What impressed me the most was his attention to detail and his proactive attitude. Do yourself a favour, don't rent with Livco London. I rented a property with them a few years ago - needed a reference for my next tenancy and they told me to leave a 5 star review or pay a fee for the reference, so I regrettably left a good review which I have now deleted. My experience renting with them was difficult, and the aftermath was even worse. Some two years later I found out that the owner of this agency had kept a copy of my ID on file (supposed to delete it after tenancy ends) and used it to fraud an energy provider using a fake tenancy agreement in my name. You wouldn't believe how difficult the process was to prove that it wasn't me who owed these energy bills. It took over a year and to the point where debt collectors were contacting me and it impacted my credit score. Reported to the police but don't believe they ever followed up. Anyways, save yourselves the headache.

The company is a joke and the workers are jokers. I could get 5 year olds to be more professional. I’ve had a terrible experience with this company and especially with Mr. Rahman, who has been ignoring my attempts to contact him for over 72 hours. We had a conversation on the phone where I clearly stated that a one-month notice was not acceptable — my tenancy agreement is valid until mid-April 2025. He asked me if a one-month notice would be okay, and I said NO. Since then, I’ve received no formal written notice, no clarity, no confirmation — just silence.
Despite this, I was shocked to find my current home listed online as available for new tenants next week — without any notice to me. I only found out because I was looking at listings for properties I’d need next year — and there was mine!
I tried calling the office THREE times. No one could help me and I was told Mr. Rahman was conveniently "out of office" — for days. Then someone from their company showed up at my door, unannounced, without permission, and tried to take pictures of the flat. My flatmate had to deal with them. Turns out, this same person posed as a "surveyor" but was actually from the estate agent side and took photos to list the property — all behind my back and with false pretenses.
I’ve spoken to the estate agent involved — a man named Bradley — and he also claimed to be unavailable. Seems like both he and Mr. Rahman are deliberately avoiding me. How can a property be listed for a move-in date of 03/02/2025 when myself and two others are still legally living here until April?
This is a serious breach of trust and tenancy rights. I’ve attached screenshots and proof in emails, but I have no doubt they are already aware of what they’ve done — they’re just avoiding accountability. I’ve spoken to people in the property industry and will be contacting the council if I don’t hear back by Monday evening. All three tenants have had an awful experience with this company, and I will be sharing this experience publicly.
I ended up leaving the property for my own good and finding somewhere as I had no other choice with fear of being kicked out of my home!! Very traumatising imagine being at work fearful and questioning who’s in your property for what reason only time they contacted me back was to ask if someone could come to the property .
Avoid this company at all costs.

Avoid this company at all costs. Save yourself the stress and trouble — they are unfriendly, arrogant, and completely unprofessional. I am currently pursuing legal action against them. The inflated 5-star reviews are misleading, and the one-star reviews are far more believable.
Firstly, I tried to reach out to them, making sure to confirm any fees before explicitly stating my intention to end my contract. They ignored me completely until I filed a formal complaint.
Secondly, they have zero respect for time or basic communication. I compromised on the move-out date (e.g., 01 Jan). The day before, they emailed me to arrange a check-out time. I informed them I’d move out at 20:00, and they insisted it must be before noon. Apparently, "staying until 01 Jan" magically means vacating by 12 noon, or else it's suddenly 02 Jan. I reviewed the contract and emails—no mention of clearing out by noon. Yet, I had to adjust everything to accommodate their last-minute demand. Even when I requested a workaround for 14:00, they flat-out refused.
Thirdly, they couldn’t even handle their own responsibilities. I showed up at noon to return the key as agreed. At the last minute, they claimed their clerk was running late and told me to leave the key in a mailbox and send proof via video. Since I was already there, I said I’d prefer to confirm everything in person. They let me wait... until I left photo evidence that I cleared the room and a message note saying I would provide the video later—because their clerk was late, only then did they call, passive-aggressively insisting I leave and send the video “for my best interest.” Minutes later, they sent a message threatening to charge me extra fees if I didn’t send the video by 13:00.
Lastly, returning the deposit was a nightmare. It took forever for them to “arrange the necessary steps,” and the deposit wasn’t protected by a third party. Whenever I try to contact them through any means, they simply ghosted me. That is why I have ended up pursuing legal action against them.
This company has been nothing but trouble. Do yourself a favour and stay far away.
Update: They attempted to buy me out by asking me to remove my review about Livco in exchange for the refund of the deposit they already owed me. It seems likely that many negative reviews are taken down due to this kind of pressure. After I posted my review, they acted quickly and were capable of returning the full deposit within a day—but chose not to. This clearly shows they had no intention of addressing the issue before. They even said out loud that if I didn’t take down my review, they would have no incentive to resolve the matter.

