they fixed the towel rail when it was wobbly and always were helpful. Both times I received my deposit back in full and in good time. If it wasn’t for the increased rent prices in the building I would still be there.

They've been absolutely awful with my Brother and his university housemates. They promised that the mattresses would be replaced when they moved in and they were not replaced. The landlord said if he was going to replace them then they'd all get single beds instead of double beds, so they understandably refused as double beds were marketed pre-tenancy. Now they've left the tenancy and they're trying to charge them for replacement mattresses, amongst other things which were not their fault. They were also left without a working cooker for weeks and the landlord just let himself into the property without due notice whenever he felt like it and they did nothing to stop it. They've also tried to take money out of my brother's account. Absolutely incompetent. It would seem a lot of other people have had similar experiences. This is causing my brother complete and utter stress and they're avoiding our emails. We have solicitors involved.

Do not rent from Nicholas humphreys! Genuinely the worst experience I’ve ever had. So many problems with the house and took months for anything to be fixed but most issues were never fixed as they like to ignore their tenants. Now they are trying to withhold our deposit when all the issues in the house were already present when we moved in!

Yesterday I call them to ask if they have any properties to rent. They arrange viewing on the next day after I asked them. To be fair, this is the first agency that I found really effective.

My daughter rented a house through them last year in her final year at Uni. On turning up the place was disgusting, DIRTY KNICKERS ON THE FLOOR, BROKEN CHAIRS IN THE YARD, MOULDY BATHROOM, GRUBBY MATTTRESSES, WARDROBE ON THE LANDING, EVERYTHING WAS STICKY AND COVERED IN ALCOHOL and so before moving in it had to be cleaned top to bottom.
The house was very rundown but if i'm honest it was no great surprise as it was a student house!
My daughter had to request a replacement bed as hers was broken. She rang, emailed, visited and was finally at breaking point after 3 months of poor sleep. She was eventually promised a new bed. IT NEVER ARRIVED. She went to the agency to talk to them face to face and started to cry out of frustration, the man she spoke to (wish I knew his name) LAUGHED at her!!. I then contacted the agency and the rest is history.
No-one came out to sort the issues out. Water was dripping through the ceiling from the shower onto the electric light at one point!
Nicholas Humpreys have now refused to give the girls their full deposit back due to the house needing cleaning and repairing, LOL, luckily we took photos when they first moved in showing the condition of the property which clearly hadn't been inspected properly as many of the issues they raised were from the PREVIOUS TENANTS.
I have no idea what other Estate Agencies are available for student rent in the Manchester area but do yourself a massive favour and stay clear.
If you have already signed a tenancy agreement with them- word of advice take lots of photos so you can prove the condition of the property before you move in. They do not answer the phone either so you will always have to leave a voice mail.
Parents - sorry but there's every chance you may have to deal with them from time to time . Good Luck!

Avoid this agency at all costs. Awful property with issues from day one with property not having been even cleaned before new students moved in. Reported form start of tenancy regarding unusable broken furniture dirty stained mattresses filthy house conditions. All will be the same for any new tenants as only lip service given. Progress to reports a few months afterwards regarding damp/mould and vermin infestation, again lip service given . Property my daughter has now thankfully moved out of is still infested, still mould ridden with the same broken furniture and stained mattresses ready and waiting for this agents next victim.

A week later we get an email that said they tried sending a confirmation email but the email bounced back for an unknown reason so they gave the house to another group without attempting to ring us first to tell us we got the house. We finished our tenancy in a student house with Nicholas Humphrey’s a month and a half ago. Though out the tenancy we had persistent issues, maintenance not being done until there were council inspections, no response to emails and calls never going through and would often return home to maintenance workers or house viewings occurring without the legally required 24 hours notice to all tenants. We were also falsely accused of damaging property that had been damaged during the previous tenancy and had to provide proof to avoid being charged.
Nicholas Humphrey’s seems to think they can get away with these things with student tenants.
Upon moving out we did not receive a single piece of information about our deposit for over a month, not the promised 10 days. I called multiple times asking and was told on four separate occasions it would be done by the end of the day, it never was. They claimed this was due to a high amount of deposits to process however every student letting agents in Manchester is faced with the same issue yet manages to return deposits in a timely manner.
The deposit information given back didn’t provide any evidence or invoices of multiple things, for example ‘damage’ was charged yet we were not told what was damaged, and a mattress in one room was claimed to have been brand new when we moved in yet all mattresses were lumpy and clearly used when we moved in. The damaged mattress was also charged and split between all tenants despite it being in one room. They also complained about inappropriate things such as mould being in the bathroom which was there during move in and is obviously out of our control.
After emailing to try and receive the invoices and information on damage, we have heard no response and are unable to reach them through phone call despite calling over 10 times.
Avoid this letting agent if you’re a student or renter as they do not respect your time, money or legal rights.

