Extremely distressing and dishonest experience with Belvoir (Tenancy ended 2025)
My experience with Belvoir has been deeply disappointing and emotionally distressing. From the start, I was open with the letting agent about my intention to settle down and start a family when taking on the property. This was discussed and accepted at the beginning of the tenancy. However, when I later tried to add my partner to the tenancy after we found out she was pregnant, Belvoir completely dismissed what had been agreed and treated the situation unfairly. By giving reason that the property was not suitable for children. When I clearly had told the lady when I am taking on the property and that I will be starting a family.
Then, just before my wife was due to give birth, Belvoir allowed the landlord to serve a Section 21 notice to evict me. This left me having to manage the move on my own in finding another suitable place, and also moving all the things out of the property while supporting my pregnant wife at the hospital. The timing and lack of empathy caused significant distress to both of us and showed no sense of compassion or professionalism from the agent.
Following the end of the tenancy, Belvoir has continued to act unfairly by supporting false and unreasonable claims from the landlord in an attempt to take £850 from my deposit, broken down as follows:
"towards the damaged worktop - Full cost of worktop to be supplied and fit is £1890 = £500
the carpet - Full cost of new flooring is £575 = £300
decoration required to the windowsills of £150 = £50
Total £850"
The so-called “burn marks” on the kitchen worktop were there from the start of the tenancy, covered by two glass cutting boards, and clearly not caused by me. The carpets were simply worn from normal use and showed no damage that would justify replacement. As for the “decoration” to the window sills, no proper explanation or photographic proof has ever been provided.
Overall, Belvoir’s handling of this tenancy — from start to finish — has been extremely unprofessional, lacking both fairness and basic decency. Their conduct has caused lasting stress to my family and me at one of the most vulnerable times in our lives.
I welcome the government’s forthcoming changes to remove Section 21 notices, as this practice has caused unnecessary distress to many families, including my own.
I strongly advise anyone considering renting through Belvoir to keep detailed records, take photographs of everything, and be very cautious. My experience has shown that honesty and compassion are not qualities you can rely on from this agency.

I recently moved to York and had a very positive experience with Belvoir. One thing that stood out was their flexibility in arranging online viewings, which made the whole process convenient for me. The team at Belvoir was friendly and showed genuine care throughout. Any questions or concerns were addressed promptly, and their approach made the renting process smoother. They even took care of setting up bills and council tax, which was a welcome surprise and saved me some hassle. It's not something every letting agency offers, so I appreciated the extra effort. So far a great experience. Would definitely recommend.

Being a tenant, I found that both Claire and Charlotte have been able to help me throughout my tenancy. I've been notified of any visits required by work people or from Claire or Charlotte. They seem ready to be available at all times holidays included. I would recommend anyone to look for a property through Belvoir York and know that you are being looked after.

After 3 years living in one of their managed apartment in East Parade I can unfortunately share my negative experience I had as tenant with Belvoir and its owners.
Claire attitude has been very difficult throughout my experience. As tenant I never felt respected despite I was adhering to all my duties as tenant (e.g. Paying my rent always on time, taking good care of the house and never created any issues throughout the tenancy period).
There were a couple of issues I experienced such damps in living room which were never sorted during my tenancy despite reporting issues multiple times. Single thing which was done was to paint over the damps which came back after few days.
Another issue was related to the fact that during covid period I was forced to accept the visit of their electrician to my property despite I had never agreed to the visit. I was threatened to be obliged to pay the electrician fee if I hadn't accepted the visit despite I had explicitly asked them to arrange any maintenance work via call phone instead of message due to my impossibilities to answer text message unless WhatsApp. The electrician private message to organise the visit was never answered and the electrician remembered just the day before (at 10 pm) to remind me about his compulsory visit which was never agreed to. Claire fully supported his supplier instead of trying to empathise and understand why I could not let him in after few hours notice (i.e. I had to work the day after).
Apart from the total lack of support over the 3 years as tenant, the last issue was related to the deposit. At the end of the tenancy they came out with really petty excuses (dirty skirting board, light switches and bathroom panel dirty after they took the pic with flash and light off in the bathroom) aimed at holding a cleaning fee of £150. Fortunately, I had enough evidence about my good faith and for a principle matter I decided to go through an independent adjudicator through the DPS. and guess what? The adjudicator stated that the cleaning fee of 150 pounds????? is unreasonable and unjustified in her/his report where he/ she awarded me of the entire deposit fee they were trying to claim.
A genuine tips for all tenants leaving the property, keep record of all communication during the check in and take good pictures and videos of the house when leaving the property.
I wish I could have left a positive experience/ review to a local business but unfortunately due to how I felt during the tenancy I am forced to share this experience with the hope to help future tenants to be treated better!
Update after answer of the owner: hopefully Belvoir answer can show the difficult attitude I was mentioning and how they live in a delusional world.

As a landlord I was looking for a service that would take the stress out of letting my property and they have provided this and so much more. They are responsive, proactive and diligent. They are also genuine, friendly, decent people, which is not always a given in our business! As such, I trust them implicitly with my property.

Thank you Belvoir! Just moved out from a long term rental, got my full bond back, really happy with the whole procedure. Had to move abroad at short notice and had to have the staff arrange for everything including the electricy meter. They were so helpful and arranged for cleaning, keys and even getting my last belongings to my parents.

