Many, many thanks to Dawn Linfoot for managing my property for the past four years with such professionalism and efficiency. It is such a relief to say that my needs as a landlady are being extremely well managed, especially given the current climate.

?Nicola strikes the perfect balance: she is incredibly friendly and casual, making every interaction feel easy and low-stress, yet she maintains the highest level of professionalism. She is exceptionally responsive, often getting back to me almost immediately, and always operates with a wonderfully reasonable approach when dealing with requests.

First impressions good, went downhill after that. Communication ok but lack of interest during the 3 months I was with them. Had 2 investors interested but they didn't ask how much they would pay so when I chased for more information the opportunity had passed. Had to pay to return keys to the letting agent so we could look for another tenant (kept empty to encourage a sale) and then complain as they hadn't returned the whole set. Email the next day to say they were removing the flat from their brochure. Only interested in an easy sale. Would not recommend.

They are completely unorganised and UNTRUSTWORTHY!
Me and my partner are first time buyers and we’re interested in an apartment in the town centre. We tried to arrange a viewing where the first time they just didn’t turn up because they booked us in for the wrong property and the second time they didn’t have the keys (both times we booked almost a week in advance and taken time of work).
When we decided to move ahead with the property as soon as we got past the stage of paying the solicitors, paperwork came through and we found out the property had been on the market for three years !!!!!! But it had been advertised as three MONTHS on the Belvoir website!
We would NOT have touched the property if we had known that it had not been sold for three years! We were wanting to sell it again in a few years and if it was on the market for 3 years with no interest then this is alarming!
When we asked Belvoir why the paperwork said 3 years they said it was true, it was up for 3 years then they briefly took it down for a month so they could repost it (basically refresh the feed to try to get more interest)
FALSE ADVERTISING!!! SO DECEIVING and ABSOLUTELY HORRENDOUS RESPONSE after.
I then asked what the price they had been advertising the property for the last 3 years was and in response they said they didn’t know!? How can they NOT KNOW? …. They should have all the paperwork there?- GO AND FIND IT!
SO UNORGANISED and gave us a horrific experience as first time buyers. As a first time buyer you want to be able to trust the people you are dealing with. Buying a property is a daunting thing as it is but it should be an enjoyable process… Belvoir twist and withhold information just so it benefits them. We lost money from having to pay the solicitors for the work they had completed up until that point and we pulled out the deal. Not a CHANCE do we trust anything or any information Belvoir provide us with.

Of the five agents who gave initial valuations (range 180k to 360k, hence the five valuations) Carly was the only one who took the time to do more research and give a revised value.
Carly wasted no time getting new viewings after the initial potential sale fell through (time wasters ).
Carly helped negotiate a fair price and subsequent revisions after survey and then theft of lead roofing.
Carly responded to every single email/phone message within 24 hours. A miracle in my limited experience of selling and buying properties.
Carly was totally on the ball in liaising with the solicitors and kept me informed at every step.
I've worked with a couple of good agents before but even they could learn a thing or two from Carly.

Update on my previous post, I formally moved into my new flat today and I couldn’t be any happier about the entire renting experience.
It’s been a rough 2 months; I tried several times trying to book viewings with other letting agencies and almost always the places were already rented/security deposit given. Belvoir offered me the opportunity to view multiple places but I fell in love with this flat and decided not to even bother with viewing other places.
Jessica Adlington went above and beyond for me; aside from showing me this property the same day I inquired about it, she assisted me throughout the paperwork process and made that tolerable!
I have to say a special thanks to Paul griffin; one of the managers. He’s been so helpful with assisting me in setting up everything in my flat. He’s definitely my first point of contact moving forward. I got a really nice gift bag today welcoming me to the community.
I chose to write this detailed review because of how great the service has been until now and they definitely deserve recognition for all their help and diligence throughout this stressful process of me moving to a different city!

