We spent months viewing properties with Edward from Richard Saunders, and honestly, he was an absolute standout. My wife and I were really impressed by how knowledgeable he is about the local area, how sharply he understood exactly what we were looking for, and how thoughtfully he matched houses to our needs. He has a great eye for what works (and what doesn't), and he made the whole process feel personal and enjoyable rather than just transactional.
Edward genuinely went the extra mile every time—attentive, patient, and always happy to share his honest thoughts. We couldn't have asked for a better estate agent experience; his service was easily 5-star quality.
We're only giving 4 stars instead of 5 because, in the end, we didn't proceed with a purchase through the agency. That feels like the only fair way to reflect our final outcome—but it certainly wasn't due to any shortcoming on Edward's part. He's an incredible guy and we wouldn't hesitate to recommend him to anyone looking in the area.

My recent experience with Richard Saunders Estate Agents in Kingswood was extremely disappointing. Their website claims that “your move will be handled by a team of experienced and professional staff”, but my dealings with both Edward Saunders and Richard Saunders showed nothing of the sort.
Initially, I found Edward Saunders polite and seemingly capable when we first discussed a potential sale. However, once I needed to follow up, communication completely broke down. I left three separate voicemails over a period of time — none were returned. I also sent several emails that went entirely unanswered. This lack of basic communication is not only unprofessional but frankly rude.
Hoping for some accountability, I copied in Richard Saunders, the business owner, thinking he would ensure a response or at least acknowledge my messages. Disappointingly, there was still no reply whatsoever. For a family-run firm that promotes its “personal service,” the silence from both father and son was astounding.
This experience suggests a wider cultural issue within the business — one of complacency and disregard for clients. A simple phone call or acknowledgement would have demonstrated basic respect and professionalism, yet neither was offered.
It’s unfortunate, as I had expected a far higher standard from a long-established Kingswood agency. Instead, I encountered indifference, poor communication, and what appears to be an inflated sense of self-importance.
In my opinion, Richard Saunders Estate Agents fall far short of their own claims. If you value communication, courtesy, and professionalism, I would strongly suggest looking elsewhere.

Fantastic, local estate agents. Supremely well versed in everything Kingswood. Also extremely patient, given how long it has taken to complete our purchase. Not remotely pushy, just nice people who know their market. Very much recommend.

I recently completed the purchase of a property being sold through Saunders Estate Agents, and I can say without hesitation that the experience was exceptional from start to finish.
Throughout the process, I had the pleasure of dealing with Richard and Edward Saunders, both of whom were consummately professional, consistently helpful, and — just as importantly — genuinely lovely people to work with. They brought clarity, calm, and total commitment to every stage of the transaction, and it was clear from the outset that I was in the hands of experienced professionals who know the property business inside out.
Their advice was always sound, their communication was prompt and transparent, and nothing was ever too much trouble. They navigated the sale with poise, warmth, and razor-sharp attention to detail. Beyond their efficiency and know-how, they made the process thoroughly enjoyable — I truly appreciated getting to know them both.
In short, I couldn’t speak more highly of Saunders Estate Agents or of Richard and Edward themselves. Their business acumen, integrity, and personable approach are a rare combination, and I wholeheartedly recommend them to anyone looking to buy or sell property in Kingswood, Surrey, or the surrounding areas.

Hats off to Dan, we had arranged a viewing through Saunders, didn't love the property but Dan listened to our needs and showed us a property that we fell in love with straight away (we made an offer that was accepted within an hour of seeing it). Saunders understand their market and are lovely to deal with as a buyer.
