Ariston Property evidently do not understand how UK GDPR works. I have reported them twice to the ICO now. I have also had to report two of their legal representatives to the Solicitors Regulation Authority and Bar Standards Board.
I am happy to speak to all prospective landlords about my experience renting with Ariston Property. But, based on their mismanagement, engaging their services isn't something I would recommend.
UPDATE:
It is particularly concerning that, after accidentally being CC'ed into an email from their legal representative that suggested a) Ariston Property had no intent to formally or impartially investigate the issues I raised and b) that they were willing to shift narratives to avoid legal scrutiny, that they then offered me inadequate compensation the day after threatening to report their solicitor to the SRA.
I declined this offer, and stated my wish for them to comply with a formal investigation, as required by The Property Ombudsman, and for them to fulfil a DSAR I'd filed 3 months earlier. If they acted as fairly as they claim, this data would substantiate this position. It is unclear why they would maintain this but breach the Data Protection Act 2018 and continue to withold the requested information without requesting exemption or redacting where appropriate.
I offered Ariston Property a chance to fulfil my request and issue a Final Viewpoint Letter, as required by The Property Ombudsman. They appointed an 'independent External Adjudicator', whose independence they refuse to verfiy, to do so. However, I can find record of as a landlord aligned barrister with the same name, who sent this FVL (which, interestingly, avoided the very substance of my complaints, including the suspicious offer) to a random email, creating a data breach. I requested another FVL to address this, but Ariston Property (the data controller in this instance) didn't meet any of their obligations under UK GDPR to redress and report the breach. They didn't respond at all, in fact.
From this, I can only gauge that they are willing to be noncompliant with their own complaints process, the TPO Codes of Practice for Letting Agents and, as outlined in part above, the law.
ORIGINAL REVIEW:
You will see that Ariston Property have kindly offered to look into my issue below. I believe it would be imprudent for me to contact them directly again while I progress this matter legally. However, they remain more than welcome redress matters before I proceed to court. As Ariston Property know, I'm very grateful for Haringey Council's support on this matter as well.
As a side note, I've been in touch with the Ministry of Housing, Communities & Local Government about my experience renting with Ariston Property and the forthcoming Renters' Rights Bill. I hope this information is useful to current and future tenants of Ariston Property who face the same challenges I did. If you have had comparable experiences and wish to share them, you are welcome to get in touch.

I’m very disappointed to say that until the new legislation is established to give tenants extra protection, please stay away from this organisation and landlord Richard Routledge.
I lived in a flat owned by him and managed by Ariston for 18 months. Moved in to find a leak that spilled through my neighbour below’s living room, so was unable to shower for days; then a blocked pipe system when the leak was “fixed”; broken heating that required radiator replacement and poor shower temperature regulation that was never resolved the entire time I lived there. The flat was also on the 3rd floor and had no way of buzzing people into the flat or an automatic lock for the main building door, so you had to go down anytime you needed to let people in or out and sometimes met the door wide open. Despite this, I flagged issues the I could, took the “wins” and paid my rent in a timely fashion every month - not refuting the rent increase when my initial term was up. Richard, the landlord, would call from time to time to check in, whilst also informing me of personal ailments and be it evenings or weekends, I was always amenable to these calls.
However, when I was hit with an extreme familial emergency, true colours were revealed. My initial contract had said that I would move to 2 months notice after 1 year fixed, they of course didn’t honour this when issuing my new contract and so when I was hit with the emergency, they tried to trap me. I was told that for them to capitalise on the busy market I needed to move with immediate effect and despite all I had going on, I found a place in a matter of weeks, with full cooperation along the way. But, because they had listed the property with an unreasonable rent hike, they struggled to get any uptake. This meant that despite making me leave in a very sudden manner, they then tried to block me from moving altogether. I tried to communicate in an open, professional and cooperative fashion and was met with rudeness or total silence - even from the landlord Richard, as if he didn’t establish direct communication off his own accord.
Thankfully I have managed to get out, but I was left feeling completely disregarded and disrespected. Again, until this new legislation is in place for tenants, please beware of these people, they are deeply selfish and it doesn’t matter how amenable you have been as a tenant, you will not be treated like a human being.

