From the very first meeting, they were different to other estate agents we’d encountered; extremely reliable, professional, knowledgeable, and completely reassuring. Selling a house can be stressful, but they handled everything with confidence and clarity, keeping us informed at every stage. The marketing was excellent, the communication was consistent, and they worked incredibly hard to secure a great sale for us.
At the same time they found us our perfect family home and supported us through the purchase, making the whole process feel seamless. They were always available to answer questions, chase updates, and smooth out any bumps along the way. Nothing ever felt like too much trouble.

Amazingly Brilliant experience with this company, not only do they care, but they go above and beyond, (outside office hours if necessary) to make sure, what is one if the most stressful times in your life, goes smoothly. They kept my waiting buyers on side for 8 months as I had problems with forward purchases going thro. Helped with every aspect of forward purchase too. I appointed Julie to sell my apartment in the centre of Leeds because I was impressed by her approach. I was not disappointed. Julie actively marketed the apartment, producing excellent photographs, including the use of a drone for external views.

If you you are selling a property in the Trafford area then look no further than Swithenbank Estate Agents. It is so rare in my experience that Estate Agents go the extra mile Swithenbank and more importantly Richard Perry our personal agent did. Nothing was too much to assist in the sale of our property. Excellent estate agent ????. We couldn't understand why our apartment wasn't selling. When we met James he was very direct and immediately told us why he thought we were struggling to sell. Within 2 weeks we had our apartment staged, had an open house viewing day and had received an offer. James then negotiated with the purchaser and managed to secure an offer above the asking price. We first met James when we viewed a house in Sale, M33. Our house wasn't quite yet on the market, but he was happy to take the viewing. We were so impressed by his professionalism and the way he dealt with us that we asked him to put our house on the market for us in Cheadle, SK8, too.
The local big agents told us we were making a mistake listing with someone who didn't work in the local area. We trusted James and he did not let us down.
His photography and media team were amazing, providing aerial views of the property and presenting it in a way that did it justice. We sold the property for price we were satisfied with within two weeks of listing.
There were some bumps along the way, totally outside of James' control, but his communication was excellent, and he was direct in his advice. He was a constant middle person that we could approach confidently.
From start to finish (around four months), and even now after the purchase and sale have been complete, James is still helping us with outstanding matters and he does so efficiently, with patience and a genuine sense of care.
Martyna was equally lovely helping us drop off docs to solicitors and doing background work.
It has been obvious to us how hard James and his team have worked for us and we cannot fault him. We were very lucky to get him as our agent and would have no hesitation recommending him.

We first met James in September 2023 when we began to think about selling our home. His refreshingly honest approach and proactive ideas appealed to us immediately but we weren't quite ready. James was totally understanding and kept in touch over the intervening 12 months or so until the end of 2024 when we put our house up for sale with him. We didn't really have to do anything from the moment James became our agent. He dealt with everything on our behalf and sold our house in pretty much 24 hours for above the asking price.
Our experience of other agents throughout our search for a new house further demonstrated to us how much better James is than other agents
The sale went through with hardly any hiccups and we are now in our new home

I cannot recommend James at Swithenbank highly enough! We initially engaged Swithenbank to sell our house in Sale, and throughout the entire process he was consultative, responsive and knowledgeable. Even when we hit setbacks, he was not fazed, and always reassured us, and tried to provide a solution. He guided us through every aspect of the sale, and was always on hand to answer any question.
In searching for our new home, he really took the time to understand our wants/needs and presented us with various of options, many of which were off-market, including our wonderful new home, that we simply would not have known about if it had not been for James.
He is also very well-networked and was able to recommend a fantastic surveyor, removal van etc., who were all equally as impressive and professional.

James needs more than 5 stars. This is the second house we have sold with James. His attention to detail is a credit to him and selling houses isn’t a job to James - it is a passion. When we decided to use James he set out a plan with timescales for photographs, drone, open day. The sale was not easy as the chain collapsed but James kept me updated throughout as well as reassuring me, even late into the evening. I found James to be available, responsive, honest and he surpassed my expectations of an estate agent.
Now in our new house - I would certainly recommend James to neighbours and friends.

Our sale fell through on 2 previous occasions and we took our house off the market for a short period. We came across James quite by accident. We were very impressed with the way he worked (the way we wanted our previous agent to work but wouldn’t) and we elected to use James even though we were well out of his area. The marketing James arranged was excellent and following the open day an offer was accepted. James personally did the viewings and 2nd viewings. James was available throughout the whole process by phone and whatsapp – keeping us updated throughout and even did the handover on completion. We couldn’t have asked for a nicer more helpful friendly person to guide us through this stressful time which was completed less than 12 weeks from selling.
We wouldn’t hesitate in recommending James Swithenbank to anyone selling their home.

I first met James when I was in the final stages of our renovation, he came across as very self confident and knowledgeable.
I had put our house on the market with an established agent which seemed ok at first, a steady stream of viewings but no buyers, things were getting nowhere and the agent only had one answer, keep reducing the price.
I contacted James again and he suggested dressing the house, re-marketing and having some open days, he also sent me a link to his reviews on trust pilot. Upon reading them I thought this guy is either really good or he made these up himself.
Needless to say we went with James and to cut a long story short the house is now sold. The reviews were not fake he really is as good as they say.
James will be our first choice of estate agents in our future house dealings and would have no hesitation in recommending him.

The service James provided has been exceptional, through some quite tricky moments in the sale process James has been calm, reassuring and he has gone above and beyond the level of service I expected.
His approach to marketing (drone footage), content and open days was refreshing compared to the endless ‘viewings’ previous agents had tried, which makes such a difference.

I recently moved to Sale and bought a property that was listed by James. From the very beginning James was upfront, communicative and very helpful. The sale was not an easy process due to the discovery of a structural issue and legal covenants on the property. Throughout this process James kept everyone in the loop, communicated effectively between each side and was always easy to get in touch with. Furthermore, he had good suggestions on how to overcome obstacles and when the vendor was busy with work, helped to make sure surveyors could look at the structural issue. If I move then I will definitely will contact James about listing the property.

We recently purchased a property in Altrincham through Swithenbank estate agents. From the very first phone call when we enquired on the property we were shocked at the attention to detail the staff showed us - within five minutes of the initial call we had a professional walk-through video of the property in question sent to us via WhatsApp and full breakdown of the open day process that we had booked a place on. We ended up paying a little more than we wanted to, and could only admire the negotiation skills demonstrated by James - we certainly wish the agent who sold our home could’ve done the same for us! James gave us updates the whole way through the process and was there with a bottle of Bollinger (and the keys!) to welcome us into our new home on completion day! A massive thank you to everyone involved!

He offers a very bespoke personalised service which is above and beyond that of your normal estate agents for which we weren’t impressed . He got to know us personally as sellers and had in-depth knowledge of our area we lived in . He tailored the service to suit our needs and told us how to stage the property when potential buyers came round to view . He offered a sales program which took full advantage of social media platforms and was excellent in negotiations regarding the sales offers which we had several offers within the first 2 weeks .
