I’ve just moved into a property managed by Comfort Estates, and I’m starting this as a 'Living Review'—I plan to update this periodically throughout my tenancy to provide an honest, long-term look at their service.
?The experience actually started before we even moved in. Jenn from the sales team went absolutely above and beyond for us. Despite the fact that we were finalizing paperwork during the Christmas holidays—a time when most businesses slow down—she and the team worked tirelessly to ensure the house was ready for our move-in date in January.
?Once we moved in (it was a Friday), we faced a serious heating failure during our first night at the property. The way the team handled it was truly humane:
?Communication: Gabi and Amy provided prompt, transparent updates, keeping us informed every step of the way.
?Immediate Support: When it became clear a gas specialist couldn't attend until Monday, the agency thoughtfully dropped off three electric heaters to keep us warm.
?Resolution: A specialist was on-site Monday morning and successfully fixed the system.
?It’s rare to find an agency that treats tenants with such genuine empathy and urgency. Exceptional first impression from Jenn, Gabi, and the whole team.

Terrible experience.
We ended up being charged £4,000 per year for a cooling system that was never mentioned anywhere in the contract, bills, or during the viewing. Not a single person from Comfort Estates explained that this building (The Stage, Shoreditch) had an additional cooling-system fee — we only found out after moving in.
For a cost this high, the lack of transparency is unacceptable. It feels misleading and completely unprofessional.
If you’re thinking of renting through them, double-check every single hidden cost. Based on my experience, I would not recommend them.

The Best Agency I've Found—Honest, Professional, and Not Pushy.
After viewing apartments for about 9 months, Comfort Estate Agency is the best I've encountered. I had three viewings with different colleagues, and every one of them was professional and genuinely kind. It was a welcome change to deal with agents who weren't "sales pitchy" or pushy.
My last viewing was with Jordan, and he was excellent. He was refreshingly honest about the apartment, the good and the bad, which made me feel like he truly wanted to help people find the right place, not just close a deal.
I also appreciate that their apartment listings are reasonably priced, suggesting they put in the effort to advise sellers on the true market price before releasing the listing. Thank you for your great work! When the time comes, I will definitely come back to you guys.

If asked a couple of months ago, we would have rated Comfort much better, as we found them to be attentive, communicative, and pleasant throughout our 2-year tenancy. Unfortunately, their conduct during our move-out was so unprofessional and disappointing that we would no longer recommend their services to prospective tenants.
Throughout the tenancy Comfort communicated their gratitude for how well we had looked after the property, and even brought forward the date for the taking property photos ahead of re-advertising to make sure it captured how nicely we'd presented it before we removed our belongings, adding to our dissatisfaction on how they acted thereafter.
In their first attempt to deduct from our deposit, they claimed we'd broken a freezer that we didn't use in the tenancy and left the kitchen dirty - even though a side-by-side comparison of the kitchen photos before and after showed equal cleanliness in the claimed areas and even improvements to the cleanliness of the oven and walls. They also attempted to claim for damage to a worktop that occurred from a contractor visit when the boiler was replaced - again, all inspections and images throughout the tenancy show our microwave was covering this area, and so we didn't even get the chance to notice the damage until the day of our move-out as their contractor didn't inform us of the damage at the time it occurred.
After another few days we received an additional invoice for bathroom and carpet cleaning in excess of £200. Confused at the new charge and with clear images of before and after photos, we challenged them and they quickly walked back on this and claimed it was an accident.
A few days later they sent a new set of charges, this time claiming damage to two garden chairs that were stored away, unused, throughout the whole tenancy. At this point, it was clear to us that Comfort were just trying anything and everything to rinse us for our deposit. We made it clear that we'd provide all of our evidence to the DPS in the event of a dispute and *shock* suddenly they dropped it and offered a deposit deduction of only £50 for cleaning. Knowing we'd have a hard time with the DPS on the counter top damage without proof that it was the contractor, we agreed to this with a very sour taste in our mouths from how comfort had attempted to prey on us.
One extra minor gripe is that at the end of this tenancy, they offered us a renewal at a "reduced rate, as gratitude for being such good tenants". We didn't renew, and have since found out that this "special rate" was actually higher than what the property went up for! Having since witnessed their tactics around the deposit, this manipulative approach was less surprising, but was still very disappointing from a company we at one point had a lot of respect for.

Amy has been kind, polite and professional throughout our time with her as our property manager, and she has helped us with any query we've had.
Sophie was also exceptionally helpful when helping us with our tenancy agreement while Amy was on annual leave. The whole team have been nothing but supportive to myself and my partner and I could not recommend them enough for people who are first time renting/letting.

