I was looking to purchase a property being sold through The Grange earlier this year. My viewings were arranged quickly and the lady who showed me round the property was friendly and helpful. It was only when the estate agent Helen got involved when I made a verbal offer that things deteriorated. Whilst I understand that she was looking out for her client and wanted to get the best price that she could for them her negotiating skills were non existant and she was rude, dismissive and spoke in a condesending manner saying "I'm not sure if you have bought a property recently but I have sold ones recently for £10k/£15k over the asking price" in order to get/ justify me putting in a higher bid even though it was already in excess of the asking price. I walked away only for her to contact me several weeks later when my offer was accepted. A bit of self reflection on how you deal with your potential buyers wouldn't go amiss.... Read more

She organised everything for us and worked round our schedules, from the home report getting done to all the viewings. Very poor if any communication, emails not answered, prospective buyers put on hold to chase cash buyers, ignored sellers instructions on price, no for sale, under offer or sold signage, deleted from website the instant property was under offer, no contact after sale agreed, despite website saying another happy customer hmm. In all a very poor experience please find someone else, don’t take my word for it, ask around.... Read more

Helen did a fantastic job selling our house for us. We knew it was going to be a difficult sell due to its location but that didnt stop her promoting or encouraging people to come and see the property first. We had clear communication with Helen, debriefs on all the viewings and advice along the way about how to navigate the market and its high/lows. As a seller, do not use The Grange. I repeat do not use them. We removed our listing with them after the service drastically changed after we paid their fee in full after the bill for the photographs was due. In the first week of the ad being active we received two visits to view our property. After the fee was paid we had zero visits for just over a month despite a friend of mine, acting on my suspicion that they were ignoring us, contacting them for a viewing. Apparently the fall off in viewing requests was due to the school holidays. Due to a change in circumstances we asked for a photo to be removed from our ad, I was assured that this was no problem yet two weeks later, after asking why this had not been done more then once, it had still not been changed. But .. when I asked for my listing to be removed, it was done immediately. Because they had our money. That's why they ignored my request to swap out a photo in the ad. They will give you a load of waffle about how they are different, how they don't like to be like every other Estate Agent. Don't believe it. Avoid like the plague.... Read more

Without doubt The Grange Estate Agents are second to none from the fantastic photography, marketing and hands on advice from pricing through to dealing with viewings and offers. We essentially sold our family home in Banff within a few days of going live and Tracy could not have been more professional or helpful. It was like she was selling her own home. Helen and Maggie did an excellent job of selling my house in 5 days and achieving a significant amount over asking for my property. The reason I chose them is firstly for the professional photographery of my property (which very few estate agents do but makes such a huge difference to the interest you get, as first impressions count) but also the excellent fixed pricing structure for their fees. Found this so called estate agent to be hopeless and rude as a customer looking to buy a property on their books in Keith. The woman was abrupt and rude when I enquired about the property. I have no idea why any estate agent would behave like this when a person has entrusted them with their property to sell. I do not reccomend you entrust your property to this estate agent based on my experience as a potential buyer. Minus 5... Read more

Put an offer in for property they were selling and never heard a thing back. Even after my solicitor called up to 2 weeks after it was put in, we are still awaiting a reply. Property sold shortly after this, but absolutely no correspondence from this company. Very poor communication, won't be looking at properties they are selling in the future. Just wasting people's money.... Read more

From the very first meeting we were impressed by The Grange and in particular by Tracy MacDonald.She is very knowledgeable about the local area and the factors that influence prospective buyers. She handled the marketing of the property with professionalism at all times and the portfolio of marketing photographs she arranged were fantastic. Tracy instilled confidence in us at all times and kept in touch in a non intrusive manner. Calls were also returned in a timely manner either by Tracy or a colleague. Our house sale went smoothly from start to finish and this was mainly attributable to The Grange. They are only getting 1 star because I don’t have the option to give less. Completely useless company I had even gotten to the point of attempting to put out offers on a property. I was told that the offer would be given to the current owner and this was the last I heard ! Even with numerous prompt emails I had no answer back. Save your time and valuable money and do not use this east agent !... Read more

Appalling service!! Don’t waste your hard earned cash! Initial 15/20 meeting spent bad mouthing competition. Had to constantly chase for info. Given wrong details, prospective buyers etc. We had NO under offer notification, NO sold notification. Property simply disappeared from their website.Photographer had to be reminded to contact us. Sign man arrived to erect For Sale sign without proper tools! If I could give minus stars I most certainly would. Worst experience ever. Talks the talk but can’t walk the walk!?! Still waiting for information requested at outset. -5*... Read more

Beautiful and relationship based engagement from outset as a potential buyer which, in our experience, goes against you when it comes to the crunch. Would highly advise not to be open and honest and ensure fully pragmatic in any dealings with them. They are great for the seller as an agent and maybe the primary focus and purpose. As a buyer - be extremely cautious. Hold your cards very close to your chest until absolute last minute and in writing.... Read more

Expressed interest in a property and after back & forth discussion we made an initial offer. After agreeing to up our offer twice to meet with the sellers price point, it was taken off the market by mutual arrangement. However, a day later, despite our agreement, another higher offer was taken and we were asked to enter into a price war... Highly unprofessional and will never deal with The Grange RE again....
