Told wrong information regarding viewing, and staff were rude and unapologetic on the phone despite having clearly made a very inconveniencing mistake. No replies to e-mails after viewing despite initial impressions being good. I imagine they went with another tenant, but regardless, that’s incredibly unprofessional.
Notice that all positive responses are from landlords. If you can avoid this lot as a tenant, I would highly recommend it.

The Land Lord is a Crook & a Lier!
I was selling my business PRINCESS BEAUTY to a buyer whom the landlord agreed to take on as new tenants after myself.
I gave the new tenant access to the shop to move in furniture. On the same day the new tenant was going to sign the lease, they had gotten ahead & due to a language barrier and starting simple renovations in the property without approval. The landlord made this an issue and reason for putting my £20k deal on hold. He found tenants smoking in side the property & changed his mind about them leasing when they started questioning him for putting simple renovations on hold & when landlord confirmed they intended on opening for business within 2 weeks. This did not fall into his plan with the work he had intended to complete for the flat above and he would not have been able to hold them off. He made it mandatory that a planning needed to be signed off by building regs and a whole new ceiling would need to be installed before anything could be done. No references or evidence was provided that these renovation started would pose a fire hazard. I also confirmed with a certified electrician.
(Previously there was flood in the flat above and water was pouring through the entire shop ceiling inc electrics/lights & cracks had propagated. The safety & integrity of the ceiling was already compromised 9months before. The shop could have caught on fire or the ceiling could have fallen on my employees and he failed to repair this. He manipulated the situation with the renovations & made it impossible for me to complete my deal. There was work that needed to completed in the flat above which could not have been done without interrupting the shop floor. The buyer also had waited more than 2.5 months for the lease to start.)
He confirmed that he would start ceiling work himself in 3 months and after the ceiling work was completed I can complete my deal with these new tenants. 3months later, no ceiling work started or planning in place.
Landlord confirmed over phone call when I was trying to clear matters up that he does not like the new tenants and neither did he contact them to inform them of time frame for ceiling work to be completed. At this point I had no hope to complete my business sale because I knew he didn't want them in there. I lost out on marketing, rent and bills for getting and sustaining this deal over the 6month period.
I wanted to get back my belongings inc expensive appliances, furniture, security cam, products, tools etc which I had left behind for the new tenants that were going to buy my business and take on the lease. He bullied his way and never returned my belongings or the tenant's materials they had left in the shop when they started renovations. Before touching my belongings he didn't contact me. I did not leave it behind for him and he was well aware of that. This shows his true intentions as these could have been returned.
I lost alot of money because of this and I am still suffering from the debt I had taken on for this deal. The new tenants also lost out on solicitors fee for the tenancy agreement, materials and contactors paid to start renovation. Money and time was deliberately exhausted by the landlord just so this deal couldn't happen and so he could complete the necessary building work according to his plan which should have been done when the flat above caused damages.
Furthermore due to the landlords decision; Incomplete renovations which he put to halt (referred as damages), not letting the deal to be completed with outstanding building work (referred as loss of rent) Everyone one would have been paid had he cooperated as we even waited for him to complete his building work. I am now having to waste more money to pursue this via small claims court
Major building work was required but the buyers were determined to open for business asap which wouldn't have been possible, and he did not want these new tenants moving in under any circumstances after changing his mind about them & the situation. He ruined our deal and kept our belongings.

Archer Bassett take all the worry and stress out of selling or letting a property as I have done both of the above through them now. They are with you every step of the way and fully manage all aspects of letting a property out finding suitable tenants and dealing with everything for what I consider a reasonable fee with no crafty hidden extras.
I know it sounds like an old cliché but the staff really cannot do enough for you even the directors get involved to ensure everything goes really smoothly during the letting process or the sale of a property so I would one hundred percent recommend you trust their skills and expertise and I have not and would not ever use any other sales or letting agent because with Archer Bassett you truly get that personal touch which the others do not give you. Thanks Archer Bassett.

Landlords if you want your properties wrecked by the tenants and the maintenance people they use and also struggle to get any deposits back then these are the ones to use.
My husband and i have had Archer Bassett both Rugby and Coventry Hollyhead road branch let properties out for us for over ten years in Rugby and Coventry. For the first few years they done a good job, but for the last five years they have got worse and worse to the point where we no longer rent any properties out through them, picked the last set of keys up today.
The five or six monthly checks are a waste of time, they only pick up on faults that the landlord needs to address and not how scruffy the place is or how many people are living there when it should only be one or that they have dogs or cats when they should have none, also the checkout they do and charge a silly amount for is a waste of time, they miss loads things that should be picked up on, i have been in after they have done the report and found food waste in cupboards along with maggots, missing blinds, broken sockets etc etc but dont forget you have to pay for this to have any chance of getting any part of a deposit back which we had been told by them is almost impossible to get back because they use a outside depositary who nearly always side with the tenant.
We appreciate that you have do have to accept wear and tear, but if they do the job job they supposed to do on a fully managed let and inspect properly then things could be nipped in the bud.
If you have any problem like an electrical problem or leak they will first get a quote from their maintenance people before doing anything, then get you to pay for it first, this is fine if it is a big job but we have had three properties that have had leaks and two of them have been a one minute job to stop the leak from causing more damage ( turn off the valve) but no, they go away and send in a quote to them that is then sent to you and by the time you have it which could be a coupe of days before you see it which could only be £60, well you can imagine, new floors etc, and they will not accept any fault on there part whatsoever.
We had one house that a tenant had moved out of and had found that much damp, i mean soaking wet walls we had to get a specialist in who told us the main water pipe in the ally way (terraced) must of broke at least a two or three or more years before had caused it, so much for the six month inspections.
I wont go into the attitude you can sometimes get from them because everything remember is your fault.
Its all about getting as much money out of you as possible for the least work.
We are so glad we no longer have to deal with them and would advise anyone thinking of using them not to, you will regret it.

