Disappointing move-in condition and unhelpful response so far
I moved into a Venture Properties–managed home on 15 Aug 2025 (let through Lynn). Lynn was excellent - responsive, clear, and handled my check-in gracefully.
Within the first three days I reported multiple issues with photos and asked for help. My main contact since then has been Nikki.
What I found on move-in (photos to be attached):
Carpets: very dirty and need a deep clean; General cleanliness: cobwebs and dust throughout; Mould: visible in the bathroom and on the blackout blinds; Heating: several radiators not working properly and/or can’t adjust temperature; Front bedroom: small window broken (won’t open/close); bedside wall light appears broken and has no switch; curtain pole is loose and sags/falls; heavy dust on shutters; Kitchen: cooker hood thick with grease (filters likely need cleaning/replacing); oven heavily soiled with baked-on grease; Garden boundary: rear right fence leaning/falling.
What I asked for:
Authorisation to use my professional cleaner to deep-clean carpets, cooker hood and oven with reimbursement on invoice, or for Venture to send their contractor.
Venture’s response so far:
I was told the property had been “domestically cleaned,” that cleanliness is “subjective,” and that cleaning would be at my cost with no reimbursement.
Why I’m disappointed:
- “Subjective” isn’t the standard: The tenancy pack sets objective baselines (return/receive in the same condition as at the start - fair wear & tear excepted; working heating/electrics; free from serious hazards like mould; supplied appliances maintained). With a previous tenant having a dog (confirmed at my viewing), a proper move-in clean and accurate check-in record aren’t matters of preference.
- The “domestic clean” here clearly wasn’t a move-in standard: carpets still dirty after my own clean, cooker hood/oven heavily greased, mould present.
- Refusing to authorise reasonable cleaning (or reimburse mine) places the cost of a below-baseline handover on the incoming tenant.
I’ve shared a final cleaning invoice from my previous tenancy (full house + carpets) to show the standard I leave properties in. I’m not asking for anything extravagant - just to have the home brought up to a proper move-in baseline and the repairs scheduled.
If Venture addresses the cleaning and completes the repairs promptly, I will update this review to reflect that. As of today, my experience has been poor: a substandard handover and a dismissive stance on putting it right (with the exception of Lynn’s excellent service at let and check-in).

My partner and I went through a tough time recently after being misled by a letting agency in Darlington (we'd rather not name them). As a result, we were left with very little time to find a new place, sort out our belongings, and make the move.
Thankfully, we came across Venture Properties, and from the moment we approached them, they truly understood our situation. They acted quickly and efficiently to get the process moving. Can’t fault anything since January. From the initial booking to have my house valued then listed on the market within a few days. My house went for sale on the tea time and we had two viewings, two offers and it sold the next day. Not even 48 hours and we were ready to get going. It was Kim initially who valued and took the photos etc to get our house listed who we can’t fault. Can’t fault anyone in the admin team, sales negotiators and then Kelly, sales progressor, helped us from then on to finally today when we completed. Ive rented from venture now for nearly 2 years. The whole process from before i got my house up until now has been nothing but 5 star. Venture allowed me to view my house even after missing my viewing slot, nothing was too much trouble. They have allowed me to put my own personal spin on my home which they didnt have to do. After the bad weather we had at the end of last year my bathroom ceiling started leaking. As soon as i reported it to tracy she had a roofer in place to fix it ASAP. Tracy honestly couldnt be more helpful regardless of what i ask her. I missed a rent payment last year and Tracy was so understanding of my situation and came up with a more than affordable payment plan to help me get back on track. Requests are ignored. Unapologetic. All this for a £6000 fee on an auction sale.
Even off the market, I can not sell my home for a month because of their draconian conditions. So that's one month wasted, and a second where the house is doing nothing but standing un-marketed. What world are they living in!? This should be illeagal.
Venture should find better solicitors and auction partners. And if nobody protests against this behavior nothing will change!
7th Nov UPDATE- Seems like Pattinsons (their auction referral partner) cancelled the auction without my consent or knowledge. I only got to know after I asked why no communication for two weeks. It's unbelievable. I never thought a local high st agent could be so casual. They managed to arrange two viewings in a month. Hardly the promise of a bidding war. Playing the blame game on me hasn't gone unnoticed either. A pack of lies was fed to me from the start.
They also tie you into a six month period from withdrawal of advertising, liability of fee's should you sell with another agent. Until this practice ends I won't be doing any business with them

Managed my property on Harris Street through Venture Properties and the service I've received from being a LANDLORD has been shocking! Jack Dickson was my point of contact. I had to chase him (after emailing him numerous times!) to contact me back since my tenants has moved out for nearly two weeks without a replacement! He didn't seem bothered after asking him why he hasn't come back to me. Same when I said I was appointing another agent.
I even spoke to someone from Lettings who also said they dont deal with it until someone from PM informs them!
Not the company I want to rent my property with and anyone should avoid them at all cost.

