We put our house on the market late January 2026 & our completion was July 2026.<br><br>The team at Hilton and Horsfall have simply been exception throughout. From help and advice, keeping us informed and assisting us in buying a new home I really find it difficult to think they could have done anything more to make the process easier and less stressful.<br><br>Attention to detail and 24/7 (yes 24/7- really) support was exceptional.<br><br>I would absolutely not hesitate to wholeheartedly recommend to anyone.<br>Special mention goes to Kendra for making the whole process as smooth as possible.<br>Look beyond the marketing and the transaction itself. Communication is woeful. As soon as the contract was signed we heard nothing more other than a few viewings. We were expecting some information as the weeks went on like RightMove metrics, enquiry numbers - nothing. We emailed asking - nothing. We emailed and complained (following their out of date complaints procedure) - nothing. We have resorted to contacting the ombudsman now.<br><br>Steer clear.... Read more

I cannot speak highly enough for the service I received from this estate agents. From the moment I contacted them and given my situation, they were kind, courteous, compassionate and incredibly helpful. They guided me through the steps of the house sale process, with a smile and so incredibly warm and friendly. We recently purchased our first home through Hilton & Horsfall. Throughout the transaction, we remained patient because we genuinely loved the property; however, below is an honest summary of our experience. Whilst I could write considerably more, I have limited this review to the main points.<br><br>Bella dealt with the majority of the transaction and was our main point of contact throughout. During the earlier stages of the purchase, she was helpful, responsive and professional, and we appreciated her assistance during what became a long and sometimes stressful process.<br><br>Unfortunately, our experience was not consistent across all members of staff. I have noticed that several other reviews mention Teal, and sadly our experience with him seems to align with other comments on Google reviews.<br><br>One recurring frustration was repeatedly being told, word for word, “I know you’re only first-time buyers, so you don’t know how this works.” Whilst we appreciate that first-time buyers may need additional guidance, comments like this came across as dismissive and condescending rather than helpful. This happened on numerous occasions, including when arranging surveys, requesting a second viewing and discussing the progress of the transaction.<br><br>Communication was also a source of frustration. From offer acceptance to around the 15-week mark, the only update we received was that matters were “with the seller’s onward purchase”. It was only after asking our solicitor to aid us in following up on the Estate Agent that we discovered there were Land Registry issues affecting the seller’s onward purchase. Earlier and more transparent communication would have made the process far less stressful.<br><br>Another concern was that on several occasions I called the main office number and was directed to voicemail. When I called straight back from with my Caller ID turned off, the call was answered immediately. The first time I assumed it was a coincidence, but after it happened repeatedly it was clear that the team at Hilton & Horsfall ignore calls that they do not want to deal with.<br><br>Completion day was particularly disappointing. Our purchase completed at around 12pm and we received a call confirming this, but were then told not to collect the keys until the seller’s onward purchase had completed because “that’s simply how it works”. I immediately contacted our solicitor, who confirmed this was simply not the case. Once completion had taken place, the property legally belonged to us. The sellers were sat in the front garden waiting for their own purchase to complete while our removal company had to be delayed until they eventually left the property at around 3pm.<br><br>Ultimately, we proceeded because we genuinely loved the property and wanted to complete the purchase. Had we not felt so strongly about the house itself, our experience would have led us to withdraw much earlier.<br><br>Whilst we understand that the seller is the estate agent’s client, the buying experience still matters. Bella was helpful during the earlier stages of the transaction. Unfortunately, our overall experience was let down by our interactions with Teal and the way the latter stages of the purchase were handled.<br><br>As a result, we would not choose to market a property through Hilton & Horsfall in the future and would be reluctant to view another property listed by them.... I have had an absolutely horrendous experience with Hilton and Horsfall by anyone's standards. In spring 2024, I put my house in Clitheroe on the market with them for £135,000. I was offered the full asking from a young girl from Clitheroe who was getting her Dad to pay for the majority of it. I then received emails and phone calls from the manager of Mortimers, who I had dealt with in the past, who was trying to advise and warn me that the price was too low. I also had members of the community in Clitheroe approaching me and telling me it was on for too little. I then panicked and asked the buyer for just £5000 more. She declined claiming they couldn't afford this, yet went on to buy another property in Clitheroe for a lot more money. I then felt I had no option but to back out. I informed H and H and they responded with an invoice for £1800 for changing my mind. I paid the admin fee of £300 immediately which I couldn't afford and tried to explain that I didn't realize it was on for far too low, and that I couldn't afford to lose that kind of money. It didn't make any difference and they proceeded to hound me through the small claims court, bearing in mind I have never had any debt or been in any kind of trouble in my life let alone with a court, this was deeply shocking and upsetting. It has put such a financial strain on me, especially as I have recently experienced some serious health problems, and had my disabled Dad to think about. Members of the community who know me and know my situation pulled together to help me in various ways, and that touched me greatly. Clitheroe looks after their own. H and H's attitude to me was utterly disgusting, bullying and intimidating. They threatened to sue me for slander when I put up a review, however slander is only illegal when it is something which is untrue. They have also done things like ignoring my emails when after I made the first payment they demanded I needed to know the courts had been informed. They wouldn't inform them properly and wouldn't communicate with me, so I withheld my next payment until I knew what was going on, to which they imediately email me with all sorts of threats and how I was now in breach of the agreement and would be referred back to the courts. It was a nightmare. Not only that, but when I went in trying to get my house keys back they wouldn't give me them, and a oldish bull of a woman came stamping down the stairs, on a phone, staring at me and cocking her head from side to side, hissed "yes?!" Clearly knowing who I was and trying to intimate me. I'm not used to these type of rough (but with money) people and I do find that they don't know how to conduct themselves, don't know how to behave and tend to bully people they view as in a weaker position than them. I would say that's the hallmark of. rough but with money people. Indeed, their reviews on trustpilot suggest they treat tenants very badly and with disrespect, especially in Burnley where there is more poverty and more vulnerability. One man said they called him "benefit scrounging scum". H and H are the one's who think they are automatically entitled to other people's money. They are rip off merchants, and like a lot of estate agents, they do not have their clients best interests at heart. There is an excellent documentary on BBC iPlayer at the moment called "undercover estate agents". It shows exactly this, and it's definitely something I've experienced with H and H in Clitheroe. I know for a fact because I have been told by one of the potential buyers who were willing to offer more were put off by H and H once the daddy had got his princess a ridiculously good deal. They should have been working for me as their client first and foremost. I think they had me pegged as a bit vulnerable from the start. From Teal screaming at me down the phone when I changed my mind to the relentless abuse, the disrespect and unprofessionalism has been off the charts. Mark fancies himself as a ruthless businessman, but in reality, he's just someone's spoilt son Go back to Burnley. You're not welcome.... Read more