They say that will send a WhatsApp or an Email with the video of the apartment and if you are still intested we can have a face to face viewing. They NEVER send a video and we are still waiting. Collosal waste of time. AVOID THIS AT ALL COST. This whole company is a joke. The customer service is lacking and they cancel viewings on you all the time without notice. I had to travel twice for viewings that were cancelled minutes before and they gave no explanations. Stay away from this agency unless you want to waste your time and train tickets. Worst of all, they have no respect for the customer. Even their response to this review is a lie. They also don't address the fact that the sale incident happened twice. Overall very bad communication and little respect for people's time. Just have a look at other reviews as well. It speaks volumes. Frankly, save yourself a lot of frustration by avoiding this joke of a letting agency. To give them one star is too generous for the experience I've had.

Worst letting agency ever. They claim to reserve houses on a first come first serve basis, so when me and my friends filled in the form to reserve the house that's what we were expecting. We were not contacted for weeks after this, and I had to be the one to call to see what was going on. Turns out all of us were meant to fill in the form, however we were not informed of this at the time (I found out later that a friend of mine who reserved a house with the same agency only had to get one tenant to sign the form!!). The lady I was on the phone with sent us an email asking for additional information for the rest of the tenants ASAP otherwise the house would be given away, this information was sent over in less than half an hour. Fast forward a couple of weeks later and we haven't been contacted again. I call up the agency to see what is going on and now they claim not to have any of our information?? I went into the office and turns out they did have our information? The next day we go there again to proceed with the right to rent agreement only for us to be told the house has been reserved by another group. I don't understand why we couldn't have been told this from the start. Extreme lack of communication and I'd advise others to just stay clear of this housing agency altogether honestly!

Avoid at all costs. Very bad communication, couldn’t even tell us our landlords name. Charged us £50 just to take the house off their website and an additional £400 deposit which they would not confirm was going through a proper deposit protection scheme. Sent out the wrong contract for the house asking for an extended employment history and other bits inappropriately personal information about guarantors. Once we flagged this they said ‘oh sorry wrong form we don’t need any of that information’ which is especially suspicious. Impossible to back out once the process has started. If you ring them you’ll be speaking to an 18 y/o who’s never done any form of customer service in their life. Lied about the contents of the house and that it would be cleaned before tenancy started, now we have a mouse/rat infestation and had to practically beg for the black mould in the bathroom to be removed.

By a league, Nicholas Humphreys must be the worst letting agency in Fallowfield. Take notice of their reviews, 5* from their landlords, 1* from their tenants - that tells you all you need to know about where their interests lie.
Throughout the tenancy they have failed to communicate. Countless ignored emails which never received a response. A rude team in the branch, wilfully obstructive to reasonable requests, and borderline malicious. They marked maintenance requests as completed when they had in fact ignored them. They will never take responsibility for things they need to deal with. Viewings were far too often conducted without any notice. On too many occasions they made stupid mistakes that we suffered for, and naturally they did not apologise or even hold themselves accountable. Don't bother asking them to complete simple admin tasks, they indirectly admit that they're far too lazy to do so. Their pledge to return deposits within 10 days of the end of a tenancy is utter nonsense, expect a waiting period at least 4x longer if you're lucky. If you're a prospective tenant, they will flat out lie to you for their own gain. I truly cannot put into words how slimy this agency are.
Currently writing this in the hopes that maybe one day I can heal from the trauma they inflicted. I wish I could offer more details but the lot of them terrify me.
Take home message: do not trust Nicholas Humphreys if you're a tenant. Landlordism is an unfortunate reality, so give your precious money to an agency that at least pretends to care about you.

