We are extremely happy with the service we received during the entire sale of our house. The professionalism and care shown by the Cockburn team were truly exceptional from start to finish.
The Initial Stages:
Initial Consultation (Sam): Our first meeting with Sam set the standard. He was highly professional, not pushy, and focused entirely on facts and a realistic valuation. He clearly walked us through the entire sales process, providing great clarity.
A Caring and Professional Team: Every step that followed involved caring and professional individuals who took their roles seriously and executed each task with pride.
Marketing Efficiency: Once we agreed to proceed, things moved swiftly. The photographer was booked the very next day. They expertly staged our house, and the photos were completed quickly. Lauren then compiled all the marketing material, and the advertisement was live within 48 hours of the photos being taken.
The Sales Engine (Rob): The sales engine kicked into high gear with Rob at the helm. Rob brought incredible expertise, personally handling almost all of the viewings. He is soft-spoken, highly knowledgeable, and refreshingly non-pushy.
Sales Progression & Completion:
Sales Progression (Catherine): Once the buyer was found, Catherine efficiently took over the sales progression. She provided regular updates, and if we had any queries, she responded immediately. At no point did we feel there was nobody to talk to—her support was invaluable.
Solicitor Recommendation (Zara): We also used the solicitors firm recommended by Cockburn, and our solicitor, Zara, was super efficient and always available. The seamless coordination between the agent and the solicitor made a huge difference.
If anyone is looking to sell their property, I would highly recommend this efficient team!

I want to say a massive thank you to Sam, Cathy and Rob at Cockburn for the support they provided during my home buying journey. The process was very long and complicated and their professionalism, willingness to support and desire to reach a positive outcome for both their client (the seller) and myself (the buyer) was very commendable.
It was a complex purchase and at multiple times, they were the difference between walking away and still continuing with the purchase. Though they acted in the best interest of their client, they always ensured that any reasonable requests I made was met.
Where they really impressed me was after exchange, when the property developed an issue, they showed their human side by taking ownership of the issue and ensured it was resolved. I can't stress how grateful I am to them and I highly recommend them as Agents for your property transaction.

1. Terrible Experience, Avoid at All Costs
Cockburn Lettings is the worst letting agency I’ve ever dealt with. Their communication is appalling—they ignore emails, dodge phone calls, and fail to address critical issues. They completely mishandled my tenancy deposit dispute and showed zero accountability for their mistakes. This company is unprofessional, disorganized, and clearly only cares about collecting fees. I wouldn’t trust them to manage anything.

I’ve had an incredibly frustrating experience with Cockburn Lettings, and I feel compelled to warn others about their terrible communication and lack of support throughout the tenancy process.
From the start, communication has been inconsistent and unreliable. When it came to resolving key issues related to our tenancy, Cockburn was unresponsive and unhelpful, despite us reaching out multiple times. We were left to handle everything ourselves, including dealing with the tenancy deposit dispute, which was completely mismanaged on their end.
They ignored important emails and failed to submit evidence to the Tenancy Deposit Scheme, despite having all the necessary documentation. This has caused us significant financial stress and inconvenience, which could have been easily avoided had they fulfilled their obligations.
Customer service is non-existent. They made no effort to keep us informed or provide any real assistance. It’s clear that Cockburn cares more about collecting their fees than actually helping tenants or landlords.
If you’re considering using Cockburn, I strongly advise against it. There are plenty of other letting agencies that value communication and customer service. Cockburn is not one of them.

I have given 5 stars because from start to finish the sale of my property went very smoothly. My first contact at Cockburns Estate Agents was Rob who found a buyer for my property almost immediately, unfortunate that buyer had to pull out of the sale but Rob found another buyer almost immediately. Cathy was the next person and she kept me up to date at all times. At one point I needed a contractor to remove an old unused asbestos pipe and when I mentioned it to Cathy she gave me the name of a contractor. All in all when I sell my next property I will be using Cockburn Estate Agents again.