***UPDATE in 2023 - We have just moved out of a property managed by Belvoir lettings that we moved into in November 2019. Throughout our time here we have always dealt with Nicola Adlington, and she has always been fantastic. I remember when we first moved in she even got her partner to give us advice on something when we thought there was an issue with the washing machine (I bet she won't even remember this!) It was really appreciated! Then throughout the tenancy we kept dealing with Nicola which was great as she knew the property.

I have only got to the viewing process so far, but to speak my truth I find it quite a complicated system. I have to fill in an online form, then manually fill in a PDF form, which I then have to email back to Belvoir. This is quite a time consuming process, especially as the PDF form is not easily fillable. Please could I ask why I have two fill in two forms and then wait to hear back about viewing? Could I suggest that potentially tenants simply call up to arrange a viewing?

We chose Belvoir because it’s a smaller family run business with great reviews and they didn’t use overpowering spiel and over inflated valuations like some of the larger companies.
All the Sales staff were friendly, approachable and always answered our calls and emails quickly. Dayna organised photos for the various websites and Paul Salkeld is a really experienced sales negotiator. He gave us a realistic valuation and time frames and had a good feel for the market. Along with Carly Holmes, they kept us informed of progress and guided us through the final negotiations with calm, clear and wise advice. Paul couldn’t have been more helpful, especially through the final stages. He gave us 110%. We couldn’t have expected more and recommend Belvoir highly.
We also used Belvoir to let an apartment and their lettings team, Jess, Dayna, Julie, Nicola and Kelly did a great job of finding us a reliable tenant. They negotiated a good rent and organised the letting process professionally. Viewings were arranged for a good range of possible tenants who they interviewed for us and then helped guide us to the most suitable. They are fast, friendly and great value. Highly recommended!

Not great. Manager was abrupt, I got money taken from my deposit as something had to be cleaned when I left which should have been dealt with before I had moved in. Had it been checked properly by the agency to begin with before I moved in then I wouldn't have needed to have paid.
Manager asked me to fill out feedback form in front of her. Clearly this needs to be done in a discreet manner not right in front of the person who is being reviewed.
Also not transparent on referencing fees so I had to pay more than initially advised.

Belvoir! Amazing from start to finish!
I rented property in Sheffield. Due to the pandemic I wasn't able to view the property in person. Belvoir! immediately sent me a pre-recorded video and set up a virtual viewing with one of their agents as well. Dayna, the Sales agent was both knowledgeable and personable.
We quickly agreed on a move-in date, she passed me on to the admin team who were lovely to work with - patient, accommodating, and friendly! As it was my first time renting property on my own I naturally had a bunch of questions, but Belvoir!, especially Kelly, never made me feel like any request was too silly.
If I ever get the chance to rent in another town Belvoir! has property in, I know who's going to be my top choice!

We’ve been eagerly trying to move for a long time now out of our current studio flat into a spacious two bed apartment where we can properly build our home, and Dayna managed to find us just that!
We’re very new to the property searching world, and throughout the time planning a viewing, attending the viewing and throughout the application process we have been well informed, taken care of and listened to. It’s especially been difficult to find another home as a student couple, but we was not discriminated against in any way but helped as much as possible which we appreciate tremendously.
We have dreamt of starting a flat from scratch and have found it hard to find a dream apartment without no furniture, Dayna went out of her way for us to talk to the landlord and get the furniture removed for us which is beyond amazing.

I have applied to a property, literally in the 1st minute, it appeared in the market. I said clearly that I am staying in Cornwall which is 7 hours from sheffield so I won’t do a physical viewing and will only depend on online viewing .
I was told that there is no video available and once the property becomes available for viewing I will see a video.
After waiting three weeks, I received a call that the property has become available for viewing and I said clearly again that I can do online viewing and they confirmed a date to see online video. This day passed and I received nothing so I called them next to check so they told me ohh this property has been let!
This is not the first incidence with this company! They live in middle ages where viewing has to be in person. If you are not in sheffield, it is impossible to rent with them! No respect to busy people who can only do online viewing no respect to people sent applications early.No system in place!

