I had such a fantastic experience with Libby and the lettings team at William H Brown that I felt they really deserved a review.
From the very beginning, Libby was absolutely brilliant. She was friendly, professional, and incredibly helpful throughout the entire process. Moving or renting a property can sometimes feel stressful or overwhelming, but Libby made everything feel straightforward and easy. She was always happy to answer questions, explain anything I wasn’t sure about, and kept me updated every step of the way.
What really stood out was how proactive and organised the team were. Communication was excellent – they were quick to respond, kept me informed, and made sure nothing was missed. It felt like they genuinely cared about making the experience as smooth as possible rather than just rushing through the process.
Libby in particular went above and beyond. She was approachable, knowledgeable, and clearly very passionate about what she does. We are so grateful for their assistance, their consistent communication and liaison between ourselves and the corporate seller (which was quite stressful as first time buyers). Nonetheless, their reassurance and advice gave us such great trust and confidence that we have chosen the BEST lettings agency and broker to purchase our first home from and had the best start to the New Year after being given the keys just before Christmas! I couldn't recommend their services enough to anyone that is looking to buy a home as not only are they excellent in each of their respective roles, but are also such great individuals on an interpersonal level - Not just welcoming myself and my husband, but our active toddler at their branch, even offering her colouring sheets with pencils to keep her entertained during appointments with Haaris! We paid a holding deposit in good faith after being told repairs would be done, including removal of black mould. When we asked to view the property again after the work, we were told we were “not serious customers,” even though all our references and credit checks were completed. The property was then given to someone else and our deposit was not refunded. This feels unfair and misleading — be very careful before paying any money.

Very disappointed in all aspects of the conveyancing of my property, From the start the photographs were awful and had to be re done we were given a unrealistic sales price and the promise of a open house and the usual sales pitch "this will sell really quickly" " we have several buyers who will be interested " to the house being on the market for over 22 weeks with only two viewings had to reduce the house by over 15K and still no sale. Couldn't wait to leave them make sure you read the contract of sale as 20 weeks is a very long time with an agent who we were very unhappy with.

Strange that im leaving a review before my purchase is complete, but to be honest this has been one of my smoothest purchases ive done. This has all been made possible by the excellent sales negotiator Megan Barker. She has been fantastic through out, from making the first appointment to view the property to making offers and finally having the offer excepted. Any problem at all Meg as been there to help sort the issues out, it may be dealing with the seller or my solicitor and lenders Meg is on the ball.
I feel i dont need to chase them for updates, as if theres something i need to know Meg has called and then followed it up with a email.

I feel the sale took far too long to go through and they were far too passive in the process. The buyers solicitors kept coming back with additional questions and WHBrown seemed incapable of managing the process - it all felt like deliberate delay tactics and made me suspicious they just wanted to me to get nervous and drop the price. It took something like 8 months from offer to completion despite there being no chain - it being a simple and straightforward cash offer from a landlord in the same block. IN the end I got so fed up I instructed them to withdraw from the sale and I told them I would be putting my property back on the market with another agent at an asking price £5k higher - the agent immediately came back and told me the buyers offering the new price and now wanted to complete - the sale went through quickly after that - it made me wonder what was going on that I was unaware of and it left a nasty taste in my mouth. Was it laziness, incompetence or something more sinister?

Absolutely shocking service. Overpriced to get the business then quickly advised dropping it when no offers coming in.
No respect t for the property spraying perfume around the place , which someone could easily have had allergy to, then spending more time chatting to viewers about theirliferather than selling the place.
Had to constantly chase for updates and feedback.
Always had the feeling they were acting in interest of buyer rather than seller.
Ultimately knew a sale had fallen through for 2 days, before I knew, even then I only found out because I called them.

Awful overall... super friendly service to start with and had it tenanted quickly but that's where the good stuff ends and the nightmare begins... the tenants were not "ideal tenants" as they had said, of course they did not let you have much information about who they are prior to agreeing to take them on. You have no choice in who you take on essentially. Wouldn't be surprised if they promised the tenants something you had not agreed to and blamed the landlord for not delivering.
Oh, in addition they have expensive hidden fees so if you think you are getting a good deal you are not. They as any others hide behind their well drafted terms of business, of course they lure you in on other terms but this is just verbally mentioned to you.
Good agents are hard to find unfortunately.

In a market where property inst selling very quickly i was very surprised at how the office handled the situation and even having my developer being added by the manage and the office still not doing anything.

I've only ever used WHB to get a mortgage and renew. Initially they are great, really helpful and eagar to please. The issue I find with them is their customer service is fantastic up until the point where you have paid. After that you're on your own.
On every occasion I've switched mortgages I've had no end of issues with their solicitors that they use. When you ask WHB for some assistance with chasing them up, they refuse to get involved.
5 years to go until my next mortgage renewal now, but next time I'll certainly shop around instead.