I had problems with Nicholas Humphreys for my entire tenancy. The house was extremely damp when we moved in and they said it would be fixed - it was not. They tried to make out that it was our fault and did nothing to fix the situation so I was living in really horrible damp and mouldy conditions. I have friends who have had similar experiences to this.
Edit: 2 years later and they have still not removed me from their system. I get emails about my old house all of the time. Please Take Me Off Your System. I do not live there anymore!!!
AND PLEASE FIX THE RODENT PROBLEM AND BROKEN THINGS for the people living in my old house!!!
Glynne (the estate agent and our property manager) still haunts my sleep. I hope she still isn't treating people they way she treated us during our tenancy.

Nicholas Humphreys in Fallowfield have been looking after my student HMOs for around 5 years since I moved to Sweden. I was really worried about emigrating but having NH on my team has made this pretty painless and the service they provide just seems to get better each year!
I've worked with a couple of different property managers and both have been amazing. They seem to take real pride in their work and go out of their way to make me feel at ease about by properties.
I seriously can't recommend these guys enough and having worked with a number of different agant's over the past 10 years, NH are definitely the best! :)

After a year of living within rented accomodation through this letting agency i would never reccommend. First problem, i sent my deposit over asap only to get a call a week later saying i need to pay it... i told them to double check lone behold i had already paid. The house made me ill, damp made my clothes and bedding mouldy within a month of living there, mice literally running across my room even when we left no food out. Later down the line we had a ridiculous amount of viewings that just happened with little to no notice with people opening my bedroom door when i was asleep and also naked may I add( i worked nights so the day was my only chance to rest and they always did so on a saturday morningfor some reason) . I also was able to overhear alot of the speak between agents and various potential tennants, most of the time telling outright lies of how far away things were and one asked a french girl if she could speak french? Very condescending and very impolite.
As an add on to this after the whole ordeal of living in this festering pig sh*t place for a year, I obviously moved. After I put the first part of this review up I got a phone call from the agency having the audacity to ask me to take it down ????. This place should be closed down and prosecuted for a number of violations if my experience is anything to go by.

I was looking for a house for 2 people to rent from 1st July 2021 for my daughter and her friend in their final year of Uni and had an excellent experience with this agent.
Gary Head was fantastic throughout, excellent communication, speedy responses and answered all of my questions. I was very sorry that I couldn't take the house in the end, as the other guarantors had been put off by bad reviews.
To give you some perspective I am also a landlord and rent property in Edinburgh, so I know what to look for when going to a property agent.
The property had all the safety certificates, over and above what is legally required in England, and the recent video of the property showed it to be in great condition with tenants currently in residence.
Personally , I would have no qualms and not be put off by the bad reviews as I feel it is important to have the conversations and get a feel of the agency for myself.
I get very suspicious when I see multiple bad reviews within the same time frame as this could represent malicious spamming.
Renting a property is a serious business in terms of money spent by parents and the investment a landlord makes. The safety and experience of tenants is paramount.
I will be looking at property to rent with this agent for the next academic year.

If you're a tenant DO NOT rent from Nicholas Humphreys.
Problems such as damp or even wet walls, and serious mold are in many of the rooms. This is a serious health issue, especially in the middle of winter, and their responsibility to fix. Clearly they also knew about this issue beforehand and hid it. They seem happy to simply blame their tenants and even claim tenants are reponsible for additional payments! Do yourself a favour and avoid this company.

Nicholas Humphreys are completely negligent. If you don’t want unsolved issues of mould and damp then go elsewhere. If you have respiratory issues, you will be at danger in their properties and especially during the current climate. On top of this, you will be left without compensation despite having to live in inhospitable conditions. As well, NH are irresponsible with bill payments - only go with them if you want to pay bills that aren’t even yours. A completely unacceptable and unprofessional level of care and attention from Nicholas Humphreys - immediate action must be taken. For now, steer clear and be wary.

I first started using NH Manchester 3 years ago when I bought a house from them. Since then I've moved lettings and management of my entire Manchester portfolio to them, They have always found me great tenants and provided great service. On the rare occasions there have been any maintenance issues with any of my houses NH have notified me very quickly so that I can get things fixed ASAP. As the kind of landlord that prides himself of renting quality properties and providing great service I have found them the ideal company to work with. I'm sure this partnership will continue for many years. Great work all!

I'm a landlord and have been letting my properties through Nicholas Humphreys for the last 5 years. They are professional and caring people and have my student's interests at heart. Their response to issues is quick, they offer sound advice and help me in all aspects of legislation. I continue to use these guys because I know they do their best for my students, thats the whole point of me. Look they aren't perfect, but this is a challenging business, we all do what we can to help each other in the best way we can - a little patience and understand from all sides can really help this process.

