Highlight all the positives about a property and the area but without being pushy - which has the exact opposite effect with me and makes me resist. Able to answer my queries regarding a leasehold and service charges (unlike another agent in the area who ignored all my e-mails). We had a potentially difficult house to sell and were not on the open market. Kallista matched our house with a buyer and helped negotiate a price to suit both parties. She kept the deal on track and kept us informed almost daily. We also used Kirkham Legal Services, who were equally efficient. We are 77 and 75 and, over the years, have used several other local agents and solicitors. We have had poor service from most of them.
