Wellington Evans sold our home and we could not be happier with the service.
We’d found a home we loved but our house was not on the market. Nick took time to fully understand what we were trying to achieve and worked with us closely to ensure the sale strategy would enable us to meet our end goal.
Viewings were organised well and the app made everything easy to manage.
We used a solicitor recommended by Wellington Evans and were very impressed with the speed and completeness of their service.
We worked very closely with James throughout the sale, and although there were some hurdles, he took an extremely pragmatic and holistic approach to overcoming these. He was also great at helping me manage some particularly emotional situations and keeping me calm!! We were delighted to achieve a sales price above asking price. Additionally, I am sure the knowledge and experience that James and Nick have enabled us to complete the sale far more quickly than expected.
It’s clear that the team at Wellington Evans are honest and truly care about their customers and their situation. It never felt like we were just another sale to complete.

We initially listed our house with a different agent, but due to their lack of urgency, poor communication, and a sale falling through because the buyer was not properly vetted (costing us thousands in solicitor fees), we made the decision to switch to Wellington Evans - and it was the best decision we could have made.
We were immediately very impressed with their refreshing approach to selling, including their total transparency and useful app which kept us continuously updated on viewings and offers and truly set them apart.
From the moment James Evans visited our property, his expertise and knowledge were immediately apparent. He left no stone unturned, providing excellent recommendations on how to prepare the house for photography, resulting in a premium listing, including a fantastic promotional video. However Nick and James got stuck in and found us a buyer. There was a lot of work involved in the sale and it felt like Nick and James were 100% behind us every step of the way. After my father's death I found out about Wellington Evans by chance and immediately researched them for their reviews, which were excellent. Contacting the office about the sale of Dad's flat I spoke to all of the members of the team but in particular James Evans. On every contact that I had with the company they were attentive, empathetic and efficient. I never had to chase any actions up and frequently I was contacted by them first. Selling this type of property comes with some unique challenges which were all explained in depth and a strategy for the sale agreed. As a result Dad's flat sold far quicker then the other similar available properties, a great relief to the whole family. I would highly recommend Wellington Evans for their honest, professional, up front approach. Businesslike but with a very human touch.
Out of the whole Hitchin based team my family mainly had dealings with James Evans who handled the sale of Dad's assisted living flat at the McCarthy Stone complex also located in Hitchin.
James epitamises what appears to be the company ethos. Friendly, efficient, knowledgeable and totally honest. James took us through every step of the sale and was never to busy to speak to us at any time. Messages left on his phone were always responded to, and we happily listened intently to his advise on how best to present Dad's flat for sale. If it hadn't been for James I believe that we would have had a long wait for this sale, but, because of his expertise and advice we managed to secure a sale very quickly. Energy, enthusiasm and an indepth knowledge of his market singles James out as the estate agent we all want to get, but often don't. Thank you James.

We couldn't recommend Wellington Evans more highly, whether you're buying or selling. In our case, James was our main contact. Personable and friendly, he works tirelessly for his clients. Right from the start he was proactive in his approach, and his advice and guidance throughout was very helpful and appreciated. He was the most responsive agent we've ever dealt with, promptly responding to emails/taking calls/checking in, with a genuine interest to problem-solve for both sides. He has a great energy about him - he's keen to keep everything moving for buyer and seller - and has a real hands-on approach. It's clear he, Nick and their team are incredibly knowledgeable (including about grade II houses), and they went above and beyond for us. Absolute top marks for customer service. We wouldn't hesitate to use them again, when selling or buying; they'd be our first port of call for the former, and seeing they were the estate agents for a house would instantly make that more of an attractive purchase proposition for us, knowing how friendly and honest they are to deal with, and that they know the ins and outs of the houses they're selling so well. Which produced multiple viewings.
We were then advised to go to sealed bids which James sorted the whole process.
We ended up with £60k over asking price which we was of course very pleased with!
The whole process from advertising to completion took 5 months.

