Both our sale property and purchasing property were listed with Hilton & Horsfall, they did all they could to ensure a successful exchange and completion. Our home was photographed beautifully and they were always friendly and helpful on the phone. Bella really is a trooper! Our little detective, who pieced together what was a very long and complex chain! Bella connected all of the dots and missing pieces, forming a line of communication between all estate agents and solicitors involved. It was a eureka moment!<br>We are sitting in our new home this evening and I truly believe if it wasn’t for all of Bella’s efforts over the last few days, we wouldn’t be sat here today! They seemed really good at first, but when Ben from Mortimers in Clitheroe called me and emailed me to let me know my house was on for too little, I went back on an agreed sale, thinking the fact it was up at the wrong price was a good enough reason. The girl's Dad (buyer) said he was unable to go £5000 higher, although they went on to buy a property 15,000 higher. Anyway, seeing as I was Hilton and Horsefall's client, not the wealthy buyers, I presumed they would be on my side, but unfortunately, they had absolutely no respect for the likes of me and showed it in many ways. I can put my house up with these people a couple of years previously, and I changed my mind. I was automatically charged £300 which i paid straight away. I don't know what possessed me to go with them again but I did. When I found out the price was too low, and the girl's Dad wouldn't pay more, I felt I had no choice but to withdraw. I paid £300 admin fee (again!) as I felt that was fair, but declined the additional £1,500 on the grounds that I had a legitimate reason to pull out. Many, many deals do fall through and this is the only estate agent I know who implements this type of policy. So, a few months go by, and I'm hit by a court order. Bearing in mind I have never had any dealings of this sort in my entire life, I was really upset. I was honest about my mental health problems and my disabled, extremely frail Dad who suffered an acquired brain injury and many serious injuries in a hit and run in Clitheroe, where we are from, 15 years ago. This, however, I feel went against me and if anything the communication became more unresponsive and less respectful than ever. I was supposed to be their client! I naively assumed they would just put the house back up for me at the right price. They would not let it go. I agreed to set up a payment plan, even though I couldn't afford it, and even then, they failed to let me or the courts know in the proper manner so when the day of the hearing came I can know idea what was going on. I also needed my keys back and they disposed of them without my knowledge and knowing that I wanted them back. Athertons in Whalley had them for 3 years and still had them to give me back when I asked! That's the difference in class. I don't know. You think you've seen it all and then people like this crop up. I even went into their shop in Clitheroe for my keys, and was snapped at that the girl I needed to speak to was on her break and to come back later. I came back later and they'd shut the shop. I was also very upset after parting with £2,100 for absolutely nothing to be accused of "slander". Slander is when a person tells lies. I have only told the truth, and if they didn't want people to know about it, maybe they shouldn't have done it. This is the problem with some people, they need to win at all costs, even with the cost outweighs the win. I remember talking about this when going for a treatment last year, and the first thing she said , no word of a lie, was "are they rough?". So it does appear that certain types of people, regardless of how many millions they might have, do not know how to behave properly and other people as well as me clearly think that too. I'm not sure why my review was removed, as this was a genuine experience that I unfortunately had to deal with. I'm reposting it to help other people avoid this business. "Booked two viewings for a rental property through Hilton and Horsfall, both times they did not turn up and failed to inform me of the cancellation. I had literally days before I was moving out of my current property, which was sold. They left me in such a stressful predicament, almost causing me to be homeless. Avoid at all cost."... Read more

I have had an absolutely horrendous experience with Hilton and Horsfall by anyone's standards. In spring 2024, I put my house in Clitheroe on the market with them for £135,000. I was offered the full asking from a young girl from Clitheroe who was getting her Dad to pay for the majority of it. I then received emails and phone calls from the manager of Mortimers, who I had dealt with in the past, who was trying to advise and warn me that the price was too low. I also had members of the community in Clitheroe approaching me and telling me it was on for too little. I then panicked and asked the buyer for just £5000 more. She declined claiming they couldn't afford this, yet went on to buy another property in Clitheroe for a lot more money. I then felt I had no option but to back out. I informed H and H and they responded with an invoice for £1800 for changing my mind. I paid the admin fee of £300 immediately which I couldn't afford and tried to explain that I didn't realize it was on for far too low, and that I couldn't afford to lose that kind of money. It didn't make any difference and they proceeded to hound me through the small claims court, bearing in mind I have never had any debt or been in any kind of trouble in my life let alone with a court, this was deeply shocking and upsetting. It has put such a financial strain on me, especially as I have recently experienced some serious health problems, and had my disabled Dad to think about. Members of the community who know me and know my situation pulled together to help me in various ways, and that touched me greatly. Clitheroe looks after their own. H and H's attitude to me was utterly disgusting, bullying and intimidating. They threatened to sue me for slander when I put up a review, however slander is only illegal when it is something which is untrue. They have also done things like ignoring my emails when after I made the first payment they demanded I needed to know the courts had been informed. They wouldn't inform them properly and wouldn't communicate with me, so I withheld my next payment until I knew what was going on, to which they imediately email me with all sorts of threats and how I was now in breach of the agreement and would be referred back to the courts. It was a nightmare. Not only that, but when I went in trying to get my house keys back they wouldn't give me them, and a oldish bull of a woman came stamping down the stairs, on a phone, staring at me and cocking her head from side to side, hissed "yes?!" Clearly knowing who I was and trying to intimate me. I'm not used to these type of rough (but with money) people and I do find that they don't know how to conduct themselves, don't know how to behave and tend to bully people they view as in a weaker position than them. I would say that's the hallmark of. rough but with money people. Indeed, their reviews on trustpilot suggest they treat tenants very badly and with disrespect, especially in Burnley where there is more poverty and more vulnerability. One man said they called him "benefit scrounging scum". H and H are the one's who think they are automatically entitled to other people's money. They are rip off merchants, and like a lot of estate agents, they do not have their clients best interests at heart. There is an excellent documentary on BBC iPlayer at the moment called "undercover estate agents". It shows exactly this, and it's definitely something I've experienced with H and H in Clitheroe. I know for a fact because I have been told by one of the potential buyers who were willing to offer more were put off by H and H once the daddy had got his princess a ridiculously good deal. They should have been working for me as their client first and foremost. I think they had me pegged as a bit vulnerable from the start. From Teal screaming at me down the phone when I changed my mind to the relentless abuse, the disrespect and unprofessionalism has been off the charts. Mark fancies himself as a ruthless businessman, but in reality, he's just someone's spoilt son Go back to Burnley. You're not welcome.... Read more