I have always been very happy with Livco who have managed my property for several years now. The team have always been very polite, professional and efficient in responding to any concerns or queries.
With regarding our most recent tenants, and the complaint made against Livco, I feel this to be very unfair.
At the end of their tenancy the carpet was damaged with chewing gum and therefore was not fit for the new, incoming tenants. I, for one, would not want to move into a property with this on the floor and would expect more.
Part replacement of a carpet is not really an option, and I’m baffled as to how this would work: cutting out the damaged piece of carpet and replacing with a new carpet?
As a landlady this isn’t an appropriate solution and the responsibility lies with the tenants, which is agreed by them at the point of signing the contract.
They were given the option to challenge the quote provided to an independent adjudicator or find another quote for consideration. Please note that the quote was a sub-standard quality carpet and was the cheapest I could find.
During the discussions of this issue, all due processes were followed in a polite and appropriate manner by Livco and I am shocked these claims have been made against them. I can only deduce that they are disgruntled about having to pay, but to feel the need to make these public statements feels very misplaced and actually feels like trolling. A really unfortunate and bitter ending to an otherwise good tenancy.
I can honestly say Livco aren’t shady, dishonest or rude in my experience dealing with this matter where I was BCC’d into the emails.

If I could give zero stars, I would. I was pressured into writing a favourable review in order to expedite receiving my reference when applying for a new property. At the time, this struck me as quite predatory, as one would naturally feel compelled to provide positive feedback when urgently needing a reference for a new flat. I did it, but after reflecting on my experience with Livco, I felt it necessary to correct this and prevent others from falling into the same trap.
Overall, my dealings with Livco were incredibly challenging, and they were consistently rude to both my flatmate and me. I would strongly advise against doing business with them.
When checking out of our property while we left it in great condition they overcharged us without giving a proper reason. They then were repeatedly rude to my flatmate and myself over email and responded quickly enough that I knew they were not taking the issues raised to our landlord.
Overall we paid an exorbitant amount for a small stain on the carpet which I know was not their fault but they were incredibly rude to us throughout the whole process. They also knew that we were unhappy with what the landlord purposed but instead of trying to come to a solution they suggested that we were bad tenants when again I must state that we left the ENTIRE flat in pristine condition and even had a professional clean.
I literally have nothing nice to say about these people. Other than shady, rude and disrespectful people.

LivCo has provided faultless client service to me while I have needed to temporarily let my property through them. I subscribe to their ‘full management’ option, so knew they’d be handling lots of the day to day elements on my behalf, but what really stands out is the way I feel relaxed and confident in the knowledge that they reply to any queries I have in a timely manner (within hours is the norm). I cannot underestimate the importance of timely and trusted communication when it comes to dealing with often stressful and uncertain circumstances, which isn’t the norm in the housing industry. In particular, I want to call out James, who has always given me excellent advice clearly from a place of real expertise. I really appreciate having a single, trusted point of contact at LivCo to help me navigate the situation as a relatively inexperienced landlord myself.

We’ve been extremely happy with LivCo since taking over the management from One Housing.
With OHG we had to chase for everything and received very little feedback or correspondence but with LivCo we feel we received excellent service and very prompt responses. Any issue with the flat was handled quickly and professionally and we never felt we needed to worry about anything.
Finally we were also happy with the fee which we thought was fair and competitive.
We would definitely use LivCo again.