We were tenants at one of their managed properties and they are absolutely a cut above the other estate agents. You can tell they take prise in the properties that they let. They were extremely helpful and attentive throughout the viewing and application process despite them having to change the way they work due to the pandemic. When there were problems with the plumbing they sent someone to fix it straight away. When we were moving out, I also loved the way they gave us flexibility and plenty of notice when they were booking people to view the flat - something which not all estate agents or landlords care about.

Mediocre experience with venture, never had an issue except when I was moving out this was handled by the landlords personal secretary, I found this process to be horrendous, despite the property being re decorated on my move out and the house being cleaned from top to bottom including the carpets cleaned I was appalled to find I had been charged for apparently leaving the house a mess, having taken photos of my house when I left to prove what I said was true I won the argument and had my deposit paid back by DPS, but I was told to go ahead and have the lock repaired as it had sealed and wouldn’t open, being a fire hazard it needed doing promptly so I was instructed to call a repair man and get a quote and let them know how much it would be, I did that, gave them the quote the landlord then stated to have the work done and he would pay the invoice, however having worked with this landlord before the locksmith I hired refused to do the work unless it was paid the same day, the landlord said he was out of the country but could I pay for it and I would be reimbursed, I was never reimbursed infact a week later the landlord refused point blank to pay me back. I was literally scammed out of £360, that’s a lot of money if you are a single working mother, I had a lot of health issues ongoing at the time, and the stress from the landlord made my treatment a lot harder than I believe it would have been before, I understand venture aren’t to blame but when renting from a letting agent you assume you are protected from these type of problems, I would be wary of this if letting from venture properties but other than that they are definitely one of the top letting agents in Darlington I’ve had worse experiences with letting agents in this area unfortunately most don’t seem to address any issues but venture do promptly try to resolve any issues.

Started off good and gotten gradually worse and worse! They were more than happy to arrange viewings for me and take me to several places, some more than once. I agreed a letting with them for 3 people to share a property but moving in on different dates. A few weeks later I get a call saying that the landlord is saying he doesn't want the other 2 to move in with me. Turns out that the landlord had given them very strict instructions on who he was willing to let to (fair enough as he owns the property) but Venture had completely ignored this and let it out as they pleased without discussing the possible tenants with him. As such they are now trying to force me into paying the rent and bills of 3 people for this property because they are incapable of doing their jobs properly! I am now trying to rectify this with them to get it sorted because I am not being screwed over and forced to pay through the nose for their UTTER INCOMPETENCE.

I'm currently viewing properties in Darlington and have found Venture to be particularly helpful. They have a number of great staff, with George showing me around several properties this week. I have to say, he has been extensively helpful and holds a vast knowledge and strong interest in the subject, despite his young age. It really adds value to the viewing experience.
I aim to continue using Venture properties and will be recommending them to others.

We bought our home from these guys and would recommend them. There service from start to finish was fantastic keeping us fully updated all the way along the line, nothing was ever an issue for them. We will be using them again should we come to sell.!!!

Avoid! Avoid! Avoid!
This company should be avoided, their incompetency will cost you money.
We paid 9% of our rental income for them to manage the property and we had very poor service.
They failed to put a board up for nearly two weeks and only after us chasing them (costing us time and money), they don't keep up with changes to legislation including Council Tax changes, they failed to check that the previous tenant had paid the correct council tax to the day he moved out, costing us money. Although, when we decided after nearly two months of an empty property to get another agency involved, they suddenly found us a tenant (just a coincidence that they were going to lose money so decided to actually do something about it?).
Please be very wary of this letting agency, they lack communication to their customers and even to their staff and are just plain incompetent. Plenty of other estate agents in the area!

Rented house, overall no problems in moving in and out. however they are useless with there customer service, tell you they are ringing you back they never do !! lettings manager slightly rude. Charged £50 for a cleaner as there was a morrisons bag of rubbish left in the kitchen !! and they said the toilet had limescale when it certainly did not !! but they can get away with little things like this is beyond me becauses they know your gonna dispute getting your bond back for months and months over £50.
