Tobias, Irina and team were incredible in guiding us through a tricky sale. They were quickly able to find buyers for our flat after a couple of failed transactions and were there to support us every step of the way to see us over the line. Tobias and everyone at Alexander Rose Estates has been really helpful. As a first time buyer, they have been great to work with, and I very much doubt that you can find someone better in London. I've had previous experiences trying to buy flats in London from other Estate Agents and they fell through mostly due to attempts to deceit and obfuscate issues. Smaller estate agents like Alexander Rose are always going to be better than big, established estate agents, and the professionalism and care that Tobias exudes will not be matched. Also, he always puts a smile on your face when you meet him so that's just a bonus.

I saw all the good reviews from others, but I wanted to share my experience, which was not too pleasant with Alexander Rose. Despite the high praise, my dealings with this estate agent were marked by aggressive communication and a lack of professionalism.
In Dec 2023, we viewed a property (referred to as Flat A), made an offer, and it was accepted. We agreed to engage Alexander Rose to sell our 1-bedroom flat, incentivising them to facilitate both transactions.
In Feb 2024, we have received two offers and have accepted the higher offer with a desired completion deadline. However, the agent seem attempting to dissuade the potential buyer from the purchase. We saw screenshots of the agent's text messages indicating this. The agent began pushing for the lower offer, claiming it was more reliable and that we were under immense pressure from Flat A’s sellers to complete by the end of April/May. Reluctantly, we had to accept the lower offer, though we were not entirely satisfied.
A couple of months later, just before the planned completion in the memorandum of sale, it was revealed that the sellers' solicitors had not served a compulsory document that typically takes up to four weeks. The estate agent did not seem aware of this and kept insisting that it would work out, telling us just to "Be Optimistic!"—a response that failed to address the practicalities of the situation.
We had pre-arranged plans for July and hoped to move by the end of June to honour the buyer's situation, but the agent’s failure to address the sellers' delays was evident.
In an attempt to salvage the situation, we requested to view another property in the same area (referred to as Flat B). The agent initially agreed but later commented that showing us the property had prevented another potential buyer from viewing, which we found unprofessional, as we actually made an offer that day. His comment was, "I allowed it just not to annoy you guys."
The agent also deemed a 24-hour delay by our solicitors "unacceptable" as our main point of contact was on a planned holiday, despite the extensive delays caused by the sellers, which he never acknowledged as "unacceptable." The agent’s choice of words consistently sided with one party, which we found inappropriate and aggressive whenever we sought clarification.
Ultimately, we withdrew from the purchase of Flat A, instructing the agent to inform the sellers that our withdrawal was due to the agent’s conduct. However, we are unsure if this message was conveyed accurately.
Regarding our sale, we decided to complete it, not out of satisfaction, but due to the buyer's circumstances and to avoid any further complications with this agent.
Overall, my experience with Alexander Rose was very upsetting and unsatisfactory. Engaging them proved to be a significant mistake, as the agent FAILED both our purchase and sale by pressuring us to accept the lower offer.
We believe it’s important to share our experience to highlight the lack of professionalism and poor handling by Alexander Rose, in order to inform and caution others.

A major pro for us was he had recent sales evidence and clearly had a well developed client list of potential buyers. Cannot begin to describe how GREAT our experience was with Tobias at Alexander Rose Estates!
My wife and I, both first time homebuyers, were quite nervous about embarking on this chapter but Tobias was a massive help every step of the way!
At the initial viewing, Tobias answered any and all questions we could possibly have had, before we even needed to ask them. He was so genuine, and we felt in very safe capable hands! It didn’t hurt that we fell in love with the property!
Then, when we faced obstacle after obstacle in securing a mortgage, Tobias was incredibly empathetic and patient with us. He reassured the sellers throughout the process, helping them feel at ease, and helped remain calm that things would eventually fall into place. We never felt rushed in the process, and Tobias continually checked in making sure we were okay.
When we finally had a mortgage in place, Tobias continued to be so helpful, often answering questions that should have been our solicitors responsibility. He chased things up for us, arranged for us to come multiple times to view the flat, and was only ever a phone call away when we needed him.

I've worked with Alexander Rose since 2019, first letting and then selling my property in Stratford. I was a first time landlord and they provided a full service; finding tenants within days either at our above asking price, dealing quickly and efficiently with the paperwork and guiding me through every step and then managing the property. When I wanted to sell, I found the marketing was excellent and I achieved offers I was happy with. Even though the process was complex, involving multiple solicitors and a complex lease, this was where they really stepped up. Tobias Alexander used his contacts, expertise and relationships to expertly shepherd the transaction through to completion. He was tireless in chasing up different parties and keeping everyone informed and engaged. I'm not sure other agents would have gone above and beyond like he did but I'm so grateful he did. I engaged Toby to help let my 1 bedroom apartment due to an overseas move where my requirements were to get everything organised and marketed quickly. Toby did a great job of creating the listing and collateral to help best present the apartment to potential tenants. I was delighted to get as many offers as we did as quickly as we did alongside valuable advice. Because Toby lives in the area he understands the local market very well and we also were able to find a fee structure that suited my needs. If looking to let your place in E20/East Village I would recommend Toby and Alexander Rose Estates given the level of local expertise, competitive rates and availability on short notice which was crucial for me given my tight timeframe. The platform is also relatively easy to use and helps centralise the onboarding process which saves a constant back and forth. It is also good to support a local business as opposed to more corporate/national agents who don't even bother to ring you back and have greater overheads/costs.