Been very happy with Livco, I’m new to the subletting space so having them take care of everything takes all the stress out.
Trying to get the subletting sorted was very slow because things with One Housing do take a while, but Livco was always on hand and quick to respond.
If we still have cladding and are able to extend the sublet contract, then I’d be more than happy sticking with the team at Livco.

I’m currently in a shared ownership agreement with OneHousing and now sub-letting through Livco London.
Dealing with One Housing to sublet the property did seem to take a long time to sort out which was unhelpful as I was struggling with my mental health at that time. So dealing with Livco London was a big improvement as everything moved so quickly. Finding the first set of tenants was very quick and easy. They were very helpful with all the issues I faced doing this for the first time.
Also, when the first set of tenants had an issue with parking and wanted to end their tenancy early they were very helpful in managing that situation and again finding replacement tenants was quick and easy.
I find Livco London to be consistently helpful and efficient in their service.

- The service provided by Livco has been good since the commencement of my property being let.
- I am regularly informed about my rental income and provided with an invoice every month. I have not chased Livco for this as I am provided this in a timely manner.
- Regarding the renewal of the contract, I was contacted by Livco well in advance of the end of the tenancy, which gave us plenty of time to discuss with the tenants via the agent.
- Also, recently I was informed of a water leak from the downstairs neighbour, I informed Livco to ask the clients of any issues and the agent was quick to communicate that there was no issue coming from my property.

From the initial client viewings, they brought in high quality renters and the couple we ended up with were amongst the first few to see the place which was great. Rented a flat where Livco were the agents. We did have quite a lot of problems with the flat, most of which wasn't Livco's fault. When we first moved in the flat hadn't been cleaned and it was in poor condition. This was at the weekend and there was no out of hours help for this (as not an emergency). However once we did mange to speak to someone a cleaner was arranged. After that when we needed repairs etc we did get a quick response from Livco, and although there were delays with getting authorisation from the landlord generally someone was sent quickly. The first contractors sent weren't great, in fact at times they made things worse! After a while Livco got new contractors who were great. Livco very prompt with payments, such as deposit repayment. James there was always really helpful, polite and chased up issues for me.

Loved my stay here, the prices are reasonable for a luxury place in London, especially Canary Wharf, the views are amazing. The balcony was big so we sat outside for dinner sometimes, and the gym was amazing too and convenient. The Agent helped with anything I needed, I have nothing to complain about, unlike other properties I’ve lived at, this one was modern, very spacious and for a good price, has been my absolute pleasure renting here

Little to no support for tenants with poorly maintained flats, shady tenancy agreements, and criminal-like respect for renters. Avoid at all costs.
Livco never used a government backed tenancy deposit scheme. They ignored all of my emails to provide proof of deposit and took countless follow ups, eventually causing me to withhold rent before they would pay the deposit back to me.
After three months of tenancy they wanted to raise my rent by 15% with the explanation that they could get more money with people for universal credit. When I served my notice, they then said they could lower my rent back. I refused and moved out.
Livco took months of repetitive requests from all my flat mates to fix simple things - they either completely ignore your emails or calls or take weeks to do anything...It took a month for them to fix a fully clogged sink and broken extractor fans. Two months to fix a broken microwave and remove junk stored on our balcony by the landlord. Fully refused to fix a partially clogged showerhead with mold growing all over it when I moved in!
Their included cleaning service is some of the worst I've seen. Cleaners turn up when they want (most weeks not at all) and leave after wiping a wet towel across a countertop.
When I went to move in my room was never cleaned - dust and grime everywhere. Livco also never reviewed the property when I moved out, just asked for a picture of 'an empty room. I could have literally burnt the place to the ground and they would have been none the wiser.
A terrible company for both tenants and owners putting their property in their hands. Avoid if you can.

I've had a great experience with Livco London. The room was in excellent condition with everything ready upon arrival. If ever there was a problem, they were fast to get the contractor out to fix it (We had a problem with drainage on our balcony and it was sorted that week). Also were always there to answer questions about how to turn the heating on etc. via message, skype of however they were able to help. Most Kitchen and Bathroom supplies were supplied by them and they were really good at topping up resources quickly upon request. Very professional, trustworthy and reasonable agent, which is rare!