The agent harasses me!
My neighbor used this agency to sell his property. According to him, the experience of selling his property through this agency has been a complete nightmare. Despite the promises made by the agency regarding a 28-day completion and a cash buyer, my neighbor has faced continuous delays. The seller said the highly recommended cash buyer persistently renegotiates the price even after three months, citing various excuses.
Additionally, I have experienced harassment from Sam Ford, the agency's director. He warned me not to knock on my neighbor's door. Despite my reluctance to answer his calls, he persists in writing email warning me not to contact my neighbor and attempting to provoke my relationship with my neighbor. He had previously shared my number with his business partner without my permission, resulting in that person emailing me at midnight and making multiple late evening calls.
I have reported Sam Ford to prevent further harassment. It is crucial for Mr. Ford to understand who him is and where he is. This is a free country, and attempting to restrict my freedom of movement through email is unacceptable. Secondly, if property owners or tenants feel uncomfortable, they should report such matters themselves. Mr. Ford has no contractual relationship with them at this time. Therefore, the motivation behind Sam harassing me remains unclear

My experience with this real estate agent was extremely disappointing. When I called to inquire about a property for sale, their rude and condescending attitude was unprofessional and unhelpful. I would not recommend this agent to anyone seeking a positive and respectful experience.

By far the worst Estate Agents in the area (Mottingham Branch) - I’m in a related industry and these are the Agents that give the whole industry a bad name!
The Agent who initially showed me round got a couple of points wrong including claiming there was no access issue and he spoke to the neighbours who were fine to provide access at any time despite a gate being in place .. I had my offer accepted and through the conveyancing process - some 6 weeks later it turns out these neighbours weren’t happy to provide access at all, and actually had an ongoing legal dispute…so I was completely lied to by the original agent.
After voicing my concerns and my Co solicitor advising stating I would need to take legal advice on it (which I started the process for).. 2 days later I received a call from them to say “they had done me a favour” and were pulling my purchase as they had an existing client who was going to proceed with the purchase instead - despite it being a lower offer than mine - I imagine to save face with the sellers about their original mishap.
I should have steered clear at the beginning - as they would only put forward my original offer to the purchasers in the first place if I agreed to place it back on the market with them for the resale (as it was a flip project) - turns out they aren’t interested in putting forward the best offers for their clients (the sellers) but how they can line their profits and generate more business.
Stay well clear if you want a reputable agent!

We just sold our property through Cockburn, after seeing numerous agents we were impressed by their confident structure they displayed around a valuation alongside their knowledge of the local area.
Throughout the sales process they were professional and sorted out many issues we had, even when the chain collapsed suddenly they acted quickly and were able to restore the chain extremely efficiently which we most appreciated.
They were always very friendly and great to talk too over the phone.
I would recommend them to anyone selling a property in SE9.

I bought my house 4 years ago through Cockburn and although they weren't without fault (providing misleading information about the chain being complete to secure their sale) I gave them another chance and instructed them to sell my house as they had the monopoly of the area I wanted to move to. I now wish I had listened to my instincts and gone with a reputable agency.
Before I signed the contract, staff were contactable and couldn’t do enough. I was promised that as part of the benefit of going with Cockburn, I’d hear about properties before they went onto the market - to this day not one person from the agency has contacted me about any homes, suitable or otherwise. In fact, when I returned home from the open day Cockburn had organised, I asked the agent what they currently had on the market and he looked at me blankly, explaining he had no idea what I was looking for. My profile is registered on the books along with my preferences, you’re in my home, how are you not even prepared with the basics?
I was promised I would get the best price for my home yet before the open day I was pressured into accepting sub-par offers with sob stories from potential buyers. Trying to guilt me into taking a lesser offer is both unfair and wholly unprofessional.
Whilst waiting outside my home for the open day to finish, I witnessed multiple families entering and exiting my house. At no point did Charlie or anyone from Cockburn explain that multiple viewings would take place and I would urge caution to anyone thinking of selling through Cockburn in this way. Their contract states they are not liable for any losses or damages that occur under their “supervision” yet they supervise no one. They allow strangers to wander around your home on their own which is a risk in itself.
I returned home to find my bathroom panel had been removed, the door to the boiler askew and debris in my bath. I called Charlie straight away and he apologised for not putting it back! I asked him what had happened as that was not how I left my bathroom and he claimed “people kept touching it and it kept falling down” which is untrue as the panel is on magnets that require force to remove. What was clear to me then was that he had let people just walk around my house touching anything they wanted and causing damage. I contacted the director, Sam Ford, with picture evidence and he didn’t bother to reply. My dishwasher had been turned on, the shower and thermostat played with and my boiler disturbed. What is so concerning about this lack of supervision is the fact that not only could I have lost valuables, but the gas could have been left on.
I have been advised by multiple professionals to terminate my contract and go with a reputable company and as I have received no communication from Cockburn and no confirmation of an exchange date, I think that will be my next step.