I was with Belvoir Sheffield for six months, and we did not get any help about it. I want to be fair and honest when I am telling to people about the company . First of all, they will ask you to clean your before you leave the property and when you receive the property did not clean professionally (unfair comparison). Again, I asked them to help me with the oven where it was stopped working without reason, and they leave me for three weeks eating from a restaurant without any apology email. I fixed it using my money to avoid eating from the restaurant, and I believe it is a good idea where crazy to stay t more than half a month eating from the restaurant. Finally, I am waiting for my deposit to return to my account, and I will keep you first with old pictures, and then I will add new photos when I left the flat.

They take the absolute piss. The staff cannot communicate with each other AT ALL. Took me about 6 weeks to get through the paperwork just to rent a room in a shared house, they just kept asking for details after details - even when I'd already given them - they seem to loose confidential information between members of staff as I was being passed form person to person. Also accidently paid my rent twice and had to ring up over three times today to try and get it sorted. End of the day its still not been sorted which is very worrying.

I was looking for a property in Sheffield but couldn't attend in-person viewing so had to do everything remotely. I initially sent some enquiries and spoke with Dayna who has been really helpful and quick to reply - she was happy to go to the property, take a video tour and answer all questions. Carly has then sorted out the referencing quickly as well, which was free - a nice change to see from the rip-off that Martin n Co have been doing and charging £150 for this (Also takes them 6 weeks?! I've seen Ministry of Defence do quicker background checks). By far the most responsive and professional letting agents I've dealt with and I hope that everything moving forward will be dealt with as easily.

I don't know if I got the wrong person or if everyone in this Estate agent is like this but I had the most horrible time dealing with this estate agent.
I was looking to book a place with them, this property was posted in the FB market on the day I called. So I should have been first in line. I called them and talked to a property negotiator, she sent me a form to fill out and I did so and sent it back right away in 1 hour. Then I saw the bank details to send bond, called the property negotiator back, and said should I pay the bond now to secure the place. She said yes it will be a good idea. So I did and this was on the 28th of August before the bank holiday. She said she will get back to me on Tuesday, so I waited and I emailed her asking for an update but nothing. I work at night so I don't have the energy to call them all day. So I called them back the next day and someone else picked up. When trying to speak to the person they said she was busy and will call me back later. Never did, so I had to call them myself again the next day. Then she tells me that the form I filled out was blank but when I checked the sent email to her the form wasn't empty and I just forwarded the same email back to her. She said now she got it. Great stuff, if you want to lie at least think about how to do it right. So she said she will call me back again. Never did so the next day I call them back and got hold of the same property negotiator I have been dealing with. She again lies to me saying she was unable to contact me through the phone number I provided, even though I provided the right contact number and my phone wasn't off for the day. As I was still getting text through and miss calls. Then prepares to give me the bad news of that property gone off from the market now, so she said she will go to the landlord and check if there any other property in that place, then call me back. Funny enough never did again, I saw another property in the same place in the FB market go up that day. Stupid of me, I decided to an email asking her about that property never responded it's like she doesn't know how to check email or doesn't want to do work. So I had enough and asking for my bond money back. I have to keep calling them myself to try to follow this up myself instead of her trying to deal with this situation. Been 5 days now and called her 3 times now, nothing about my bond money being refunded. So here I am without any place sorted out and no bond money which I could be using for finding another place.
Lesson- If you want to use this estate agent, never ever email them and regularly check up on them by calling them. Otherwise good luck getting through anything.

The estate agent did not show up to our viewing. After calling them they apologised and said they would come out ASAP. 5 mins later we get a call to say the flat had already been let. Thought this was awful as I had received a text a few hours prior to confirm my attendance to the viewing and I had booked a day off work so I could see it. Surely as soon as properties have been let you should be checking to see if anyone is booked in to view it and let them know instead of sending them automatic messages and allowing them to turn up.