IF YOU ARE A STUDENT PLEASE AVOID THIS AGENCY!
They have been an absolute joke from the very beginning. If you are already with them please make sure to take pictures of every room and furniture when moving in!
I don't even know where to start with them. Me and my flatmate had our contract ended on July 2020 and our case is still ongoing nearly 4 months later because they want to deduct a whole £150 for apparently “not cleaning" the flat. First of all, their flat was already dirty when we moved in so how about you pay us £150 for having to clean. When we moved out we spent hours cleaning the house, with 5 members in the middle of the pandemic when we should have been staying safely at home!! They will complain about the tiniest bit of dirt to leech every penny of you as possible, as if taking monthly rent during the pandemic wasn't enough when we weren't even staying at the flat!!! I've honestly never experienced someone as selfish as them. No other agency has ever treated us this way or deducted our deposits. Mind you this was our 4th year of Uni so I think we know in what conditions flats should be left in!! Our only fault was not taking pictures when we moved in.
Secondly, all our emails mostly went unanswered. They don’t even know how any of the things around the house works. If you ask them about your electricity company they will have no idea. YOU WILL LITERALLY HAVE TO DO EVERYTHING YOUR SELF!
Finally, PLEASE PLEASE PLEASE stay away from them. It is really not worth it! These are only about 1% of the problems I have highlighted here. The list goes on and on. At this rate they can just keep the money because we are just honestly tired. Really really appalling and disgusted.
PS: my opinion about the company would still be the same even if our deposit wasn't deducted. WHAT.A.NIGHTMARE.

Glynne our property manager takes weeks to reply to our emails and is quite frankly a very rude person to talk to. After reading these reviews it is clear we weren't the only ones who found it difficult to communicate with NH. Glynne we are still waiting for you to reply to our email sent to you on the 22nd of July 2020! We understand you must be busy but taking more than 6 weeks to reply is just unprofessional. Glynne has caused us a lot of stress and honestly I wish someone would have told us to avoid this company before we naively signed for our student house.
Property wasn't ready for the move in date. After reading these reviews it is evident this wasn't just us it happened to.
Maintenance issues still not fixed even now that we've reached the end of our tenancy. again a running theme in the reviews written on here.
Viewing was made with no prior notice given at all. As a house of girls this was very scary. After complaining we received an apology however after reading these reviews again it is clear this hasn't just happened to us.
No empathy shown during Covid at all and didn't believe us when we told them we were struggling to pay rent. Tricked us into accepting an offer that was only explained in full after we accepted it again after reading these reviews dishonesty in contracts is a running theme with this company.
Now they are charging extortionate amounts for "general cleaning" and "appliance cleaning" when we spent hours cleaning the property before we left! They have also charged us for a broken fridge which we were trying to get fixed for weeks but glynne was ignoring our emails in regards to this? They also took incorrect arrears off our deposit! We most defintely left the property in a much better condition than it was given. So please dispute this if you are in the same position. They just bank on the fact that they think students wont dispute these claims. Again after reading these reviews this has happened to so many people so please avoid at all costs as you wont get your deposit back.

Please if you are a student STAY CLEAR of this company. It seems their aim is to take advantage of students and you will have never ending problems for your whole tenancy.
Since our move in day, the property was in a state and after numerous attempts by us to get thing replaced/repaired, a year later these things still haven't been sorted.
Communication is non existent and they claimed they are 'too busy' to reply to our emails. They made it seem as though the landlord was at fault for communication/maintenance issues but after we finally got in touch with him, this was clearly untrue and simply down to the lack of professionalism from NH.
Since lockdown happened, negotiations were made with the landlord however NH manipulated these and made it seem as though it was an error on our behalf which it was not (yet again blame the students). It's a good job we have all these emails as written evidence as now they are trying to take our full deposit plus extra on top for general cleaning/wear and tear... when we left the property in 100x better state than we received it!
They are quick to demand their money through threats but will never reply to your queries.

