I have been using Utile Dulci to manage a rental flat for the last 7 years. They have always been incredibly reactive to any issue raised by tenants, having a technician intervene ASAP and always finding solutions. I wish I had had such effective agents when I used to rent. Best renting experience in London! I rented my previous flat through Utile Dulci, and I’ve always been in contact with Julien who is managing it. It was my best renting experience in London so far (and I have rented many flats before through various agencies). Julien is very reactive and responsive, takes care of the property to a high standard and make sure to fix any issues quickly. I tried to rent again with him but they haven’t had any flats that matched my criteria at that time. He also advised me on a couple of real estate issues which were not related to the flat I rented through his agency. Highly recommend the agency and I would definitely rent with them again!... Unnecessary Stressful Experience I have rented with Utile Dulci for 3 years. My experience with Julien as a tenancy agent was far from smooth. Maintenance issues during the tenancy, such as a broken boiler, were dismissed or delayed, requiring weeks of back-and-forth before they were resolved, resulting in cold showers for extended periods of time. Communication was very unprofessional, with condescending voice messages that made it challenging to have constructive discussions. At checkout, I was faced with excessive deposit deductions (~500£) that ignored reasonable wear and tear. It was only after threatening to raise a formal dispute that Julien backed down and returned the full deposit. If you’re a landlord, Julien might be your perfect option as he deflects all blame onto the tenant. If you’re a tenant, avoid at all costs!... Read more

If I could give zero stars, I would. Renting from Julien for 8 months was an absolute nightmare. He is, without a doubt, the worst agent imaginable. Constantly calling and texting, he shows no patience or professionalism. His communication is consistently aggressive, rude, and even mocking—he once ridiculed how I speak in a voice message. The flat we rented was old and barely functional, yet anytime something broke, he made us feel like we were to blame. Julien is dismissive, manipulative, and caused extreme psychological stress throughout our tenancy. Avoid him at all costs.... Read more

My partner has been renting from Julien for 2 years. His interactions with Julien have caused him endless stress and anxiety. Having seen his messages and heard the voice messages he leaves whenever a maintenance problem is reported, he is always dismissive and exasperated, and has questioned my partner's intelligence on multiple occasions. Any issue with the property is automatically assumed to be the tenant's fault, even longterm problems that predate the start of the tenancy.... Read more

Julien has ensured that replacements items and repairs were carried out as quickly as possible and in very good time. I have rented my previous property for three years through this agency, with Julien managing it throughout, and i can only recommend his/their work. Julien is very responsive, looks after the properties to a very high standard, and always ensures any issue is addressed promptly. I can only recall few minor maintenance works to be done while I was there because the properties he oversees are so very well looked after and he doesn't like to leave works outstanding. He gets things done. As I approached termination of my tenancy, given my positive experience, i tried to find something new with Julien but unfortunately he didn't have anything to offer at the time that match our requirements otherwise i would've kept renting with him and Utile Dulci. I was impressed by his willingness to assist me in the process and he was also very transparent and fair in addressing my wrong interpretation of the termination terms saving me some money. I have lived 17 years in England and have dealt with many agencies, but I cannot recommend enough Utile Dulci to you tenants and landlord out there, and I would definitely consider them in the future should there be the opportunity. 5 stars +!... One star is quite generous for this agency! Julien is a trickster, so rude, disrespectful and trying to take advantage people. Possibly one of worse kind of people that I ever met. I think being a estate agent is the wrong job for him as he possibly hasn’t ever been taught any manners or morals. Soon enough he will realise that this behaviour doesn’t work in this country.... I rented a flat for 7 years for which Julien at Utile Dulci was the managing agent. I have heard many bad stories about agents in London, but I only had positive experiences with Julien. He always responded right away (on any day of the week at any time of the day) even though he always seemed very busy. When there was a problem he sent a very competent man around to fix things and this man did a fantastic job. Julien was always a fair intermediary between the owner and me. I have now moved into another property, and Julien just sent me a message to let me know that some mail had come to the old flat, which I might want to pick up. I think that is more than anyone can expect these days. I would not hesitate to rent a property managed by Julien.... Read more