I had a very positive experience with the previous agent, Hannah, who managed my property over the past two years. Communication was smooth, and both maintenance and tenancy matters were handled professionally. Unfortunately, my experience with Amy, the agent handling the end of my tenancy, was very disappointing.
Before the tenancy ended, I arranged via email to return the keys at the property at 2:00 PM. I arrived at 1:30 PM and waited, but around 2:10 PM, just as I was about to call the agent to ask why no one had shown up, I received a call from Amy in an unfriendly tone asking why I hadn’t returned the keys yet. It turned out I was supposed to return the keys at the office, but I had assumed we would inspect the property and hand over the keys on site. I acknowledge it was my responsibility to confirm the proper key return procedure; however, I had clearly stated in my email that I would return the keys at the property, to which Amy replied, “is fine.” What confused me further was that on the day of key return, she did not respond to my follow-up emails. Amy later claimed she never received them, which was frustrating, especially as I confirmed the email address was correct.
Since I was rushing to pick up my children from school, a neighbour kindly gave me a lift to return the keys to the office. On the same morning, I had also met with the landlord in person, and we both agreed the property was in good condition. At that time, I asked the landlord if he would prefer me to hand the keys directly to him, but I also mentioned I had arranged to return them to the agent at 2:00 PM. Seeing that I already had an arrangement with the agency, the landlord told me to proceed as planned.
However, shortly after, Amy claimed there were areas of cleaning dissatisfaction, including appliances I never even used, and said a cleaning company would be hired at my expense — yet no final cost was provided. I later visited the property again and confirmed with the landlord that no cleaning had taken place. The landlord also told me to contact him directly if I didn’t receive my full deposit back.
A few days later, Amy informed me of a cleaning charge. I strongly disputed this and asked her to reconfirm with the landlord. Eventually, I received confirmation that my full deposit would be returned, but her response was rude: “This is a rare exception, so consider yourself fortunate.”
Perhaps, as she said, I should consider myself fortunate — but the real fortune was that I had direct contact with the landlord. Had I not met with him in person, I doubt this “rare exception” of receiving the full deposit refund would have happened at all.
While my experience with Hannah and the maintenance staff was excellent, the way my tenancy was concluded by Amy was disappointing and unprofessional. I hope this review helps future tenants know what to expect.

I initially found Comfort Estates to be quite professional and responsive. I viewed a couple of rooms, and although the one I was interested in was already taken, they mentioned that another would be available soon and promised to keep me updated.
After about a month, I noticed an ad for the same property and reached out again. They confirmed the upstairs room was available and arranged a viewing. Unfortunately, they didn’t show up for the appointment, though they later apologised. A second viewing was arranged, but they didn’t have the key to the room I wanted to see, so I was shown a different room (which I had already seen).
Eventually, I was able to view the intended room, and I expressed my interest. I was told all rooms were priced the same and that I could make an offer or propose a shorter tenancy, which they would discuss with the landlord. I followed up multiple times, and while they informed me that price reductions weren’t possible, they said a short tenancy could be considered for a valid reason. I was genuinely ready to proceed but needed clarity.
Unfortunately, despite several follow-ups over two weeks, I was still told they hadn’t decided the room’s price. A clear answer—either way—would have been greatly appreciated, as it would have allowed me to move forward with my search instead of waiting indefinitely.
While I understand that rental decisions can take time, better communication and a more decisive approach would have made the experience far more efficient and less frustrating.

We were introduced to Comfort through a national home builder, and I'm so glad we were.
From initial house valuation by Charlotte, to photographs and virtual tour of our home, the process has been smooth and easy, and having the app to track everything has been great. The sales pictures/virtual tour were also brilliant.
Charlotte has seriously been the best estate agent I have ever dealt with, and it turns out she also has equal praise from another family member, but from a previous role.
We had another agent instructed at the same time to market our home, and there has seriously been no comparison - they were absolutely shocking, and it proves that local to you does not mean better.
On a personal note, Charlotte has been absolutely lovely, and has gone above and beyond with advice and thoughts on things, even my venting about things not related to Comfort - will miss our chats!!!

I've been a tenant under the Comfort Estates letting team for a month now and from the short amount of time I've spent with the team, I've experienced nothing but professional, friendly and speedy customer service. Hannah, our building manager has been wonderful and made us feel very welcomed and has helped us with any information or troubles and has made sure any issues have been fixed within the next day!
Furthermore, the maintenance team have been extremely helpful. We had a plumbing issue when moving in (by no fault of Comfort Estates) and they were able to fix the issue very quickly and were very understanding.

**The Worst Rental Experience Imaginable – Avoid at All Costs**

If I could give this letting estate zero stars, I would. What initially appeared to be a beautiful, well-kept property quickly became a nightmare—worse than we could have imagined.
After moving in, we were greeted by an infestation of **bed bugs** and **rats**. Yes, you read that correctly. Bed bugs and rats. The place was **uninhabitable** from day one. We immediately notified the letting agency, but instead of providing the help you’d expect in such an extreme situation, we were left to fend for ourselves.
For **almost two months**, we were unable to live in the property due to the severe infestation. During this time, we **received no financial support** whatsoever from the agency. Even more shocking, they insisted we continue paying rent for a property that was completely **unlivable**. The health risks alone were outrageous, not to mention the psychological toll of knowing your "home" was crawling with pests.
When we were finally able to move out of that disgusting property (which was more of an escape, really), we thought the worst was over. How wrong we were. After leaving, we were hit with **insanely high charges** for “damages,” which were nothing more than the result of regular wear and tear. They gouged us for every penny they could, as if enduring a rodent and bed bug infestation wasn’t punishment enough.
I have **pictures and videos** of the filthy conditions we endured, and I’m seriously considering taking legal action.
If you're even thinking about renting here, **don’t.** No amount of initial charm or nice appearances will make up for the living hell this place will put you through. It’s not just disgusting—it’s unsafe. **Do yourself a favor and stay far, far away.**