Awful. Ariston managed our rental and were a nightmare to exit the contract with. They used threatening tactics to pretend I was in a breach of contract (I wasn’t) and then when that didn’t work they offered to slash their fees in half. Ha! The tenants damaged the property, which is now in dispute, and through this process I’ve discovered Ariston chagned one of the tenants without notifying me or updating the tenancy agreement. Honestly, must have got their licences from a cornflake packet, extremely unprofessional. A shame, because the sales guy Max was so lovely at the start.

Didn't even get to the viewing stage, I live quite far away and asked for a video viewing. I was told no because the guy was too old and didn't have the tech to do one, which to me is bad excuse. I then asked if someone else could do it then he said no, then I was like can I talk to someone else which was also a no. His name was Harry.

I lived in a property managed by Ariston and I’ve got to say I have been blown away by their service and support. Ariston isn’t like some other landlord companies who only care about getting your rent and are done with you – they were very responsive to any concerns that I had raised. Good communication by landlords is a priority for me when choosing where to live, and Ariston had exceed all my expectations.
For me personally, Ariston went above and beyond to suggest and put in place creative solutions and arrangements to meet my personal circumstances. I was beyond impressed by their willingness to assist me during a difficult time.
Very reasonable price, lovely location. No issues at all when it came to returning any outstanding deposits or funds; and they did so promptly and without delay.

After 6 months, always paying on time, they gave me notice because I complained about the lady above who with her three children and men who were in and out was making a big mess from 6 in the morning to 00.00, every day.
The walls are made of paper, when the wind blew the room moved.
No one has ever considered my requests.
The shower has been broken for over a month.
They said there was a cleaner once a week but it hasn't come in 7 months.
The spaces are very small and dirty.
Often they don't even reply to emails.
I've also received threats but I won't mention names here.
There are hundreds of agencies in London, avoid this one, it's a tip.

If I could give no star - I would. Landlord was involved in our renting from day one, causing many miscommunications and no one wants to be dealing with an old grumpy man. We moved in with construction happening in the flat, we lived without a functioning toilet and shower for a week, not mentioning there was a mattress and change of dirty clothes in the bathroom when we first got there, the two parties obviously did not communicate at all regarding our move in date. Many things broken down during our tenancy and many left unfixed till the day we left. The poorly installed window in the toilet once smashed due to the heavy wind outside - a hazard we've mentioned to them many times, gladly no one was hurt. As an agent, Ariston responded very slowly and unprofessionally, soon as they've taken your deposit you can feel the less urgency they have toward any of your enquiries. When we checked out, we were asked to deep clean the property, which we did so very well, but was apparently not up to their standards, which is funny since the flat was no where near as clean as it is now than when we first moved in.

I recently rented a fantastic 1-bed in Kentish Town for 12 months, the negotiator Max Urbinati was very helpful throughout the tenancy, especially at the beginning as it was my first time renting. Any issues I experienced were dealt with well and quickly. When moved out I then received my deposit back in full in 3 days of vacating. Overall I had a professional and fabulous experience renting from Ariston Property and especially dealing with Max Urbinati.

Changed three words in the contract without notifying me of the changes and after categorically telling me contract could not be changed from the draft I was agreeing to. I signed it without noticing that this three word change rendered the break clause useless. I am now stuck with a long commute unable to move. No doubt this change was done to swindle early termination fees out of tenants. AVOID!

Made it clear to agents that I was moving out of my old place because of irritating noises out of my control. They didn't think twice to take my money as I moved into my current flat. I've lived in a lot of places, but never anywhere with such thin floors - to the point where I question the legality. The noise is unbearable. Just the sound of the person upstairs walking - each step sounds like someone's dropping heavy furniture. It really is eroding my mental wellness. I've already handed my notice to leave (10 months left on the contract). The reply I got from one of their agents was "OK thanks, have a nice weekend". Avoid this agency.
edit: My neighbour upstairs regularly (once every weekend) invites his student friends (around 4 or 5) into his 1-bed flat for a party until the early morning. Lots of stomping, shouting, screaming, dancing, my doors were rattling in their frames due to the noise. I complained to the agency providing video evidence of the noise, and to the tenant. After my first complaint, the very next weekend he once again invited his friends for a party. I complained for a second time to the agency. Their response? "The upstairs tenant is also perfectly allowed to have friends over."
I'm counting down the days until my contract is up like a prison sentence. I've been deeply unhappy living here, and the agency not only lied to me during the viewing to get me in, also doesn't want to address any of my valid complaints.