My wife and I bought a rental property from Wellington Evans after a viewing with Nick Wellington in 2023. We then let the property with Wellington Evans, with this process mostly being handled by James Evans. Both Nick and James are very personable, professional and helpful, and the entire process has been incredibly smooth from purchase to first tenant to second/current tenant. James keeps in regular contact and periodically checks in that everything is still running smoothly. When there have been maintenance issues with the property, James has always got in touch straight away, and has never raised a problem with me without also having at least one (and sometimes more than one) solution to suggest. He has then arranged to have whatever issue it happens to be swiftly remediated, and let me know as soon as it was done. I don't think there has ever been an issue that wasn't sorted following a single phone conversation with James.
If I was selling or letting a property anywhere within Wellington Evans' area of operation, I wouldn't consider using any other estate agent.

We got the ball rolling for putting our house on the market in March, it’s now July and we are sold and moving into our new house in three days time.
We had one day of viewings and sold at asking price.
The photos were EXCELLENT and honestly made me want to rebuy our own home ????
Every step with the team at Wellington Evans has been fuss free, and transparent. We’ve not been bombarded with calls from them trying to upsell mortgage advisors etc as you get CONSTANTLY with the chain Estate agents (IYKYK).
Anytime I’ve needed a question answered it’s been Nick or James who answer the phone and respond if not instantly, within minutes. Customer service is 10/10
If you’re looking to sell your home and are worried that being a smaller independent company will be a negative, I can absolutely whole heartedly say this is not the case. Now that we’ve sold through these guys, and have viewed what felt like hundreds of properties (many through the big chains) I couldn’t think of anything worse than selling through a big chain agent. They have so many agendas that aren’t customer centric (I just watched an interesting documentary on BBC one about it actually! And my experience with the chains was very similar to what I saw on the doc!)
We weren’t even sure we wanted to sell to begin with but after our first meeting with Nick we decided to just take a leap of faith and see where we landed and how glad we are that we did!

Coming from someone who also works in real estate, and who had previously had this flat on the market from another local agent, Wellington Evans are brilliant and are by far the best choice in the area. We had a flat to sell that wasn't getting significant interest with the other agent and in hindsight, the advice and execution from Wellington Evans (we dealt with James) was nothing short of perfect. It had gotten to a point where we needed to sell as soon as possible and we went from viewing to completion in just over a month and a half - this would have only been possible by finding the correct buyer, which Wellington Evans did. I also very much appreciated the honesty on both ours and the buyers side - from what I could gather, James had gone above and beyond to make sure all the facts were clear on both sides of the deal, which for me is how all estate agents should operate. If you are looking for experienced estate agents with integrity in the Hitchin area, these are the go to people.

Wellington Evans was recommended to me by a friend, who had used them previously, as a small local estate agent who operate a much better service than the usual big high-street names. Having now completed on my house move I completely agree with that and am very pleased with the experience I’ve had.
Nick and James were exceptionally friendly and helpful throughout the whole process. I particularly appreciated the clear, logical, explanation on the approach they take when marketing a home and the strategy used to sell in a timely manor for a good price.
The communication from was frequent and useful in keeping me informed of the progress of the different stages of moving house. They were always willing to talk me through any questions I might have about any part of the house moving process, not just the sale of my old property. Once the sale was agreed they helped to communicate with the various other parties in the chain to make the process as fast and smooth as possible.
I felt they really did go far above and beyond my expectations of what I thought an estate agent would do. They definitely had my corner throughout the entire move.
I have absolutely no qualms in strongly recommending them, and will not hesitate to use them again for any future moves.

Selling a house can be stressful, especially when it takes a very long time to complete (notwithstanding them getting us multiple offers and finally completing with one above asking price). We had an extremely difficult property to sell. But Nick and James made it as smooth as possible.

