I have only positive things to say about Boardwalk after my experience using them as my estate agent to sell my house. Anna was very professional and gave great advice during the valuation visit. The marketing material and photos came out great (and were done very quickly) and the online system for viewing the details of the bookings and follow up comments was really helpful. The sale ended up being quite legally complicated and Sophie in the sales progression team really was a key link between all of the solicitors and other people involved. Sophie was really responsive to emails, replying or calling back the same day. She checked in regularly when things were less hectic to make sure everything was still going to plan, and was a very patient member of Boardwalk staff when lots of issues materialised at the end of the sale. Awful experience, terrible, would not recommend. I can see many people have had good experiences but unfortunately I was not one of them. My agent was useless, he agreed to get information on attic space, fire assessments, etc., and never followed up, completely forgot everything and I had to chase each time.
I put an offer in to buy a house and heard nothing back and I had to call back multiple times and ask what was happening.
Another time he was late by 20 minutes for a second viewing and I didn't get a call or text to say he was running late.
Everything was just poor quality with the service - even now I've retracted the offer to buy because he was so bad that I no longer wanted anything to do with them, even buy a home. And I didn't get any acknowledgement that he'd received the email or anything. comms 101 in any line of business.

We sold our property in Montpelier, Bristol, through Boardwalk. The whole experience was really positive. Tom was our agent and from the moment we met him we knew we wanted to go with Boardwalk over the other agents we'd met and spoken to.
Despite it being a very tough market and having a couple of sales fall through due to issues out of anyones control, Tom & the rest of the team at Boardwalk worked so hard to keep the momentum and positivity, and in the end we achieved a sale above asking price.
I would say main highlights were how easy it was to communicate with Tom and the rest of the team, how beautifully they marketed the house (photos and website listing were stunning) and how it really felt we were dealing with honest people who wanted the best for us. Would highly recommend to other prospective sellers.

Sold a flat through Boardwalk and wish I hadn’t. The initial valuation was good, photos taken were good and they set an open day with many viewings booked in. I do not believe they then contacted the viewers beforehand to remind them as nearly half of them did not show up. I then felt their sales approach was very lack lustre, they did not pursue other leads and I was made to accept the only offer on the table which was much less than I felt the flat was worth and less than they initially said I could get for it. In fact, I feel like they sold to their friend so gave him a good deal. Good if you are a buyer, not if you are a seller. There was then very poor communication throughout the process. I had great trouble finding a suitable property to move to with the fact I had undersold mine. They kept pressuring me saying that the buyer would pull out. I nearly had to move out of Bristol. I now wish I had let him pull out and just gone with another agent. I have been really struggling financially since and could have done with the extra money which I know my flat was worth. One of the reasons I know I undersold is because the flat was for sale again for 40k more (with hardly any changes) in under 2 years, at a time when the market was much slower than when I sold. Basically, this estate agents cost me thousands of pounds. Do not recommend.

Boardwalk are a marketing company for lifestyle choices who sell an idea rather than properties. When presented with a house that "shock horror" doesn't have bi-fold doors or a Pizza oven in the garden, they are a little lost. The staff who turned up to show people around were nice, friendly, amiable, but not great at selling. If you have an Etsy house and want to sell to Etsy people at slightly inflated prices, then Boardwalk are certainly for you - the rest of us with kids, jobs, lives and houses that aren't perfect might want to look elsewhere.

They were transparent and provided useful information - including potential downsides about the property - before being prompted, which to me is a great sign of honesty. They also clearly communicated what the seller was looking for in a buyer, which I had not been informed of during any other viewing, and this made coordinating an offer much more straight forward.

Our seller used Boardwalk and their alleged 'sales progressor' whose presence had the opposite effect of her job role hindered aspects of the house purchase due to a complete lack of communication.
Information that the seller wanted shared with us never reached us due to the sales progressor, and it would take several days for her to respond to very simple emails.
On our completion date, she did not even inform us that she was on annual leave, so we were left completely in the dark in terms of confirming with the seller when she had left the property for us to pick up the keys (the seller had hired a cleaner, which was unbelievably kind of her, but boardwalk did not provide a confirmation as to what time the cleaner would be finished).
The only reason I'm giving them 2 stars instead of 1 is because the seller and their solicitor were very efficient, which resulted in my wife and I not needing to contact boardwalk as often as we needed to. A very disappointing experience overall with them.

You don't necessarily know how good a service is with nothing to compare it to, and every step of the way Ruby and Anna out performed the other agents we came in contact with. Firstly Anna really got to know our house and us, I had no doubt that any questions the viewers had she would be able to answer. Some houses we were shown around, I knew more than the agents just from reading the Rightmove advert! Once we had sold we assumed we wouldn't have much to do with Boardwalk anymore but Ruby from the Sales Progression team got in touch and really made a difference! She was always contactable and kept us in the know about what was happening and when. Whenever we had doubts or questions she was available and was super proactive meaning things moved quickly. Would 100% recommend Boardwalk to anyone.

We went with Boardwalk after seeing all the overwhelmingly positive reviews but we were very disappointed. Communication was basically zero throughout the process. Even now after completing almost 3 weeks ago our online portal has not been updated (it was never up to date at any point during the process). We were persuaded to join the Boxing Day launch and we wish we hadn't as we were then completely lost in a sea of new properties and as everyone was out of office we could not communicate. We struggled with getting any viewings and the ones we did have were with different agents who did not have the correct information. Not only were they showing perspective viewers the wrong things and telling them wrong information but they were frequently late for viewings (we would vacate and sit at cafe over the road and keep an eye on things) but most frustratingly they would not communicate when they had finished the viewings and could return the property leaving us waiting outside in the cold for hours. Overall we would definitely not recommend Boardwalk and we would not use them again.

