30th Jan 2026 (7 weeks ago)There was a lot of miscommunication. Staff didn’t set the burglar alarm after viewings. Garage door left open, resulting in an expensive petrol lawn mower being stolen. Definitely not worth the 0.1% saving compared with other estate agents. An apology would have been better than your inexcusable excuse in your reply.

Their approach is very professional and the attention to detail of their marketing and service is excellent, and as a result our home sold far quicker than we expected it to. They know the local market very well and deliver a great service, going above and beyond what I’ve previously experienced with estate agents. I’d recommend them highly.

While there were definitely many ups and downs throughout the process, Rebecca and Claire were absolutely phenomenal in helping me navigate through it all. They provided exceptional support, always keeping me updated and ensuring I was well-informed every step of the way. Their professionalism, patience, and genuine care made all the difference. Highly recommend John and Champon Prenton, and a special thank you to Rebecca and Claire!
28th Jan 2026 (7 weeks ago)Very unprofessional experience from start to finish. I initially trusted 222 Estates because they have many properties and they always answered the phone promptly. Unfortunately, that was where the professionalism ended. Most of the questions I asked could not be answered clearly, and when they did provide answers, they repeatedly failed to follow up with the emails I specifically requested. Important information was promised but never sent unless we chased them multiple times. Communication was disorganised and frustrating, and we were constantly left waiting for details that should have been provided proactively. Overall, the lack of follow-up and poor communication made the entire experience stressful and disappointing. I would not recommend 222 Estates if you value clear, reliable, and professional communication.

I would not hesitate in recommending the agency after a sucessful completion was achieved. Thankyou to all the staff . D Lythgoe.
27th Feb 2026 (19 days ago)Initially, the sales team were incredibly helpful and valued the property accurately and asserted they already had buyers lining up for the property. In reality this wasn’t the case and in the 5 weeks only one viewing. Promised lots but Did not deliver.
18th Feb 2026 (28 days ago)By all means, do view your desired property with Cubitt and West. They have some nice, helpful, people working with them who were extremely accommodating. Sadly, our experience was ruined by the sale process, where their recommended conveyancer (DC Law), with whom they claimed to have a very close business relationship, turned out to be totally incompetent and irresponsible. Moreover, the Sales Progressor from Cubitt and West only served to disrupt communications, confuse the process and be highly dismissive when we tried to express how we wanted to proceed. This resulted in consequential losses of thousands of pounds and a lot of unnecessary distress. My recommendation, therefore, is to arrange your own legal advice, and block out the Sales Progressor from the process entirely. Block their email address and phone number if you need to! You will be much better off and have far more control over the process, as ours seemed to only be interested in cashing in their commission.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

All staff were extremely friendly and communicated regularly, always returning my calls and updating me on the progress and the sale was completed within two months. I would definitely have no hesitation in recommending this company.