Wellington Evans are not just estate agents, they are project managers for your house move. I met with James when we had made the decision that we needed to move to a different area of the country and we needed to do it very quickly. This was due to a change in our family circumstances and our house was definitely not “market ready”. Not only that but we were looking for a house that had, or could be converted to have, an annex for Granny as well as 4 bedrooms in the rest of the house. This is not an easy thing to find. James came and met with us, he was clear about how challenging our request was and about what we could realistically expect to get for our house, particularly if we didn’t have time to wait, and the best strategy to achieve the best price (which he then did). We chose to go with Wellington Evans and from that point forward James was our total hero. He told me exactly what to do with our house to make it more marketable (turns out I have too many possessions!). He then managed the marketing, viewings, and offers and guided us through that process. We chose a solicitor and a broker recommended by James who were also brilliant. This meant that he could be in contact with them as well (with our full consent) and things happened much faster than they would have done otherwise and it meant a lot less work for me chasing people. When there were issues with the survey (not so minor ones) he steered us in how to manage that. But not only that, which you might (if you were lucky) get from a traditional estate agent, he also helped us to find our new house. Every house we liked on rightmove we sent to him and he gave his advice. He sat with us one morning for hours going through the options. When we wanted to offer on a house (which for various reasons we ended up doing three times) he would say “What is the most you would pay for that house”, and we would think carefully and give him an answer. He’d then do all the haggling for us and come back and tell us he’d secured the house for far less than we’d said. When we had an offer accepted on the home we now live in, James chased the selling estate agents and fought our corner at all times (this was after we had exchanged on our sale so he had already received his fee). James is now a true friend and I’m sad we live so far from him. His services were worth every penny and we wouldn’t be living where we wanted to live now if he hadn’t looked after us throughout the process. I can’t thank him enough or recommend these guys more highly to anyone who needs to sell their house in the Hitchin area. We know Nick and James work in partnership and all our interactions with Nick were also very helpful. They are clearly a great team. Go with them. I promise you won’t regret it.

James has a wealth of experience and knowledge of the local area and on our initial meeting spent along time giving us great advice whilst listening to what our specific needs were. James helped us enormously with our pricing strategy when selling and with that great advice enabled us to gain maximum price for our house which enabled us to purchase our current home.

If you are thinking of using another estate agent other than wellington Evans don’t - they are exceptional and the best estate agents in Hitchin !!!
We recently sold our house through Wellington Evans and we can honestly say they are head and shoulders above their competitors - many of which we have used in the past and have been unimpressed!
It was very evident from our first meeting with Nick that he knew precisely the strategy he needed to adopt to market our property. This strategy was spot on and executed perfectly, leading us to obtain multiple high value offers within days of our open house!
Nick fully explained the whole selling process and was very professional in his manner.
Following two very successfully open days we received multiple offers. Again Nick guided us through the selection process.
After this point James handled the back office stage of making sure both parties were kept updated with the various solicitor requests and processes required to exchange and complete.
James like Nick was very experienced and very professional in his approach
We were kept in the loop during the whole process and they were always happy to take our calls
We cannot rate Wellington Evans highly enough and five star review does not do them justice!

We stumbled across Wellington Evans by chance, and thank goodness we did. From the start Nick and James have been amazing. No pressure from them at all. They valued our house, talked us through all the selling options and guided us through everything. The pictures were taken and 2 days later we were on the market. Literally 2 days after that, they advised us to have an open house that weekend. We had a lot of interest and by the Wednesday we accepted an offer. So all in all from our first meeting to the sale of our home, it was under 3 weeks. We can not recommended them highly enough. Professional from start to finish. 5 star service throughout

I recently used Wellington Evans for a new home I was purchasing. The entire process was managed by a single point of contact – James Evans – who maintained a high-level of communication throughout the process; quickly identified bottlenecks and delays.
James’s knowledge and experience certainly shone through, not only effectively managing the upward chain, but also supporting the downward chain where necessary. Often the requests and turn-around timelines were very ambitious, but I guess these pressures are part of the buying and selling process. However, I can confidently say, that without James’s proactive, candid and supportive communication there would have been significant delays and most likely resulted in my purchase falling through. James is never too busy to help or answer questions; I would certainly recommend the service provided by Wellington Evans.