No toilet, no washing up, no cleaning facilities, no basic human decency allowed for their tenants - just profit for them. When we visited the house they told us that it was furnished, surprisingly when we entered to live there were important furniture, the bed and cabinets, dirty and unpainted walls, they gave us a list of defects that at least there were 25- 30N defects at the house, one of the most important all the windows were broken and entered cold, you can imagine the cold we spent during the winter, the answer was that the landlord did not want to fix them, the communication with the agency was always very good , with respect to hot water they were always fast. We had a new house and extended us 2 times an additional month until they entered the next one (they didn't find new tenants either) for a few months they made many visits but nobody hired the floor. Before leaving the house They send you an email saying the conditions with which you have to leave the floor, clean, organized, we insist on doing the checkout with them to confirm that everything was right and D Evolve our integrated deposit, because that did not happen and stole from the deposit the amount they wanted, what a way to steal without seeing your face. My experience is not recommended, they are not professionals and if they can deceive you they will do it, I hope that my Experience serves others, greetings

Everything seems like it's hard work with these guys. When you call to ask things and are instantly made to feel like you are causing them an inconvenience. Didn't send any emails back over after contact even upon chasing them. Instantly put me off and so I have now gone else where. If they treat people enquiring like this I can only imagine how poor the customer service is when signed up with them. I had 3 properties I wanted an agent to let out. Was made to feel like I shouldn't have called at all or bothered them. Definitely would never recommend Archer Basset from the experience I had.

Being a tenant for 2.5 years, just moved out as needed a bigger house, I would recommend Archer Bassett to others as they provide excellent service and professionalism.
They also follow strict covid guidance as only one tenant was allowed for a viewing appointment and only 1 appointment a day, wearing face masks as well. I would highly recommend Archer Bassett.

If you are Landlord do not use Archer Basset. Service is really poor. Communication is weak and they will scam you out of money which you haven’t agreed to pay. Please be aware of the Statement with in their contract that reads they can change their contract at any time. If you are considering Archer Basset make sure you check your terms and conditions with a solicitor and note the following wording “we may make any change to the terms” I’m afraid to say this has caught me out. Very dirty business from Archer Bassett.

WARNING landlords - DO NOT USE!!!!! Complete con artists who have created a contract that is so woolly but will have you trapped! They change the fees you have to pay after the contract has been agreed and signed but hold you to ransom if you want to leave them - will charge you 2 months rent plus VAT if you want to leave them!!!

Would have give 0 stars. Absolutely unprofessional service from these. My girlfriend went to view a property with a guy called Tom Wolski. He told my girlfriend we would have to go through the application process, there was a couple viewing after us. My girlfriend emailed him after the viewing to say we would like to start the application process. Upon his return he emailed back and said that the couple after us had phone up and put a deposit down on the property while he was travelling back and that they would “have to go with them” so it was one rule for us and another for them. Absolute money pinchers. Would not recommend!

0 stars - went to a viewing for a property was advised was all through the application procedure for all applicants, as soon as I got home from the viewing i recieved an email advising the people after my viewing have put down a deposit. Unfair as no application was completely by others but due to them putting a deposit down they secured the property, I was not informed of this else I would of done so. Unfair and unprofessional, time wasters

My house with them for far too long almost
7 years. During the coronavirus my last foreign tenants decided they did not want to pay me
Any rent! This was in May 2020. Archer Bassett allowed them to completely destroy my house
They painted the bedrooms in bright pink and left mould in the main bedroom . It had cost me thousands for a refurbishment with the painting and the decorating . I have still not got my rent back from last tenants . I phone them everyday but the people who work there are rude unsympathetic and incompetent. They basically confuse the general public with rules and regulations of letting your house.
All they are interested in is making as much money as possible !
The person who owns it is called peter I have spoken to him on the phone once or twice
He is a rude sarcastic individual
People of Coventry just let your property with a different estate agent
These people should not be allowed to exist in business and this is why they give estate agents a bad name

We have been in UK for the past 10 years and had been travelling a lot and stayed in different houses..but never I saw such unprofessional agency. Had problems with flat which we quoted in the first few months of arrival, which were not addressed to till the end of tenancy which is almost a year now.

The most worst let in agency. I paid deposit to hold one house and after they check my references and rejected my, hold my money. Before that I asked if I apply and don't give me house can I recuperate my deposit? They said yes. And now send me message because I have low credit score. Y rent house not buy.... This people are rasist and trick people who don't speak English like my. Rubbish agency with rude people.

IF THERE IS ZERO STAR I WILL RATE THEM
They booked me for a view for the property and they told me call as at the day of viewing
I called them and they said It is not exciting anymore.
But I realised the story, the booked many different people and they do the same with everyone I stopped searching for a house because the told at viewing you can reserve the house for £225.
Unprofessional agency . Unfriendly staff.

Complete liars when you move out of a property they make up so many lies to point where these where things you pointed out to them before you moved in , about repairs and state of the house trying to get money out of people they do not do any repairs all they want is rent they dont care about living conditions of tenents or there safety i would recommend everyone stays away from this money grabbing useless company

Useless and unprofessional. They should understand they are the renter's agent as much as they are the landlord's agent. The landlord changes the agreed advance according to his whims and fancies and Archer Basset were bloody helpless in dealing with it! Avoid at any cost