Didn't chase up viewings, had multiple different agents "handling" my property, including one trainee who doesn't work there anymore.
Eventually found out that at least one agent was informing people that my apartment was a non standard build and required a cash purchase and no mortgage would be approved on it (incorrect as I have a mortgage on it currently), denied when asked about that. Cancelled contract with immediate effect, but the manager was very understanding, reasonable and apologetic about the situation (that is still under investigation apparently). Pictures taken were poor and I've taken far better ones on my phone, I had to prompt w h brown to put a picture of integrated garage on advert (as it's a selling point), property was over valued at the beginning by Jack and don't believe the line of "I have multiple people interested in this exact property right now" because they don't, I didn't have any viewings for about a month, but perhaps that's because they all thought it was a cash only purchase.
Would've loved to have taken this further with Ombudsman or solicitors but feel it's a waste of time and money as they aren't regulated and will deny everything (even though I had a family member phone to ask for a viewing and check if they mentioned non standard construction - they did.)

This is one of the worst places you can come to for help with renting and probably buying. They will attempt to take your money even when it’s unjustified and will lie just to get what they want. Specifically PLEASE STAY AWAY FROM THEIR PROPERTY: 2A COMMERCE SQUARE, NOTTINGHAM, NG1 2HS.
Before moving in they purposely left out that the apartment had odours that are dangerous to your health. I had to move out after only a few months because it smelt like someone/something had died. When asked, They said a dead animal could be stuck in the drainage thus causing the smell.
Save yourself the heartache and use somewhere else please

Not the best attention to ppl that want to buy properties. Quite high prices on their listings - 20 sometimes 30 % over what the property is worth basis current market value. You just can't allow such slipups if you respect your position as a "good" UK agent. No matter how much the Owners want to sell it for, You are chosen to give a proper evaluation of what they realistically can expect and bring them down to earth. Big promises and unrealistic information being provided to customers "in case you buy the house, you can immediately sell it for 15-20k more or increase the rent of current tenants by 150-200 gbp". PLEASE!!!!! Like we fall from Mars.They want you to believe that so you buy the house and get stuck with it while they move on to another one, making quick commission from quantity, NOT quality! It's understandable you are quite busy but not maintaining standards leads to comments like that one and unsatisfied customers. Good luck with that in the long term. Shame.

I have recently started renting a property through William H Brown in Nottingham, specifically through Luke. There have been a few hiccups with regards to the landlord of the property, but the team have worked very hard to resolve every single issue in a timely manner. There was one day when Luke was by himself as the others were away, and he was incredibly busy but still managed to solve my problems (he even stayed late to make sure it was done!). No matter what problem I presented them with, they quickly found a solution. I was originally concerned about the application process, but they kept me updated at every stage and ensured that I was happy with everything. It was a 5-star review, but I found the service becomes very inefficient after we moved in. I am specifically referring to my agent Luke. Firstly, me and my roommate only got one key from him, it's really inconvenient. The property management company refused to give us a copy of the key fobs, because we are not the landlord. Secondly, Luke didn't give us the bank details to make payment with. I called him 4 times and sent 1 email since last Wednesday, he told me to send it to me by now every time I called him, but I never received it until today after I called him again. But now, I am in 3 days of arrears. I don't understand why did it take so long to just send me some numbers, I think he is the only person who knows. Unfortunately, I think a 5-star review is not appropriate anymore.
I still recommend William H Brown, they got excellent letting support service, I really appreciate their help.

We would like to share our experience of the WH Brown Team to encourage potential movers to use their services. Manager Matt, Jared & Georgie could not have done any more to help us. They were not the Estate Agent we used to sell our house but I wish they had been!!! They were involved with the house we bought & without their help we would have become homicidal.....lol. Jared is a fearless young man who will not take no for an answer. He contacted our solicitor on a daily/hourly basis for us & really helped push forward the sale. Georgie is the sweetest girl who is totally trust worthy & can be relied upon to do what she promises. Matt was supportive & extremely helpful even after we moved, sending us information & generally being a good egg.
However we were very disappointed with Kerry, who was supposed to hand over the house to us. It was left up to us to introduce ourselves to her & to say she knew nothing about the property she was handing over to us would be a vast understatement. She was really not interested in us, did not take us for a walk through the house & could not even tell us where the water meter was. Both my partner, son & myself found her uncaring & unhelpful & I would be surprised if Truelove Property knew how badly she had represented them. It’s not enough to tell new homeowners that all the answers are in a bunch of brochures in a drawer in the kitchen. When I asked her how to turn on the fridge/freezer she looked at me as if I had asked the most unreasonable question & waved at the drawer & said the information was in there like I was some sort of half wit. When I explained (through clenched teeth) that there was no plug, it was the only time she got animated enough to phone Truelove & ask for help. They on the other hand reacted very quickly & sent someone straight over to rectify the situation.
We all found Kerry to be rude, uncooperative & surly & would not want her representing us.
We knew more about the house than she did........shame on her.
We were going to give either 3 or 4 stars because of Kerry but that would not have been a true reflection of the outstanding service we received from Matt, Jared & Georgie.
Thanks you three, you did an outstanding job & should be proud of yourselves.

