I was buying a property, but there was a problem with the burglar alarm. He said it would be fixed before completion. We had a couple of conversations on the subject. The sale went through, the alarm was untouched. I confronted him with it. He denied our conversations had ever taken place. Eventually he gave me a token amount of money from his fee that was nowhere near the cost - the whole alarm system had to be replaced.