Well, I enquired for 40A Hanley Road Property that's with the Garden. The Agent who dealt with this request was Max. I asked him several times if it's Pets Allowed. He said Yes. Then I booked a Viewing. Even during the viewing I comfirmed with him if it's Pets allowed and he said Yes. I didn't ask put foreard much Requirements on my Offer- just the basic furniture which is already present in the Property and the Pet. They even asked me for a week's Holding Deposit just to send the Offer to the Landlord. It was fine with me and I sent the offer with the Holding Deposit. Until then, he kept calling me on my Number and attended my calls regularly. The next day, there was no response regarding the Landlord's Response. I had to chase him and when I called him, he pretended like he didn't know who I was. Eventually at 9pm next evening, he confirmed via email that the Landlord has decided not to accept the offer only because he doesn't want a Pet!
Well, if you are a gentleman and a good Agent, he would have checked with the Landlord first before doing the Viewing! Why would he lie to me that's Pets are allowed in the property. I see it as a Discrimination against me and my Pet Dog. I wouldn't recommend this Agency! Stay away.
Also because of him nit giving the response on right time, I missed on another house offer.
I am not saying this because I haven't been offered the place. I have been refused offer because of Pet in other places, which I do understand. But as an Agent, I would enquire this with the Landlord before I do the booking and not waste the time and travel fare of the Clients!

Liars, I was waiting out of the property waiting the Agent who booked an appointment with me to show me one room to rent. He did not show up and did not call me. I called the Agency and they said that the lodger was not at home so we could not enter in the property without saying sorry or other. The Agent said that would have called me when the person was at home. I am still waiting a call from him. Liar.

I had a terrible experience with them. I really don’t recommend renting a house with Ariston property. They held part of my deposit for things that naturally broke because of how old and used they were. They rent incredibly old, dirty and unsafe houses. I would never trust their pictures in the ads. Be aware that they will try to hold at least £250 of your deposit so I would really think twice before renting with them. I was very disappointed

Where to begin? I rented with Ariston Properties for 3 years and was the perfect tenant (if I do say so myself). Upon leaving, they charged us a £220 cleaning fee, even though the property was left in a better condition than it was in the check-in inventory. I believe the cleaning invoice was fraudulent, as the company was not listed online and not registered with Companies House. I lodged a dispute with the TDS and after 3 months, finally received most of the money back. My advice would be: do not rent your property with them or rent from them. Judging from these other recent reviews, I would say this is standard for them at the moment - trying to take advantage of tenants during the global pandemic.

We expected to move into a liveable property, but it was filthy, there were stains all over the sofa, the lady doing the inventory described it as "slightly soiled" when in reality it needed to go in the dump, thankfully they removed it from the property when requested, however, there was dirt elsewhere. We spent 2 days cleaning when we moved in, and despite the property being cleaner when we left, they charged us £100 cleaning fee, and £100 for damage that was infact fair wear and tear. If you expect to have your deposit returned, do not rent with this company.

We rented a house through Ariston Property in 2019 - we were told that we had to wait 2 weeks before we could move in so that they could make repairs to the house. However when we moved in no repairs or cleaning had been carried out. There was mould on the ceilings, holes in the floor and skirting board, the fridge was broken and the garden was so overgrown you could not see any of the patio. We managed to get them to fix it and during the year they were fairly helpful if we had any issues. However when we left, we ended up in a deposit dispute as they tried to charge us for issues that were either present at move in or due to fair wear and tear. I do not recommend renting from this company, they do not provide safe or quality housing.

11 Month Review (Jan 2019):
- I have experienced great service over the past 11 months from Antonio, Max, Kyri, Spyros, Freda and Savvas. Between the group of them, they have helped me remediate a number of property faults which were not assisted at all by a very difficult landlord. They were also very helpful with my moving out/check out process. Average turnaround in email and call consultation is less than 4-6 hours, which has made the property fault fixes and moving out a much more seamless experience.

