Our friend has Parkinson’s and had major problems last summer, he was in hospital for a few weeks and decided to have respite care in a care home, then decided it was time to make this move permanent. As very good friends of his, we decided we would like to help him sell his house in St Ives. This was a good experience on the whole, particularly because Wellington Wise was so helpful.
Wellington Wise was excellent, the small team helped us through the many decisions that had to be made. Our initial contact was Mike, and Sarah managed to push the sale through very effectively towards the end. There was an issue with the boundary which seemed to be a problem for the conveyancers, but Sarah understood how to solve this so that we could exchange contracts quickly.
Everyone at Wellington Wise explained things very well and we have the utmost faith in their professionalism. We would recommend them wholeheartedly.

I waited for too long for an answer from Simon Burdett, Partner of Wellington Wise in ST Ives Cambridgeshire.
I wrote to Simon regarding the conduct of his colleague Michael Dunstan, whose unethical behaviour and no longer trust in the company led me to leave Wellington Wise as I was selling my property .
At the time of the incident Simon Burdett was on Holiday,but I would expect from him as I dealt mostly for my selling with him a call or an email after his returning to work.Taking present that I bought the property at Wellington Wise I thought to have the advantage to resell with W.W.
How wrong I was
The conduct from Simon Burdett of no care as his colleague Michael Dunstan and I would say the other partner Sarah Kerr let me questioning the company in all and when I had a chat with a legal adviser where his opinion of poor standard is wider spread between estate agents but when I mentioned that for my selling no contract was presented to me and no signed for any ghost contract at this point the financial adviser as the few agencies felt that I must report to Arla and mostly the property Ombusman and local trading standard.
It is by Estate regulations of creating the contract not only to protect the agent but of course to protect the client as the client must binding by contract to avoid as it happened with a non effective communication with the client. Lack of communication is the most serious mistake an agent can make and Wellington Wise deserves a five stars .

Selling a property as agent it does not require a specific formal qualification too often not having any knowledge at all in the Estate market. Unfortunately
Too often any making decision the agent is taking is not based with full knowledge and you as client hoping a full common sense is taking over, no absolutely this is not what happened to me with the agent Michael Denston
Yesterday 21st August it was not relevant the motive Michael Denston acted but what it was relevant to me the unprofessional way he acted towards me as client in selling my property.
Michael Denston took the initiative to act without an effective communication and consultation with me first and no after he already decided.
This working level showing me the poor standard and ethical behaviour with the main fact that this agent is no able to come with the professional ability for a simple issue if arise to be resolved for the better and not let me to decide to find another agent hoping with the new agent is having logical common sense
The wrong making decision from the agent it was based to put me the last priority of his making decision and avoiding himself problems and for this fact my trust towards to this man it is no longer present.
Michael Denston is the Valuer in the company for what I can see does not value his customers with the priority needed for the better business relation.
Michael Denston three times said that I felt to acted to not upset anybody but clearly his boy scout attitude lacking the level of professionalism let me upset again not for the motive but for his washing hand way to deal with the client.
Being fair it is not the first time I had some concern with Wellington Wise when I made enquiries for a selling property where no one answered.
The question arises as concern and I wrote to the team leader, if no answers received from the team how do I expect to sell my property if any possible buyer it can be the same my position?

I would not recommend WellingtonWise Letting Agents based on my recent experience. Throughout the end of my tenancy, I was subjected to unnecessary pressure, poor communication, and what I believe was unprofessional behaviour from both Hermione and Robin.
Despite my willingness to communicate, offer a payment plan, and resolve rent arrears reasonably (including offering an upfront lump sum), my proposals were dismissed without genuine consideration. Instead, I was threatened with legal action and treated with hostility during a very difficult financial period.
What’s more concerning is that highly private and sensitive information about my financial situation and identity was shared and posted publicly online in a way that was distressing, humiliating, and potentially unlawful. If this was done by, or at the direction of, the landlord or agents involved, it would be a serious breach of professionalism and possibly privacy laws.
In over four years as a tenant, I never missed rent until the final months when my income changed unexpectedly. I always tried to be transparent and cooperative, but felt constantly blamed, ignored, and disrespected at the end.
If you’re looking for an agent that will treat tenants fairly and ethically, I would strongly advise you to proceed with caution.

As a tenant, Wellington Wise have been the best Letting Agency I have ever interacted with. From a knowledgable, open initial viewing of the property, through to a clear end of tenancy process and prompt deposit return, communication has been excellent. Maintenance issues (of which there were several due to it being an old property) were resolved fairly and promptly. This may partially be due to having a good landlord, but Wellington Wise certainly played their part

We moved in to a flat in February through Wellington Wise, Holly initially helped us with viewings and was awesome with answering questions. From start to move in she was amazingly helpful and friendly and even came with complimentary gifts which just made as feel more at home! Hermione has since been our manager and has put up with all my questions and queries while also helping us with anything that has popped up since and has truly helped ease us in. Even the inspections have been with such friendly people. I could not be happier six months on from moving in.