Josh Carter managed the marketing and sale of the property and Debbie Alcock worked with us and our lawyer to ensure that the transaction completed. The onboarding, production of sales particulars and posting of the flat on the market was smooth and we accepted an offer after about a week for over the asking price. The challenge was in keeping the sale on track. The buyer’s solicitor was very poor and slow and the sale nearly fell through as a result. It’s fair to say that without Debbie’s professionalism, dedication and very high level of customer service and attention, the deal would not have completed. We were excited to see we were using Boardwalk to buy a property. We'd seen all the adverts saying how they were a different type of estate agents, and did things differently.
This wasn't the case at all. It was exactly the same as any other.
Lack of communication, not engaged in the process. During the viewing, several really key pieces of information weren't shared with us that would have effected the offer we made.
In the end, the sellers and ourselves just did all the communication ourselves. It was way simpler and easier.
And ahead of our completion day, no one got in touch with us at all. This massive day, buying our first house, and we had to email in the morning to find out where to even get our keys.
If it hadn't been for all the adverts, we wouldn't have had high expectations. But we did, and they weren't met.
We didn't see any difference from a normal estate agency at all.

As sellers we were drawn to Boardwalk for their photos and marketing, but we were also delighted to discover how much more upfront and reliable they are than so many other estate agents. Tom was an absolute pleasure to deal with from start to finish - giving us realistic advice but also taking our wishes into account, incredibly communicative, and taking pains to make sure we got the best possible photos and marketing collateral. He gave us feedback immediately after viewings and even rang to check in when we hadn't spoken for a few days, or update us on new properties coming to market that might affect our sale. If you're lucky enough to have Rhia selling your house, then you're in good hands! We were recommended Boardwalk sales through a friend. The first meeting with Rhia was great, this was the first time we were selling a house and we didn't feel like we were pressured into anything, it was a very calm and open conversation about our journey with the house. We didn't feel like we were being sold to, if that makes sense!
The asking price Rhia recommended was higher than we thought we could get, which was great news for us. The. photography. is. amazing! Our house never looked so good! It makes your house stand out on Rightmove and we had a lot of viewings as a result. Rhia organised viewings over 2 days and we were surprised at how fast she managed to sell our house, for the great asking price we agreed upon.
If you need your house sold asap then these are your guys. Our only feedback to Boardwalk would be that the sales progression team need to be more available, as we struggled to get hold of our sales progressor. We had to contact Rhia to get the final enquiries over the line and she stepped in and tied up the loose ends for us very quickly.

I did not have a good experience with Boardwalk due to poor communication or lack of! Aggressive tone in emails when asking for an update or just any communication from them rather than being kept out of the loop. Not showing up when they say they will.
I ended up pulling the listing and taking my property off the market. During viewings they had left a light on in my property and bearing in mind I wasn’t there everyday, this light was left on for 3 days! Also, when returning my key to me they posted it through an entirely different building and I had to find the house to retrieve my key.
Overall not happy and lowers my faith in trying to list again.

Unfortunately, we had an awful experience with Boardwalk of Bristol which almost scuppered our chances of selling in a very hot market. Initially they seemed very enthusiastic about taking the listing and, it being a sought after area of the city, they were enthusiastic about the price and response we could hope for. Photos were taken quickly and were adequate. However when we saw the description they drafted for the listing it was error-ridden and hardly applied to the specifics of our property at all! After writing our own draft, the property went live, but we were getting nothing like the viewing response we'd been told to expect, while other properties of similar quality were enjoying back to back viewings. After 2 weeks, we'd had maybe 3 bookings, no offers, so we agreed to drop the price. But still very little, and Boardwalk soon became very unresponsive to our communications. When we did get two offers on the table, Boardwalk showed the same sluggishness and then their agents simply became unavailable to mediate the negotiations that well might have seen our property sold. We realised we were NOT getting the service we had been told to expect from Boardwalk (indeed, they even seemed to be not be trying to sell our property at all) so we released them after about a month. We then took on a competitor who also promised us back-to-back viewings and that good offers would be on the table within the week. We used the same draft we had written and new photos. We had an overwhelming response and finally sold for considerably more than Boardwalk had estimated. Frankly, I can't understand all the rave reviews. More concerning perhaps is the fact that the company has since replied claiming to have no knowledge of this!

Overall Boardwalk have been excellent, from deciding we would list with them to getting our offers, having a buyer, finding an alternative buyer after the initial buyer pulled out and progressing the sale they have been great. Could they improve? Yes but I do believe they are already better than most agents, I just feel there is too many people involved in the process but it's probably just the way it is, I'm not sure one person could handle the workload involved with selling the property. Friendly, polite and got me good value for my property in a very good time.

The team at Boardwalk were very caring with us and with their work. There\'s a very personal touch to their service which we liked. We didn\'t struggle with our sale, thanks to the amazing photography from Tim and the Boardwalk marketing\/leading potential buyers around our flat, but the buyers struggled with securing their mortgages due to the lack of EWS1 on the building which Boardwalk didn\'t have huge amounts of knowledge about. After a bit of graft from both parties, we worked it all out and got a new buyer which we were both happy with. We even saw a couple of places with Boardwalk and they were easily the best in the business. The pictures they took of the house were very professional and of high quality and the explanation of the whole process was clear.
We had to iron out a few items over the first few weeks but the communication flowed better after explaining what we were expecting.
