My experience with this letting agency was very disappointing.<br><br>At the end of my tenancy, they attempted to deduct £280 for cleaning, despite the independent check-out inventory repeatedly stating the property was in "otherwise clean condition" and recording "N/A" where it asked whether the carpets required cleaning. The justification given was that the incoming tenant has asthma and requested an additional clean. While I sympathise with the new tenant's circumstances, I do not believe this is a reasonable basis for charging the outgoing tenant when the independent inventory did not identify excessive dirt or pet hair.<br><br>They also sought to charge £380 for staircase works. The check-out report only noted minor paint chipping and "marks and scuffs age related", yet the invoice was for making good and repainting the entire staircase. I offered two reasonable settlements, including £200 towards the repair, both of which were rejected.<br><br>The undisputed portion of my deposit was returned, but the agency was unwilling to reach a fair compromise on the disputed charges, leaving me with no option but to refer the matter to the Tenancy Deposit Scheme for independent adjudication.<br><br>I appreciate that landlords are entitled to recover the cost of genuine damage, but I expected deductions to be supported by the independent inventory and to be reasonable and proportionate.<br><br>Luckily the result of the TDS dispute was fair and found mostly in my favour.<br><br>Finally, I would like to add how unhelpful Jackie has been throughout this process. Her sarcastic comments were really not needed.<br><br>Based on my experience, I would advise future tenants to carefully document the condition of the property throughout their tenancy and be prepared to challenge any deductions they believe are unjustified....
