Not great at all started with an over valuation which meant we lost the valuable initial selling period. We had a dual agency however Acres only generated a third of viewings compared with the other agent. We unfortunately had offers that went through both agents for different reasons however our buyers were adamant they wouldn't proceed with Acres as the agent. We progressed the sale with the other agent (to completion) but Acres pursued us aggressively for their introduction fee. Long story short it felt like desperation / harassment in their pursuit of £2.4 k for fees which I'm sure if it went to court they wouldn't be due. Not withstanding the above we personally obtained planning permission to extend the property and asked to increase the price as a result Acres were adamant time and time again that we should reduce. We stuck to out guns and obtained the higher selling price thanks to the other agent. No I would not recommend they have become complacent as the go to agent in the area but they have had their time. I would strongly advise you to use another agent unless you continuously want to reduce in order to satisfy their thirst for quick fees. Shame really

Fantastic service from everyone at the Four Oaks branch. A big shout out also to Lorraine (sales negotiator) and Lisa (in-house mortgage broker). Lorraine truly helped to get the sale over the line for both parties; myself (the buyer) and their vendor. And Lisa was wonderful, made the process of getting a mortgage seamless. Without hesitation would use this branch again.

Very well done to the team at Acres Four Oaks. You sold our existing house in another part of Sutton Coldfield to help us buy a bungalow, advertised through your branch. Very poor experience for me. They failed to sell my property twice in a year with buyers pulling out (the second buyer specifically calling on my estate agents as well as my conveyances as being part of the problem) They were given specifics about the property which they failed to pass onto the buyers, the "sales negotiator" makes stressful situations even worse by injecting lots of emotion and drama into what should be calm and rational negotiations and I came to dread seeing her number come up on my phone. They endlessly blamed my conveyances for everything until it was bought up that they too had made mistakes then I was told its not a blame game. And to top it all off I went to get my keys back and a woman who had never in her life met me handed over the keys to the property without asking for my ID which, although convenient for me as I had no ID on me, made me realise just how unprofessional they are.

So...if you are thinking of selling your home and you live in the Four Oaks area - just use Acres. Don't bother trying the others to compare etc. Nigel and the team are great. They'll give you honest advice, recommend a price that you will actually sell the house for and charge you a fair price to do it.
The photos will be excellent, they get things done quickly and stay in regular contact throughout the viewing/offer/moving process.
All the staff are very friendly and very professional and when Lorraine takes over the contract side, she'll make sure it all runs smoothly. Can't fault them at all.

I was very happy with the service from Acres. I sold my property while living abroad and Acres dealt with everything really well from start to finish. They coordinated with my letting agent, carried out all the viewings and gave fast feedback (you get emails about every viewer and their feedback) and negotiated the price (had multiple offers). My letting agent Hunters and solicitor Bethany Wiltshire at Eddowes Perry Osbourne also helped in the whole process meaning from putting house on market and closing was around perhaps 6/7 weeks! Had a very poor experience with this agent.
The owner of the company is an extremely nice person however staff are very poor. Just to give you an example when I asked to take property of market was told to give 4 weeks notice once this had passed they asked for confirmation in writing. Ended up delaying things and they don’t understand how this impacts on people’s lives. They are not the cheapest with fees, you don’t get any updates, they don’t negotiate any prices. Based on experience would highly recommend to stay away from them. As mentioned owner is wonderful but staff are not worth wasting your time on. I would recommend owner gets some new staff.

Two days after we found out (very unexpectedly) the house was being sold the agent came round, as well as Nigel Deekes who was asking if we had a move out date yet. To which I replied no, we only found out two days ago that the house was being sold, and he laughed !?? Glad such an unexpected, stressful event for us made you laugh Nigel!
Acres have not given us any of our post since we moved out. I have contacted Acres multiple times asking to collect our post but have been told there is none. Having been in contact with the senders, I am aware of multiple pieces of post so I know that this is untrue.
Absolutely appalling experience, do not deal with Acres!

