A few days ago, I visited a rental property and had a friendly conversation with Louise Pasker, the
Lettings & Valuations Manager. We explored the house and talked about various topics. She promised to send my partner and I the necessary form, but she never did. My partner and I spoke more about the property the following day to weigh the pros and cons of the property. We were hesitant to commit to a home without thorough consideration. After really thinking it through and not just taking the property to have a home. Not one we didn’t find suited.
It is unfortunate that Louise Pasker failed to provide the requested paperwork (if we were interested which last she heard we possibly interested) and did not respond to my partner’s email the day after.
It is possible that she is experiencing annoyance, illness, or is part-time. In the event of illness, emails should be passed over to another colleague. If she is part-time, emails should also be passed over too. Regardless of her circumstances, it is unprofessional to:
1. Not reply to an email (in the email my partner also asked if they’re any other properties they have)
2. To not even send the forms she said she’d do
Also, my partner sent another email today. Asking if Louise had seen the last email. Had no reply.
It is very unprofessional to ignore someone’s emails that is asking questions.... Read more

Viewed a rental property and after spending quite some time there ultimately decided it wasn’t for us.
Bearing in mind where you live is a pretty important thing, my partner and I had to think carefully. Parking was bad, pub next door almost and a shared entrance with next door up some steps.
I emailed the following day letting the agent who did the viewing know it wasn’t quite right for us and listed exactly why - to give her clarity on the reasons.
I also asked if there were any other properties similar or anything up to our budget at all that were coming online soon.
No reply from her.
Waited another day and politely emailed again asking if she had received my last email.
No reply at all again.
If she was out of office why was there no OOO email reply setup? Why was there nobody else looking after her work and managing her emails?
I find this a little two faced as she seemed very nice in person but no reply to 2 emails I sent.

Not yet bought through them (trying), but worth saying how refreshing their approach is across all staff. It's like someone sat down and said "how about we make an agency where we just let people decide if they like the property we show them, rather than attempting verbal contortionism to turn any conceivable negative into a strained positive". You want to say (to many agents) look, I get what you're doing but like...come on.
Whereas with Warmingham they just gently and patiently take you places and answer questions thoughtfully and quickly. Really think it will mean people are more likely to buy through them than other agencies. When a Rightmove alert pops up and it's Warmingham I think "oh good, this will be a normal human interaction", which is weird to have to actually put down in a review, but there we go.... Read more

We were looking to purchase a property that Warmingham's had listed for sale but withdrew after our Building Surveyor uncovered a significant structural defect known as roof spread and which was resulting in the exterior walls being pushed outwards by 120mm (out of plumb).
The vendor was onsite on the day of the inspection and when asked by our Surveyor if she knew of the roof issue she said that she did but under advice from Warminghams she got a structural report completed by an Engineer they have worked with for over 30 years and he had given the roof a clean bill of health. Following this we asked to see the report (which had been completed before the property was listed for sale but was never made mention of) and contrary to what we were told the report suggested additional strengthening works to the roof and also limiting the use of the roof going forward (so not a clean bill of health at all). Our Surveyor also pointed out that the Engineer's report completely failed to address the condition of the exterior walls that due to the level of movement as a result of the roof spread were also now structurally defective.
No mention of this was made by Warminghams during any our property various inspections or in any of the marketing and under the Consumer Protection Act 2008 it is actually illegal form them to have knowingly withheld this information (the concept of buyer beware no longer applies).
Had our Surveyor missed this then we could have proceeded with the purchase and then faced financial ruin as we would not have been able to afford the necessary works required to properly correct the problem. Even worse our building survey suggested that there was evidence to suggest that the roof spread was progressive and thus the roof was at risk of collapse if not attended to.
Considering this, and the fact that Warminghams did not disclose any of this information (nor would they have had our had our Surveyor not happened to speak directly with the Vendor) it was obviously their intention to conceal this issue and hope that prospective buyers would fail to identify it.
I almost find it chilling that during the process of the purchase I thought that we had built a good relationship with the Warminghams staff and all the while they knew of this issue and were comfortable with me potentially moving into this dangerous property with my wife and three young children unware of the risk the roof presented.
Their conduct was appalling and they should be ashamed of themselves. I was assured by the Managing Director after we pulled out of the purchase that future prospective purchasers would be provided with their Engineers roof report but given that the property was immediately relisted with exactly the same marketing (and no mention of the roof issue) and because of their conduct to date I have little faith that this will be the case....
