    I first met Gareth of the Marshalswick Bradford and Howley branch when I was looking for somewhere to buy. He went out of his way to give me hints and tips about selling my place and buying - even though I was with another agent. The agent I was with made lots of errors and after the contracted time was over, I made the decision to sell with Bradford and Howley and 2 other agents. The other agents, despite all they promised, weren't able to bring many people round to view and I soon made the decision to go sole agent with Bradford and Howley. Unfortunately the market was very slow and after so much time on the market, the house was not easy to sell. The team at Marshalswick stuck with it though and kept up momentum keeping bringing prospective buyers round, despite me feeling quite down hearted. When we finally achieved a sale, the team in St Albans took over and the sale was finalised. Both Marshalswick and St Albans were friendly and approachable and didn't ever mind me asking questions, giving me reassurance etc. I would have no hesitation in recommending them or in using them again....     We recently dealt with Cassidy & Tate in St Albans (specifically Lucie) during the purchase process for a property. We submitted three offers, all of which were ultimately rejected, which in itself is not the issue. The concern is the communication style and overall handling of the sales process. After our viewing, I was the one who followed up to express our interest in making an offer, rather than receiving any proactive follow-up call. From that point onwards, communication was conducted entirely via email with no telephone contact at any stage. On multiple occasions, we asked whether our position could be communicated directly to the vendors by phone, particularly as we are first-time buyers with no chain and the property required significant renovations. However, we were told that communication with the vendors was also being handled via email rather than direct telephone discussion. Even when we increased our offer and specifically requested that our position be verbally communicated to the vendors to help properly present our circumstances, we continued to receive email responses confirming rejection, without any direct conversation taking place. Overall, the process felt very passive in terms of sales approach and negotiation. In our experience, there was no telephone-based engagement or active selling of our position to the vendors, which is something we would typically expect from an estate agent acting in a sales capacity. While we appreciate that offers are not always accepted, we were disappointed with the lack of proactive communication and the absence of any real attempt to progress negotiations beyond email exchanges. We will actively try to avoid purchasing a future property through Cassidy & Tate going forward.... Read more