In general I've had a really good experience renting with Belvoir - they were proactive, friendly and very informative while I was applying for the property and have continued to provide good and responsive support since. When my landlord decided to sell the property there were some mistakes made in the notification process which caused me some distress, but they acted quickly to make things right after that and in particular Sarah Powell and Dawn Johnson have been really supportive, with Dawn kindly advocating for me during the deposit return. All round, would definitely recommend.

Absolutely zero help and poor customer service. My partner and I contacted Belvoir at least 6 times to try and arrange a viewing for a flat we loved the look of. Each time (that we managed to get through), we were told that someone would be in touch to arrange a viewing soon. After nearly 2 weeks of chasing, we've now been told that the property (which had roughly 4 available apartments 3 weeks ago) is no longer available. Waste of time.

My partner and I rent a Flat in the city centre, first we were thinking this is private... Well, it wasnt. Previous locator didn't tell us this is from agency and we will live on his contract. When we found out, we went to the agency and they event didnt know that guy has been moved out. We already payed him for everything. When we came to pick up the keys the flat was very mould, every wall and every window, and ceiling, washing machine is broken, boiler as well (we have to reset every time when we want to take a bath to have a hot water), in the bathroom we don't have a cold water, large whole in the wall, broken furnitures, broker handles from windows and oven isn't working properly. We were calling them and vising them every second week from 3 month and nothing. They can't do anything, maybe they sent someone to check but that person finished only on report, they said that they need to let to know about everything for landlord. We are waiting and nothing. But I understand that isn't their fault, ladies in agency are really nice, and I saw they were sorry when we told them today again about everything.
I didn't see all this staff when we were watching the flat 3 month before move in.
I'm giving 3 stars because u have to live in apartment which isn't good for living.
But I can recommend that agency for people but make sure, the staff know about all problems and they trying to help to fix it.

I have just been informed 5 days before the planned move in date to Anchor Point , Sheffield that the property I paid a deposit for is no longer available.
What is the point in having a deposit if it does not secure the property?! With less than a week until I need to move out my current flat, I have been left stranded with no help from Belvoir. Just a half-hearted apology and a bunch of broken promises. They have lied to me and strung me along for over a month, all because they promised something they could not give.
I hope you are ashamed of yourselves Belvoir.

THE WORST LETTING AGENCY.
Left my family with no use of toilets for over a week, ignored phone calls until we rang them on a different number. Georgina was the rudest person I think I’ve ever spoken to I don’t know where she was dragged up but when I confronted her over the phone about how rude she was to my dad who is a pensioner she screamed at me ‘what do you want me to do about it fix it with my bare hands’ and ‘she doesn’t have to deal with this’ then ended the conversation with ‘inabit’ and put the phone down on me. I can not believe a professional used ‘inabit’ in a conversation with a customer!
The rent has been paid every month for 30 years with no problems or missed payments and as soon as belvoir take over the property this is the treatment they get?
We’ve still got no use of a toilet for the second week so we called back and my dad who is having treatment for cancer and needs to use the toilet frequently was advised again by georgina to use the local pub for the toilet (which is over half a mile away)
By far the worst letting agency and I would recommend anyone who sees that a property is to let by belvoir to say well away, unless you want a bunch of chavs to deal with on the phone and a home that you can’t even live in.
It’s not the first time Georgina’s name has come up on reviews as being rude and I’m sure it won’t be the last.
We will be taking it further and after speaking to the owners of the land I’m sure they would be disgusted that this is the kind of agency that they paid to deal with their property.

I have dealt with Belvoir for more than 6 months now. after having experience with multiple letting agents in the UK and in Sheffield in particular, I can say they are the most professional so far.