I had a joint tenancy with another student in one of their properties. The property manager assessed things that needed replacing when we initially moved in, most of which were not fixed or replaced for the entirety of our tenancy, despite phone calls & emails being made to ask for these to be sorted.
They rarely got back to us at all & would pass on blame to other staff that had conveniently stopped working there.
We had a mould problem caused by the boiler, we were left without hot water, with ceilings leaking & the mould problem for nearly 6 months.
They only came to fix it because I filed a formal complaint explaining (for perhaps the fifth time) that I was pregnant & couldn't live in a property that put my health at risk. I was advised by citizens advice to request the landlords contact details to resolve the issue directly with him but this was also ignored despite it being my right.
After we moved out, our contract stated that they had 10working days to complete the report & raise any issues with us that may require deductions from our deposit, it took 2/3weeks of me repeatedly emailing & phoning them to receive the report after they conviniently kept misspelling my email address & ignoring me.
Once the report was received there were several inaccuracies that mostly showed issues that were already there before our move in date, that they had neglected to repair. One contractor in particular had actually told us the reason he hadn't returned to finish a job was because Nicholas Humphreys didn't pay him.
Once I disputed these with proof in my emails that it was their fault for not fixing issues I had reported & telling them I would prefer to use the Tenancy Deposit Protection Scheme, it then took them a month of me repeatedly having emails ignored to get back to us, where they stated IN WRITING no deductions would be made from our deposit & that we should expect payment in the next 7-10days.
Upon receiving our deposit almost 2 months late, I discovered despite having evidence that they had still taken nearly £100 from my part of the deposit. I'm still waiting to find out how much they have taken from my flatmate.
Update: I contacted them again & was informed the Finance Team had made a mistake & deducted money from us that was meant for the previous tenants. I have asked for written proof that the rest of our money will be returned by tomorrow.

AVOID NICHOLAS HUMPHREYS
We signed for a 12-month contract with half rent for July/August, as they were renovating the house over summer. The work was not completed by the initial move in date (1st September) so we weren't able to move in until the 7th, with some rooms not being completed until after the 11th. (Photo included of bed not even taken out of it's plastic casing, 11 days in to the tenancy)
We were not compensated for this, and a month later, whilst we were still living in the property, the builders came back and continued with unnecessary, disruptive work, since they weren't going to get paid until the landlord was satisfied with their work. They trashed our house, breaking shelves (which we were blamed for), drank our beers and ate our food, and were planning to repaint the entire kitchen (photo attached of where they started to repaint) and re-plaster the hallway. Only when we persistently intervened did Nicholas Humphreys pull the builders off and fire them.
There was repeated failure to give 24 hours notice before showing up, and we were often ignored for weeks at a time when trying to contact them regarding the many faults with the house. These include poorly sealed showers which leaked on to the bathroom floors, and in the case of the upstairs bathroom, lead to a large hole in the ceiling, which caused a leak to drip on to the fire alarm (see attached photos).
We have been repeatedly blamed for faults with the house, when it is clear that building work was not satisfactorily completed.
DO NOT USE NICHOLAS HUMPHREYS.

Wonderfully on the ball when it comes to collecting rent in the middle of a pandemic and wilfully ignoring requests to discuss alternate plans at a time when many renters are suddenly out of work. The house I stayed in, as a student, was mice-infested and they didn't respond to my emails when the landlord wasn't doing anything about it. Let alone the landlord told me he would not compensate me for the fact there were mice in my room and droppings all over the kitchen surfaces (and I had a skin infection from this and numerous accounts of food poisoning), and that I was just used to a clean place. In his words "I have mice in my house, you just have to get used to it". No, thank you. Appalling. I moved out early but had to keep paying rent because he implied he wouldn't accept a replacement tenant, and he had the nerve to ask I pay money out of my deposit for him to dispose of the extra waste from the bins (which the house didn't have enough of - 6 people and he kept forgetting to bring more bins). Once again, the agency didn't respond to any of my emails. I don't recommend this agency, or the landlord for that matter.

Not worth one star. Absolutely vile, money grabbing company.
Back in March I ended my tenancy with them early due to personal reasons and found someone else to take over my tenancy. Just before the new tenant was due to sign the contract, they then decided to tell me they could not locate a payment I had made a few months ago and until I had paid it, the new tenants could not take over my contract.
Obviously I had made the payment, so I provided them with proof of this including multiple bank statements. This was not good enough so I then requested a letter from my bank to confirm the payment had been made.
They then accepted this, but tried to take more of our deposit money.
We escalated this to the TDS and managed to get our money back (always worth going to the TDS).
Then 7 MONTHS LATER they have decided to get back in touch to try and claim they still cant find my payment and have added late fee's and contacted my guarantor (who is seriously ill following a heart attack, giving him even more unnecessary stress). They are trying to claim the letter from my bank confirming payment has been made is apparently not proof the payment was made?
Seems like the company just want to make as much money as possible and are preying on younger people who don't know any better. However I will be taking this further and speaking to the CAB.
DO NOT RENT FROM THIS COMPANY.