Nick from Ariston Property was exceptionally professional in handling my rental enquiry from start to signing the tenancy agreement.
He walked me through each step of the application process with transparency, which was far above the level of service received from other rental agencies across London. This meant a lot to me as I’ve just arrived in the country for work.
He also responded to all my enquires in a timely manner (matter of hours via email or returned my calls straight away).
Would recommend him to family and friends moving to (or already in) the UK.

After 5 years of renting with Ariston, paying ALWAYS ON TIME, looking after property like is our home, redecorating and making brand new garden ARISTON refused to give us our deposit back.
They accused us of damaging things around flat we never did, they tried to charge us hundreds of £ for things which were broken or not working before we moved and never replaced by them while we were in the flat.
Luckily we kept the check-in report which showed the truth and damaged and not working things before we moved in.
We have opened the case with TDS who hold deposit and after looking into it they paid our deposit back to us.
Good try Ariston.
Forgot to mention how rude the staff was when we decided to fight for our rights.

Avoid these crooks! We lived in a damp ridden slug infested freezing dump for 3 years. They left us without hot water and heating for 3 months and then again for another month. My 1 year old son had chronic cough as a result of the damp on the flat, which stopped 2 weeks after we moved out. Environmental health officer measured damp on the walls 99% couldn't have been higher and they claimed it wasn't damp. We had a leaking roof reported in June, they only started fixing it in January after visit from the Environmental Health officer. Our numerous requests ignored. The flat was 12 degrees with heating on. It had two gas safety certificated with warning on them and they still did nothing. The stove kept switching off so they took it to be "repaired". They brought it back with gas safety valve removed putting our lives at risk. After each visit from Environmental health officer they tried evicting us. Problem was we had no money for deposit on new place so we had to stay that long. So glad once we managed to get the money together to leave that dump behind. Of course they took money from our deposit and luckily we got most of it back. They claimed we were dirty and did not air the property hence the mold and said we destroyed instructions manuals for washing machine etc when the flat was so full of damp and slugs that they rot away! AVOID AVOID AVOID these liars!!!!

I wrote a bad (but fair and honest) review of Ariston a few months ago, and the Manager immediately began threatening me with legal nonsense and bullying me via email until I took it down. I felt I had to take it down as he suggested that we would not get our deposit back if it was left up. A disgusting and thuggish way to run a business.
While we were still living in a property managed by them, they were always difficult to get hold of and unhelpful on the phones. They didn't seem to care about major problems we were having with the landlady at the time and had washed their hands of us as clients as soon as the money had been handed over.

I rented one of Ariston Property Group's flats for 7months. The process for renting with them was professional, it took few days for everything to be completed but that was due to referencing.
Kostas E. was the agent I dealt with when moving in and mostly when I was living there and when moving out, he was always helpful. There were few occasions I rang the office when I needed something looked at I always asked to speak to Kostas as I figured some others weren’t quite as helpful and quick to resolve any issues I had as he was.
I really liked the flat I rented and loved living there but had to move on. Was sad moving out, will miss the little garden. The flat was done to quite a good standard. I did definitely recommend where I lived.

These scum bags are the worst Agents (Anthony) that i have ever used. They are unhelpful and always try to pass the blame onto someone else. Ariston Property can not deal with complaints they have no time frame in mind and they have no idea what they are doing.
I would warn anyone thinking of going with them. If you do make sure you read everything carefully and that the house is in pristine condition as they are reluctant to help in any situation.
Save yourself the headache and stay well clear - don't use these cowboys please think twice, really not worth it!

my first hand experience with Ariston Property Agents – this is my advice to anyone thinking of using them please STAY CLEAR! Especially of a agent by the name of Spyros he is a leach, parasite and will try and put you through major hardship and much aggravation as possible.
Honestly DO NOT use these people. Monkeys could run a better bloody business. They're rude, arrogant and condescending. At first they seem alright but once that money passes over you're in for a lot of blood boiling discussions where they constantly talk over you. Spyros is the one I had the DISPLEASURE of dealing with most. It's no way to run a business. They throw on ridiculous charges. These folk are nothing but a headache and I've never met anyone who's enjoyed using them.

Complete lack of communication, terrible customer service and you are made to feel like you are completely unimportant to them.