Don't use belvoir. The properties they offered us were the most suitable for us and they were helpful until they had our money. We were assured, at the viewing of our flat, that it would be cleaned and basic maintenance done. It was not cleaned and it became apparent that nobody had really been in to check that the place was liveable.
We were given keys to an excessively dirty flat with mould growing by the sink and round the cracks by the windows. I wrote an angry email demanding a response and a plan of action but I didn't get a reply until I rang the office. It certainly wasn't a priority for them and the woman dealing with the property informed me that they don't ensure that properties will be cleaned and that the cleaners would be a while before getting round to cleaning our property.
Nobody had been to check this property was suitable. A tenant should not be told that basic, legal requirements will be met if that's not true. Mould and dirt is a health risk and this agent did not seem very concerned by it. The next step is to threaten to call the council or environment agency but it shouldn't have to go that far.

We have come across many problems since moving into our property through Belvoir, except none of the problems were caused through the agency but with the landlord.
On the day we moved in we were greeted with a dirty property, broken beds and a single bed which was supposed to be a double. While the landlord refused to help us or change any of these things we were ready to drop the tenancy on the first day. Our property manager Roxanna Dent helped us greatly with this and managed to convince the landlord to fix these problems which he refused to do. Since then then our boiler broke and we are suppose to go directly to our landlord for maintenance but struggling to get through to him Roxanna managed to speak with him and send Belvoirs plumber out to us within the hour.
We have faced many problems since moving in but they were problems not down to Belvoir but our Landlord, Roxanna continues to help us with current problems and we couldn't be more thankful for her help with the issues we have faced.

Belvoir managing my property for good few years and in the last 7 months my experience gone from Good to Worst, Belvoir do full management of my properties i.e. they take inventory check tenant in and out and of course they charge me for these services on top of 10% which is fine but then tenant moved in and raise few concern within few days i.e. from broken chest drawer to fridge door etc.
And few occasion asking tenant to stay in the property so Belvoir can carry out property inspection, even though they have management keys! and then do not turn up for regular property inspection which is very unfair on Tenant.
Based on my experience Belvoir do not come across they have CRM or any other system in place to manage property where Landlord can see all the services they have carried out i.e. inspection with pictures or inventories. These things are very common now a days.
When I started looking around in Sheffield only one Estate Agent every one talking about in the town CACTUS PROPERTY MANAGEMENT.

Rude, incompetent, obnoxious are just some of the other words I would use to describe.
Don't expect all your deposit back either they have the cheek to charge a referencing fee and a move out fee. Both of which are unexplained!!!

I had a very good experience over all of Belvoir Lettings. Francesca gave good advice about marketing the property and was excellent on the communication front. I found a very good Tenant with her help and she followed things up as the Tenants were about to move in. Some of the paperwork didn't come through as quickly as it might have. However, the fees were competitive and the overall level of service was excellent.

From excellent viewing of my new apartment anchored by Francesca through to signing of tenancy agreement and collection of keys conducted by Roxanna, it has been a worthwhile experience all along. Roxanna diligently explained every procedure of moving into a new apartment to me in the most professional and gentle manner, whilst assuring me that the apartment is in an excellent condition for human habitation. She made me feel welcomed and explained my rights to me in the clearest manner. She was simply amazing and friendly. As I access the apartment, it was as excellent as she described it given that it was extremely beautiful and neat. Roxanna provided useful responses to all my questions. She was attentive, warm and hearty.

Great property, but the team is very disorganised and very unprofessional.
I have been very tolerant with this particular lot and I intend to meet with the managers soon.
The things i went through were unacceptable and i will list them here so anyone letting from them can be cautious.
1. Never told until I moved into the property, that it was on sale and will have to put up with potential buyers.
2. Never told me about my allocated parking slot, nor informed me about a company which has to be contacted about the same, when I called to ask they had the insolence to tell me I was at fault as I had not asked them the same, when on an email I had requested for parking details.
3. Was provided with a broken dining chair and the inventory did not note it. I was told everything was in working order when the chair was completely broken . A health and safety hazard.
4. They had not received confirmation from my previous land lord and the nor from my employer .They only told me they haven't heard from them when I went to collect the keys. They did not inform me about the same but still gave me an appointment to collect my keys. My luggage was enroute to my new home and they told me unless they had confirmation they couldn't proceed. This was unacceptable as I was left high and dry luckily the employer and my previous land lord were very accommodating.

