We've been very happy with Ben, Luke and the rest of the team at Ballards. From the outset they were very professional and managed our expectations about the current market and property pricing. Their photographer was also extremely good - providing very detailed instructions ahead of the day so that we could be prepared and show off our house to best advantage.
Buying and selling houses is never going to be totally stress-free but Ballards certainly made it as easy as they could.

Earlier this year (2025) I worked with Ben Kitson of Ballards Estate Agents in Twyford to support me in selling my home in Wargrave that I have lived in for nearly 30 years. My experience with Ben Kitson and his team could not have been more exceptional.
Estate Agents notoriously have a bad reputation lets face it and I wasn’t immune to that belief having had bad experiences with estate agents in the past. His knowledge of the local market was fantastic, he provided me with valuable insights that helped me make informed decisions right up to the last minute of exchange. He has been incredibly responsive to my questions and requests and kept me updated throughout the entire process. The team at Ballards were always available to answer my questions and kept me informed every step of the way.
Ben in particular was upfront and honest throughout the entire process. Both Ben and Luke have provided excellent support during a very stressful period for me.
I have not bought or sold a property for 30 years and this time around I had to manoeuvre the whole process alone which has been incredibly daunting for me. Ben however was always available to reassure me and help guide me through the process with his knowledge and experience.
I was particularly impressed with his negotiation skills, which resulted in a price I was happy with. I highly recommend Ballards in Twyford particularly to anyone looking to buy or sell a property so much so that during the process I recommended Ben to 3 other local friends that are selling their homes in Wargrave and have ended up using Ballards as their sole agent. We decided to sell our house last September and I contacted 3 local estate agents to come and talk things through. Ben from Ballards was the first to arrive and displayed such confidence and enthusiasm to be able to successfully market and sell our house, that I cancelled the other two companies straight away. The photographer arrived and did a fantastic job, creating a beautiful folder of images that did not distort the room sizes. Once listed, Ben and Luke conducted the viewings and both worked extremely hard to find and nurture the right buyers. We were kept informed at all stages and once under offer, Ben and his team worked tirelessly to get to the point of exchanging contracts. Some masterful negotiations were employed during some tense and stressful times, bringing our sale to a very satisfactory conclusion. We cannot recommend Ben, Luke and Hilary enough, they did a fantastic job and were a pleasure to deal with.

Ballards have been exceptional. My house had been listed with two other agents for 18 months without any offers. It is a niche property that required a professional sales approach to manage some inherent objections. Ballards not only understood these challenges but also highlighted the positives and knew how to position them effectively.
They executed a professional and thorough job in selling my property, with the same agent providing consistency from start to finish. This included qualifying the needs of potential buyers before viewings, guiding them through the experience of imagining life in the property and the surrounding village, and maintaining daily contact. They not only secured an offer but also negotiated it beyond my acceptable price point.
Ballards continued to manage all parties through to exchange in the most pleasant and professional manner. Remarkably, they sold my house to the first viewer. Their sales process was outstanding. I would definitely use them again and have no hesitation in recommending them.

Had a fantastic service from The entire team at Ballards selling my property in Twyford. It had been my home since 2014, but recently rented out due to moving away during Covid. When the time came to sell, Ballards seemed like the obvious choice and I am so glad I went with them as they took the stress out of the process for me and went the extra mile in terms of on-site help as I was now living 120 miles away. I dread to think how stressful it could have otherwise been.
Luke lead the sales process, getting the advert published where he put a lot of thought into the description, with plenty of back and forth with me to get it just right. He took the time to understand what I loved about living there, so he could convey these things to potential buyers. He also very sensitively helped deal with tenants who had not kept the place up to scratch and were behaving awkwardly at every opportunity.
When it came to finding a buyer, I had a limited window for viewings due to my tenants, and with so much interest Luke was able to distinguish between those he felt were serious vs the time wasters. He conducted less than 4hrs of viewings and I received some very attractive offers, settling on above the asking price!
Later in the conveyancing process, Luke and the team added more value by smoothing over any issues with their practical knowledge and experience. I really felt they were acting for me and my buyers best interests, right to the last minute when handing the property over, from being a rental and trying to ensure it’s in the best condition possible for the new buyers, considering the circumstances.

I put in interest of the morning of a new property advertisement and had given my details and my position to purchase being a first time buyer. I also told them I had a mortgage in principle and was ready to go for the right property. I was told by AJ Brewster when I called later that afternoon, the property was taken off sale and we would be contacted by them. I decided to call today as I had no update, and I was told that people had been chosen to view on their basis to move forward swiftly. Myself being a first time buyer with a mortgage in principle I thought the least they could do is to contact me if anything. AJ BREWSTER the company manager ended calling me pathetic for questioning the reasoning behind not being called for a viewing and at least being contacted. He went on to confirm the chosen people were not First come and first serve. It makes sense if they weren’t chosen on their current basis of being in a position to buy like myself, then it Comes down to seeing the names on paper. This is unacceptable by all means and not fair for anyone to be treated in such a manner . Not even an explanation is even given , and you are called names by the management , as they have no reasoning not to contact you. Everyone should be treated equally and not be treated any less than anyone else. This kind of behaviour is totally unacceptable. I do not wish anyone to go through the same experience with this company. I hope this helps them to better themselves to show equality and treat all customers fairly moving forward.

We bought and sold with Ballards September 2021. Luke and Tim kept all parties and their solicitors updated throughout, ensuring the process was as stress free as it could be. Viewings were booked in blocks meaning we weren’t having to vacate the property regularly, just once for half a day. House sold within a week of being on the market. Wouldn’t hesitate to use again.

Views a property to rent we was the second people to view liked the house said ye and offered the full amount of monthly rent and offered a month rent in advance got told they have other people veiwing it after us been hanging on for 3/4 days to receive an email saying it was a hard decision to make they took someone else money after our so basically they pick and choose who's money they actually what absolutely disgusting behaviour surely if u place and offer the actual asking offer and offer them rent in advanceit should go to you will definitely not be using Ballard's again please be careful with this agent********* yes I did not veiw the property being a key worker I'm away all the time and the property was for my partner so your saying now it's a bidding war the set price and who ever bid the most gets the property bearing in mind it's only a rental so my money not as good as anyone else I do wish u would advertis as who ever wants it the most has to pay the most and it clearly states in your email that IT WAS A HARD DECISION TO MAKE well that in its self state you decidd and not the landlord please get your facts right Luke

Pure lack of communication was the biggest problem. Very little information before viewing regarding possible buyers situation,
whether they were a cash buyer, had house to sell, or had property to sell, was it on the market or not. After viewings feed back was virtually zero, so frustrating.
