20th Jan 2026 (8 weeks ago)I would strongly advise anyone considering renting through Fulfords to not bother. I moved into a property in February 2025 that was not fit to be handed over to a new tenant. Numerous maintenance issues were outstanding, cleaning had not been done properly, and problems raised by the previous tenant had simply been ignored. From day one, I was forced to chase repairs that should have been completed before I moved in. Communication was consistently poor. Emails went unanswered for weeks, contractors either did not turn up or were never instructed properly, and at one point the agent was contacting the wrong tenant entirely about works. I spent an unreasonable amount of my own time following up, coordinating access, and repeatedly explaining the same issues to different people. Matters became so badly handled that I was forced to escalate a formal complaint to The Property Ombudsman. The complaint was upheld, and compensation was awarded for service failures and poor handling of the tenancy. Even after this, unresolved issues remained. When I eventually moved out, Fulfords attempted to deduct money from my deposit for minor cosmetic issues, despite the fact the property was handed to me in a far worse condition and despite their own service failures being formally recognised. Only after pushing back firmly did they agree to return my deposit in full. I literally moved out of the property with the same issues not fixed. I would imagine that the new tenant will have the same issues to deal with. Renting is stressful enough without having to fight your letting agent at every stage. This was by far the worst renting experience I have ever had, not because of the property itself, but because of the way it was managed. I would not rent through Fulfords again and I suggest you don't either. If I could rate them lower than 1 star I would. Avoid at all costs.

We exchanged Contracts within 4 weeks. 7th Jan 2026 (10 weeks ago)After meeting several estate agents and getting valuations from all them, we were immediately impressed by Knight Franks professional and friendly approach plus their positive response to our property. Although we waited quite a long time to decide to proceed, Knight Frank were understanding, realistic, efficient and professional throughout. They prepared marketing materials, gave clear information about pricing, targeted appropriate clients for our property throughout a very difficult time. Florence Biss was our main contact and we cannot rate her highly enough, great communication, positive throughout and always responsive to our concerns. We ultimately achieved a positive outcome to a very complicated sale of house, land and outbuildings which I am not sure we would have achieved with some of the other companies. I am happy to recommend Knight Frank

Attention to detail was there at all times, and they, unlike others, knew what they were selling, were informative and helpful. Connor ensured the process was as it should be, and was ready to assist when needed. The rest of the team were also very helpful and professional.

11th Aug 2025 (7 mo. ago)Unlike other estate agents that we tried, EweMove are without a doubt the best estate agents around with their proffessionalism, knowledge, network, skills, dedication and enthusiasm. They were encouraging and caring during the many viewings, then once an offer was accepted they kept us constantly updated on the sale progression within the chain, which at times was more than our own solicitors managed to do.... As people now have more choice on both types of properties, locations and values, its becoming harder to sell properties, especially the larger and more costly properties, but thanks to Tom, Abi, Connor, Laura, Russell & the rest of the team we have successfully sold and exchanged contracts last week on our property and can now look forward to a new chapter in our later life's. Well done and a big thank you to the EweMove Team.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

After several emails and a phone call we agreed on a date and time to view a property on their books we waited patiently for nearly an hour outside the property at the agreed date and time leaving several voice mail messages on their landline in the office they finally sent me a message (didn’t even call me) with some lame excuse no signal but they managed to pick up my voice mail ok. The message denied any communication even when I sent them the emails they then tried to say I had not confirmed the confirmation email but I had actually spoke to them on the phone how many confirmations did they require I am afraid I could never recommend this agent either for buying or selling they obviously need further training in customer service as theirs is non existent and improvement in their own communication abilities