I’ve had a very poor experience with this letting agency following the end of my tenancy.
I informed them that I had left behind a Virgin Media broadband hub (which I remain liable for), as well as a carpet I paid for and a light fitting. I asked for these items to be returned or recovered.
Over a month later (7weeks!), despite multiple follow-ups, the agency has done nothing meaningful to resolve the issue. I was told the current tenant “isn’t responding,” and I should just ‘knock on the door’ myself and ask the tenants and that was the extent of their action. No escalation, no solution, no ownership. Complete lack of customer service and general human decency.
I have now been charged £40 by Virgin Media for the unreturned hub — an entirely avoidable cost had the agency acted on my request.
I’ve raised a formal complaint and submitted a Subject Access Request to see what action was (or wasn’t) taken.
Based on this experience, I would strongly advise others to be cautious when dealing with this agency, especially around end-of-tenancy issues and retrieving your property. Communication was poor and responsibility was completely avoided. If I could give 0 stars I would and it sounds like I’m not the first with these issues

Apon first moving into a rental property managed by WellingtonWise, the place was absolutely disgusting with the whole house requiring 2 full days of cleaning, with the oven being covered in grub and the handle hanging off and plenty of other filthy areas in the house.
A couple weeks after moving in we have discovered the house had a really bad mould problem, disguised by a coat of paint when we moved in which we were not made aware about.
Now moving out the house has been left in a much cleaner condition to when we have first moved in. However we have received an email from one of the employees that they have been given a £215 quote to clean the house however out of sympathy they will charge £100 for the cleaning and weeding? (The house did not have a garden and had two or 3 little weeds at front)
They have also got arsy about a blind (that was already in poor condition apon moving in) that got mouldy and was not in a cleanable state. That got removed.
This whole situation is a circus show from WellingtonWise wise and they will try to rip you off
DO NOT RECOMMEND.

I had a wonderful experience from day one with Wellington Wise. My house originally sold in 24 hours, though sadly the buyer then had to pull out. The team were very efficient at getting my house back on the market and selling it quickly for a second time. The communication was excellent and any time I called, each person I spoke with knew what was happening with my sale.
I spoke with Sarah, Simon, Mike and Charley who were all so friendly, hard working and helpful. I felt like they really cared and were supportive throughout. Sarah went above and beyond by driving to my buyer with paperwork which needed to be signed on more than one occasion. Without this my chain would have collapsed so I am beyond grateful! Terrible agent. They told us less than 24 hours before we were due to move in that the house wasn't ready, making us homeless. 3 days before that, they guaranteed the house would be ready and that we could move in. Mostly the idiot landlord's fault, but they could have checked rather than making promises they couldn't possible keep. Not sure how this is allowed with no consequences in this day and age Very disappointing. No stars, but Google insist on putting something.

We recently tried to purchase a house through WellingtonWise, and due to some delays on the sellers' side we had been holding on for 6 months. This was at no fault of WW, who did all they could to keep us informed with regular calls and emails. As first time buyers, we had a lot of questions (we frequently called to ask these) - this was no trouble for anyone we encountered from the local agents. I must particularly highlight Jeremy and Richard who were completely transparent and honest with us throughout - something that I think is so so so important (and frustratingly rare) in the industry. We had sold our house through a different agents, found a house with Wellington Wise that we liked. We negotiated with the vendor and had an offer accepted to purchase the property. Our buyer was having trouble securing an adequate mortgage to buy ours so pulled out. Within 3 hours of this happening, Wellington Wise had "sold" our house to someone else!! We didn't even receive a phone call from them to discuss options, if we had other potential offers/viewers on the table, or how to move forward. All we got was an email after the deal was done.
This is how *not* to do business! We will not be looking at any properties listed with Wellington Wise if this is whats deemed to be an acceptable business practice. We would not recommend them to anyone either.

We didn't even receive a phone call from them to discuss options, if we had other potential offers/viewers on the table, or how to move forward. All we got was an email after the deal was done.
This is how *not* to do business! We will not be looking at any properties listed with Wellington Wise if this is whats deemed to be an acceptable business practice. We would not recommend them to anyone either.

Absolutely five star service. After a truly terrible experience with other local agents, we could not be more thrilled with the service and experience we have had with Wellington Wise.
Every member of the team has been professional, friendly and knowledgeable. They are highly responsive. Communication has been great through the entire process. Their team took the time to get to know our slightly unusual property and really worked hard to get us the best possible result.
Even through the difficult times of lockdown the service has been first class. Our property was actively marketed instead of just being popped online and forgotten about. They understood the needs of the potential buyers they showed around and took great care to match buyers to our property which was refreshing.
Every member of the team from Simon Burdett at valuation through to Sarah Kerr negotiating the sale for us and everyone in between, were fantastic. I highly recommend Wellington Wise.

Very professional attitude. Someone was always available to take calls and answer queries. Wellington Wise have a good amount of staff. There was always a member of staff available to do viewings on our house. This resulted in a quick and easy sale.

When my partner was renting from WW they did nothing to support him or his other housemate when the other two housemates (a couple (which broken the letting agreement)) became aggressive and hostile. They did nothing to support when he and his housemate (who had done nothing wrong) were unfairly threatened with eviction.
The house causes serious concerns regarding fire safety (ie if you are on the top floor there is no way to escape other than down the stairs potentially past a fire.

Very poor... I put an offer in on a house and they couldn't be bothered to call me to let me know that they'd got a higher offer so sold it without letting me have the chance to increase my offer.

I stayed in the Priory, a property managed by WellingtonWise, for about three years. By far one of the best letting agencies I’ve ever had, the staff is very friendly and professional especially Ellie and Aston. If you’re part of a visiting force I highly recommend pursuing one of their properties they manage. They are extremely accommodating to our hours and workload. I can’t recommend this agency enough!

Okay. Certain staff come across as inexperienced at times due to non stop talking and not getting to the point.
Frequent change of account holder so the continuity is missing. Some staff insist on having your permission to show clients round so keep calling, others just let it happen with an alert which better.
Ask for your % fee in writing from them upfront.
Pushy on using their recommended solicitors.
Simon and Kerry are good.

Used WW to sell my property in Fenstanton, they produced a good set of details with some good photos. All viewings were accompanied by a staff member and they always got me feedback the following day.
The after sale service was also very good, they actively chased the solicitors and updated me on progress as we were involved in quite a long chain.
I wouldn't hesitate to use them again.