In a nutshell, the Belvoir tenant-find service is brilliant. Belvoir found us some ideal tenants in days. Best of all, the Belvoir staff were considerate and showed respect for us and our property.
My wife and I interviewed several letting agents. We finally went with Belvoir because Francesca seemed to genuinely understand what we wanted, i.e., tenants who would be trustworthy and who would care for a house we'd put a great deal of work into. It's a small thing, but when she first visited the house, Francesca offered to take her shoes off before entering. Representatives from other agents had stomped in like they owned the place, then (for example) leant on newly painted walls.
I'm hoping it won't be for a while, but when we need to find new tenants for our house we will definitely go to Belvoir again.

impressed. Only just moved into the area and needed to find a place really quickly, contact Belvoir and they had me a list of properties to view in no time and arranged the viewings of the ones I wanted to see. I selected one and they handled all the rest really quickly. I wanted to leave a review as I have dealt with that many letting agents that I know what a cowboy industry it can be so when you find a really good one that is handling their clients properties well and looking after tenants I think it really is noteworthy and they deserve a great deal of credit, they really are a massive cut above the rest, the ones that I have dealt with anyway. well done and thankyou, I will use again and recommend.

I don't normally leave reviews but when a business really stands out I feel the need to. The basics are just done really well - by that I mean the way they handle your enquiry, and get you the information that you need on the properties that you are looking for quickly and easily, but also the way they then go above and beyond in arranging viewings at the best times and quickly - and all with a great smile and personality, everybody is really friendly and oozes great customer service. I can not recommend highly enough, really nice to see businesses like this doing well.

Very disappointed with the customer service I received today from Belvoir. Waited 15 minutes in the rain to view a flat and no one turned up. After calling the office I did not receive any apology and was told we will get a call from the lady who was supposed to show us a flat. I waited another 10 minutes and didn't receive any call back, and still no one came. Haven't heard from them since.

As landlords, our experience of Belvoir is that they've tried to overcharge us at every possible opportunity. If you do choose to go with them then I'd strongly recommend that you have a clause put into your contract with them specifying that they cannot spend any money on maintenance / repairs without first getting your approval. We have found that they seek approval for 'essential repairs' charged at at least three times the going rate on an almost monthly basis. We've found that if we phone around local tradespeople we can usually get jobs done at a fraction of the cost Belvoir have wanted to charge us. On quite a few occasions we have arranged for quotations, phoned Belvoir to arrange access and found that the tennants have allegedly reported that the 'essential maintenance' problem has miraculously disappeared. Based on our experience Belvoir Sheffield are best given a very wide berth.

The Sheffield branch staff have a condescending and dismissive fob-you-off pass on the blame attitude; promise they'll sort out maintenance problems and then leave you waiting.... and waiting..... don't really give a damn...and as for Ms Powell - rudest and most arrogant woman I ever came across.
The young lad rep who showed us round a property lied about the flat being cleaned before moving in - was not done - and generally knew very little about the place, but was fully clued up about Belvoir's strict charging policies and paying up front. After moving in, had to beg and beg for repairs to be done. Unprofessional conduct of a business which comes across well if you read reviews of other towns/branches/franchises. Glad I moved out of Belvoir's property, and if I see there's another for rent through them, I will avoid it.

My tenants started out well but unfortunately stopped paying rent and had to be evicted. Belvoir handled the whole eviction process and had new tenants in a week after the process was complete. It's when things go wrong that management agencies really earn their fees and I was very glad to have them handling it.