I am extremely disappointed with the 'service' provided by Comfort Lettings. From the second the contract was signed, the team have given us nothing but grief. They manipulate students in any way they can just to make more money and send maintenance staff who damage things in the house and will never believe the tenant (even after evidence is supplied). They left us living with black mould throughout the property and only came to begin the work on it (painting over it) when it was around 2 months before we were due to hand over the property to new tenants. Disgraceful company.

At first glance, Student house, 171 Gregory Boulevard looks appealing, but living there reveals a host of significant issues:
1. Pest Infestation: The property suffered from a severe bed bug problem from September 2023 to August 2024. Despite multiple treatments, the infestation was never fully resolved, causing considerable distress and necessitating the replacement of personal belongings.
2. Rats: There was a persistent rat issue at both the front and back of the property throughout the year, making it unpleasant and unsafe. One area remained uncleaned due to health risks associated with the rats.
3. Inconsistent Heating: The heating system was unreliable, leading to discomfort during colder months.
4. Noise and Trash Issues: Neighbors frequently threw food and trash into the garden, creating an ongoing mess and making the outdoor space unpleasant.
5. False Advertising: The BBQ/patio area was never completed as promised. A large tree overhead made this space impractical, with flies and other insects being a constant nuisance.
6. Inadequate Kitchen Space: The kitchen setup could be improved significantly. A sofa and an island would be a better alternative to the uncomfortable table and bench arrangement currently in place.
7. Poor Construction Quality: Many cupboards and units in the property are poorly built, leading to frequent issues with things breaking or becoming loose. What may initially appear attractive quickly reveals flaws that impact daily living.
8. Unjustified Charges: Despite maintaining cleanliness, I faced unjustified charges for cleaning and maintenance. Issues like carpet stains, which resulted from earlier repairs, were wrongly attributed to me.
While 171 Gregory Boulevard may look nice on the surface, the experience of living there exposes numerous problems. The property’s issues and poor construction make it far less appealing than it initially seems. Book with caution; it’s not all glitz and glam.

The whole team have been on hand to help, even when the alarm went off, the office picked up in 2 rings and I had the code in less than a minute to disable it. From past experiences, with other agencies, we would be waiting for it to run out of batteries.
Documentation has been straightforward and a full book of materials offered on the premises. The property was in great condition when we moved in, and the steps for moving out have been straightforward.

We are landlords and we let our property out with Comfort and have done so for the past 10 years. The whole team are fantastic and we have recommended them to many others since. Quotes for work to be completed (as and when required) are always reasonable and communication is excellent. Comfort inspect the property regularly so we have piece of mind that our property is being looked after. This is especially important to us because this used to be our home and so we still have an emotional attachment. We’ve never been without tenants and any issues have been dealt with effectively and efficiently. Keep up the good work Comfort.

Brilliant service! I have worked with a few letting agents in the past but have to say that Comfort Lettings is by far the best! The whole team is fantastic - professional, friendly, helpful and quick to respond. Jess Cook in particular together with Lindsay Hull and Mary McKenny are amazing and a pleasure to work with. Poor service, came for a viewing, no emails no texts. Estate agent never came so called up. Said the tenant said no to a viewing less than 2 hours before the viewing. Freed up my schedule for nothing. Edit: Also called 10 minutes prior to the booking to confirm whether the agent was coming, was told they would be there shortly. I get that the tenant can cancel a viewing, however it’s unprofessional how little effort was made to inform me of the cancellation. Even if I missed a call, there was no voicemail, text message or email; which I confirmed on the phone you have all those details.

As personally one of the best student letting's agentcys in nottingham i feel they are responsive and look out for you as well as there own interests. Having been with other agents in nottingham comfort are far more responsevie and work as a team in the office far better leading to better overall costomer service. Small things like giving a gas safety certificate 6 months before needing it (without being asked), makes the whole renting experience easier. As a student I hear about other people's agents and i have not heard anything bad about comfort compared to hearing bad things about at least 4 other agents.

The best place I have rented in Nottingham. The landlord is very attentive and comes round the same day to fix any issues we have. Everything in the house is basically brand new and matches. We have a smart TV and the house came with not only a washing machine, but a dryer AND dishwasher! Everything was perfect in the house right down to the little succulent plants and framed pictures on the wall. Would happily live here for the rest of my life ????????. Cannot be happier!