What a strange experience buying my first flat from acres four oaks.I never normally write a review but just picked up my keys yesterday and what a anti climax that was!! they would have been better off just throwing me the keys ???? I just got this cold arrogant vibe from the staff especially Liz Merrington I initially put it down to snobbery as I was purchasing a flat for 265k and they do deal with million pound plus properties but there arrogant attitude is more sinister in my opinion but one plus point was Louise who I have to admit went the extra mile and was very efficient and she was the only one I never got to meet but she deserves a big thank you hence 2 stars but if not for Louise I would honestly give 0 stars.

I purchased my house through Acres in 2018 and have just exchanged the sale with them and complete this week. From the outset they were very professional, courteous and listened to feedback and gave sound advice.
The house went on the market 3 times in the end due to factors outside of Acres control each time they had new viewings immediately and adjusted the value to capture the market rate each time. It has taken 6-months to go through from the last purchaser to now due to the upper chain, however Acres ensured that all parties in the sale were kept up to date and the chain remained active.
I couldn't recommend them enough for their professionalism and outstanding commitment to the customer. I will definitely use them again should I move back to Sutton Coldfield.

I rented a property with the Tamworth Branch about 15 years ago, which I have now discovered is no longer open.. I wonder why!! The then manager never returned my deposit, even though there was nothing wrong with the property when handed back. And all the rent had been paid on time, without any problems. I was young an this was the first property I had rented, so didn't feel there was anything I could do at the time. Can't say it has ever made me confident with estate agents since, and I would never use Acres out of principle now.

My parents moved home with them selling their house with Acres, Four Oaks and we all found then to be professional, prompt, beautifully presented images and selling details and gave value for money.
What you always need these days is estate agents to progress the sale throughout the process and this is for me where they excelled. I generally dealt with Louise Williams who was a pleasure to deal with. Louise was happy to help and was professional and courteous and followed everything through to a swift conclusion.

AVOID AVOID AVOID! Bunch of cowboys with Mr Nigel Deakes leading the cavalry. I have had a horrendous experience selling my house through Acres. Lack of communication, made up feedback and on one occasion the viewer turned out to be a relative of a staff member who worked for Acres and was only viewing because they were told to (no intention/interest of buying a house). My property failed to sell twice due to lack of communication from Acres. I was given unsatisfactory reasons on both occasions when the buyers decided not to buy. Apparently one of the buyers couldn't get a mortgage, even though the bank had sent out someone to inspect the property and I was told the mortgage offer had been issued. When I questioned with Acres the lady completely denied having the conversation with me. They sold themselves as a true family business. I'm sorry Mr Deakes if you have raised a family of liars then you ought to be ashamed of yourself. Give the good estate agents in the area a bad name. I will definitely not be recommending Acres. God knows how many other clients they have mugged off. Don't be fooled by the Deakes charm - he sells you a dream but in reality its a nightmare. If only Google allowed zero stars.

If you’re not sure about using a local estate agent to handle your sale or rental then be mindful of all the things that could go wrong, especially once a deal is agreed and handling all enquiries and viewings.

On the lead up to exchange/completion, Louise (who we can’t fault) was on annual leave and those covering in her absence quite bluntly couldn’t have cared less. Rude, arrogant and told us they were doing us a favour, we were reduced to dealing directly with our purchasers estate agent (Paul Carr) who were outstanding. Zero customer service in Louise’s absence, not even a courtesy call to say we’d exchanged/completed, this came from Paul Carr. We raised a complaint with Nigel who advised that he’d speak to the person in question (Liz) but reading previous reviews this appears to be a recurring issue. We wish we had taken note of the poor behaviours and avoided.

Acres have been fantastic with helping me through the sale of my mother's flat. The sale has been difficult, taking 18 months to complete. We were initially with another agent but after 12 months and two previous sales collapsing we changed to Acres. Right from the outset the service was extremely efficient. Nigel dealt with the initial visit, demonstrating his breadth of knowledge of the housing market in the area. The paperwork was completed very quickly and 7 viewings were swiftly arranged to take place on the day the flat went on sale. As a result we received full asking price offers plus one over asking price on that day.
Becky and, latterly, Louise dealt with the sale from then on. They ensured I was kept up to date at every stage, maintaining excellent contact with my conveyancer during the process and providing emotional support as well during some difficult moments. I can only echo a previous reviewer who commented that some people are just rude. That was our unfortunate experience but Acres remained completely professional throughout ensuring the sale went through on time in the end. I wholeheartedly recommend Nigel and his team and would use them again.

