I cannot recommend Burns & Reid highly enough. I have just ended a 3.5 year tenancy with them and primarily dealt with Ellen. Ellen is incredibly helpful, responsive, efficient and caring. She always responded to my emails/ questions and ensured all maintenance and safety checks were carried out in a timely and convenient manner.
In addition, I have also used B & R to carry out tenancy checks and check in procedure for another property which I rent out. Also a highly professional service and we would absolutely use them again in the future.

I initially had a good experience with BR, but serious issues arose during my sale. BR recommended an asking price of £380k–£400k; I suggested £350k for a quick sale. The house sat on the market for over three months with no viewings until I gave notice in January 2023, after which viewings began.
A buyer offered £300k, then £320k within 24 hours, described as an “almost cash buyer” ready to proceed if I took the property off the market. BR confirmed it was a family home purchase, not a development project. I accepted and turned down a higher offer that day.
Six weeks later, my solicitor revealed the buyer required a mortgage, and I discovered BR was marketing his property, creating a chain.
I also turned down a second higher offer based on the agent’s assurances that all was proceeding well, even though he knew otherwise and that there was a real risk the chain could collapse, as he had failed to mention that the buyer planned major works requiring the freeholder’s consent.
In April, BR said the sale collapsed because the freeholder refused permission for an extension critical to the buyer. This condition was only disclosed to me following the collapse. Communication from BR lacked transparency, and important details were withheld throughout the process.
After a very lengthy process, The Property Ombudsman advised that my complaint might be better resolved through the legal system due to its limited powers.
My advice: be very cautious when dealing with BR, especially if you want clear, honest communication.

Wasted our time and money trying to buy a property that they had overvalued, banks wouldn't lend on the amount and sellers wouldn't budge meaning anyone buying this house would need £20k spare cash to drop into the void for it. Of course this came out in the wash when our mortgage lender downvalued it significantly, so we've wasted money instructing our solicitor and on a survey as well as valuable time. Really unimpressed. When we called to discuss we sent the mortgage valuation over and even offered to put some cash in as high as we could afford, the estate agent basically encouraged us to withdraw our offer. Don't waste your time. Will be avoiding this estate agent in the future, either the estate agent or sellers are delusional.

Any issues I had with the property were swiftly dealt with, they were understanding and flexible when I was unsure of my move out date, and my deposit was returned in full with no arguments.

As a renter, you don’t always get the best treatment and consideration when viewing properties and during your tenancy, but on the first viewing with Burns & Reid I told my partner that this estate agents were just different. We’ve had a lot of interactions with estate agents over the last 10 years of renting and by far Burns & Reid have been the best. Chris is our primary contact and he’s the most down to earth, genuine and kind person and he’s helped us through every stage of our new tenancy from the initial viewing, to the application process and collecting the keys - it was completely different to any tenancy process we’ve been through and you can tell they actually care about the properties they rent and their tenants. If you are a buyer choose Burns & Reid, I can’t recommend them enough. They Constantly sent me properties which were ideal for me, flexible in letting me view houses. They went above and beyond, left me to explore the property while giving me all the key information.

If they showed the properties on website as they are they would save a lot of people time and effort. They over glamorise the property on photos and in reality the property was a right mess ! Absolute waste of time. And what a complete unprofessional approach from an agent called Carol F. Definitely don’t recommend.

Tornado hit us and the response was within 30mins. Repairs where made that day, roof was fixed, window was fixed. The garden is getting fixed within a week. Arranged a viewing. Got to the house at crack of dawn with nobody there. Ring up to find out they've already had an offer but didn't think to let me know via email or phone call. So i wasted my time waiting for something that was never gonna happen. Not to mention my partner who is pregnant walked all that way.

My first house was in St Helens and the service was so good I used them more recently despite no longer being quite as local. Once again the service was second to none - professional, courteous and great communication throughout the process which really helped when moving during a national lockdown!

I have recently ended a tenancy managed by Burns & Reid. From the very first day of my lettings enquiry to the end of my tenancy nothing was ever to much trouble for any of the people I contacted and at the very beginning of the tenancy when there are minor hiccups or issues there was always someone to contact who would help to resolve any issues, this included an out of hours call on a Sunday.
Special thanks to Chris who has never been anything other than helpful.
If you're planning to rent or even buy then don't think twice about using Burns & Reid.

I was getting to the stage where I thought I was never going to find a property that suited my needs then I decided to try an estate agent having exhausted open rent and under one roof, I was nervous as was concerned about fees, I needn't have worried as the fees are way less than anywhere else, Chris has been amazing and been available during the whole process, making the move stress free and smooth, even brought some milk round on moving day!! So pleased that we chose to sell our house with Burns and Reid rather than an “online” estate agent. This was our first house sale and the help, advice, support and regular updates that we received from the team at B&R was excellent. I just don’t think that we would have got that personal touch and proactive service elsewhere. They have no upfront fees and gave us a fixed price that is only paid once the sale has completed. Having sold our house, it was our intention to rent whilst looking for a new home and we would have loved to have used B&R for that too, but as we are moving out of the area, it wasn’t possible. Enormous thanks to everyone at Burns & Reid especially Paula and Chris. My move went very smoothly but hit a hiccup right at the end, through no fault of B&R or myself. They helped to sort everything out and made me feel I was being looked after by people that know what they're doing and care enough to make it happen.
Its not often that we hear of this high level of professionalism, genuine desire to help and super efficiency but this is what I received and it certainly helped make the move a very pleasant one.