Poor communications.
Nearly never responded to emails - shockingly expensive compering to other estate agents.
Rude and sarcastic over the phone.
Had the house valued for around 130k by few people.
When it came to sale the buyers valuer from
Bank said my house is only worth 120k , the lowest price I ever got.
So William h brown rang me that the offer won’t be as high because it was only valued for 120k I said to them but every person valuing the house has valued it for much higher.
I said don’t you think it’s a bit weird that their valuer has valued it for much less ?
I mentioned that it always varies depending who you use.
Anyway I had 5 offers on the house and all of them were higher then 120k.
And the lady from William h brown replayed this : “ Yes it could be 100k as well so you should be happy that you getting 120k , are you accepting the new offer or not”
Of course I am not accepting it !!!
Instead in acting in my favour and helping me out - and fighting for my house to be sold in the best price she wanted to agree that we went from the highest offer to the lowest offer.
If you would sell your houses using 2% or 1.5% fee of the total sale of the price then you would fight to sell the house for the highest price but as you have fixed fees for sales you were not bothered what price will be the house sold !!

They experience has been awful. I rented a property from them and at the beginning of rent the sink in the bathroom broke, the water leakages caused the garage ceiling to break through and damage all the stored goods I had in the garage. When I called them I was told that they will action it straight away (thankfully I had a number of landlord, he came and fixed everything on the same day). Never heard back from agency until two months later they called me saying "we have a report of water leakage, do you need that fixing? " .....two months later...
Not to mention that I moved out of the property two months ago and still haven't received deposit back. Absolutely ridiculous - they don't call back and I'm not given any explanations or dates.

Had an arranged appointment for a house valuation, multiple confirmations and took half day off work for it. The time arrives and they don't turn up, can't get ahold of them either. Don't do business with such a bad company as they won't be in business for very long. Had a friend who was magically able to get one of these agents to value their own house and they underpriced it by only 100k, they also admitted to having no knowledge of the area.

I contacted this company at there Nottingham office on the 10th Jan 17 asking to arrange a viewing on the following Thursday the 12th to be told we will have to look out our diary and get back to you, OK I said, as she didn't ask for my number I assumed she knew it, we'll no surprise it's now the 20th and I'm still waiting for a call back, far to many company's nowadays have this slapdash attitude towards potential clients and it's just not good enough, I wonder if the director of this company are aware that 3 out of 4 reviews here are Negative feedback? Biggest concern is not getting a call or calls back. Stew Maltby.

Just avoid at all costs, worst Estate Agents I have ever had to deal with and truly regret giving them the benefit of the doubt at the very beginning when they started to disappoint us. They don't communicate efficiently internally, no good at ringing you back either, so be prepared to chase them 10 times by phone calls and emails whenever you need some clarification or help.

Worst estate agents I've ever had to deal with. Took 6 weeks of chasing up WHB for a simple request which we could of done ourselves (which we did in the end). Members of staff denying hearing of the issues we had and no one taking responsibility for anything. They got their fees and didn't care about anything after that. I will be complaining to head office.

I have found William H Brown and in partucular Amber and Ryan to be very professional. The team couldn't do enough for me. Arriving promptly on both occasions to do an evaluation and later to take pictures and sign contracts. They are pro-active and are keen to follow up with questions and advice. Keep up the good work. If it was possible to write this review with no stars, I would have done so! We had arranged a viewing through this agent for Saturday, March 5th. This was confirmed to me by text message. I telephoned them on Thursday, March 3rd to confirm our attendance. On arriving at the property, we were surprised to find the agents board displaying a "sold" sign. However, we spoke to the people there who informed us that it had been sold since the Monday of that week - February 29th. I am sorry to say that this is the second time we have been let down by this agent. The first time was a few months ago when they arrived so late for an accompanied viewing that we had left. I will not buy a property that is being offered by them and I sympathise with any vendor who is trying to sell. The lack of communication and customer care is a disgrace to the industry.