I then listed with cockburn and the flat was sold in 2 weeks following one weekend viewings. The sales progression was quite smooth. My progressor Loveleen was on topnof the game and she was always available and had feedback when I asked for it.

Using Cockburn's has been an amazingly positive experience, starting with the professional sales service and sound advice from Sam and Peter, to prompt and up to the minute sales progressing from Loveleen, who always kept us informed and in the loop. All the other staff seemed equally efficient and helpful when my contacts were unavailable.
You don't normally get this sort of service from Estate Agents, so I can thoroughly recommend Cockburn's. Just a shame they don't have offices nationwide.

I brought this company onboard to sell my house after zero progress with a prominent online company. They're first viewing produced an offer and from then onwards they were excellent at progressing the sale and handling the several issues that arose. It was not a smooth sale, but their sales progressor and branch manager of the New Eltham branch kept it going and reduced the stress. Highly recommend!

Initially I dealt with Cockburn's letting department and found them helpful, responsive and professional. I was very happy with the tenants that they found for me.
Subsequently I have now dealt with their sales department and, again, I cannot fault their service. They always kept me informed and I felt had my best interests at heart.
I would highly recommend Cockburns as a company that has good local knowledge of Mottingham, having had an office in the village for so long, and would not hesitate to deal with them again.

I cannot stress how unprofessional this company is. I am 30 weeks pregnant and on Tuesday I notified my landlord and called my estate agents to let them know of my situation of having to self isolate and as a result - will be retracting my notice to leave until this is over. My landlord had no interest or sympathy what soever and refused to accept my decision to stay because of safety measures. The apparent Lettings Manager Louise Keynes, at Cockburn New Eltham asked me, Why are you self isolating? You don't need to self isolate unless you have underlying health issues? Your a letting agent yourself, you know how this works. If you don't move out we'll see you in court'. I have never been spoken to by someone in the letting industry with such disrespect. Louise Keynes began to raise her voice and continued to be unsympathetic. Clearly in this instance they have fell far from any type of good customer service. How dare someone tell a vulnerable person what to do in this situation. I am not only disgusted about the way Louise Keynes and Cockburn has treated me but also how there is no sympathy from what is going on in the world.

Just had a very positive experience selling our house with Cockburn. From the onset Peter and team really showed how transparent they’re with pricing - the ONLY EA that quoted us a % fee with VAT included - all other EAs went for the ‘% plus VAT’. And throughout the selling process the team had been amazing at communicating between solicitors and with the viewers / buyers - the sale was not straight forward but thanks to the brilliant communication we exchanged and completed per our schedule. Do not give this agent your property to let. They are simply too inept to manage the simplest of tasks let alone be trusted with the day-to-day management your property. They failed to arrange fixing the heating for my tenant for a whole year before he handed notice (even with me chasing them to do so for months on end). They lied to me about getting my gas certificate renewed. They do not even bother replying to the simplest of enquiries. They did not even remember to give me notice that my tenant was ending the tenancy. Don't be fooled by any competence they may display before you sign up with these guys - they will simply pass the management of your property to a completely different team of people anyway. Currently seeking my fees back and compensation through the TPO. This company is a complete joke from top to bottom! You've been warned. Don’t waste your time and money. Look elsewhere!
