I have had an absolutely horrendous experience with Hilton and Horsfall by anyone's standards. In spring 2024, I put my house in Clitheroe on the market with them for £135,000. I was offered the full asking from a young girl from Clitheroe who was getting her Dad to pay for the majority of it. I then received emails and phone calls from the manager of Mortimers, who I had dealt with in the past, who was trying to advise and warn me that the price was too low. I also had members of the community in Clitheroe approaching me and telling me it was on for too little. I then panicked and asked the buyer for just £5000 more. She declined claiming they couldn't afford this, yet went on to buy another property in Clitheroe for a lot more money. I then felt I had no option but to back out. I informed H and H and they responded with an invoice for £1800 for changing my mind. I paid the admin fee of £300 immediately which I couldn't afford and tried to explain that I didn't realize it was on for far too low, and that I couldn't afford to lose that kind of money. It didn't make any difference and they proceeded to hound me through the small claims court, bearing in mind I have never had any debt or been in any kind of trouble in my life let alone with a court, this was deeply shocking and upsetting. It has put such a financial strain on me, especially as I have recently experienced some serious health problems, and had my disabled Dad to think about. Members of the community who know me and know my situation pulled together to help me in various ways, and that touched me greatly. Clitheroe looks after their own. H and H's attitude to me was utterly disgusting, bullying and intimidating. They threatened to sue me for slander when I put up a review, however slander is only illegal when it is something which is untrue. They have also done things like ignoring my emails when after I made the first payment they demanded I needed to know the courts had been informed. They wouldn't inform them properly and wouldn't communicate with me, so I withheld my next payment until I knew what was going on, to which they imediately email me with all sorts of threats and how I was now in breach of the agreement and would be referred back to the courts. It was a nightmare. Not only that, but when I went in trying to get my house keys back they wouldn't give me them, and a oldish bull of a woman came stamping down the stairs, on a phone, staring at me and cocking her head from side to side, hissed "yes?!" Clearly knowing who I was and trying to intimate me. I'm not used to these type of rough (but with money) people and I do find that they don't know how to conduct themselves, don't know how to behave and tend to bully people they view as in a weaker position than them. I would say that's the hallmark of. rough but with money people. Indeed, their reviews on trustpilot suggest they treat tenants very badly and with disrespect, especially in Burnley where there is more poverty and more vulnerability. One man said they called him "benefit scrounging scum". H and H are the one's who think they are automatically entitled to other people's money. They are rip off merchants, and like a lot of estate agents, they do not have their clients best interests at heart. There is an excellent documentary on BBC iPlayer at the moment called "undercover estate agents". It shows exactly this, and it's definitely something I've experienced with H and H in Clitheroe. I know for a fact because I have been told by one of the potential buyers who were willing to offer more were put off by H and H once the daddy had got his princess a ridiculously good deal. They should have been working for me as their client first and foremost. I think they had me pegged as a bit vulnerable from the start. From Teal screaming at me down the phone when I changed my mind to the relentless abuse, the disrespect and unprofessionalism has been off the charts.