Very long chain that fell through several times and took almost a year to complete. We had to market our property 3 times and each time Acres went above and beyond with a sale achieved in less than a week every time.
Dawn chased the progress of the chain regularly and informed us of any developments. A service we found other agents don’t provide.
Louise has a very positive approach is great at communicating and her persistence to ensure our sale completed was valuable in the latter stages of the process when emotions ran high. Can’t thank her enough for that personal touch.
Nigel is very professional and had to step in at some very critical moments. He always delivers and is honest.
Liz runs a tight ship and negotiated well on our behalf for our sales and purchase however she’s a very busy lady and doesn’t have time for the details or the emotional parts of the journey. Lovely though!
Finally Becky always friendly and helpful.
We appreciate it was a very long process of almost a year until we finally completed. We moved during the stamp duty holiday which was a busy and stressful time for everyone involved including the Acres team.
You can’t predict the future actions of the person you sell to or buy off, some people were just simply RUDE! For us it was a positive outcome and Acres were as happy as us (if not a little relieved) that our sale finally completed.
The reason we gave four stars, communication failed at times as we’ve mentioned it was a long and difficult chain trying to complete at a very busy time which may have impacted on our experience. We would use them again.

After calling the office to arrange a viewing on a property for sale, I was asked by the sales associate Liz if my property was sold, to which I replied “no I have not listed it” (as I am thinking of putting it on rent). Her reply was that she cannot arrange a viewing under that circumstance. I asked why, as I may or may not sell my property and instead rent it out. She aggressively replied with “well you just said that you have not listed it!!”
After explaining my intentions, to which her rather negative and dumbfounded attitude couldn’t bare to swallow, I decided to let it pass and try again with my wording.
After finally getting my point across I then asked again to arrange a viewing. To which she now replied “do you have proof of funding - a mortgage in principal ?!” I said “you need that just to view a property?! You’re the only agent that’s ever asked that. Her reply - “yes, well it works for us!!” She was oblivious to the fact that I did not need a mortgage as I was a cash buyer.
So in a nutshell a house me and my wife wanted to view and potentially purchase, was lost out on due to Liz not allowing us to view and property they have for sale. Even though the property has been on sale for quite a while and has been reduced in price recently.
At this point I realised I was talking to a narcissist individual who obviously did not want a potential sale or even hit their targeted viewing figures.
The only positive I can take from this experience was that I was not singled out, as from a number of previous reviews Liz seems to be quite a catch.
If you are planning to sell your property, I would definitely not recommend this place! I know I won’t.

Would give ZERO stars if possible. Samantha Follows is a rude and ignorant time-waster. Very unhelpful on our letting viewing, was not able to answer most of our questions and suggested we complete all paperwork knowing full well the landlord would never be interested in our application. We spent 2 weeks going back and forth before having to go elsewhere to look for a rental home!

Some rude and abrupt staff - especially Liz, who has a terrible, arrogant attitude towards customers. So many people have reported this same thing, so why don't you address it ? Cannot recommend using Acres Four Oaks.

Rushed telephone conversation today. Not at all professional. I was about to continue with what I was saying but the lady on the other end rushed me off saying 'Don't worry about it, bye' and put the phone down!!! I think some of the office staff need customer service training!!

After being on the market for 8 weeks with a well known on-line agent and having had very few viewings and only one offer of £15,000 below the asking price, I decided to try my local Acres office at Four Oaks. I'm glad I did! Within 2 weeks I had an offer at the full asking price and 10 weeks later the sale completed. Acres staff were very friendly, knowledgeable and helpful. I had originally thought that on-line was the modern approach but I do feel that prospective buyers prefer to deal directly with a person when it comes to buying a house. Thank you Nigel, Liz and the rest of the team!