AVOID NICHOLAS HUMPHREYS AT ALL COSTS!! We lived in a one bedroom student flat for a year and it was an absolute nightmare. They lied to us constantly, for example, saying broken doors would be replaced before we moved in and that the flat would be professionally cleaned. Neither of these things were true and when confronted with this on separate occasions they were only able to say “sorry you shouldn’t have been told that”. It is simply not good enough. We had viewings of the flat without ANY notice whatsoever and had agents letting themselves in whenever they felt like it.
They are the most helpful people ever before you move in but once they have your money and the contracts are signed they couldn’t care less about you. They will just ignore your emails, even when sending them to every team member that works there, including the manager and directors, leaving us with no option but to visit the branch in person so they couldn’t ignore us.
Very glad to be away from them after a long year.

Worst house I have ever lived in. Boiler makes noise when on- high pitch unbearable noise its been 4 months they dont care. They gave me a wrong key and I cant close my door. The wifi is horrible and doesnt work reliably in the living room. Overall just non existant- its us and the house.

Absolutely Awful!! Paid a reservation fee for a property then heard nothing back from Tim the estate agent handling the address for over 3 days. After finally getting hold of him through via the office, he informed us that the landlady had rented the property privately... He said that he'd get the reservation fee refunded by the Friday and i still haven't received my refund.
Absolutely awful communication and I don't feel that I would've been informed the property had been Let without ringing the office myself. AVOID AT ALL COST!!!!

I must place on record my thanks and appreciation to Nicholas Humphreys in Fallowfield. Having had a terrible experience with a previous agent in south Manchester, dealing with Nicholas Humphreys has been a complete breath of fresh air. It really has. From first contact with the lovely and very helpful and knowledgeable Tim, to dealings on the telephone or in the office with amongst others Catherine, Amber and Jennie, each and every interaction was pleasant, trouble free and utterly professional. The business model in operation at this place clearly works, I cannot fault it and I say that as a professional that deals with different types of business on a weekly basis. The whole team are polite, diligent, hard working and customer focused, something that is becoming increasingly rare these days. If you are looking for an agent in the South Manchester area who will deal efficiently with your requirements then you really ought to make Nicholas Humphreys your first port of call. People are quick to moan about awful service these days (and rightly so), but sometimes feel less inclined to take the time to give credit where credit is due when they've received really good service - so I'm delighted to leave this review for the team at Nicholas Humphreys; I hope they go from strength to strength and based on my recent experience I've absolutely no doubt they will. Very bad service, had no communication between landlord and the agent. Lied to us by saying all rooms would be redecorated when only some of them were going to be. Also hassled us for our paperwork when we had already handed them in so had obviously lost our files or paperwork but weren't prepared to admit it. Very poor and definitely not worth your money or time.

Wonderful friendly staff that make you feel comfortable when answering any of your questions no matter how silly they might sound! House viewings are arranged promptly and without hesation upon request to suit your schedule. Best estate agents I've used so far while being a student for 3 years here in Manchester!

Absolutely atrocious. We have been trying to sort out our student accommodation with Nicholas Humphreys, but they have made it near impossible to get anywhere. We didn't receive a call from them after 3 working days even though they told us it'd be 1. When we rang ourselves they didn't even apologise but told us they'd phone back in 10 minutes, only to leave it another few hours and to inform us our house had been taken. Oh and our estate agent was late to the viewing. DO NOT USE THEM.

this letting agency is outstanding the sevice is second to none and their letting results are fantastic i would reccomend them ( and have done ) to anyone who has properties , they go that extra mile and in business this is so important .

After a year of living within rented accomodation through this letting agency i would not reccommend. First problem, i sent my deposit over asap only to get a call a week later saying i need to pay it... i told them to double check lone behold i had already paid. We had a ridiculous amount of viewings (the house was the coldest dampest thing you could imagine not suitable for living in) with people opening my bedroom door when i was asleep ( i worked nights so the day was my only chance to rest and they always did so on a saturday for some reason) . I also was able to overhear alot of the speak between agens and various potential tennants, most of the time telling outright lies of how far away things were and one asked a french girl if she could speak french? Overall very condescending and very impolite. Avoid if possible.
