It’s bad services and the agency through landlord is not good , after renting the house then they did it give good services and not talk to clearly, also the 32,lower road HA2 0Da landlord is not speak to politely and when you need the actual landlord need they do not help during some paper work like references.... I was in the process of leasing a takeaway from this dodgy estate agent for a no premium property and was one day away from completion when Sam Quinn the owner manipulated the freeholder into pulling out as he did not receive £16k into his estate agent account for a non existent premium. This was a clear attempt at attaining a bribe as I refused to send money to his account as all funds should go through an escrow account via the solicitors. Avoid this dirty estate agent and especially Sam Quinn. Will be reporting to the Property Ombudsman. Reply to your comments: The agreement to take on the fixtures and fittings was on the basis that the payment was made to the solicitor, my withdrawal to pay for this was due to your phone call which conveniently for you is not on an email trail (good way to cover your tracks) which I requested you to put it on where you requested the £16k be paid to your estate agent account and not the solicitors escrow account. I spoke to my solicitor and his legal advice was this is abnormal and no payments should go to you as I may not receive it back. You yourself inadvertently changed the terms when you wanted the funds in your own account and gave me a ridiculous reason saying this was for the lessee’s comfort. Thus making me uneasy and withdrawing from paying for the fixtures and fittings. The lease premium is for the lessees benefit and not the freeholder so it made no sense that they should feel uncomfortable as seconded by my solicitors email to the freeholders solicitor.... Was a day away from completing when this fool of an agent decided to pull out of the deal. He blamed the landlord and advised it was due to a 16k premium that the landlord refused. When funnily enough it was a no premium lease. He thinks he’s smart buy making out as if the landlord was banking on the £16k when it was him that wanted to pocket the money. Don’t think you’re smart Mr Sam Quinn! We know your game. I”ll be taking this to the agents ombudsman! Avoid this company like the plague.... Read more

Yash and the team at the Andrew Pearce Pinner branch were absolutely brilliant in navigating us through the tenancy of our property. The professional and efficient attitude through the referencing stage and viewing was amazing. We were tenants looking to relocate into London with three girls so the help with a letter to the education authority was another key value add that we were so grateful to receive.. Honestly Yash and the entire company were always available to help us and go far beyond their remit to assist us with the tenancy. So much so that on our moving in date there was a delay with a survey and we had all our furniture being delivered, Amanda came up in person at the property and sorted it all out, she was brilliant. If all that was not enough we needed the second set of keys the next day, so Yash went in person and cut a new set of keys and hand delivered them to me which was such a great gesture. I would HIGHLY recommend using Andrew Pearce I can’t imagine a better service under any circumstances, they simply go the extra mile and with great communication always.