Pleased with their service from viewing and buying the house. Each time we communicate with them and the message passed over to the seller quicker than our solicitor. Able to get answers from them than from our solicitor. They also help our seller to push the exchange of contracts quicker and get in touch with my solicitor when we can't even get hold of our solicitor. Overall it is a good service from them.
They don't have much parking places in front of their stores. We had to park at Sainsbury and they have a limit of 20 Min. There is a pub nearby but not sure it is free parking. Lot of people park on road side near Tesco. Do leave plenty of time to find place to park.

We purchased a property last year through Acres and they were a disgrace from start to finish. The initial phone call to arrange viewing was an arrogant affair, I dealt with Liz who talks to you like she is doing you a favour by letting you view the property. If you are lucky to be deemed “good enough” by Liz she will arrange a viewing at her convenience (even though the property was empty). On the day of the viewing the agent was clueless. She was unable to answer any questions regarding the property and couldn’t even find the keys to the back door. We decided to make an offer which was accepted by the vendor and arranged a mutually acceptable completion date through our solicitors. Everything was on track and going smoothly when a week before the agreed exchange date I was called by Liz who began shouting at me and asking why we were not exchanging before the end of the month. She said the seller was very unhappy and gave the impression the whole sale could fall through, which was stressful to say the least. I called my solicitor in a panic to see what the problem was and if the seller was still happy with the dates... they were. Turns out it was Liz who was unhappy because the completion date meant she missed her monthly sales target. So much for having your clients interest at heart. Absolutely disgraceful behaviour. Anyway the sale was completed on the scheduled date so bad experience over, right? Wrong! I was called by Liz who asked me to come to the office to collect the keys to my new home... but I had to come and collect them at a time that suited her. I arrive at the office on time and I’m met with a sour faced Liz who demands to see my photographic ID before she would let me have the keys, even though we have met several times before and she knows exactly who I am. I produce my ID, she plonks down a bag of keys on the desk and that’s it. No congratulations, nothing. She barely managed to muster a goodbye as I left the office. The only person with any credit is Nigel (owner of acres) who I dealt with briefly and was able to give me some good professional advice.

So pleased with the service I have received off Nigel and the team at acres four oaks. put my house up for sale, got a great price and a sale within 2 weeks. The office was very professional and dealt in my best interests, not the buyers, which makes a change from most agents I have found. Seen a coupe of moans off buyers but as i say my estate agent is there to look after me not the buyer and get me the best price. Would use again, and highly recommend. Thanks all

I put in an offer on a house, was told later that day I hadn't got it due to a cash buyer. Two days later I spoke to the vendors, who hadn't received my offer until over 24hrs AFTER I'd been told I hadn't got it AND that they hadn't got a cash buyer. Utterly abysmal and unprofessional behaviour, do not trust a word they say, I'm currently looking at reporting them.

I recently sold a flat through Acres in Four Oaks. The service i recieved was exceptional from the initual meeting and valuation with Nigel Deeke, through to the viewings, negotiations and management of the sale. I was always kept fully informed with regular updates about the viewings and then later the progress of the sale. I expected the sale of the flat to be very stressful but was extremely pleased to find that this was not the case plus they managed to negotiate an £8k more tgan expected.All in all a very professional company who provided a second to none service. Enquired about one of their rental properties on August 3rd via rightmove and recieved no correspondance until the 16th to be informed the property was now let. I wouldnt be so annoyed but when I called and spoke to Samantha she was rude, laughed at me on the call and told me to call them in future. I was told my email was received 13 days after I sent the enquiry. I didnt realise as a potential client you were supposed to chase an agent yourself. This was a property we were waiting for to put in an application.

Like others, I found the staff rude & extremely reluctant to help or even take the calls. Days passes before getting back to me. The state of the house at starting the contract was pretty bad. No attempts to reconcile any differences with the landlord. Luckily, I took photos at start & end of contract & raised a dispute with deposit scheme & got ALL my money back. In nutshell: EXPECT TROUBLE.
Sadly, I cannot give them any less rating.