One of my worst experience ever. After not replying to my emails for 1 week, the week before the move, I called them twice on Monday and Thursday and they were disturbed I called. At the end of the last call a member of their staff even laughed at me saying they were waiting information from me and not the opposite. My interaction with them ended when they say they didn't have updates regarding my application and so they didn't feel they had to reply to my emails. The justify their behaviour saying they work only for landlords and do not feel to do anything for the tenants. Honestly I don't see what they do or good at. I precise this is my experience with 2 staff members, one of which was the director.

Awful and traumatic experience. Cancelled the tenancy agreement on the day I was supposed to pick up the keys, leaving me with no where to live and a pre-paid removals van now useless.
After politely asking for clarification on building work and scaffolding outside the property the landlord decided not to continue with the tenancy which suggests to me that he was hiding something. I had previously asked for information on this which was ignored or not fully explained. I was refunded the holding deposit, and majority of the deposit and first month's rent and received no apology.
I dealt with Charlotte mostly but also spoke to Claire on the phone who was a little abrupt, as per other reviews. It was Belvoir York with whom I dealt with and the property was close to The Grand hotel. I was property searching between September - October 2020.
I would be incredibly careful before entering into an agreement with this agency, as despite being 'family owned' which did appeal to me in the first instance, the way I was treated was more akin to a company that places profit over people.
This is the first bad review I have ever left for a company ever, but because my experience was so awful I felt the need to inform other potential customers.

We've just moved from using this agency, I wish we'd stayed! Nothing was too much trouble for them, they sorted out all out utility bills, they gave us advice and even lent us a heater when the boiler repair was delayed. I wish our new agents did half as much. Had to move due to jobs but if we come back to York, I'll try these guys first.

My experience with Belvoir had started very well when I got my apartment for rent, they were kind and all. They also asked the landlady to accept my pet (for an extra fee), which she did, so I was very happy. On the other hand, they left me for 2 months without hot water in the shower, and it took 9 months to change my door lock, as it used to get blocked every day. My dad even got locked inside the house once, and I had to leave work early to go help him open the door.
When leaving the place after a year (as I left the country), they refused to do the final inspection and they then charged me a lot of money for stuff I did not do, but I could not dispute it as I had already left the country. Very smart of them. But I am seeking legal advice, as all this is clearly against the law.
Stay as far away as possible from them.

Superb company to deal with for my recent property letting! On the ball straight away, communicated fantastically all the way throughout finding a new tenant, so much so, I’ve now agreed for them to fully manage the apartment in York. Having dealt with many agents over the years, I can honestly say I have been most impressed by Charlotte and her team the most. Radiator heads were always not working as they look like more than 20 years old. The plumber repaired the radiator heads and didn't replace with new ones. He just put it on the radiators and TOLD US NOT TO TOUCH. At the end, the belvoir charged 144 pounds for three radiator heads. They said the radiator heads were broken by us. Rediculous.

Utterly useless. The rudest people I've ever met or rented from and the most incompetent and illiterate staff you could imagine.
One staff member sent some of the most aggressive and demanding messages and doesn't deserve a job in customer service with an attitude like that - treated my family so so awfully, how dare you take such an attitude over basic inquiries over basic living standards. False accusations, exploiting vulnerable residents and lying on the inventory is some of the stuff to expect from this company.
If you want to deal with people who discriminate constantly, lie, don't update inventories, and will hold your money hostage for months use Belvoir. I cannot wait for my contract to end

Never rent a property from this agent, you wont get any penny back for the deposit, and all your messages and emails will be ignored automatically, this is the worst experience that you can expect from renting a property, especially for students overseas. They dont think you can argue for deposit back seriously, so they just keep not replying to you.

I've been more than happy with the service I've received as a landlord from Belvoir York. In my experience, Claire and Charlotte have been very committed, approachable and helpful when I've asked questions or when any issues have arisen in relation to my property. Approachable but still very professional. In my view, they've worked very hard to build a quality brand, which they are at the heart of. I am always kept informed, with minimal delay, and even at the point of limited contact with them when they first took over the franchise, I was struck by their interest and knowledge, in both the property and my views as a landlord, as well as their willingness to ensure everything was in order. In my experience, they are also clear about their commitment to provide good, well maintained properties for tenants. These are all elements that have given me confidence in them and their company. Having come across some other letting agencies, which I wouldn't recommend, I would happily and very confidently recommend them, to other landlords, and to potential tenants.

As a small family run business Claire and her daughter Charlotte provide a very personal touch, they are both extremely knowledgeable and experienced in the rental industry and can provide valuable information and advice. I went into see these ladies at Belvoir and they could not have been more helpful.
They took the time to listen to my needs and answered all my questions. Very honest when giving me information on all possibilities of living in the rental sector.
These ladies offered me a 5star service and I would certainly recommend them if looking for rental properties, be it you looking to rent or a landlord with a property to let.

This family run, female only team at Belvoir, provide the intimate attention to detail synonymous with a female touch. Kind, attention to detail, approachable, warm, caring, and wholly professional. Championing the independence and warmth of a family run business so that we as tenants - or perhaps that should be, I as a tenant - feel a part of by virtue of our tenancy through them.

I have been searching for a property in the York area and contacted numerous agents both by phone and e mail with the majority of agents being either unhelpful or not even responding to my e mails so it was for once that an agent bothered to listen to me being helpful and polite and actually bothering to search for a property that fitted my needs and I actually received a e mail reply within minutes.
This is how old fashioned courtesy and customer service should be and I cannot rate them high enough.
At last found a good agent that actually bothers.
